Cant wait to get out!
My lease is up soon and I'm counting down the days to get out of here. The girls in the office are unprofessional, unfriendly, and just plain incompetent and rude! I have had several maintenance issues which were never resolved. The office will call and ask if things are done yes, then when you tell them no and they offer to send a maintenance man out, they never show. Your apartment problems mean nothing to this company. And dont even get me started on the staff at the Home Properties office. I moved into a pet free apartment only to have them make all the apts pet friendly so now I have to listen to a dog bark all day long while I'm trying to sleep. Free heat and free laundry, big whoop. Ever hear the saying "you get what you pay for"? Well, that applies here! They dont follow up with anything. When renewing my lease they offered to clean my carpets and of course, that was never done. So if you are looking for a place, trust me, a few extra dollars a month will be worth it in the long run! DO NOT MOVE HERE.

I really cant complain at all!
I honestly believe that out of the HUNDREDS of apartments that Fox Hall has, a select few can really complain about major issues. I have many friends that rent from Fox Hall and we are all very content with the community, rental office, and maintenance. The office staff is always nice to me when I go into the office. They are very down to earth and cordial. Not stuck up or rude at all, as a matter of fact they always have fresh baked cookies in the office for residents and people interested in moving there. They have an activities coordinator that provides events for the residents (kids and adults) to participate in. How many places do you know of that offer things like that? I cant think of any. Granted, we do have to pay a water bill, it is only like $14 a month. I would rather pay that than a $100 Gas bill, since the Management company takes care of that for you. Plus there is a FREE laundy room on each and every floor of your building. Also, the maintenance staff is really good. In the year that I have been a resident there, I have only had 2 maintenance issues: One being that my bathtub drain was clogged and my AC stopped working. Both issues are things that can happen anywhere. I would much rather the maintenance guys come out the next day (which they did come the same day for the AC and the next day for the drain) than to have to pay a plumber or HVAC company to come out while you take a day off of work to have them come anywhere between 8 am and 5 pm! After the mantenance guys come out and fix the problem, the manager calls to make sure you are satisfied with the work that was done. I mean, what more can you ask for from an apartment complex? It would be much different if these were $1100 luxury apartments, but you get spacious apartments in a convenient, beautiful community for a great price (not to mention that gas and laundry are free!!). I just dont understand why people who are renting act like they own the apartment they live in. Buy a house and you can have things just the way you want them. I love living at Fox Hall and will stay here until I decide to buy my 1st home.

Managment should really stop putting posts on this site.
This site is supposed to be for people who have had one experience or another regarding renting a particular apartment. Yes, sometimes the negative views are most times from a disgruntled resident and are quite harsh. And, yes, it is unfortunate that it is most rare that satisfied residents (past, present and/or future) post a review here. But, regardless of the content of the review and/or the reason for the review, the purpose of this site is supposed to be to offer honest information so that unsuspecting future residents do not fall victim to the duping tactics of leasing agents and management companies.

Was okay but very glad to leave
Standard apartment amenities, large floorplan. Went well for 2 months then lost heat and hot water during a snow storm in Feb. Emergency maintenance staff were rude when I called and told me no repairs for 2 days! What?! How do you predict no repairs available (on a weekend, thank you very much) when the heat and hot water just disappeared? Someone didn't want to pay for work done on a weekend apparently. Walls are thin and I had a "band" living downstairs. The famous dueling couple across the hall were arrested and hauled away. Eventually the "band" aka drug dealers were hauled away "Cops" style in a van after the apartment was raided. The community would be nice if they didn't rent to the scum of the earth. Very convenient location. Grounds kept up.

Horrible Place to Live!
First off, the staff is EXTREMELY rude! They try to sell you on points that don't even exist (like the state of the art community center that SHOULD be finished by such and such date) which is still a cement slab. Let's see, then there is the water bill they slap you with which is 3 times the amount a normal single family dwelling would pay, and get this, there are NO individual water meters. So you end up paying for EVERYONE'S water and then some! Did I mention all the constant running water in the laundry rooms because they have serious plumbing problems throughout the complex?
My biggest pet peeve however is the violation of privacy! If you are going to live here don't EVER agree to watch a friends pet for the weekend because the will know! They will accuse you of OWNING a pet and in addition to the nasty letters you will receive, from that point on you will find someone has been in your home from time to time to make sure you have no pet! How do I know this? I do not double lock my door, but I always know when they have been in my apartment (about 6 times now) because I come home to a double locked door! Do not rent here you will be sorry!!!!!!

