I am surrounded by demented neighbors. One of the neighbors who live close to me likes to throw things out of her boxes and bags unto the floor outside. Then, she would move whatever the item is closer and closer to my door. After a while, the item is in my bin! I used to keep my bin indoors. However, after hurricane Ian, I decided to just leave it outside near my door. However, it became game for the deranged neighbor. On top of that, there are mentally ill landscape workers who refuse to use the leaf blower to clear the area. You have to get on their backs via the ones in the office to do something. There is NO PEACE where I am living. The traffic is so disturbing. I never heard of so much traffic containing so much loud mufflers, transmissions and engines! Recently, school buses from 6:08 A.M. all the way to 9:40 A.M. stop in front, screeching, letting out loud exhausts and pumping sounds. Then, from 2:54 P.M. to 5:40 P.M., the buses return! The sounds are amplified. When it rains, the water "walks" towards the patio and begins to make annoying sounds. Usually, rain is supposed to be soothing. However, the way the spout and patio are set, the sounds are tormenting! Everything is so noisy! There is a waste management truck that arrives once a week. It used to arrive practically every day! Once it arrives, the "beep", "beep", "beep", "beep" and "beep" sound commences! It is necessary because of the old raggedy pipes that are now being maintained. The number two cannot go down unless a bucket of water is poured in the low-flow toilet! The primitive air conditioner is so loud that the sound fills the whole room! What should be "standard" is considered "luxury." The "luxury" is charged to your bill. Some apartments are renovated and some are not. Yet, the not renovated ones are sold at a very high price. The vents were not cleaned. So, dust upon dust flies everywhere! The flange of the shower is covered in crumbling plaster. You would be scared to use the shower due the pressure busting that flange off! The tub has a green to brown crusted stain by the drain. Of course, there are chemicals that can be used to remove it. However, the tub was sprayed painted with cheap paint that would be removed along with the stain! The place used to be a jungle! Millipedes, lizards, flies, ring-neck snakes, palmetto and water bugs (roaches) were your roommates! So, far, the critters are mitigating their appearances. The mailboxes and parcel lockers are rusty, old, small and have a row of what looks like crusted old bird poop on the floor! No one has taken the initiative to order new ones to improve the place. I admit, I am not happy here.

We're happy with the apartment. Maintenance always fixes things right away and the grounds are kept clean. Most of the people here are very friendly. Any time I've had an issue and speak to the office they're polite and correct the issue

I feel that the management has gotten worse over the years and the price for the apartments seem to be very high for what we can and what is maintained. I've noticed that the hammocks are not replaced up to par and the beach from the last time I looked it as looked like it has not been maintained or kept up. I've noticed that other things seem to not be in affect anymore dealing with the trash/trashcan policy that was put in place when everything first came out. I've seen in my area that trash cans are left out a lot of the time along with trash being left out all day.

This community is very unprofessional. Change of management every year. Lost of records. Lack of maintenance. Lack of communication. Was told my apartment is old and not being renovated or upkept until I move!!! Only unit in my building without washer dryer hookup! Fully renovated for new renters!

Great place. Too many reserved parking spots, one of which was somehow moved to a spot that I usually parked in and didn't notice the sign there until a note was left on my car, threatening to have it towed

Do not move here!

Where do I begin! I been here for 3 years and they have increased my rent by 800$ this was the last straw a two bedroom apt with one bathroom for 2k a month??? No no way! My apt have flooded 4 times already! I have mold growing in the area where the pipe busted and they refuse to do anything about it! Trash have not been picked up in 3 days already! No holidays either they just haven’t, the beach area is a mess! Drug deals going on over there, stay away from this place.

This property has a great pool area by the lake. However it is very poorly run. I have been charged several months for a credit rebuild charge that is unmerited and the office cannot figure out how to remove. My porch floods terribly, and ac has been out for over a month. Very disappointed.

They truly care

There's nothing like having your apartment really feel like a HOME! That is exactly how Judy, the Assistant Manager here at Liv at Winter Park makes me and my family feel. I have rented my whole adult life, and have never had someone in the office make my experience of renting in a complex feel so personal. Most of my experiences with leasing office personnel, including when I first moved here, has been very cold and transactional. When I first moved here there were some issues and every time I spoke to someone in the office I had to re explain my story from the beginning. I had spoken to the same person multiple times and each time they made me feel like they didn't even know who I was and asked me to start from the beginning. It was very discerning and made me feel like "are they even paying attention to these issues". Then Judy came in and turned that right around. Every morning as I bring my son to the bus stop, I'm greeted with a bright smile and a friendly wave Good Morning, it makes for a great start of the day. She never makes me feel like there is anything more important than what I am bringing to her attention. Anytime I call or walk into the office she is immediately available to assist me with whatever I need. Sometimes all I need is for someone to listen, and she is happy to oblige. You will never see Judy without a smile on her face. She is extremely informative and happy to share whatever knowledge she has for you on any topic you're looking to be assisted with. She is extremely welcoming and I have never left a conversation with Judy without feeling completely comforted, understood and satisfied with the outcome. She brings a certain sparkle to this complex that is irreplaceable and very much needed! I can never thank her enough for all that she does!

