When we were showed the "show house" it did not represent the actual condition of the apartment. Within the first month we had a flood from the upstairs water heater breaking. Their idea of fixing the problem was a large fan. When we complained about mold we were told that they would not do anything about it without proof. When asked for a mold specialist they told us no. The move in checklist had to have an extra page added to cover the things that were wrong upon move in. Not limited to: paint on floors, fixtures, and window treatments; floor peeling; leaking faucets; water damaged cabinets and damaged doors. Most problems are still unfixed. The a/c unit is not the proper size for the apartment and constantly freezes over. The office refuses to do anything about it, causing the electric bill to be over $300. I would never in my life recommend this place to even my worst enemy.

Just had to say love the new office staff. Everyone has been so nice and have gotten things done around here! I have been here for several years and was thinking of moving at the end of my lease becaue the old staff was so rude to you. But that has definitely changed. I couldn't be happier, they are quick to respond to anything that needs fixed. My a/c was broke and they fixed it within the hour, now that is service! I will definitely be signing a new lease hear now that the staff has changed.

Going to Full Sail so needed a place close and within my budget. I stumbled upon Amber Lakes and the pricing was so great I was able to get a 2 bedroom! This place is on a nice lake so the views are great. The office said they just bought the place and are going to make improvements, that is great but I think the place looks nice already so can't wait to see the changes. So far so good!

I recently moved to Orlando, FL and was overwhelmed with the apartment search. Luckily I found Amber Lakes with the help of Apartment Hunters and am pleased with the facility and management. The complex came under new management just prior to my move in and they have been great. The move in deals were fantastic! The staff listens to the needs of their residents and are working to remediate the problems hey have inherited. Improvements can be seen occuring all over the property. I cannot wait to see the final product. The work out facility is small and could use some more equipment but for a free facility included in the rent it is fine, not to mention I heard that it is one of the many planned improvements. Every time I have been in the office I have greated with a warm welcome and a helping hand. If progress continues as is, Amber Lakes has a bright future.

Decent but loud.
The interior has been of decent quality. I had a small rodent problem that was taken care of and has yet to reoccur. Closet doors are completely non-functional. Parking is fine. Haven't had any problems finding a spot. The asphalt has been repaved and pot holes are quickly cautioned off and repaired. The air conditioning is so inadequate that I have wondered if Oakwood Village is being bribed by the electric company to drive up bills. I have very noisy neighbors; I can feel my feet vibrate from the bass and at times, I can understand lyrics from the songs. I can clearly recognize the song, Part Rock Anthem at 2 in the morning. Very little has been done despite my several visits and calls to the office. Despite the extreme noise violations and the horrible Air Conditioning, I haven't had any other problems. The population is half Student, half families.

Not Worth It!
The management has begun to try to improve the exterior of the complex; however, the interior is a different story. I have lived on property since May 2011 and have had numerous issues. The A/C had to be repaired and then replaced completely. Both the apartment next door, and directly upstairs has had water damage causing damage to our apartment. They "fixed" everything by fixing the leak, cutting a hole in the drywall and then drying everything with a dehumidifier, and then patched the hole up. I saw the mold growing up the studs in the wall, but they only sprayed about one square foot with "mold killer." The cabinet under the kitchen sink had a leak, don't know if they found the source and fixed it, but they finally re-built the cabinet. Took almost a month because they didn't realize the unit was occupied. Our apartment originally did not come with a light in the dinning area, so we had to purchase a fan with light. Asked for bulbs, but had to purchase ourselves instead. You have to stay on top of your issues constantly to have anything done. Everything in the apartment is outdated. There are no washer/dryer hookups, so you have to pay $1.25/load to wash your clothes in the laundry room. Most of the driers do not even work properly. The closets have metal racks that hang in the opposite direction than normal closet racks. Also, you can see where they have repaired parts of the drywall in certain places throughout the apartment, and how poor of a job it is, and then they just painted over everything. They now have valet trash, but you cannot have your trashcan outside before 6pm. Even if the trashcan is full of trash. They have put notices up saying they will charge $25 for violations. Really?? This place is a joke, I have heard rumors of the neighbors, and they are not good. We are waiting for the day we move out of this crap-hole. Also, I have written a letter requesting a certified State inspector take a look at the apartment in reference to mold issues. I suggest that no one live here.

