I have been living at Amber Lakes for a year and a half now, so far it has been really great, compared to my old place. Here i have a bigger apartment and also I really like the cool events they do and also like going to the pool and beach area to relax. I have pest control come and spray and have no issues with pests like I did at the other place not saying names because I don't want to put them on blast! I know there is cheapier places in the area but I feel like I am getting a good value for my money my apartment actually has a washer and dryer and has a nice patio and the beach makes it worth it I like the people too.

I love Amber Lakes! I have been a resident for about 2 years and I plan to stay. I love my apartment, my neighbors are great and I enjoy all the parties and stuff that the office girls throw every month. Personally, I have always found the service guys to be on top of my requests and I have had a really great experience so far. The only thing I would change is I wish other people would pick up after their dogs like I do. Overall though I think it is a great place to live. I'm no photographer so I posted a few pics I copied from the website. I give them 2 thumbs up!

I've lived here for over the two years. The property is not well taken care of. The grass is brown, there is a garbage trailer full of garbage overflowing at all times. I request work orders and two weeks pass by with no one calling or coming to the apartment. Last week I received a notice stating that pest control was coming in Wednesday and they never came. I worked from the home the entire day to address pest control due to an ant issue and no one ever came. I have had a light bill every month be for over $200 and have called the energy supplier to address the concern and they advised that it's an issue with the complex. I went to the office and the complex stated that it was an issue with the energy company. (I live on the 2nd floor) come to find out, it was the fact that the roof had no isolation, completing empty, which caused the light bill to be so high. I provided a copy of my light bill to the office manager and nothing took place. She didn't even call to follow up or offer assistance with the bill once it was concluded that it actually was an issue with the complex and not the energy supplier. They are very high priced and don't offer what they charge. I will advised new iquiries to not fall for the pictures online like I did or the little beach area by the lake. It's a totally different ball game once you become a tenant. I have stayed as long as I have due to them hiring different maintenance management, hoping for a change, but nothing has changed. In fact it has gotten worse. I will not be renewing my lease again. Definetly not worth their rates!!!! Over priced and overrated.

Absolutely horrible complex. The 5 star reviews havento be employees... It can't be the people that live here. It becomes more and more over priced every year, and it is NOT worth the money. If you like bugs and noise then move on in. They are everywhere. They never fix anything correctly. And the parking is insane. The only way I can park anywhere near my apartment is to pay 100 extra to reserve a spot! They need to enter apartments with no notice for maintanence and electrical checks... It is insane how they expect you to kennel your animals when you find out at 7pm after work and they are coming at 8am the next day. There are much better choices than here... Don't move here!

Amber lakes has been great from the beginning. Nice apartments, family neighborhood, plenty of amenities, and the staff is absolutely amazing! The maintenance staff is prompt and effective and the office staff host's fun community events!

Honestly cannot say enough good things about this community and the people who work here. The office staff is always friendly and knowledgable, and our apartment is beautiful and newly renovated. We've met a lot of great people through the weekly resident events as well and we hope to be here for a long time!

Don't live here. The previous reviews were made by employees of this complex. Walls and windows are thin and you can hear everything. Poorly renovated apartment. no security. Parking sucks here, if you want to park near your apartment you have to pay for a parking spot.

This is an amazing community. Today we had the chicken and waffles with mimosas for Mother's Day and wow what a great community. The office staff and maitanance is great and always working hard. I would definetely recommend it to my friends.

I have been a resident at this location for 3 years, and have enjoyed living here. Before moving to this area, I did lots of research and it came down to 2 locations. I chose this one and I am glad I did. It is 0.8 miles from Full Sail University, so if you are planning on going to school there, this is an ideal spot to locate to. Some of the other complexes in this are have issues with being overcrowded with noisy students, and have safety issues with crime. Amber Lakes is located in a spot that isn't readily visible to major traffic, and is kind of hidden. This is a huge benefit to thwart criminal activity. Its cozy. There is a beautiful lake attached to the property that is a natural spring, and hosts aquatic wildlife like fish, turtles, and birds. I have had those huge white cranes walk through my back yard area multiple times, and even spotted a couple of broad-winged hawks. Beautiful. I lived in 2 units since I have been here. I started off in a ground level studio. It was very well priced and perfect for a single person living and going to school. There was a 2 tiered laundry machine in the unit, which saved countless trips to the laundromat (2 on location). The studio had a sliding glass door leading to a small porch facing the parking lot. It wasn't very private, but was nice to have. It also had a nice kitchen and large closet space. The bathroom was standard to a studio unit, small, but it served its purpose well. The studio was great, but I wanted to upgrade to a 2 bedroom and invite a roommate to help pay for the additional space. In secret, I just wanted a better porch area and yard space to walk my dog in. The 2 bedroom was a substantial upgrade. I felt like a king in a castle with the additional space. At first I didn't know what to do with the space. I had furniture designed for a studio, but it seemed like I had nothing when I got the new space. I also got the back yard area and porch I wanted. Although I didn't get the lake view that I want (get on the wait list if you want that), the space out of the back sliding door is nice, and the sun breaks through the blinds in the morning (very beautiful). The bathroom in the 2 bedroom was the same size as the studio, which was a bummer, but it still works for a couple of students. This unit also had the 2 tier laundry machine included, and was again very convenient. The property is very well kept, and has great amenities. They have 2 pools with beach chairs set up, and the pool near the office has a grill and BBQ area within the gates of the pool. There are many dog waste clean up stations throughout the property so you don't have to spend the extra cash on those little baggies for waste, and include a small waste bin. It makes it super easy to walk your pet. Since I moved in around 2013, they added a beach area (yes, a BEACH area). There is a large space set up next to the lake with white sand, multiple hammocks and beach chairs, a BBQ area with horseshoe pit, and covered cabanas. In the view from this beach area is a covered pier for fishing and gazing. Along the rest of the lake access are pairs of relaxing chairs set up. If you want to get out into the lake, the lease office also rents out kayaks, and paddle boards for free during office hours. You will have a hard time finding a complex that has half of what Amber Lakes has to offer for amenities. With all that said, the management and maintenance staff is what makes this an amazing place to live. I look forward to visiting the lease office to pay rent just to talk with the staff. I always leave with an abundance of information regarding community events, raffles, pizza parties, and current property updates. This has been a constant for 3 years. I expected that having new management would cause a (new manager bubble) where everything is great for a little while, and then the weight of property management causes internal issues and loss of motivation. This did not happen. The way this place is ran is truly top notch. I feel welcome and appreciated. The maintenance is also above most in the area. If you have any issue, expect it to be resolved very quickly, and efficiently. My only negative about this location is the maintenance containers located in the parking lot across from my unit. These shipping containers (that I assume are filled with supplies for apartment renovations) take up about 10 parking spots, and cause traffic jams daily. There is times where I have had to park near other buildings a couple hundred feet away, and run through the rain to get to my home. I try to empathize with the situation because there is literally nowhere else to put those containers, but its still an inconvienance at times. They have 18 wheelers dropping off supplies a couple times a month completely blocking me in from leaving. I understand that these shipping containers are only temporary, but I have been in this unit for close to 2 years and they haven't moved. Altogether this is a great place to live. I would recommend this Amber Lakes to anyone moving to the area looking for a safe, fun, and cost effective community. To the students coming here for Full Sail University, if you are planning on using a bicycle or skateboard to get to campus, be weary of the constant rain during the spring and summer months. I moved here with a vehicle, but planned on biking, but that idea changed after showing up to class soaking wet a couple of times. Get a car.

