Terrible management.
I moved here in February 2009 and the problems began right away. I arrived the morning of my scheduled move (from out of state) and the office staff did not even have my paperwork ready, although they had already cashed my application and deposit checks! The apartment I was originally assigned had a hole in the linoleum of the kitchen floor and I had to be given another one. The second apartment was not completely ready and I had to make three maintenance requests my first day; one of which has still not been resolved. After about a month the playground started to flood every time it rained and despite numerous complaints this issue continues to this day. I have also had several problems with noise, loitering and suspected drug use/distribution in the parking lot. The mail center has been damaged for several months and the grounds upkeep is abysmal. It seems like such a deal because it is so cheap for this area, but save yourself some heartburn by renting elsewhere.

Great location, great price!
I like living in Arbor Trace. It's quiet for the most part and the apartments are alot newer than other complexes. My water bill is never too high, my apartment is well insulated, and there is great shopping around here. Even the office staff has improved. My building is pretty quiet. Besides the it's nice to drive around the corner and go into SC and get gas cheaper. LOL. So with being said the location is everything to me.

I like it there
i have been living here for over a year and i live alone. i have not had any problems in fact i have met some really great people who live near me. i have 2 dogs and i walk them at night and never feel unsafe. there is a police car that patrols at night and i have seen them also during the day. i know people have posted about the crime but we do live in a big city now and that type of thing can happen anywhere. i hace lived in wealthy neighborhoods too and had my car broken into 3 times. here i have had no problems.

Don't be fooled! High crime inside Arbor Trace complex, nice area all around it.
I lived in Arbor Trace for 6 months (Nov 1993-April 2004). The complex was new at the time and still under construction (only a couple buildings were complete at the time). I had spend considerable time driving all around the area and through all the surrounding neighborhoods along Choate Circle and Hwy 49, etc. Everything looked good. So I signed a 6 month lease. Well, I was very surprised one day when I came home from work to find that a FedEx package had been stolen from in front of my door. Even the FedEx people thought it was a safe place at that time since surrounding neighbor hoods were low crime. Arbor Trace was so new, it did not yet have a crime history. I'm positive that now FedEx and UPS have since flagged the Arbor Trace as high crime and they never leave packages at apt doors. After that incident, I started paying more attention. As more and more people moved in (toward the end of my 6 month lease) I noticed more signs of deterioration. Some scary looking people walking around and more poorly maintained cars in the parking lot, etc. I do not have children. If I did have children, I would not want them outside playing at Arbor Trace. My biggest concern while living at Arbor Trace was that I did not want my car being damaged or broken into. I always parked under lights adjacent to the managers office and never had a problem. In May-2004 I moved out because I purchased a house off of Choate Circle that is less than a mile from Arbor Trace. I still love the area. The area OUTSIDE of Arbor Trace is very nice and low crime. Thank god the crime is self-contained within Arbor Trace. It is just within the confines of Arbor Trace complex that is unsafe/high crime. As a homeowner now, I really wish that Arbor Trace did not exist. I don't like having such a high-crime microcosym sitting on the corner of 49 and Choate. I actually live a half-mile from Arbor Trace in a nice neighborhood now.

Management Terrible
I am cancelling my lease because the manager does nothing when it comes to compliants. Many times I come in the office and she will not leave her office to help. She has the other girls doing all the work. She dont return calls and I always see her outside smoking while everybody else is working. She is the reason everybody is moving out. She always look at me funny when i ask her questions trying to make me feel dumb.

I really don't get wants not to like
Its a great complex, for the money! VERY SAFE! I have never had any problems. I don't even see my neighbors usually. I'm happy i found this place. I know the magnet just changed over, so maybe thats why the bad reviews. i don't get the safety issues either; i am a 22 year old female who lives alone, and i have never had any problems. A security car patrols the property at night, and the apt come equipped with a security system.

HAS TO BE THE WORST EVER.......
If you can afford to pay a little more, do so. I signed a year lease like a fool. Things were good the first six months, and of course, the last six months is when it got bad! I have a neighbor from hell that plays loud music for hours on end. Pretty much I pay rent to listen to them party or whatever it is they do. It seems to me that people who want to truly live in the ------ should go to Albemarle Road or somewhere. I mean why stay in a middle class neighborhood with truly working class people if you want to live in the ------? I guess you get what you pay for. I will not even consider resigning my lease when it is up. I only have a few more months left, so let's hope that I can survive. Please don't let them fool you by telling you that it is quiet here. They would be telling the biggest lie ever!! For a hundred dollars more, you could really get something nice in South Charlotte....

