Overall the staff is good. However my apartment has horrible plumbing issues in my master bath. Either the sink, tub, or toilet have issues every week. I also don't like the fact that we pay for pest control monthly automatically, however we have to sign up in the office for our units to be serviced and furthermore no one told me that when I moved in. I've been here since may and paying for pest control since may but my unit has never been serviced. When I did put my name on the list the pest control guy lied and said it was serviced but I have a ring camera. No one came. Also this last month my login for resident portal is messed up. I had to take out over 2200 out the atm and get a money order. That is so dangerous. Anyone could be watching. I could be robbed and killed for forbid for that money. I keep being told "systems " is working on it. Whoever works for "systems" should be fired bc it should not take this long to resolve someone logging into your portal to pay rent. However I will say again that I love the staff at the property.

3/22 Electrician visits bc power goes off the night before. The electrician adds a "new"breaker. 9/17 hvac Nest reads error not connected kitchen light flicker 9/18 electrician (says whole building has to be fixed) and Duke Energy says meter jaw and lug for just my unit is needed and that it could have been fixed the same day. LIV apartments provides a portable ac. Temperature outside is 90+. 9/19 Duke says the leasing apartment is aware to fix problem. Refrigerator compressor making noise clicking and cold water showers. 9/23 Liv employee emails regional manager about options if moving to the downstairs apartment is a way to solve but I am told it's the whole building so if I move and make arrangements this would be a waste of time and I just renewed lease in July 2024. I am prone to fainting my dogs are panting. Are they cutting my amenities to break a lease??? 9/25 new electrician comes kitchen and bathroom light don't work now but have hot shower still no ac 9/27 no hot water see plumber across street. Since 9/17/24 I am running on a generator and taking colds showers with no oven or hvac.

My experience so far has been one of the most horrific move-ins that I've ever had since renting in 2018. LIV at Winter Park is unprofessional and their upgraded units are anything short of luxury. I would not renew

So far it has been a great living in this community. Though I wish rent would stay as is with no further increments but I understand how the situation in the current economy is with inflation. I do not partake in the pool area but security could be enhanced as sometimes people show up who dont live in the community and make parties there.

Rent is too expensive, pools are randomly locked on weekends, dog ---- all over the neighborhood, tons of random garbage fees taked onto our rent, and rude front office workers. We had an issue where our auto payment kept getting deleted off our account at the months end. The community manager knew of the issue as I came to her for months. Well one month is happened and we were out of town so we got hit with a 200 dollar late fee even though we had auto payment set up. When we asked for our rent to be prorated the community manager stopped communicating and we've been ghosted

Horrible I have an infestation of roaches in my apartment that am allergic to and the pest control is not helping and i also have a baby in the apartment which makes if worse because i dont want that touching my baby's stuff am going insane

I love living here
Overall I love it here. My children love the pool, lake, game room, park, its alot of fun in the summer as the pool isnt heated (only negative thing I can say about the pool). Office staff really tries to accommodate everyone, very friendly. The new Maintenace people I really like they are nice, fast, get the job done without talking forever (old maintenance made me feel uncomfortable). I wish they would fix the lake dock up as its been broken for 2 years now, the lake used to be REALLY nice but now its just okay. They did put new sand in which looks great! the wildlife at the lake is nice alot of turtles, birds, so far no alligators. Lived here for 3 years now and will say crime has been on and off, its Orlando.... so for the most part its good other times people have broken in cars, police came by, fights broken out. But for the most part Its safe the whole community is lite up at night, I have no problem walking at night and being seen. Dog park does need some love I will say its not the best, but its a fenced in area for the pups to run around. The location is everything though, winter park is about 10 min drive to downtown, ovideo is about 15 mins, Casselberry is 20m, winter springs is less than 5mins away, I easily travel to all these cities in my everyday life bc its all so close. Overall I really like it here.

Kitchen leaks year after year. Back porch floods and they failed to mention that part. Bushes around the complex look half dead. Tooo many potholes. Cupboard we not painted and tub has a stain down the middle of it from the start. Not for a minute do I think this is anonymous. Dogs run around with no leashes in front of the office and nothing is said. Crap everywhere and most of the time no dog bags. I would not recommend this apt to anyone.

Lovely place to live when I first moved in in 2020. After management changed it became the worst rental experience I've ever had. The communication is nonexistent when there's a problem, it's near impossible to get them to answer the phone or email, I've had to take a break from work multiple times to walk down to the office and address issues in person. Not to mention the ridiculous fees that have been added that I was not paying before and the almost doubling of the rent for the same unit in only 3 years.

