This place smells

This place is horrible! I am moving out next month and I thought I would try and let people know now to live here. The trash is always overflowing and smells horrible. The lighting at the tennis courts is always out. The laundry rooms smell like urine. The fitness center equipment never gets fixed. The pools are even marked with the wrong depth. My daughter went swimming and almost drown because the pool was marked 3 feet but it is actually about 4 feet deep. The park next to the complex is sometimes nice especially if you have children, however it is always noisy sometimes to the point of not being able to hear your TV over screaming kids in the park. The staff is horrible also. Maintainence never fixes anything correctly. Some of the maintainence staff does not speak any english so it is hard to communicate. Some of the maintainence staff is so lazy...they will just tell you that there is nothing that can be done about the noise your toilet makes. Then when it starts leaking, a different guy comes in and says that the problem could have been prevented if it was looked at when it started making the noise. You just can win with them. The manager Janese would always tell you what you wanted to hear and then nothing would ever get done. They got a new manager a couple of months ago so maybe she can help the problems here.

There is a place called HELL!!!!

This was the worst apartment complex I have ever lived in in my life!!!! The staff is horrible, the conditions of the apartment are sad, and the apartment community is loud and rude. If you don't listen to anything else in your life PLEASE DONT MOVE HERE!!!!!!

    This place sucks

    I have lived here for like 7 months and everything is falling apart. My toilet is loud and leaks randomly and maintainence cannot fix it. My porch leaks heavily and has about 2 inches of standing water at any given time and i've been told that there is nothing that can be done about it. There is a new manager that is supposed to trying to fix things, but so far she has only made them worse. Notices go out saying that they are going to inspcet your apartment with less than 24 hours notice. Then after you lock up your animal for 2 days, you get another notice saying that they never inspected and you have to lock up your animal for another 3-4 days. The storage is very small. A new rule is that you cannot store anything on your porch, so bikes must be kept in your livingroom. This place sucks for the amount of money you pay in rent. I wish I would have shopped around when trying to find an apartment before I moved here. I could have gotten an apartment at a lot nicer and newer place for the same price if not less

      Don't Move Here!!!

      I've live here for only 4 months so far and have hated every minute of it. When I walked through an apartment it had nice kitchen cabinets and new appliances as well as new carpet and seemd to be a nice place to live. I asked to see my apartment before I moved it but was told for 3 weeks that it was not ready. When I finally moved into the apartment, the refridgerator and dishwasher didn't work and the toilet flooded when I flushed. After immediately calling maintainence, it took 3 days to get a new fridge, and the toilet took a week to get fixed. That was just the beginning of problems to come. I should have known it was a bad omen the day I moved in. There are been over 30 maintainence issues since the day I moved in, some minor, some major. It doesn't matter what the problem, the office staff tells you that it will get fixed and it just never does no matter how many time you let them know about it. Not all of the maintainence people speak english so it is impossible to communicate with them when they do show up to fix something. I can hear every footstep and conversation my upstairs neighbors have as well as every fight and every bark the dog makes. There is always junk mail on the ground at the mail center, the dumpster is always overflowing and stinking. The trash compactor doesn't work 1/2 of the time. Tell everyone you know not to ever live here...These apartments need to be a lot cheaper for what you get. If I would have know, I would have never moved in.

        my entire stay at Oakwood Village as been horrible! when i first moved in, the apartment hasn't even been cleaned. i've had terrible maintenance problems with the apartment. over 3 water leaks in the apartment, and the maintenance turn-around-time is disappointing. my leaks took 4 months to bear! i requested 2 different apartment transfers with no transfer fee. the first time, they rejected. the second time, they approved it...ONLY IF i sign on a new ONE YEAR LEASE!! BULLS**T!!! i finally just want to move out early due to the mold and mildew growth because i have a son and i care about his health, and as mine! the new management came in the middle of november. they told me to give them a chance, but they're worse than the old management! i tried to get out early due to the health concern, but the new management said that such things seem to never take place...because it wasn't in WRITING! i'm warning you ALL. if you want something done, make sure you PUT EVERYTHING IN WRITING. READ YOUR CONTRACT!!! OVERALL this crap i put up with, this place is dirty and they're maintenance men are lazy...i've even seen them drinking, so if you decide to move here or if you already signed on a lease, GOOD LUCK!