TERRIBLE!!!!!!
I agree with the above review. I am currently a tenant there and can not wait till my lease is up. Management there is TERRIBLE!! They don't care about the place or it's tenants. Seems as though the apartment manager only works there for a free place for her and her children to live. Looks like a nice place with very affordable rates, but beware! Can't wait to see what I'll have to pay when I move out.

Do Not Always Believe What You Read
I had already leased an apartment with Arbor Trace before finding this website. However, once i found the website i became extremely nervous, and quite frankly, scared to move in here. The people who commented made it sound like an absolute hell hole. Well, i'm going on my second week there, and though that is not a long time, i have found Arbor trace to be NOTHING like what the people said on here. Safety was a huge issue to me because i am young and live by myself, but i'm sure it would be a big issue to anyone, but i was actually pissed, for lack of a better word, at the people who went on the website and scared the s@#% out of me to the point where i did not want to move in anymore. So i knew that i had to come back on this website and leave a good message because i really believe its true that people don't comment about the good things, but when they're upset or had a bad experience or maybe the people are just jerks, then thats when they want to comment. So to make a long story short, arbor trace is actually a really nice place, i personally love it there. The nights have been very quiet, the apartment is lovely, very clean, new appliances, etc. and i feel safe there which was the most important thing. So bottom line, do not let these people scare you because my experience has been NOTHING even close to what was described in the other comments.

Used to be a Good Place
When I moved in this was a nice apartment complex. However, in the two years I lived here the management came and went. The complex went downhill over the two years, and I faced alot of hardships from the leasing office when I was relocated by my job. I tried to get out my lease a month early (after 2 years), but was not giving any help at all by the office (despite finding another person to move into my apartment). When they finally sent me correspondance, I thought it would be my Security Deposit coming back to me after two years, but nope. They claim that I owe $38.70 for cleaning the kitchen floor, the sink, the stove top, the hood, and $112.22 to replace the bathroom vinyl. They never had to clean the apartment (including the carpet and the walls) after my first year was up (which they would have had to do if I had moved out), so I'm pretty sure that they should owe me money. I'm going to have to pay it, don't want to be turned into some collection agency and have my credit flushed down the toilet; but I think it's unfair what some apartment complexes do to good tenants. I think this particular complex deserves the problems it's facing now. I'm just glad I'm gone.

I'm very picky.....
i'm actually shocked to see that people are saying we have crime issues here. i'm not doubting any of it...i mean Charlotte has crime issues period. but as picky and particular as i am, its a miracle for me to say that i'm pleased with anywhere. and so far i have been please with my experience at Arbor Trace. i haven't had any noise issues, no bug issues which is a huge deal to me after living at Winterwood, and for the most part i feel safe there. the only places that i've noticed trash was in our stairway...and thats the fault of the disrespectful people who visit the complex...i mean thats our job to control ourselves and our company...and they do clean it up but thats the only part that has annoyed me. for the price, its a nice place to stay and i hope it continues to improve.

My son has lived in these apartments for a long time. The property is now known as Arbor Steele Creek Apartments. The new management company (a joint venture owned by Alex. Brown Realty, Inc. of Baltimore and Chartwell Holdings, LLC of Charleston) is raising his rent next year by 14%. It is going to make it very tough on him with his fixed income. His 1-BR is going from $575 a month to $659 a month (14-month lease) or $669 a month (7-month lease). It would cost him $869 to go month-to-month, totally ridiculous. So if you like what you see, just beware -- you might be moving again next year if the landlords figure they can squeeze even more profit out of their tenents. I think the crime situation has improved over the years, especially since CMPD just built a new precinct house at the corner of South Tryon and Westinghouse. Don't do it!
I have lived here since it basically opened. In that time, Arbor Trace has gone downhill fast. The management has no idea what is going on at any given time. There have been 2 murders at this complex and multiple thefts. The crime alone is unbelievable. Quiet hours would be a plus if anyone actually bothered to enforce them. All in all, do yourself a BIG favor and look elsewhere.

