The apartments are slowly being renovated. The upkeep of the complex is not as good as when I first moved in. Maintenance was great at first but now things are so-so. People are friendly. Leasing office employees are changing all the time without notice.

    The apartments are from the 70s so the floors are warped, the AC units haven't been changed. They only did cosmetic changes on the interior. The maintenance doesn't know how to fix things. 0/10 stay away

      We moved down here it was really nice. When we had moved to the 3 bedroom apartment when we had my mom and Step Dad. The apartment was nice then everything went downhill. Had cockroaches. Then after My mom passed away in 2024 due to health and my Step Dad passed away due to health in 2025. We moved into our current 2 bedroom apartment. We aren't to happy because we was told that its a renovation. Well we have lived here since October and no new doors due to damage and no new blinds. The damage do to the doors happened due to the remodel.

        Good community good people however the prices are incredibly outrageous. They hike them up a lot over the years and my rent has gone from anout 1100-1200 to 1400 in two years and I live in a single person apartment I can barely afford to eat

          Although management is friendly and the residents are (mostly) well-mannered, the overall upkeep of the grounds is absolutely horrific. Glass shards, rusty screws, dog feces, a trash heap of a dumpster area, and tattered recreational areas (ex: tennis court) make this place an eyesore.

            overall not having a great time living here. i fear the apartments are so run down? i pay what i should be paying for a BRAND NEW APARTMENT.. Wild work. I will be moving out once my lease is up. there's kids constantly in front of my door and i have spoken with the community and they really don't seem to care.

              I loved the area and living here. It's quiet and in a convenient location. The community could be more upkept. Shared places like the tennis court and play ground are outdated. Management is bad and employee turnover is high. Maintenance doesn't always fix the problems on first attempt or doesn't fix it at all

                It's old and on the decline, but still relatively comfortable. The staff is kind and well-meaning but not always effective. Priorities are unclear - for example, there are two, new, never-ridden beach bikes that have been in the office for months, but loungers by the pool aren't replaced and the beachside furniture is either gone or in disrepair.

                  To avoid absolutely: Liv apartments is a big disappointment for us. The problems are never solved here, you always have to go and relaunch them to finally solve the problem. The staff is friendly but the maintenance and technical team is either not very competent or not enough to adjust all the work of the apartments. For me it would be to avoid as a location.

                    Valet trash pick up is a bit inconsistent. I have documented all the days they missed my trash pick up, and the leasing office sometimes takes WEEKS to reply back to my complaint, and they offer no compensation as a result. Maintenance here is good and they come fix any issues in a timely manner.

                        Do not move stay away!

                        Yeah stay away from this apartment, they’re a bunch of thieves, I’ve been renting for years nobody ever took my whole deposit, I made sure I left the house as clean as possible,the house was clean they couldn’t find nothing to charge me for, so they found whatever to charge me with, Trash Valet is not worth it they charge $30 a month just for trash to stay in front of your door for days the trash valet people comes whenever they feel like it, the dumpster is not far away I don’t know why they even offer trash valet, they took some of my deposit when I switch to a different unit the house was clean they found a little stain in the microwave they charge me for that.. it’s like you can never win with these corporate people.. Good luck if stay downstairs had to move to a different unit because upstairs neighbors didn’t care about nobody downstairs, in my opinion y’all shouldn’t let people with kids move upstairs, if I could give 0 star I would, it’s always somebody New in the office they can’t keep their employees, back patio floods when it rains all my stuff got wet I went the office about that they never came to fix it, it’s a pretty nice neighborhood to stay in everything close by. Julius and the other lady across with the Glasses I forgot her name they both were very Helpful. The bathroom tub was already like this,all they did was paint it white when I move in, it’s supposed to peel off when wet, and the exhaust Fan how was I supposed to clean it when y’all didn’t clean it when I moved in? How was I supposed to clean that anyway?? Plus you have to pay for water monthly, if your rent is 1300 get ready to pay almost 1600 a month for a 1x1 500sq ft, when I told them I’m moving out they listed the apartment online for way cheaper than what I’m paying which doesn’t make no sense.

                        There needs to be improvement at Liv Winter Park in Florida. One of the covered parking structures is on the verge of collapsing and has yet to be fixed; it has been two months since this issue was first reported. Additionally, the pet waste disposal baskets are consistently overflowing, and I find myself having to notify management repeatedly because there seems to be no routine for replacing the bags. Tenants often do not pick up after their pets, and there are no repercussions for this behavior, even when I bring it to management's attention. Moreover, the grass is frequently dying, and there is often trash scattered about, including in front of tenants' doors. Once again, there are no consequences for these issues from management.