The staff has been very helpful and friendly so far and any maintenance requests have been answered in a very timely manner. For the most part the community is quiet though better sound proofing between units would be ideal. There is some structural degradation around site, such as bending gutters from porch roofs, torn screen rooms, screen rooms not sealed properly allowing small animals in and damage to wall foundations/doors from previous tenants. Also noted warped floors/walls most likely from water damage that was repaired hastily and not done properly. The valet trash service seems like it could benefit from more personnel hired to assist with that service, though I have noticed other residents do not follow the trash service rules so I understand the residents are making that job harder than need be. Overall a good place to live though.

Terrible place to live, wouldn't recommend to anyone. The person at the desk when we came to view the apartment showed us a unit with ceiling fans. We asked if our room would have them and he lied and said yes. Our apartment has no ceiling fans or lights of any kind we had to buy our own lamps for every room. They never answer the phone or return calls. I have to go to the office every time I need to get a hold of someone for something. I'm fortunate to work from home and can do that. But if I had a job where I had to be at work during normal office hours I don't know if I would ever be able to contact anyone in the office. Maintenance requests get closed without the work being done. I suspect they have a certain window of time to complete requests in and will just close them if they haven't actually done it yet. When we moved in the lock on our door didn't work properly and they closed out 3 separate maintenance requests before someone actually came and changed the locks. We also had squirrels in the crawlspace above our apartment that would scratch on the ceiling all night. We had about 3 months of requests closed with nothing being done. I got to a point where I was going to the office weekly to ask what was going on and was given the run around by office staff. Pest control only came out the day after a manager from Birchstone happened to be visiting the office when I came in.

Absolutely amazing, I feel maintenance should respond to things a bit quicker including inside & outside the homes. Such as the game rooms, the deck, hammocks etc is taking from using the complex to its full luxury potential

Avoid at all cost
This place sucked. I moved in last September and will not be renewing my lease due to false advertising, We we’re sold new appliances, wood flooring and clean living space. To start off we were told we’d be moving in 9/3/22 the day of 9/3 they tried pushing our move in back to 9/7.. but I refused because all of stuff was in a uhaul ready to move in on the 3rd I had to plead and beg that we’d be homeless till the 7th if they didn’t let us move in.. we signed our lease in July… keep that in mind. On the 3rd we had a late move in we started unpacking the uhaul at 6pm.. and we’re finished around 10-11pm while speeding through everything we managed, Like mentioned earlier on the 3rd they had the flooring people (same 3 people do all the apartments) you’ll see the truck everyday in the neighborhood they sold us on wood flooring however it’s laminated paperish material with wood grain design.. after 6 months the flooring started to lift and they haven’t even attempted to fix.. next they promised full wood flooring but failed to mention if you live on the 2nd floor your living room will have carpet so we have 25% carpet 75% paper or whatever the material is on the floor which is hideous when first moving in we asked about this and they stated every apartment has carpet in the living room and this is how it has to be (sold us a false narrative) I’ve lived at a few different apartments in the Orlando area and 2nd 3rd floor full wood flooring I didn’t bother arguing I just lived with it. They state you’ll be getting new appliances however I’ve had to submit 5 washer machine tickets due to the washer machine just randomly not working (this is the 6th time) but since I move this upcoming month I’ve decided to hold my breathe and just take my clothes to the laundry Matt as I’m sick of the management/maintenance team doing everything except fixing it they basically slap a band-aid on it and say it’s fixed then it breaks a week later. Next our fridge/bathroom was disgusting upon move in yellowish tub and fridge legit wouldn’t stay cold we had to throw over $600 worth of groceries away due to things going bad because it couldn’t properly stay cold/frozen. They were able to fix this after 2 tickets being submitted.. back to the state of the art appliances/new appliances.. our fridge is nothing less then a early 2010 model of a kenmore fridge that you can get for $200 at sears.. also no ice maker/water lines so if you plan on moving in get an ice tray.. but the water in the area is disgusting you can taste the ---- flowing through the waterlines like it hasn’t been cleaned since the early 2000s.. oh and no garbage disposal.. so the sink ends up accumulating months of left over yuck.. oh forgot to mention when first moving in we had a trial of ants coming from the crack of the fridge.. legit a whole colony of them… and they never left to this day my girlfriend and I are having to throw away food because of this. We order a pizza one hour later it’s done torn up by ants.. and a serious roach infestation upon every apartment I’ve talked to neighbors and they say the same thing baby roaches just taking over.. it’s absolutely disgusting and we don’t even like to have guest over because of this disgusting place of an apartment.. Next.. we legit had the swat team/police lock our neighborhood down 2x and break down the building next to ours door due to who knows what.. I believe it was a drive-by shooting that happened the day before. Homeless people sleep at the park next door so if you want to nice walk at night you have to worry if you have kids, girlfriend etc.. To put the cherry on top this property is so money hungry they hid a 60 day move out clause which understandable I found it hidden within the paperwork after sending to my families lawyer. What puts a dirty taste in my mouth is that they know this hide it and called me on day 59 to let me know they’ll be charging me $2k for move out they could’ve called me on say 70,65,61 etc but no they waited strategically till the 59th day to call me. They are money hungry property group.. that sell false dreams the gym sucks the pool is highly chlorined so it’s not enjoyable.. oh and an ant infestation by the huts at the pool so if you bring chips just know if you leave them for 5 minutes it’s basically not edible. I highly suggest staying away from this property anything they tell you take it with a grain of salt. They don’t maintain the properties well and everything about new appliances is bull.. if you live on the 2nd floor you’ll have carpet for 25% whole living area.. Don’t fall for the false advertising and narratives