A frat house would be better!
I'm waiting out my lease to get out of here! Constant noise issues with neighbors. Always a party going on, loud music, drunks in the parking lot. They seem to welcome anyone into this place and do not adhere to their own lease policies. I've put in complaints to office but nothing ever happens. Had a rodent problem at one point that took calling about every day to get it handled. 3 months later I am finally rid of rodents. Never have any maintenance issues really other than my hot water is always way too high even though I have asked them to lower it several times. I can't let my kids turn on the hot water in fear that they will scald themselves. This is the worst complex I've ever lived in.

You get what you pay for
Not too bad if you're broke. I've been living here for a year (about to move since my lease is up). These apartments are cheap for "Winter Park" (in quotes because it's technically Winter Park, but if you're thinking like Park Ave. Winter Park, totally NOT the case). As far as neighbors, it's just a crap ton of Spanish families and some students. I never use either of the 2 pools because they are always swarming with kids and loud awful music. I live in the efficiency, which is basically a 1 bedroom with a living room/kitchen combo. NO counter space, so I had to buy an island from Target because I like to cook. If you're not a cooker, then I guess it's fine. No dishwasher, either, which sucks. The person who posted about the closet doors is correct; because of decades of layering whitewash paint over everything, the doors don't work the way they should and you have to REALLY pull to open them. Back in November 2011, it rained for a few days, causing a leak in my "kitchen." There is a hole there that I can tell has been previously patched but not really fixed. My water heater turns itself off every other day, so I have to push a little red button on the water heater and wait 15 minutes for the water to heat up if I want a hot shower, which is annoying but not too terrible. My bedroom did not come with a ceiling fan or light, so I bought a stand-up light and an oscillating fan. Also a little annoying. Every time I take a shower, water gets all over the floor while I'm in there despite that I keep the curtains tightly sealed, so idk what's up with that... During the cooler months, I didn't want to use my air so I opened my bedroom window for a nice breeze and was afterwards unable to shut it all the way. Sometimes there are water leaks and the water has to be shut off for the whole building without warning. This has happened four times so far. A couple of times, I got out of the shower and was unable to get my water to stop running! In the summer it often cost me $120 to cool my tiny efficiency down to 80 degrees.... As for parking, I've never had an issue finding a spot right in front of my apartment, even when I come home late at night. I've never been "hollered at" in the parking lot, either, which is a relief. As a single woman living alone, I pretty much never felt that I need to fear for my life while living here, but then again, I live in the efficiency/studios building where there are pretty much just students/singles. The office staff are nice and the maintenance people are fast. I've called 4 times with emergency maintenance issues (twice because of the running water, once for a broken AC unit, and once for the hot water heater), and all four times someone arrived within 10 minutes and fixed the problem. One super positive thing about (my apartment, anyway), despite it being an older building: I have never once seen a roach in my apartment (knock on wood!!!!) Then again, I am so absolutely terrified of roaches that prior to moving ANY of my stuff here, I came in and vigorously sprayed and demon powdered every crack and crevice, behind the appliances, and inside the power socket covers. I hate roaches!!! hahaha

Only been here for 5 months and i akready have to file an iunsurance claim. The janitors(they're not maintenece) sucks takes forever to fix plumbing. Already had 3 leaks since i've beeen here and had the water heater replaced. I bet the health department and code enforcement would love this crappy place. Worst apt complex in winter park.

Sound Good But Its Not!
This is not a safe place to live. Your own neighbors will be trying to break into your apartment, as well as, your car. The apartments have a problem with Lead, Asbestos and Mold. So, the Management company just filed bankruptcy to cover themselves from lawsuits on top of lawsuits. I'm sure you can find a much better, safer and healthier place to live.

Worst EVER
We have been living at Oakwood Village on Lake Nan for 5 yrs and the first two years were fine but the last 3 yrs have got worse and worse. You have to beg the maintenance workers to come by your apartment to fix anything. If you have a leak in the apartment all they do is just paint over it and do nothing about it. The office staff is very rude and try to intimidate you if you have a problem with your apartment. For the price of a crappy two bedroom you could rent a nice house for the same price. What ever you do don't rent at this apartment complex.

horrible, absolutly horrible.
This apartment complex has to be one of the worst places ive ever lived in. I have had so many problems with my air conditioning unit over the past 3 months, either the maintenance crew has no idea what the hell they are doing of they just dont care. One time when i went to the office to tell them about it, the lady at the office actually said "Well, sir, you live on the second floor and it takes longer to cool off because heat rises." Yes, thank you, i learned that in grade school. There is a major difference in heat rising and the air not working. I think id rather be homeless than live here. The apartments are over priced and not worth the money at all, I cant wait for my lease to end.