This community is not one I would recommend. I will start with a positive note that compared to other "student" housing these apartments are nicer. But, they are way over priced, I have had issues with the bedroom, kitchen, and I was without air for a week. The customer service is awful. The office barely picks up the phone or responds to emails. They are very unprofessional. On another note, the maintenance guys are very helpful and make sure the problems fixed. Lastly I would like to mention how they wake you up everyday with some sort of lawn work. I would see if they did this once a week on the same day but some weeks it's everyday someone is out there blowing leaves at 9am. Honestly, find somewhere else to live where you can get your money worth and just make sure it'a clean as housing near UCF isn't the best to even begin with.

I just moved out and I'm so sad! I loved the girls in the office always. Maintenance came pretty quickly to any issues. The lake is definitely the huge selling point for me. If I didn't have to transfer for m job I would not be leaving

Amber Lakes apartment has nice amenities. The office Personnel is very helpful and courteous. Lake Nan are homes to beautiful birds (Great White Egret) love it so much great fishing and beautiful beach

My boyfriend and I have highly enjoyed residing at Amber Lakes apartments! We take full advantage of their two nice pools, beautiful/well-kept little beach, and free kayak rentals for residents. We especially love taking our pup for walks down to the lake dock and to the little dog park! The staff is super friendly and very quick to respond to questions or concerns. They have really fun and cutely themed resident events, and truly take pride in their apartment community! We love it here and are definitely planning to live here for awhile!

I could write a whole book on how much I love this Place , The maintenance is always on point , It's a very safe area, The neighbors are humble , Everything's In a walking distance, When I moved in My apartment it was everything they said it would be . My favorite thing about this place is the staff , I'm not going to say who but they know who they are. There so welcoming and well-Mannered & they Host these small events that are just to die for . Overall it's a 5 Star ??

I just moved in and love the girls in the office! Holly has been amazing from the start! My beautiful new home is right next to the lake and gym. I dont plan on leaving anytime soon. I cannot wait for my dog to come down and enjoy the bark park

Oh my god I love this place so much! It is so quiet and peaceful! My apartment is so spacious for being a studio! I have absolutely nothing bad to say about Amber Lakes! The girls in the leasing office are so personable and down to earth! Sometimes I go in there just to chat with them!

I have lived here for bout a year and a half. I'm about to sign a new lease here at Amber Lakes. They always have cool office parties, and they have an awesome pool that's on the lake. It's amazing! My roommate and I had an a/c issue one night a while back, and the emergency guy came over super quick. He gave us a portable unit, until they could really fix it the next day, but everything was handled very quickly. The office even followed up with me to see if it was fixed. I've never had a complex do that before. Grade A for the office and maintenance team! You guys rock!

I have lived at Amber lakes for awhile now, I enjoy the location. It's is literally close to all my favorite places, winter park village, downtown Orlando, and Waterford lakes. I love taking walks by the lake, it is so beautiful and peaceful. They have done so many upgrades to the community and the apartments, I've loved watching the progress. The office staff has always been more than accommodating, everyone has been super friendly. I love the maintenance guys, they truly do go above and beyond. All around, great living experience!

My husband and I moved in last June. We were expecting at the time, and really needed the extra bedroom. We moved from one of their sister communities and we're so glad we did. WE love our big bedrooms, screened patio, large washer and dryer, and we're on the lake. So, our view is awesome. We didn't even go anywhere for the 4th of July. My husband and I just sat on the back patio and looked over the lake. Due to the last hurricane we had our patio was damaged. Maintenance fixed it right away! Now, that my little bean is here we, as a family, take the dog for a walk every night. It's such a cool property, and the girls in the office are super nice. I love the different events. Their halloween party was a lo of fun (DJ included)

Amber Lakes is an awesome place to live. The staff is super friendly and the events they do are welcoming. I've never had an issue with maintenance, and any work orders I put in get done within a few days. I love the beach to relax at after a long day of work. The amenities are beautiful and it's nice just to walk around the property and enjoy the lake view! It's super close to everything around University and Aloma so there's never a dull moment when there's so much to do.

Our son has lived at Amber Lakes for over 7 months and from our first tour and interaction with the staff, we couldn't imagine a better place!! We chose a shorter 'first' lease to make sure he and we would like the complex before signing a longer lease and we just renewed for a longer lease because we are incredibly happy with this complex and it's staff! While I can tell you that we all love the newly renovated rooms, the washer/dryer unit in the apartment, the screened patio, the quiet beach and seating at the lake, the pool, the safety we all feel throughout the complex, and the close location to everything anyone could want or need... we truly can't say enough about this amazing staff! They have always been willing to help answer any questions we've had, address any issues we requested and even the maintenance team is awesome. It is often said that in times of stress or difficulty, that is when the true nature of a person is most visible... if I could give this staff 10 stars, they would deserve it! I'm sure someone could show us that we could get many of the same amenities at another location, but you really do get what you pay for at Amber Lakes and you wouldn't regret making it your home!

Quiet neighborhood. Walls are thick enough to where I honestly don't hear my neighbors, a problem I had at past apartments I lived at. Frequent community events. Love the view from my balcony!!