          I keep a gun under my bed

          Yes, I'm serious... it gets a little sketchy here from time to time... Sure, the upgrades look great, but I can paint a piece of my dookie gold and it will sparkle in the sun... The property management consists of 3-5 persons who cannot speak english, coupled with a maintenance staff of 10-20 who can... not... speak... english... On top of that, they're mildly racist. If you're white or black, consider living somewhere else. Other than that, you can count on a reasonable pool/workout facility and some grills and a volleyball and tennis setup... just use them during the daytime.

            WORST PLACE TO LIVE EVER!!!

            I have lived in a couple of apartments. None have been this bad though. Its not just my personal experiance, but everyone in this complex has a horrible story about some time that managment screwed them over. Heres my list of ways how this apartment has failed me. 1) About 1 week after I had moved in my air conditioner broke. I called management the day it broke asking them to fix it. They told me that they were going to send out a professional to fix it. Two days later they sent the janitor to poke around and try to figure out whats wrong. By this time im pissed because its hot (95 degrees in my apartment). And I've got a dog that has to stay inside while I'm at work. So after the third day I go to the office to find out what is going on and they tell me that they are working on it. So a couple of more days go by and its almost been a week of this. So I call management and leave a message telling them that I am going to be calling a lawer to find out if what they are doing is illegal and if it is, I am going to persue it. That night they came out and fixed it. 2) Its required by law for management to leave a notice on your door 24 hours before they are going to enter your apartment to do anything. Well they don't get that. My girlfriend was home alone sleeping one morning when she is woken up by three guys in our apartment. Now thats the extent of what happened but, anything could have happened. I sure as hell didn't feel comfortable with three grown men in my home with my girlfriend. I dont give a ---- who they are. Also If we were not there, they could have stolen our stuff with out us even knowing 3) My neighbor that lived above me moved out. About a month or so later I noticed that I was not getting a electricity bill. Then one day I came home and theres a notice of eviction on my door saying that not having electricity is illegal and that if I don't get it in three days I will get evicted. Now I'm pissed. I call progress energy to figure out what happened and they tell me that management called them and had the power taken out of my name and back into theres. So I go to them and tell them what happened, they say "oops, sorry about that eviction thing, and oh yeah, you owe us for the last two months electricity bill.". Thanks guys 4) My next door neighbor had a leak in his wall because the pipes burst or something. The water leaked all over the carpet and covered about half of his living room. Management took a almost a whole week to fix it. Mean time his carpet is growing mold. He has asphma and got sick from that. Best part, management said that they won't replace the carpets. When the plumber came to his apartment to fix it, he told us that the whole apartment complex needs to have all the copper piping replaced because its to old. Management decided that would not be nessassary. 5) Just in general, the people that work in the office are rude, incompetent, and don't feel like your problems are problems at all. If you ever need anything fixed, don't hold your breath. 6) Sometimes the garbage area is overflowing with garbage and it reaks. Imagine a pile of garbage as big as a city bus rotting in the florida sun. Yeah, that happens. I wrote this hoping that it will prevent anyone from moving here. I live here right now and my lease is up in February. When that day comes I am getting the hell out of hell.

              ENTER AT YOUR OWN RISK!!!!!!

              My first comment is don't be sucked in by the kindness of management. Why? because there is something called "kill em with kindness" They believe if they are kind enough that is all that it takes to run an apartment community. Well, they have tried to make some improvements by painting the buildings, painting the parking lots, changing signs ect. I must admitt that it does look a little better than before. That is if you are passing by but try driving around the entire complex. I would not recommend this place for anyone. If you have kids be care because they will try to sell you on The Public Park and its closeness. There are alot of people hanging out in that park now that children should not come in contact with. Most important be aware of hidden fees. They will make up for their loss in your water/utilities they charge. I have never paid more that $25-30 for water in an apartment before. Here you will pay $50 and up. It is amazing how it went up every month like clock work even when we were out of town for three week. Someone please explain that one to me. Everyone must make up their own minds but I would say go some place else. Sometimes cheaper is not always better.

