just moved in and love my apartment! It fits me perfectly and was the right price for what I needed. Wanted to mention the service staff was very helpful and took care of any issues immediately.

Moved in a couple of months ago and love my apartment. I am new to the area so was hesitant on where to rent. I have to tell you I did most of my shopping by internet and phone because I live out of state. The service I received was by far the best from all of the places I called (and I called a lot). I rented sight unseen and then made a trip down a month before my move, I was happy to see that what was "sold" to me was what I got. I love the area and all it has to offer. I love the fact that I am close to school and shopping but I am tucked away in a quiet area. I have had a couple of minor maintenance issues but they were fixed quickly and again everyone was so nice and accommodating. Plan to stay for the next couple ofyears while I finish school.

I've been here for about 9 months now and its been a pretty good experience so far. I had to move from my old apartment due to a robbery, and I wanted to move to a safer area, so I moved to Winter Park. I came upon Amber lakes and initially liked the lay out of the place, and liked how it was very quiet. Though I've had some problems with my upstairs neighbors, mostly due to their compulsive need to stomp and run around above me, making irritating noise from time to time, most of the time the apartment is quiet. The grounds are being updated due to the renovations and the rent has gone up a bit to compensate it, but as I was told before, it's just business and nothing personal. But what really makes me stay and love this complex is the staff. I've been late off and on for a few months and the staff here has worked with me, and allowed me to stay. They were kind, helpful, friendly, and accepting of my situation, as long as I talk to them and work with them, they work with me. And that is why I am writing this review. Yes the upstairs noise could be better, and yes they've raised prices on just about EVERYthing, but the people here truly do try to make up for it by being nice and helpful. At least they were for me.

I am a resident of Amber Lakes. After reading some of the reviews...a few things came to mind. First of all, remember that the buildings in this complex are 47 years old. With that in mind - the electrical system, and the plumbing are 47 years old. At times they show it. The maintenence crew has been re-vamped - units are being "renovated" (doors, floors, appliances, etc.) - they have a terrific new young man in charge of landscaping (things have rapidly improved in that department). They cleaned house (i.e. didn't renew a lot of leases). There are 2 pools - one recently renovated (the renovated one is great - other pool has no tables with umbrellas so you are always in the hot sun). Dis-advantages....the "simulated wood" flooring they put down is cheap - about a 32nd of an inch thick - tears easily...laundry rooms are rarely cleaned ...mail area is falling apart and has recently been broken into....overhead car ports are in need of being replaced...and response times to repairs can be long with no guarantee that the repairs will work ( might have changed since the repair crew has been "revamped). Over all - older complex - people in the office are nice - nice neighbors - new maintenence crews are nice - so far I give it a high C ....

I have only lived here for a short while. I have noticed they are renovating the apartments but they are not doing it well. Just use a marble and watch how crooked the counters are. The floors are uneven. The bathroom sink is great for me because I am 6'3" but it is way to high for others. The tub has no stopper to take a bath if you wanted to. Parking is horrible the lanes are too narrow and people park like crap. Oil is everywhere. The main pool is nice but the second has a green ring. Now on the flipside they have been working on the property just think they need to finish things before starting other things like the wholes in the walls with foam. Plus the topper a man jumping over the neighbors wall to my apartment to rob me.

I am a new resident to Amber Lakes and I have been very happy with the maintenance as well as the office staff. The girls in the office have taken care of all my needs. I made a big move from another state and it was nice to be taken such good care of.

This is the worst place I've lived all my life. Trust me, I am a business professional who minds his own business, I'm not causing any problems with the community to get the treatment I've gotten. I have been walked in on by management 3 times without them knocking or letting me know they were coming. They just use their key and walk right in to my apartment. 3 times this has happened already. Then they towed my motorcycle from my spot that I pay them monthly for. There are a few parking spots on the property that are paid because they have cover for rain and such. Well they are $15 per month and I still have a $2500 credit with Amber Lakes for paying my rent in advance. Amber Lakes had my bike towed right out of the spot that they charge me for every month. Please Please Please dont come live in this community. for your own good. Also, on a side note, the property manager is a piece of ----. I've been in property management for 5 years not and never ever would I treat a customer the way she treated me. I was also being civil but she just wanted to keep on yelling at me. This place is run by crooks! Other problems: maintenance parks in the spot they charge me $15 a month for. Floorboards squeak from apartment above me.

i have to say that ever since the new management company took over, things have changed for the better here at Amber Lakes. apartments are being upgraded. and i've even noticed recent upgrades to landscaping. it is refreshing to finally have a company that takes pride in the community and cares about its residents. i would definitiely recommend Amber Lakes to anyone looking for a nice place to live!

I moved into a 2/1 that had been "renovated". Though it is nice, it is not as big as the price we are paying for. My biggest issue is that there were so many issues with the apartment when we moved in! Plumbing issues, electrical issues, building issues (FOUR things that were not built right the first time) It seems like the contractors did not do a very good job at all getting the apartment ready for us. Worst of all, we have been living there for 5 days now, still waiting for someone to come by to fix these things. I was excited to move because the complex was recently bought out by a new company. The new staff seemed to be doing great, however I am GREATLY disappointed and DEFINATLY will not be renewing my lease. I feel like I pay way to much for such mediocre service. They want to charge like if we're living in luxury apartments.

