Charlotte Brown and her Cronies
I was degrated in front of 10 people by Charlotte Brown. Immature and unprofessional along with unsympathetic and uncompassionate are the words I'd use to describe those people! Our first set of neighbors (these people older than dirt) called security on us all the time. We got so many written complaints that they sent one out saying if there were anymore, they'd evict us. So, I decided to call them to clear up the matter. No other tenants ever once complained about us. Charlotte Brown didn't want to hear any of my appeal. Old neighbors moved out, new neighbors came in. Hadn't had a problem or seen security since... UNTIL - we went to resign the lease. They told us they would not renew the lease and didnt have to tell us why! Then they said they sent us a 'certified letter' months ago and that we had to be out in 9 days!!! Doesn't a certified letter require a signature??? So, we called around and forced them to extend our move out date. We aren't waiting it out, we found The Lofton and it looks great! Fireplaces and everything! See ya there!

Watch out!!!
This is a visually apeeling place to live. Lake and grounds are beautiful. I lived there for a year a half and when it was time to move (because I bought a house), office staff became rude. They charged me 150.00 dollars more and made me stay an extra week , and sent me a $500.00 bill to replace carpet, which was going to be replaced anyway. I was very unhappy with that! It cost me 2000.00 dollars between losing the deposit and everything else. So renters beware !!

Beautiful, well kept community
My husband and I lived in one of the largest one bedroom apartments for several years. It was very spacious and included a stackable washer and dryer, a huge patio that looked out on a gorgeous lake, garbage pick-up just outside our patio. We used to take walks along the various lakes, the fountains were lit at night, it was a very beautiful and quiet community. We have since moved to the east coast of FL, but we wanted to say to anyone complaining about this beautiful apartment community that they have no idea what truly dreadful apartment communities are out there! If you have a chance to visit Lake Carlton Arms we think you will find it's one of the best values in the Tampa Bay area. We wish we could come home!

Can't wait to move out
I have lived in Lake Carlton Arms for about 8 months and can't wait till my lease is up. I have had so many problems with my apartment. All the appliances are so old they are braking left and right. About every month I am calling for the maintenance guy to come fix something. The office staff here are not friendly or helpful. I would not recommend this apartment to anybody.

LCA is a great place to live. Security is great. Alot of kids of all ages. Safe for all children. Many recreational activities. You should visit the park and the basketball courts after school there are mannnny kids. I strongly recomend this place. I still go there to play basketball with my friends. There is not any crime at all. If I was asked to move back I would go back in a heartbeat.

AN ABOVE AVERAGE PLACE
My fiancee and I only lived there for about 2 months. We had a beautiful lakeside view and nice patio. The apartment was a little snug, especially the kitchen. Had a problem with not having hot water or any water pressure. Could often hear our upstairs neighbor doing her Jazzercise at 11pm, which was not fun. What I will remember the most is sitting out on the patio at night watching the planes fly overhead and just admiring the scenery. Lutz was real quiet.

Great Place to Live
What a great place to call home. After being a homeowner for 20 years, I sent my daughter to college and sold the house for a simpler life. What a great choice.

The townhomes are great. Good insulation, private patio with trash pick up right outside your patio. The views of the Lake and the wildlife is awesome. I was lucky to have a patio which faced east and I would awake to the most beautiful sunrises over the lakes.

The office, security and maintenace staff are right there when you need them. I lost power one evening about 1230 am. I called the front office and the maitenace man was there and had the problem solved by 12:38 am.

Yjust can not find a greater place to live.

Excellent Place to Live
Lived with my then fiance now wife Excellent cost. "YOU WILL NOT FIND ANOTHER" apartment complex for the same cost with as much astetic value of the view every morning you get when you wake up many perks to include trash sewer cable and pets(within limitations)the trash is near each complex so you dont have to haul it across LCA If your lucky to get a first floor lake view you have a patio which can be used for gardening or BBQing also facing the view of the Lake other apartments like this loose there "IM HOME FEELING" When the view is that of railroad tracks or the brick wall of another building

we miss them
we thought that moving closer to work and farther away from family would be the best option...but we are homesick..lca was the best complex..always prompt, caring, and helpful in any way possible...in fact we are considering moving back...the best part about the place is they like pets with no up front deposit talk about awsome...

So Far So Good
I´ve been a resident here since 2/2000. Rent has steadily increased from $545 to $706, and it´s about to go up again. Security can only do so much. They´re not real security for your protection. I´m not sure what they do here...
Luckily, the complex has relatively low crime. I´ve had things stolen from my patio and have heard about cars being stolen - but it´s to be expected in such a large place. There is a Salvation Army building going up right next door though, so who knows what crime that could bring.
Other than that - it´s a good place to live, compared to other more $$ apartments. Check my ratings.

Beautiful grounds, ample room in apartments and georgeous view of the lakefront are all perks. Also, being able to access mail right outside our door. We also appreciate having our garbage picked up outide the back of our apartment.... Don´t have to carry it to a HUGE dumpster...like other places require. Free water and cable are also perks. WE really LOVE it here!!