You get what you pay for
My experience at Oakwood Village was terrible. I've lived here for two years now and wish I would have paid more to go somewhere else. It's the cheapest one in Winter Park, to my knowledge; but it's also by far the worst. Maintenance is shotty, the staff is full of idiots, there are bug issues, etc. etc. During my time here, I was robbed after a maintenance man left my apartment unlocked. Although they obviously won't admit fault, it cost me an extra 7,000 dollars worth of belongings to live here. Perhaps once or twice in my entire two years here did the maintenance crew actually respond to my requests to fix something. A year ago, somebody was stabbed in this complex. Somebody also drowned in the lake while I lived here. NO, I am not making this up. If you value your safety, DO NOT even think about living here. I hate Oakwood Village and I emplore you to look elsewhere.

Wow....
I worked and lived there from 1994-1997, and when we were there our maintenance team kicked butt. We were on things and had them completed the same day or within 48 hours on major projects. Sounds like the place is falling apart, it was pretty nice way back then. LOTS of water leaks however. Sad to see a place that started me out in the apartment business fall apart by staff and a company that doesn't care. Oakwood WAS a good place, just know that. Now i will base my star ratings on when I was there.

THERE IS NO SO CALLED SECURITY HE SPENDS ALL HIS TIME IN THE OFFICE DURING THE DAY! WHAT DOES THE OFFICE NEED TO BE SECURED DURING THE DAY?? WHERE IS HE AT NIGHT?? THAT'S THE SECURITY.. Terrible Maintance and unhelpful staff
My boyfriend and I are getting to the end of our lease and we can't wait to get out. In August my boyfriend was living in a one bedroom one bath and 3 day before I was moving in with him a pipe burst and water was leaking everywhere including out of the electrical sockets. The positive thing was, the office manager, after 3 days of leaking and mold forming moved us into a 2 bedroom 1 bath for the same rent and same lease because they didn't have any 1/1 available at that time. That was very good of them. However, since we moved to that unit there has been issue after issue. When we first moved in we noticed remodeling the bathtub due to some stains and chips, they decided to paint the whole tub with wall paint. I know it was wall paint because the first time I turned on the hot water to take a shower, the paint bubbled up and chipped off. Can't take a bath because we get full of paint chips. Although we reported that to the management office, after 6 months it has yet be looked at. We also had tiles falling off the wall of our shower and our complaints were completely ignored even after we took the tiles that fell off to the manager to show her. We had to find the assistant maintance guy ourselves to tell him about the problem so he could fix it, which he did, but they are coming off again. The biggest issue is that there are no washer and dryer hook ups in any of the apartments. While this is not a great hardship, all the dryers in the laundry facility near my apartment are broken and waiting for over a month now for maintance to fix it. So we have to drive our clothes to a totally different part of the apartment complex just to do our laundry.

Beautiful Place, Loved it...
I love Oakwood Village. The staff were friendly and caring. I rented a 3/2 Villa. Very spacious apartment w/a washer & dryer in the unit. Parking right in front of my unit with lots of extra parking space for guests. Very quiet, family oriented apartment living. Monthly newsletters, holiday functions & movie nights are among some of the activities they have going on.

NOPES!!!!
Expensive and the rooms are very small. Used to be really good management, but now some big company is running it and they take forever to repair and the new office workers are not nearly as nice. Twice they tried to charge us for late fees after we already paid the rent, keep your confirmation numbers and get a name whenever you speak to anyone in the office because it's a different person you speak to every time. The laundry rooms break down, washers and dryers and they don't have a change machine on the premises. We are moving out Thank God, but renters Beware!

