Of all the condos I saw while looking, Point of Merrimac is the very best and the staff is exceptionally the best. The fitness center is very good, The conference room is so nice and you can reserve time and the Banquet Hall is open and you can also make private functions. Can't beat it!

It's been very good. The qualification process for affordable housing is arduous and pretty closely scrutinized but we are pretty happy with and appreciative of the value we get as lower income renters

The staff is extremely attentive at the complex and maintenance is quick to assist if any issues arise. The grounds are kept well to include effective snow removal during storms. The complex is relatively quiet and peaceful.

so far so good. Except the litter experience during move in. There must be some guidelines for smokers and pet owners. Please have separate smoke zones so that other residents are not impacted.........

Apartment is very nice. Extra amenities. Safe location. Needs improvement with Recycling efforts from Management and Residents. Currently ALL trash including recyclables goes right to landfill or incinerator. Also the large castaway section of dumpster is often unappealing to look at as you drive in. Perhaps a door with a lock on it might reduce illegal dumping and sloppy use of this facility. Dog park and some apartment building common areas have unpicked up dog doo especially as new residents move in seemingly unaware of "The Point at Merrimack's Way" of cleanup after your pet policy. Other residents should also be able to use common areas and our sidewalks without having to constantly scan for slackers. We also shouldn't have to cleanup after rude pet people to keep our shoes and our neighbors shoes and hall carpets clean of dog doo. We obviously do not have outdoor spigots yea round to rinse our shoes off once we've stepped in a selfish pet person's dog doo. It means a trip to a car wash. Lastly, if you advertise amenities like Theaters snd TV common areas those items should work most of the time and be repaired or replaced quickly. That's included in our monthly rent and management should not ask residents ever if they have the money to offer up to replace a malfunctioning tv. Yes That recently happened here. The holiday parties are nice. Decorations for Xmas were beautiful at first but staff failed to water the 30? Or so poinsettias at all so just after Chrustmas they started to fail and by just after New Years that main room, the first impression I coming renters see looked creepy. Jenelle Derek and David are all nice people. David is great at doing repairs. The residents are typically respectful of quiet hours although no smoking rules are not being adhered to especially on weekends. Also noteworthy a young woman was within the past month or two approached by a drug dealer. My last observation is this, there are several unlicensed vehicles in the parking lot. They take up prime parking spots close to building entrances. Some are parked in Reserved spots and during the non winter months a car trailer is parked on lot too. I suspect those two things are connected. Why are there unposted cars here? Panco should investigate that. Currently just at building 2 alone there are 3 such cars. Is That legal? What else, common areas should be tidied up daily by housekeeping. The patio furniture around the two fire place areas are always in disarray. Chairs and pillows misplaced. Irrigation drip line tubing is exposed and visible all around the community. It's ugly and sometimes a tripping hazard. Hire a better landscaping company one that understands landscaping. They trim trees and shrubs improperly with the wrong tools and are slowly destroying the plants and the landscape investment. They did not have irrigation running around some of the plants and now they are all dead. Check out your PJM Rhododendrons building 2. Also they prune Hicks yew and other evergreen materials that were planted to over 3 years to form a hedge that veils utility areas. Instead they naively pruned them into gumdrops. And the ornamental grasses are half dead. They need to be split every three years replanted and the dead centers tossed. This is one way to increase your ornamental grass population which could be planted in other beds. On the plus side the pool and the lifeguards are the best pool experience anyone could ask for. Please tell housekeeping to swing through there to attend to ongoing litter issues and full trash barrel that appears not to be part of pool lifeguards responsibilities. And lifeguard saving equipment should not be draped on top of shrubs as that may break branches. Well, I think that's a sufficient list of pros and cons. Thank you for requesting my feedback. Patricia Russell

The community is well kept. All fitting fixtures are new and attractive. The common office area is very useful for working from home families. The decor in the office building is very modern and praise worthy.