                dont expect much

                To be perfectly honest, all the apartments in this area suck. I've checked them all out and they are all pretty much the same. Facilities Parking is adequate in most areas. The 2 pools are nice The Tennis court is usually broken The washing machines make your clothes dirty (new machines don't last long due to abusive usage from other tenants) The one and only Garbage compacter overflows quickly. Wooden Staircases leading to the apartments upstairs seem unsafe and some steps even wobble Noise Expect lots of college students as it is close to Full Sail and UCF Walls are concrete but seem paper thin. You will always hear when your neighbors open and close doors, take a shower, use the sink, flush the toilet. By the way Full sail students have classes at all hours of the day (like 4am). So expect to hear people at that hour. Safety For some reason people like to hang out right outside their doors, so that means they are hanging outside your door. Had a long day at work? Expect to come home to a peaceful environment? Not a chance. I've never seen anyone get their car broken into or anything like that, but on occasion cops are called for domestic disturbances. The apartment For the most part the apartments look ok inside and out. But paint chips fall off your cabinets when you open and close them. So watch out for your food. Also the cabinets look like they have been painted over many times. Walls and ceilings have dust painted into them. Counter tops look over used and abused. Most of the dishwashers are so disgusting you wont want to use them. Many of the interior doors look like they have been repaired many times after holes have been punched through them. The carpets are always new when you move in. Maintenance This has to be Oakwoods worst area. The office has poor record keeping policies on their complaints and resolutions. They often FORGET that you complained about something, even though they wrote it down on a "post it" note. The office staff will promise you a great repair, but when the Maintenance personnel shows up they will do a half-assed job and tell you their is nothing else they can do. You will have to have maintenance show up multiple times for the same problem, and you will be on top of them constantly. They can and will enter your premises without any warning and they will not try to work out a schedule for when you will be home; so lock up your valuables. Office Staff Don't expect them to have any organizational skills. And as with any lease... Make copies of all your paperwork and make sure you get receipts for everything. If you don't have proof that you paid, neither will they! And they will expect you to pay again. They have left notices on my door saying "FINAL WARNING" when it really is the first. Then they apologize when I show them proof of payment.

                  dont live here.its awful.no repairs are ever made.huge bug and sewage problem.they tried to get in my apartment with no notice of them planning to come over for no reason... i was asleep in bed (naked)which is located in front of the door i had to hold the half broken latch on the door still so they couldnt get in.there is so much more but i have to go. if you like living in hell and paying an arm and a leg for someplace that doesnt give a s--t about you,this is the place for you. there are many better places to rent that isnt this pig sty. good luck!

                    Good Imrovements

                    There have been new improvements and remodeling at Oakwood Village and it looks very nice. The new landscaping looks very nice and there is also a new boardwalk by the lake. The management at Oakwood Village is great, the staffs are always nice and they care about the residents. I have known some residents that have lived here for a very long time. I do recommend the Oakwood Village.

                      Terrible place to live

                      This by far has been the worst place i have ever lived. I have had my kitchen sink explode, raw sewage backup into both of my bathtubs, rain leaking in through the sliding glass door, Water pipe leaking in the wall onto the carpet in my living room and the hole was left for 3-4 days as well as all my furniture left in the middle of my living room. I was told by management they wold move it back for me due to the fact that i have a fractured hip and am awaiting hip surgery, but that never happened. My deposit and first month rent was lost and they did not bring this up until the end of my 1 year lease was up, they tried to make me provide proof that i paid this.Most recently i had another leak coming from the ceiling in the master bathroom so they tore a huge hole in the wall and ceiling witch was left overnight leaking because they had no key to get in upstairs so the carpet got wet and the hole finally got repaired but looks horrible 4 days after this all started. I never once received a call from management or offered any compensation.This is not all the problems either. you decide.

                        The upgrades look awesome!

                        The place is under new management and as improved alot on curb apeal. We have a new doc with new lights. There are new building lights through out the whole property and the landscaping has defenetly improved. The office staff is the same as before and very professional. Always eagered to help and or to just let you vent out your personal problems. The maintenance team is quick to respond as well and had even exstended there routine maintanance on Saturdays. The pools were also resurfaced and both have new pool furniture with umbrellas. Wow..now we also have a volley ball court that was just built and new upograded Fitness center with cable T.V. The residents are nice and I heard that we are getting a new compactor. As long as the residents push the green button to compact the trash the trash problem would of never happened. Some residents even put furniture in it that would cause it to jam. Now that area is always clean. Remember that you will always here that bad things before you hear good things. The residents here which some have been here for a long time enjoy it here. The property is hidden away so you don't hear traffic. Very peaceful!! I have lived here 11 years and until I buy a house I plan on staying here. Prices are high every where but the service that you get here you can't put a price on. Very friendly. If residents would communicate more with the office staff to them know if there are disturbances the office would take care of it. What the office does not know they can't fix so DON'T COMPLAIN!!!!<br><br>