If you don't mind living amongst low life people who don't care about where they live, go right ahead. And Management does not enforce any type of policy regarding tidiness. Your balcony can look like a small junk yard and it is no problem. <br><br>Walls are thin so when your neighbor decides to cook up their national dish filled with 100 spices, you had better like it since the odor will permeate your apartment. <br>

Very nice place to live
Leasing staff was very helpful, pleasant, and organized. I like having the fitness center on site and I am looking forward to using the pool this summer! Very quiet and convenient.<br><br>I met and talked with the manager, wonderful lady, answered all my questions, there were many....fair and personable.<br><br>You won't regret your decision moving here.<br><br>

Arbor Trace is going down, Police are your best friend. Staffing sucks, I wouldnt waste my hard earned money on these apartments. I have 2 more months left on my lease and boy I cant wait.

BUYER BEWARE
I WOULDNT RECOMMEND ARBORTRACE TO MY WORST ENEMY. THE ONSITE MAINTENANCE MAN IS A PSYCHO, SO WATCH OUT. HE HAS ACCESS TO ALL KEYS, YOUR APARTMENT WILL BE MORE LIKE ITS HIS, LONG STORY SHORT I SIGNED A 12 MONTH LEASE AND MOVED OUT AFTER STAYING 5 MONTHS. IT WAS A LIVING NIGHTMARE, I HATED GOING HOME. SOMETHING IS DEFINITELY GOING WRONG OVER THERE, IT IS SO DULL NOW. PEOPLE DO MOVE OUT ON A REGULAR I DIDNT THINK ID BE ONE OF THEM SO SOON. I COUNTED 7 VACANT APARTMENTS NEARBY ME WHEN I MOVED , I CAN ONLY IMAGINE HOW MANY WERE VACANT NOT NEAR ME. OFFICE STAFF DONT KNOW WHAT THEY ARE DOING. PLEASE DO YOURSELF A FAVOR DO NOT LEASE FROM THESE APARTMENTS. YOU'LL BE SORRY YOU DID.

From great to "oh boy"
The complex has had 4 different apartment managers in a 6 month period. The police are called to the property almost daily, and there was a domestic dispute-turned-homicide just a few weeks ago. Maintenance requests will only be performed when you threaten to contact someone else and deduct the amount from your rent. Save your money and look elsewhere.

Place is going to hell
I moved in here in May. The staff was very friendly and helpful, both before, during and immediately after move-in. Their rental rate was unbeatable and the community was nice and quiet for the first month or 2 i was there. However, around late June/early July, it seemed quite a few people moved out and they had lots of vacancies. It seemed like the property owners (Tribute Properties) decided to sacrifice acceptance standards to raise their occupancy because there has been a noticeable drop in the quality of life in this community since the summer began. There have been weekly police calls for domestic disputes and it's rumored someone was killed a couple of weeks ago. Kids are always running around unsupervised and cars are often broken into. Also, I'm guessing not coincidentally, only one member of the friendly and helpful office staff was retained when this all started. Why replace a helpful staff with one that is letting the place go to hell, while letting anyone and their brother move into the place to boost occupancy? Why, that sounds like greed to me. The kicker is there are more people working there now than when I moved in, and it seems less gets done. When at the nearby grocery store, I've heard more than once, "this area used to be so nice and quiet, then those apartments opened on the corner and now it's going to hell." Not the kind of thing you like to hear about your home from area residents....doesn't make you feel all that safe. But yesterday was the clincher that made me write this review. I get home from work and a TV goes flying off the second floor balcony of one of the apartments of my building! Does that sound like a neighbor you'd like to have? I went into the office to ask about the incident and they chuckled!!!!! What if I had been walking there or what if my car was parked in the spot where the TV landed? Doesn't seem all that funny to me! I'm going to get out of here ASAP. STAY AWAY!!!

you can find better!
I have lived here for a year and at this time my lease is up and I have decided not to renew for the simple reason, the rent office people are not organized, they are starting to let just any kind of people move in I wonder if they are still doing background checks, and the police are always having to come out there for some reason I mean every weekend the police. If I were you I would not move here, you can find better.

Okay Place to Live
I've lived here going on a year now. I agree with both tenants. Great area, nice and quiet. When I moved in last year, I had no problems, but now they have a whole new office staff and they are not well organized at all, which is the reason I am not renewing my lease. Please I tell you, save your receipts and make copies of everything you give them. If you are thinking about moving here, do your research. Because you are going to have to deal with the office staff for however you sign your lease. But overall, the apt, are nice, brand new apt complex (a year old, depending on the front or back of the complex), Square footage is pretty small, but you can work with it. Great southwest area. But just be aware of the office staff.

I think that this is a great place to live and it is quiet. The neighborhood has quiet time between the house of 11 p.m. and 8 a.m. which is a plus..the staff is very friendly and lives onsite. i love this place