Keep Looking
I lived on this property for one year and I will never move back or recommend it to anyone. I found the office staff to be very uncaring and unprofessional. This is a very large property and they don´t care about their tenants. I can´t tell you the number of times I received what I can only call "uncustomer" friendly service in the leasing office. The staff is all smiles when you are walking in handing them the rent check, but other then that, forget it. I have been greeted with sour smiles, lackluster response to service requests and been given the run-around on various issues, which was promptly followed by a lot of finger pointing. Bottom line...customer service is a foreign term at this apartment complex!
Would not move back....
After living @LCA I decided to purchase a home. My lease was up for renewal and they would not allow me to rent month to month. Also would not allow me to have home purchase clause added if I signed a new lease. The office staff are horrible, inconsiderate people. Although the landscaping is beautiful, the staff ruin the experience. I moved to an apt with almost the same square footage of my 2/2.5 townhouse and pay less money. I had no peace because my neighbors liked to party all the time and the noise was soo loud that I could hear everything in my apt and even when they were on the patio because the insulation is not good. Needless to say Security @ LCA was no help. Sheriff Dept had to get involved.

very nice
i have lived on this property twice and really enjoy it. it is located on 550 acres of beautiful land with huge lakes. it is very quiet and away from the strip malls of tampa but the veterans expressway and dale mabry are within 2 miles. the staff are very friendly and repairs that are called in are done within a day. i am single and like the gated community with roving guards to watch the cars. the pools are clean and since there are four they never get too crowded. the prices are also very low and for what you get worth every penny. i have one with a washer/dryer which is even better. i would recommend to a friend!

Nice Place
The apartment complex is very nice and the people are friendly. I did think it was quite different how they put all the families on the right side of the complex, felt kind of discriminatory. The inside of my apartment had a serious mold-mildew problem, I had to continuously clean the windows, there is a lack of insulation. Overal its a nice place to live and the rent is very reasonable. The drive to and from downtown Tampa was getting old, that is why I moved.

good for a first apartment
I live in a 2 bed 2 1/2 bath. It´s ok. We have some problems with things breaking but they are usually fixed very quickly.

Like other people if your neighbors are talking loud you will hear them!! There isn´t much sound privacy.

I don´t understand why they put all the families w/ children in the front right w/ the pool that has no heat! Kids like to swim why not put them by a pool that they can swim in with out getting sick becuase its too cold.

Parking is somewhat difficult. There are only so many spots available and some of the neighbors are very inconsiderate and park in front of your door when they can park in front of there own place!!

There is always security driving by to try to make sure nothing is going wrong. I do agree that the security is over worked.

Like all places there are some problems but that´s life. Its a nice place to live and they accept pets.

Good place for the price
Considering the rent, this is a great place to live, especially with Veteran´s Exway right outside the entrance. Nothing spectacular, just sturdy, large units. I never needed any maintenance, but the front office staff seemed generally friendly.

No problems
I found LCA to be very quiet. The drive to my apt was a wee long, but you get used to it. There are not many secure apt complexes in the area. Crime is a fact of life, unfortunately. I lived on the lake and enjoyed my time there. There are several pools and nice areas to walk to ( like the deck going out to the big lake behind the rental office. Rent was very reasonable. I stayed in a studio for 2 years and LOVED it.

Mrs. Chancellor
I cannot understand the security of this place. There are cars that have no reason to be here and they fly threw my street like its the highway. I have three little girls and Ive lived here for three years and i have never in my life been through this much greef. I have spent 30,000 dollars to live here and I have had 3 break-ins And they charged me for fixing it. I will never rent from them again nor will I ever recomend anyone else. I also spent 15$ extra A month to keep my husbands new motercycle in a carport, when it it was STOLEN all I got was NOTHING.I have no respect for LAKE CARLTON ARMS. Thats all I have to say., Mrs. Chancellor.

great place to live
The landscaping is wonderful and well maintained. It´s a very large complex with several pools and lots of activities. Every time I put in a maintenance request it was done promptly and completely. It´s cheaper than others with less space in Hillsborough County. I moved because of job transfer or I´d still be there.

HARD TO GET THINGS DONE
IT´S A GREAT AREA TO LIVE IN, BUT IT STOPS THEIR. THINGS BREAK DOWN AND IT TAKES FOREVER TO GET IT FIX. WHEN I MOVED IN I WAS TOLD THE WORKOUT ROOM WAS OPENING IN A COUPLE OF WEEKS WELL IT´S BEEN OVER A YEAR. THE POOL IS A JOKE. BRIDS LIVE IN THE POOL AND YOU CAN´T SEE THE BOTTOM, IT TO DARK. THIS IS NOT A GREAT PLACE. I MOVED.

LCA´s security sucks
When My sister used to drop me off @ LCA, a lady with a dumb haircut would just let her pass through w/o even talking to her! i mean my sis came through every day in a little red car, but then she was in a car accident and her car was totaled (P.S. a drunk old 74-year old was drunk and driving in the wrong way (( sis was headed east, old drunk lady west)) so dont be saying that young people cant drive well!!!)
ANYWAYS!! :) she got a new blue truck and the lady still didnt say any thing!!

Looks nice, but beware!
The best reason to live at Lake Carlton Arms is the beautiful lake and scenery. However, the apartments are made with low quality materials and it seems like something is always breaking! They are always fixign the potholes and parking garages, but that is because they do a very poor job with the construction There are MANY people in this large complex, (about 2000 apts.) and adequate parking is often a problem. It is often crowded on the small roads, with everyone trying to get in or out in a hurry. It is also quite crowded at the laundy rooms and pools.
If you have loud neighbors-- be SURE you will hear them! Nobody picks up after their dogs, so watch where you step! The security guards are a joke, but despite this overall it seems pretty safe.

Also, rent is a little on the high side, but it is hard to find a nice place in Tampa Bay.