                          Find something better

                          The only reason my husband and i moved to oakwood is because we didn't get to see the place!!!!!! we moved in from out of state and didn't have the time/money to make multiple trips to look at apartments. This was the biggest mistake we've ever made. Take my advice, if you haven't found an apartment when moving from another state, stay at a Hotel for a couple of days so you can find one that's good. Let me list a couple of reasons why....<br><br>1. The trash is always overflowing.<br>2. It takes a threatening letter to have the maintenance check out any problem with your apartment.<br>3. The walls are so thin that the smoke from the pot that your neighbor smokes smells up your entire apartment.<br>4. People crowd around your apartment breezeway, making it impossible to get into even your own apartment.<br>5. The kids are to lazy to bring the trash to the dumpster and leave it behind the apartments.<br>6. ETC.........<br><br>I could write a novel with all the problems with this place, but so you to don't have to write a novel, stay away from this apartment complex!!!!!

                            I hate this place.....

                            We moved in 2 years ago & at the beginnig it was ok, until something broke. Our sliding screen door has never worked yet. We requested maintenance several times for many different things & waited. Then when it did get fixed, it was half ---. I believe we even have drug dealer neighbors, that I've complained about the the office & yet again, nothing was done. The onlt reason we renewed out lease for a 2nd time around was becasue we got married around the time the lease was to expire. I HATE THE PLACE & can't wait to move out!!!!!!!

                              It is not the best place to go.

                              The maintenance was not the best, but whatever your problems were they got taken care of in about a week or two. The office staff was extremely nice.<br><br>As for the residents in the complex, they are not the best crowd to be around. I've seen people having sex in the pool, drugs being delt, and a total of 9 cop cars blocking my car into a spot on a few occasions. The upstairs neighbor from me would usually play his drum set starting at about 2:30 am and lasting until around 5 or 6 and it pretty much felt like you were standing in the same room. You could hear everything the people above you were doing or fighting about. Oh, and the roaches and fire ants were a nightmare.

                                Think before you rent.

                                There are several key issues that Oakwood Village needs to address before I would reccomend it to anybody. Most of the apartments are in disrepair, and the trash facility is gross. Most of the tenants were unhappy due to the need and slow response to repair. Usually when attended to, they would have to make several visits to fix something small. The bugs are also another issue, as well as some other vermin. <br><br>Several of the tenants would gather in the parking lot and blast their music, usually vulgar, and park in no parking zones. This made it hard to turn around at times. <br><br>The laundry facilities we broken, smelled funny, and usually littered with paper and lint. I rarely received the mail that I should have, perhaps this is something that needs to be taken up with the postal service in the area. <br><br>The pool area frequently have people in it until early hours of the morning, and by that time they are swearing, drunk, and what ever else they were doing. It was not a safe place on weekend nights. <br><br>For the price that they are asking, you can find a safer and nicer apartment in the same area. I would adise that until things change there that you do not rent from them. I would not have rented there if I knew ahead of time.

                                  "Rent At Your Own Risk"

                                  This is the worst place I have ever lived. The first sign should have been the bad landscaping. They try to make it look half way descent around the office but everywhere else it's horrible. The side walks need paving/painting or some kind of effort to make them look better. They need more lighting outside. It is not safe with all kinds of people hanging out. The apartments are old and out dated and counters are horrible.<br>Good Luck trying to file a complaint about neighbors. They will tell that neighbor you complained about a certain problem instead of just asking them not to do that anymore. That cause even more problems with you and your neighbors. Bottom line "Rent At Your Own Risk"

                                    i don't recommend it

                                    lived her for 9 months; left like a bat out of hell when the lease expired. <br><br>if i was paying $600 for this place i would call it fair. paying $920 is downright criminal. <br><br>the apartments are generally shoddy. <br><br>lots of shaddy people as neighbors<br><br>the garbage dumbster is gross because most of the garbage lies outside (rather than inside) the dumbster. <br><br>the only positive is that the management is nicer than most slumlords. <br>