                          My experience at this community hasn't been terrible, as it's in a decent area with generally nice neighbors. However, the way the property has been managed has been questionable. Specifically, the move-in process and experience was not ideal. We moved from 12 hours away, and I felt like the management team took advantage of the fact that we had a short time frame to make a decision on moving and expressed their inability to give us a virtual tour of the place when asked. So we went into this place blind with no idea what it looked like. When we moved in, it was clear that this place had been vacant for a while and had several openings throughout, cockroach killer behind the washer machine, etc. We got tons of insects but the more concerning part was the high volume of lizards that kept getting in. When I mentioned it to the property manager, she said "welcome to Florida." I understand they're apart of living in Florida but they shouldn't be able to get in our home that easily. When we had maintenance tickets like when our washer went out and water leaked through our bedroom, it took longer than I would have liked to get resolved. The people that work maintenance and front desk are pleasant and seem to care, but I'm not a fan of the way things are managed. Bedside manner isn't good

                              It's ok, there are pros and cons. I wish the gym was better or updated but it's small and there's not much we can do about that. The paint that was used in the kitchen isn't exactly best for water it peels up sometimes. It's an interesting set up

                                Management could do better on upgrading the property all though they are a great staff and are very 's as if they try to paint this pretty picture before you move in, then you find out your porch doors won't open properly, the air conditions are old from 2005 and out dated barely keeping up with the summer heat . The washers and dryers in your units are old or very damaged . I moved in and my apartment was never prepared for my move in i sent them a move in list of things that where not taken care of or addressed and it's been 3 months I have a copy of things that weren't taken care of. It may have slip there minds but it is unacceptable. I would just be very careful with making sure they take care of your unit before you receive your keys and ask them if your unit is upgraded in the past 10-15 years with air conditioning or handler as the property is a little older . Otherwise great location close to all the colleges and airport recreation center next door.

                                  Cauterized standards

                                  The way the buildings had been built seemed so stupid. One should not build a door, sliding door, or any type of large opening of a resident perpendicular to another resident's door, sliding door, or any type of large opening! It does not matter if the tenants are friends or foes. Privacy and a quality of life should be part of the package. The tenants can look straight into the other tenant's place when the door is opened or if the crumbling old blinds are not properly closed. That is very terrible! Unfortunately, thefts had occurred. There are envious and wicked people who may look into someone's place and see something they might want. Why should an apartment have an enclosure built on a minute patio that is perpendicular to the other tenant's patio? Why not get cement, etc. and close up that side of the wall and create a different exit for safety purposes? No specials or discounts are provided to the already renting tenants who may not have the best and most updated items/amenities! A lot of things crumble when operated. Tickets upon tickets upon tickets have to be created to fix what should have been operable! Where is the collected money going?

                                    To put it lightly it has been awful. I've had an array of issues from constant trash issues (ITS CURRENTLY BEEN A WEEK WITHOUT PICK UP) to dirty neighbors to not having a dryer for 4 months. The pool has been out of commission for like 6 months as well. I was actually opening my email to write the office about yet another trash situation. I am constantly paying for services i am not receiving and have no choice to report this community to the BBB and continue writing reviews on every platform.

                                    Well maintained. Safe. On the lake. On a road not much travelled. Gives it a private feel. I've been here for awhile and have zero complaints. Front office has been responsive and friendly. Supportive. Maintenance issues have been quickly resolved. Rents are reasonable. They've done a great job with the lakefront creating a sand beach. Nice. Two pools as well.

                                      The staff is amazing. I appreciate everyone who works here. They are always a big help and my questions or concerns are answered in a very timely manner. With that being said, labelling this complex as luxury is a falsity. The complex was built 4 or 5 decades ago I would presume, mostly because we signed lead paint waivers upon move in. You can tell that bare minimum has gone into the upkeep by the ownership and management is just doing the best that they can. I believe there is a sink hole starting to form that has just had caution tape around it for months. The fictures and such are constalty falling apart, again becuase of the age. Window frames falling apart, blinds breaking, the floor moves depending on where you step, paint over more layers of paint, general dirtyness. Which can all be assumed because of the age and completly understandable in some circumstances. But labelling the unit at "Luxury" is wildly misleading. This complex has been perfect for us and the time we have spent here we have appreciated. For the pricing of these apartments, there is much that can be done to better the general appearance and experience. You can tell that the corporate ownership cares little about it and management/staff does a great job filling in the vacancies.

                                        I love it here so peaceful, there is a lake where you can just sit back and relax on one of the beach chairs or swing on one of the hammocks & enjoy the view. The leasing team is amazing Carey (mgr) & Julian are wonderful.

                                          I would like to say that my experience has been great but between dealing with roach infestation in my first unit and asking for months for a unit transfer, it's been horrible. Now in my new unit dealing with water damage in the ceiling from a neighbors upstairs and nothing has been done in 1 month. Constant calls to the leasing office and still nothing has been something that a tenant shouldn't have to deal with.

                                          Great place to live, always clean and quiet,the staff are super nice and very Helpful, only thing I can complain about is the Trash valet, if we're paying monthly for trash to be pick up there's no reason trash should stay in front of my door for 2-3 days then I have to go dump it myself, basically what I'm saying is they barely come pick up the trash.

                                            No communication on when amenities are not available. (Pool gates being locked and/or empty of water). Maintenance stating that work orders are completed without doing any repairs or even showing up. Community not being clean in amenity areas. (Marijuana cigarette pieces, used condom on beach area, beer and liquor bottles, trash, cans overfilled, etc.) Valet trash recently changed to no pick on the weekends, previously the no pick up days were broken up throughout the week. Now residents will have trash out in front of doors for two days. Residential portal needs to be updated severely, you will pay rent, you will receive confirmation email, then two days later you have a five day notice on your door because it was not recognized in the system that rent was paid. Utilities included in rent cost breakdown is very confusing in regards to how much you're actually paying. Air conditioning units outdated, causing high electrical bills. And maintenance fix is to just recharge the unit.