SAVE YOURSELF A LOT OF HASSLE... DONT MOVE HERE!!!
We moved in Feb 2008 and realized they dont repair within the month. We didnt have screens on our windows at move in and though allegidly ordered back in Feb there hasbeen no sign of them. We werent shown the apt until we had to move in (sure the model looks great) and we had aweful stains on the carpet in one room... messy paint jobs done in the others. Theworst part was getting major leaking in one of the bathrooms starting March 25, and they did come out, cut a hole in te ceiling where the leaking was and then leave it there for over a month. In the mean time our bug population became worse. They inspected up there once, claimed nothing was wrong and closed it up, and poorly at that. Funny thing is more leaking has occured there to the point of browning of the ceiling and walls. Then over the next few months of igoring my requests the leaking spread to the main hallway, the hall closet and even the closet with the water heater (where we sometimes hear electric shorting sounds as though the water is leaking into the water heater's electrical components. AND STILL THEY DO NOTHING! Beyond the troubles with getting little to no Maintainence the front office is unorganized and have lost our money orders when rent was paid. Because I am ---- I take thepayment in and make them copy them as a receipt and sign and date it. Even with this proof that they had my money they have refused to be reasonable and have file for an eviction based on non-payment. Funny thing is, they gave back 2 of 3 of my money orders and deposited the third. Now they havnt given the money from this "missing" money order back and are still trying to have me evicted. I am havng to request a hearing to go before the judge and get this settled. It is BS that they can even try to get away with this. I will be spreading the word! DONT LIVE IN THIS COMPLEX!!

THE WORST PLACE IN FLORIDA TO LIVE

SOOOOOOO LOOOOOONG
OK, so my husband and I are finally breaking free of Oakwood Village!! I'm not going to be one of those people who come on here and bad mouth the place....... who am I kidding?!?!? There is nothing positive to say about the place! Well except may be that the lake is very pretty early in the morning, but lets face it, no one cares what a lake looks like early in the morning if you neighbor wakes you up with his music thumping at 7:30 in the morning! Lets start at the beginning................. 1. When we moved in we noticed that the floor and the floor boards didn't match up, what i mean by this is, there was an inch of space between the floor and the floor board next to the front door. (took two weeks to fix) 2. The floor in the kitchen had a horrible dent in it. So they had someone come and fix it, (3 weeks after we moved in) when they lifted up the linoleum (all 6 layers of it) and showed a bare concrete floor, there was a nice big crack in it and the floor was in the process of sinking. 3. The counter tops were so badly scratched and stained that we requested to have them redone. They sent the people to "fix" the problem, all they did was paint over them. (took 3 weeks to "fix") 4. There was so much construction dust on the carpet, that i had to dump out my vacuum cleaner 5 times before the little garbage compartment stopped filling up. Go ahead and shine a light on any wall, and you see why there was so much dust. There are more patched up holes in the walls, then there are apartment units! 5. If there is a funny smell coming out of you kitchen, check you garbage disposal. When we moved in, i noticed a funny smell coming out of the sink. Too scared to look, i turned on the water, then the garbage disposal, and wouldn't you know? There was something big and smelly getting torn up by the blades. Till this day, i have no idea if it was a chunk of rotting meat left by the previous tenant, or a dead rat/mouse! Just goes to show that the company they hire to clean and "fix" problems aren't doing a good enough job, or maybe someone from the office needs to stop taking so many ciggy breaks and do a proper walk-through! (by the way, all the appliances are over 20 years old, i didn't even use my dishwasher because it had bits of food plastered on the bottom of it, and yes i ran it to clean it first, and trust me nothing happened. The office did nothing.) 6. After a couple of months living here, one of the board to the stairs was coming loose. I informed the office about this matter, thinking they would take care of this a.s.a.p. because of the danger it imposed on the tent's of the second floor. It took them almost a full month to fix the stair, almost a FULL MONTH. By this time, it was customary to walk down and up the stairs holding on to the hand rails for dear life. Not to mention, the stairs are very, very, very slippery when wet! I asked if they would be open to the idea of putting gripping on the stairs to prevent a slip down the stairs, all that was done was NOTHING! I don't claim to be the world most graceful person, but imagine a pregnant lady walking up or down the stairs when it's raining..Yeah not a pretty picture is it? 7. On several different occasions i've come home to many cop cars around the office area. I don't pretend that crime isn't everywhere, but you loose a sense of security when you see it happening so often! I've lived in the ------, and for me to say that i've lost a sense of security is nothing small. All you can think is, i hope it was the drug dealers being arrested, and no one is hurt! 8. The garbage is horrible!! I've only gone a few times to throw out my trash when it wasn't overflowing. The maintenance is usually cleaning it up, so those of you who are wondering why they aren't fixing your problems, there you have it. They are cleaning up the overflowing garbage. I know most people come here and think, "OMG the rent is so cheap!" Lets face it, if you rented here that was the biggest draw! With more people renting instead of buying houses, everyone throws out incentives to rent with them.(one month free, no app. fees, prorate your rent for the entire year) With house prices going down and everyone afraid to buy, rent prices have gone up everywhere! Except here....the rent went down, because no one is renting here. Do yourself a favor, when you read these comments, yes take most of them with a grain of salt, but also realize that some of them (like mine) are truly trying to help you in your search for a place to live. I wouldn't want anyone else to move here without knowing all the facts. Please take into consideration also, that this community was taken over by new management a year in a half ago, and for as many problems as it has (and it has very many) it will take a lot of time, money, and care to fix years of abuse inflicted upon this community!