Lived here for 2 years and never once had a good experience with the management office. One girl in particular, Erica, left a bad taste in my mouth. Complete -----.

Dont rent here
I did leave there in 2003-2005.during walk through, nothing was mentioned about the wall but was told the carpet would be prorated since it had minor stains.i received a bill for 2nd coat painting and carpet prorate for 3yrs having stayed there for 2yrs and being told carpet was 1yr old after inquiring about carpet prorate. When i moved in, i was told the carpet was completely new. They took my deposit and want me to pay for new carpet and new walls as if i never stayed in that house.am not willing to pay the extra charge.Want to dispute the charge through court. We always never had hot water and never bothered to change the heater.also had a leak from neighbours bathroom to my house down stairs, maintenance took a whole day to come.not pleased with the staff.when you move in they treat you good, when you move out, you become an enemy.

DO NOT RENT HERE
I moved out at the end of 12/05 and went to the move-out inspection where I was told everything was fine and I would be receiving my security deposit back in full. Now I am being charged 362.00 over my security deposit for 2nd coat of paint and new carpet claiming I smoked and had pets (I do not do or have either of these). I am going to have to take them to court to try to get my money back. Furthermore, the neighbors are horrible (I had a tenant upstairs who played getto music all night) as well as the maintenance and the leasing office is rude and could care less after you move in.

If you lived here and had a similar situation happen to you, please contact me. I want to get a class action lawsuit started against Home Properties. My e-mail address is tarabeauty@hotmail.com.

So-so
Pros: location is great, apartment is very large for a one bedroom, closets and storage space are ample, and the free washer and dryer use rocks.
Cons: On some occasions response to my maintenance requests has been timely - but for the most part, I have had to make multiple requests. The water flow in the bathroom is weird, so shower temps can fluctuate wildly. Also, when I first moved in, I ended up with a lake around my ankles every time I took a shower. Maintenance came out and did NOTHING - I had to solve the problem myself by changing the shower head. Generally, I would say the slow and apathetic response (if you get one) by maintenance is the number one issue here - I consider myself extremely lucky not to have had any major repairs needed. Other smaller gripes: the venilation system is such that whenever my neighbor makes cabbage, my apartment reeks with it (yuck), the mailboxes are so small that my mail never comes in good condition, and the shoveling/plowing of snow is just the bare minimum.

mediocre at best
Living at this apartment has been a roller coaster of dramatic ups and downs.

The people at the leasing office are SO nice. The rent is extremely reasonable, free laundry and a laundry room on every floor is a dream. The closet space is great, the bedrooms are big, and the balcony is beautiful. The community activities and swimming pool are fabulous.

The trouble starts in the bathroom. The shower will either burn or freeze, never regulate or stay a steady temperature. The caulking on the tiles looks like s***. The maintenance guys are generally nice, but aren't very good at what they do.

They recently did some digging by my front walk, and the way they filled in the hole was horrible. There is a big mound of dirt the size of a fresh grave that sinks down when you step on it and it is covered with hay, no grass. There is also a hole at the corner of the sidewalk the perfect size for breaking an ankle.

When we renewed our lease, they wanted to raise our rent as much as legally possible because they are going to build a new community center. That was six months ago and I have seen neither hide nor hair of a new community center.

It's hard to say if I would recommend this place or not, after reading the review mentioning the carbon monoxide, I'm pretty freaked out.
(If the writer of that review ever reads this, please contact me, I would like to know details about this carbon monoxide porblem, especially since I have a three-year-old child)

A Terrible Place To Live
There were problems from the very first day when we walked in to discover we had no drawers or doors attached to our cabinets. Since then, it has been on problem after another.