                                      Not a good number 1 choice

                                      This place is decent for short term if youre a college student, if not you don't want to be stranded here with the rent. The laundry room is disgusting and even after I was my clothes I still feel as though they are dirty. Maitanence never comes, weve had to call at least 12 times in the past few days and we havent gotten a hold of ANYBODY. There have been a few car break ins in the last month or so. There are some sketchy areas in the complex, ours seems to be decent, we have good neighbors who watch out for eachother. Very few bugs, I've only seen 2 roaches in 6 months. Rent is too high for this place, considering you can get somewhere MUCH better and safer for only a couple hundred more a month.

                                        Don't even bother!!!

                                        If you want to over pay for a disgusting place, then this is the place for you. I have lived in about 6 different apartment complexes and this is by far the worst one ever. The complex is dirty and old. When you first move in, you will be welcome by the 20 roaches roaming your apartment. If you live on the 1st floor, you will hear your upstair's neighbors' every move. I wish I would have looked a little longer, but now Im stuck here. The neighborhood reminds me of scenes from "Boys in the Hood"; there seems to a lot of "bad crowds" in the area. I once saw a girl buy drugs from one of my neighbors. DON'T WASTE YOUR MONEY in this place. Even if you have to pay a little extra $$, it will be worht it!

                                          Very Interesting

                                          Me and fiance' just moved in these apartments not to long ago and already we have seen crack heads, crack pipes and several drug dealers. One morning we even saw about 5 police cars in our parking lot aressting some people. And like everyone else pretty much says the staff is wonderful but maitnence sucks. We will definitley be moving after our lease is up. The noise is not a problem at all. We are a young couple and even if it was noisy it would not be a problem. For a first apartment its ok but you can do better for the price you would be paying.

                                              BEWARE!

                                              My apartment was broken into three weeks after moving into Oakwood Village. Everything was stolen- professional cameras and camera equipment, CDs, DVDs, VCR, DVD player, stereo, jewelry, etc. It took the maintenance guy five hours to get here. When he did arrive, he said I'd have to wait until the next day to have a new door put on, so I had to sleep in my apartment that had just been robbed, with a broken door that couldn't be locked or even shut all the way. When they did replace the door the next day, they just used the lock from the old door. The only "compensation" Oakwood Village offered me was being let out of my lease with no penalty. Due to lack of money (I had just paid to move there three weeks earlier!), I had to stick it out. <br> <br>Aside from that incident, the apartments are not nice at all. Instead of replacing anything when tenants move out, they just paint over it. There are layers upon layers of lumpy paint on the walls, kitchen and bathroom counters, cabinets, closets, and doors. This causes everything to stick shut, and looks really bad. Every time the people upstairs take a shower, water leaks through my bathroom air vent, creating a circle of mold that is about to cave in. Also, my bath tub leaks, he screen door is broken, our glass sliding door doesn't lock properly, and the carpet is old. I've complained about this, but nothing has been fixed. Also, I can hear everything that goes on upstairs (including them walking), as well as outside, because the parking lot is only a few feet in front of my window. <br> <br>Honestly, the only good thing I can say about this complex is that the ladies in the office are nice and usually helpful. Although, they have made suspicious comments, such as asking me if I will be home on a specific day, and if not, how long I will be gone. This seems sketchy to me, considering the fact that I was robbed when someone obviously knew I wasn't home. <br> <br>Did I mention it's over-priced? <br> <br>

                                                You can do better for the price

                                                Those who give this place a good review are either high or are living on a different planet. It is true the staff are pleasant, but the management obviously doesn´t put a dime into upkeep. This place is disgusting! Cabinets so old the drawers don´t close, counter painted instead of replaced, cockroaches (never had this problem anywhere else), silverfish painted into walls (in both apts), not to mention there are about 20 coats on the walls. <br> <br>The tub in the apt above us broke weeks ago and we´re still waiting for the ceiling to be fixed. It´s turning black from the mold. We´re showering at the Y. Also, loud music (they cater to the college kids and to Hell with the rest of the community), speeding cars and motorcycles (the kids have to jump out of the way), trash compacter always overflowing with trash. We will not be renewing our lease!