Always question fees you are charged. Here is why. Amber Lakes offered me a studio apartment for $729 a month, with water, sewer, trash and pest control bills rolled into the rent. It was more than what others have claimed to pay on this website, but not unreasonable, the numbers added up for me when I considered my commute, etc. What I really liked was the "no charge" for a shorter lease (7 months) compared to 1 year. as you probably know, most apartments will charge you more for a shorter lease. Long story short, after I had filled out all the paperwork, had my credit run, paid the application fee and everything else, they sent me the final document to sign for a 12 month lease. I said I would like to go with a 7 month lease instead, and they said there was a "hotel tax" on leases under 12 months witch added $50 a month to the rent. I called Orange County's comptroller office, this tax is on 6 month or less leases. I told them this and the came back and said it was a "convenience fee" for the money they lose on shorter leases. So they lied about a tax they would have to pay on the shorter lease, and falsely advertised no-penalty shorter leases. Needless to say I did not rent an apartment there.

I can tell how this apartment is changing since I move in last September. The staffs are very kindly, helpful and responsible. The office keep upgrading the whole community and provide better and better living experience. Even though there is some special issue (we live at 2nd floor and our walking sound affect out downstairs) but the office did their best to help us solve this problem. There is something that need to be upgraded or renewed like the tennis court.

Amber Lakes has been a great community since I have moved in. I haven't experienced any issues personally; however, i have observed how the office staff responds to issues/concerns and it makes me confident that any issues I may run into will be resolved promptly.

I'm a Full Sail student and found this place from their student book. It fits my needs perfectly. I got the one bedroom with new cabinets and a washer dryer. It is perfect for me and was within my budget. It is close to school so I can ride my bike if I want and everyone is so friendly. Glad I checked this place out. Definitely worth the money and least expensive for what you get.

I'm living the dream! I just got a place on the lake and I absolutely love it! The views from my living room are amazing! I love waking up every day and sitting on my porch watching the birds around the lake. My apartment is great, it has all new cabinets and appliances plus washer and dryer. Can't say enough about my place, love it!

I recently moved in Amber Lakes about a month ago, and so far the overall experience is above average. The staff is friendly and the location is very close to my place of work. the area is cleaned on a regular basis and the neibhors keep to themselves, but are friendly when you run into them. The only thing I would add would be a friendly reminder to the renters who have dogs. Not all of the residents pick up after their dogs, and it's evident when you walk to get your mail or use the laundry facilities. Other than that, so far I feel comfortable with my decision to live in Amber Lakes.

The new management is so much better then the old one! Thinks are getting done now. They are all so friendly and helpful. I have been living here for a year and was thinking of moving but now that they are here, I will be staying. I am excited for the gym and pool area to get redone. This place is quiet and close to my work and I love being able to relax by the lake. Definitely would recommend!

My friend told me about this site and I wanted to give kudos to the staff for making my move so easy. Not only were they friendly and made me comfortable with my first apartment, but they really walked me through EVERYTHING so I understood. This is my first year at Full Sail and the school is great so this location is great. The parking is good, my apartment fits my needs. People could pick up after their pets better.

Amber Lakes is a great community for young professionals beginning their careers. I've lived here for about 6 months now and I've been very satisfied w/ my stay. I did have issues w/ my dryer when I first moved in but maintenance took care of it in a timely manner. The staff in the front office is very friendly and helpful. I would definitely recommend Amber Lakes to anyone looking for an apt.

I love living here at Amber Lakes. I moved in a year ago when it was called oakwood village, and never had a single problem. Any maintenance issues were taken care of right away. The old staff was great, and it is currently managed by a new company. Im happy to say that the new management is improving the quality of the community, and they are just as friendly as the last. The community is quiet, and the children laughter outside isnt a bother at all. The lake is an amazing addition to the community, and living here is practically perfect. The appliances arent as up to date, but you have so much to work with, and can create your own style. The closest space is amazing and the floor plans are very spacious. Parking isnt assigned, but theres no issue finding a spot when you're coming home from work. Only issues is the cobs webs that grows around the lights, but they are planning on deep cleaning the exterior. I would recommend this community to any and everyone. it's safe, and an awesome place to call home. I'm only moving do to distance from work. Very satisfied resident!!!

I absolutely love living in Amberlakes, I have had so many issues in the past with my maintenance issues not being taken care of in a timely manner, and the lack of simpathy from office staffs for my maintenance requests. The office staff is very friendly, and gets everything I need taken care of very quickly. Maintenance is great as well and usually gets everything taken care of the first time they arrive. Very happy about my decision moving here!!

I must say I really love my apartment. Everyone in the office is very nice and accommodating. Any issues or questions that I've had they have been quick in response to them. The lake view is relaxing. Also the location is close to things that I need on a daily basis. I recommend Amber Lakes to anyone looking to move in the area.

I moved in mid August into a studio and I love it. The management is professional, maintenance comes out within a reasonable time of when asked, and my neighbors are quiet and mature. I love it here. After observing some other apartment communities in winter park, Amber Lakes customer service definitely stood out. It's nice finally being somewhere where I'm comfortable. Not to mention I'm in the middle of everything, and I m only 5mins from campus!!

I have to say that the staff here at Amber Lakes are very friendly and attentive. I did run into a few problems when I first moved in; however, each request was treated with a sense of urgency and each staff member that was involoved in resolving my issues were attentive and happy to help. No problem is too big or too small. The tenants satisfaction seems to be of the utmost importance here.