The community is fairly good, people do not really mess with each other or have problems. The area is really safe and it is in a good location that does not flood or have any major issue regarding weather phenomenon. It has a beautiful lake view and it is fairly close to Full Sail University. The only drawback is the pricing, the rent is really really expensive.

I've had times where both pools are locked on the weekend with no explanation and the offices are closed to cant ask them. Garbage pickup is inconsistent, ill have trash on my doorstep for multiple days even though im forced to pay for valet pickup. Dog crap is also all over.

I have lived in the same apartment going on 3 years now will almost be 4 I have always loved it, I honestly don't speak to anyone in the office so I'm not sure how they are. The maintenance team is amazing though I know all of them and they always do what they're supposed to, the only thing I can say is the rent is too high especially for someone who has been here for years so I do think that is not right there should be a plan implemented to help people out with there rent more.

For the most part we have enjoyed living at this residence. There have been a handful of owners and residential companies here so some things I may say may not reflect the current company. After the hurricane in 2017 or 18 we lost power and our fridge didnt keep cold for months and it was a struggle getting the property management to take our concerns seriously making us lose hundreds of dollars in food. But the property is kept clean and wel maintained for the most part and we have never had a problem with bugs. We do wish that there was more cabinetry and the rent hikes are ridiculous for a 609 sq foot apartment.

The guy that works at the leasing office is honestly so rude and all around just not helpful AT ALL! Apartment has a spider infestation I have requested pest control multiple times and no one ever shows up even though I pay for it monthly.

Overall this is a very nice place to live. The office is quick to respond to all inquiries and requests and everyone I have worked with on staff has been easy to work with and always have a positive attitude. The common areas are always kept clean and the complex in general is usually very quiet.

The management has changed a total of 3 times in my time living here getting worse in each change along with outrageous price additions without notice and increases. There is only one older -------- maintenance man who has been amazing and polite. He deserves all the credit this apartment complex is getting.

Stay far far FAR away! This place sucks. In January there was a drive by shooting outside my front door, and a week later gray water erupted from my building, flooding the front entryway. Literally like a poop explosion. The stains are still there as of March 2nd. We had a leak in our bathroom ceiling. They cut a hole out, and stapled plastic over it. Then they didnt fix the actual leak, so the plastic tarp filled with water. They came in to "fix" it, by literally poking a hole in the tarp to drain the water, and then leaving. It took 4 months for them to patch the hole back up. One time my shower handle broke, and my shower wouldn't turn off. Turns out the state of this buildings plumbing system is so so god awful that they had to shut off water to the entire complex to fix one shower. Then ever since they fixed the shower, my shower doesn't get hot anymore. They said they couldn't fix that. Our ac has broken 4 times now. One time they told me they couldn't work on it because of "snakes and stuff". Yes really. Right after move in we had electrical problems. Outlets would click off anytime I used anything in the kitchen and dining room. Maintenance tried to tell me it was my coffee machine causing it, and to simply not use my coffee machine (be forreal now) but right as he told us that, the lights all shut off. Shocker, the coffee machine was not on, lol. Our move in was delayed because they ordered the wrong countertop. We had a piece of plywood as a counter for 2 weeks. Our vinyl flooring was torn in 2 places upon move in also. Along with a drawer that doesn't close, and an oven that tilts. And we had to have them come in and move the washer and dryer because you physically could not open the washer door to do laundry because they put it in weird. So yeah, don't move here. We are only about 7 months into our lease. It's been horrible.