HORRIBLE, TERRIBLE, DONT LIVE HERE UNLESS YOUR ON CRACK!!!!
I have been moved about for a few months now but I lived there for 2 years and it is the worst place you can possibly imagine. The day I moved in the place was pretty clean but the appliances were like 20 years old. About a month into the lease my toilets starting acting up. making noises, and then began leaking. A week later I flushed the toilet and it overflowed sooooo bad that it flooded the master bedroom. They do not replace carpet here, all they do is have someone come over and suck up the water! They also said theyd said theyd have someone over to clean the carpets and no one ever showed so I ended up paying for it myself! A month later my a/c unit stopped and started overflowing. When I wasnt home I had to put buckets inder it to prevent leakage. Well one day it leaked so much that it flooded the hallway, bedrooms and the entire living room. Once again they sucked up the water. Didnt clean or replace the carpet. This happened a total of 5 times while living there. I had to completely throw all of my furniture away from them being flooded with water at the base so many times. And anything that needed to be fixed took weeks to get fixed, and even when it was fixed it was a half a$$ job and broke again days later. The people (most of them) who live in there was very rude, trashy, drunk and on drugs. My neighbors upstairs always emptied out there litter box into my backyard area leaving cat poop, and also beer bottle caps all over my yard. One day I even found a marijuana plant growing in the poop!!!!! So they were smoking up all day long as well. I complained to the office about it 3 times and nothing was done until I had to call the cops myselF. Needless to say i saw no more cat poop in my yard. I also had suspision that my neighbors were drug dealers. People were constantly stopping by their apartments and then would leave 2 minutes later. Also the cops busted down there door a few times and the last time that happened they had left some stuff but were moved out, they disappeared without terminating their lease. If you have children please do not bring your kids here or they will see things that they shouldnt be seeing. Numerous cars were broken into as well and a homeless man bathed inthe swimming pool. The office staff is the worst ever!! This lady named Janeese which hopefully she isnt there anymore, was a nasty a$$ sk@nk hoe and a total biyatch. Doesnt give a rats behind about you and talks down to you like your a pile of cow turds. I dont hate anyone but I hated that woman.. She was the -----!!!!!!!!!!!!!! When I moved out i got a call from them that i owed them like 350$. I was like and what for??? They couldnt give me an answer. I left that place in perfect condition even though i despised those people. And still they wanted to charge me!!!!!!!! need less to say I didnt pay and I never will. So please do not do not live here unless you want to live in a dumpster with crack whores and ------ a$$ drug dealers. This place sickens me!!

DON'T MOVE HERE
I have had many problems...one starting the day I moved in. The management sucks and good luck finding a maintenance man that speaks ENGLISH!! I moved out in November and it's now the first week of March and I'm still waiting for my $180 security deposit to be sent to me. I received a notice back in December saying I had FIFTEEN DAYS from the dated notice to object to any claim against my security deposit, which I did not because my apartment was cleaner when I moved out than it was when I moved in, and now they are taking their sweet time returning my money. I have called the office many times and also gone in to find out where my check is and they keep blowing me off. If you do move here don't live right next to the pool bc all you'll hear is screaming kids all day/evening long. The garbage situation is horrible and the washing machines are constantly broken. Pretty much my only good thing to say about Oakwood is I never had a hard time finding a parking spot.