We lived here for 6 years before transferring to another unit and a difference it has made. Great quality of craftsmanship and Shaun has always been on top things since he has been here and we have been very well taking care of. He has even helped take our groceries up stairs in the pouring rain when he could of just walked on past but didn't. You will love it here with resort style living,bike trails,pools,lake and kayaks too........

I had a great experience living in this apartment complex. I was on a first floor studio apartment. It had a stackable washer and dryer in the unit, and wood floors. It was just me and I really enjoyed the community. There was a pet deposit (I had a cat) and a pet rent of $10 but it really wasn't a big deal. They've just completed a great renovation of the place. There are two pool areas that are nicely furnished along with a community beach on the lake with hammocks and paddleboards. Unfortunately during my stay, there was a small leak by the door. Luckily it moved down hill and went out towards the door. When the maintenance personnel weren't able to locate it, a 3rd party company came in handled it. They had to tear through the concrete foundation under my floor to pipes that were deep underground. This of course took a bit of time to get figured out and fixed. Well... The 3rd party company only repairs the pipes; not the floors. That's where one of the best apartment foremans comes in. Shawn is THE man. If you have any sort of problem, he will handle the situation with so much professionalism and respect. He told me he'd take care of me after I was frustrated with the leak in the floor. The very next day, he had people fixing up and floor and walls and he must have apologized for any inconveniences at least 5 times. He cares about the tenants and it shows. I would definitely recommend this complex to anyone looking in the area; it's a great place to be!

I work at the hospital and was looking for a nice place that was quiet and safe within my budget. I really wanted to be close to Park Ave but it was out of my price range so I found the next best thing about 10minutes away! I actually think I may like this better because I was able to secure a place on the water. The lake is beautiful off of my balcony and I love to watch the sunrise. They also offer kayaks and paddleboards that I will try when it is warmer and I'm not working. I live in a one bedroom and love the space it offers me. I like to entertain and cook so having a dining room was key and the kitchen is all new with stainless steel appliances. My heat didn't work recently but the nice girl in the office sent someone over and it was fixed by the time I got off of work. Also we are right next to the trail, so I can take my dog jogging on the weekends. Overall very satisfied with my place and so happy I found it. I would highly recommend!

Terrible place to live. Range and fridge were late model and worked poorly if at all. Neighbors let their dogs defecate everywhere, don't pick up, and management does nothing. Noise issues with a couple neighbors, repeatedly over the course of more than a year, management does nothing. Poorly run and the whole thing is an up sell to a "remodeled" unit. Paper thin walls. This place is a joke and is just for Full Sail students.

I have lived here for the past year (my lease is up next month) and overall I have greatly enjoyed my experience here. Staff was very accommodating, the pool and fitness center were well-kept and they have lots of events for residents to build community. I had an issue involving the lease I was vacating, and the leasing manager was very patient and helpful and worked with me to help me secure a place here. However, I do have a few small gripes with this complex. I have had to put in several calls to maintenance for the same issue (AC breaking down) that was not fixed properly the first few times. The valet trash is expensive, you are unable to opt-out, and despite paying so much the dumpsters are overflowing and disgusting at least two days a week. I have chosen not to renew with Amber Lakes because they gave me my "renewal offer" that is the same as the current market value for my apartment--well above what I am currently paying as the rent here has skyrocketed in the last year. I feel that no apartment complex is perfect, so with that being said my time here has been quite pleasant and I would still recommend Amber Lakes to a friend, provided they could afford it.