The latest fiasco was with our shower. The faucet for the tub detached from the tiles, causing it to fly off every time the water is turned on, rendering showers impossible. It has been broken for over a week, and I put in FOUR WORK ORDER REQUESTS. I was promised that it would be fixed within a day, but absolutely nothing happened. I didn't even get a phone call explaining that they wouldn't show up. Last night, I left a polite yet very firm and dissatisfied message on the main office phone number, requesting a return phone call. Today, the problem appears to be fixed, but they wouldn't even give me the courtesy of a call back. They didn't even leave a copy of the work order explaining what they did and when it will be safe to use the shower again. We just came home and found the faucet caulked back on, but received nothing but silence from the office.

Besides that, the toilet still doesn't flush properly and our storage closet is still filled with the leftover belongings of a prior tenant (things were promised would be taken care of when we first moved in NINE MONTHS AGO).

Two or three months ago, a maintenance crew came into our apartment and replaced shower tiles because water apparently leaked down into the apartment below us. The job was extremely sloppy, and the walls in our bathroom still look terrible. In addition, their "repair" work caused items on a shelf in the NEXT ROOM to fall and break.

The freezer leaks a pool of water into our freezer every few months or so, which maintenance insists is "normal". After "repairing" it the first time, the repairman FORGOT TO PUT OUR FOOD BACK IN THE FREEZER. That was an unpleasant surprise to come home to. A few months later, the refrigerator began to collect a large pool of water again, and I put in another work order. After insisting that puddles of water all over my food is not normal, they told me they would order a part and would repair it permanently in a couple weeks. That was over a month ago, and I haven't heard from them since.

A few weeks ago, the fire marshal came to our apartment to shut off our hot water heater, telling us that we were "one hot shower away" from the ENTIRE BUILDING BURNING DOWN. According to the firefighters that inspected the hot water heater, they suspected it had never been cleaned or serviced, and commented on how extremely dangerous the situation was. What's worse, they measured NEAR-LETHAL LEVELS OF CARBON MONOXIDE IN OUR APARTMENT.

Needless to say, I can't wait to move out of this apartment. The location isn't bad, but Fox Hall can't even be bothered with basic tenant safety. Stay away.

ug
I don't even know where to begin. When we moved in our kitchen wasn't completed (ie all the cabinet doors and drawers were missing. We were asked if we could then move in at a later date, but since our truck was outside, that was a no. After the first week we gave them the card about what was wrong with the apartment and they have yet to take care of any of those issues. Our extra storage space has yet to be cleaned out from the previous tenets despite repeated calls to the office. And then there are the bathroom/ water issues. The major issue was when the water spout to the bathtub came off the wall and it took them over 2 weeks to caulk it. When they came to fix the tiles in our tub, the outside company that was used got caulk everywhere in the tub and broke things. Twice the water had to be turned off do to the hot water tank needing to be repaired. And now we are starting to get ants. I would not rent from here!

One problem after another
I have rented here for 1 year and not a month has passed that there hasnt been a problem. Eight out of the twelve months the dryer has been out of order and when they fixed it they threw the old dirty parts in my laundry basket. On several occasions we have not had heat and the office could care less. I have had squiralls chew through the walls on 3 different occasions and it still hasnt been resolved. They only shovel a small path from the front door straight out to the street which us OK if you have that 1 parking space. I have also had my vehicle broken into. These are just some of the problems there are many more problems here. DO NOT MOVE HERE!!!

Robbed twice and maitenence sucks!!
You have got to be kidding me with that 100% satisfaction rating! I lived here for almost a year, my apartment was robbed twice and had a leak in the roof that the maitenence men put a bucket under and left for 4 weeks while there was snow on the roof. My apartment was robbed with no forced entry ( now figure that one out) and then when i talked to the leasing office they swore that they change the locks from new tenants and that it wasn't there mait. men so it wasn't there fault, so i requested new locks, but in the meantime before i got the new locks, my apartment was robbed again and my computer was stolen, the whole thing!!!
In order to get out of this place I had to fight with the management and complain to the better business bureau before they would let me leave one month early without paying a two month early termination of lease. I would never reccommend this place to anyone!!
