When I first moved into Arden Woods (now Hawthorne-Midtown) I did not have a great experience, however since they are under new management I absolutely love living in this community. I enjoy the social events, friendly staff and Maintenance Crew.

These are older apartments. So, the price is worth quality sacrifices for your budget. It is a great location but lacks tennis court, counter bar/ledge, ice maker, carport and car wash station to clean off sap and pine needles.

I moved in during the renovation phase of the community. Management has been responsive to any and all maintenance requests in an expeditious manner. The units are spacious, and very quiet. In general I feel safe in this community and have found residents friendly. I will renew for a third year.

I have been a tenant at Arden Woods for 15 years. It has been a safe haven for my family and myself. Management has always been reliable and very respectfully of all of my maintenance needs. It's a nicely mixed community, and quiet just the way I like it. I have a 3 bedroom loft apartment that is very spacious which is great when you have kids. My family and I have really enjoyed our time here at Arden Woods. And I would recommend it to a friend.

I have lived here for three years and I absolutely love it. You experience the unique midtown feel and great location with incredibly reasonable rates. The staff is outstanding. Laurie Webb is the Property Manager and has been there the entire time I have been a resident. She truly cares about the residents concerns, needs and bends over backwards to assist. The maintenance staff lead by Bobby can be counted on to respond. The Lofts are older but they are built solid which is what I like about them - you never hear your neighbor. The pool, tennis courts and bark park are well maintained. Make sure to check these unique lofts they are truly a hidden gem in Raleigh's happening Midtown area. -Christine

This is the first apartment I've ever lived in, and I absolutely love it. I knew I wanted to live here after my first visit to the property. The apartment layouts are beautiful (I love my spiral staircase/loft) it's quiet and cozy and all of my neighbors are super friendly. On top of that, the rent is affordable! If I could live here forever, I would.

I recently moved out after a little over a year of being here. And I REGRET the move. I loved the layout, my neighbors, the openness of it all. I loved taking my kids out to play in the field right in front of the apartment. Maintaince always came out, even though they would try to fix the problem cheaply as possible, if you keep putting requests in they will eventually fix it right. (Had to get my ac unit replaced) but other than that I loved it. Granted, office staff seemed like they had mood swings, but I didn't need them much so I really didn't care, they were always respectful when I approached them with a question or issue. And they all knew me and my kids by name and apt #(even before I actually signed the lease they knew my name when I walked in the door) which seemed kind of freaky at first. But it made me happy like I was important to them. They changed manager when I was there and seemed like she was making an effort to fix a lot of things. My neighbors got new sliding doors and mind were examined to make sure they were on their tracks right once I complained about them sliding. Before she came in I was told that yhey couldn't do anything, but then I was told they learned a new way to fix it and it was fixed. I really miss it here. I had a lot of good times and rent is really low for the size and location of the apartment. If I didn't move out of state I would have definitely stayed. And I never had any issues with noises or my neighbors.

Ive been living here for almost 2 years now. This was my first apartment, and I absolutely love it! I started out in a 1 bedroom. Having a spiral staircase option was the icing on the cake for me! :) I then upgraded to a 2 Bed 2 Bath and it is even better! I love how much square footage I have and that I don't have to pay an outrageous price. This place is so convenient for me because I work in North Hills. The office staff is always very kind and considerate if I have an issue. I would definitely recommend this place to anyone looking for a quiet and beautiful complex. I feel like I live in a forest!

I like to find the good in every situation but unfortunately I cannot find that here. We have a super clean apartment! I clean daily and our apartment it always pristine! However, we have a bad mouse problem and its driving me and my husband crazy. We have to clean the floors everyday because they poop everywhere!! Its not even our fault that they are here!! It wouldn't be a problem if the management here would take care of the situation or ATLEAST answer the phone or call me back. I have called so many times just begging them to send the exterminator and all they have to say is that I need to clean better. I want them to tell me where the dirt is!! Please do yourself a favor and DON'T live here. Trust me, it is not worth it. I'm having to worry about getting some illness and it is completely out of my control.

Aug 22 at 1:55 PM Hi i'm very happy with my new found home , at first I thought I had made a mistake , because of the stairs , but to my amazement the stairs are great , I wanted exercise ,& I'm getting it, this is the first place that I've rented from that I actually use the pool & execise room .I have great privacy , I believe because my place faces the rear, my neighbors are great, everyone is quiet & respectful, maintenance is great & timely ,my only complaint is the parking ,I think everyone should have two (2) spaces,but I do believe there're working on the parking issues

I have had a very good experience living here at Arden Woods. The office staff has been extremely helpful. The maintenance team is on top of things when we've needed things fixed. The neighborhood is kept neat and presentable. The location is great, close enough to downtown and everything in between! Overall I am very pleased.

My girlfriend and I have only lived here about a month, and we've already decided we're not going to renew our lease next year, and may even try to sublease before then. That is not to say it's all bad though. First the good : 1) The apartments are very large and have good layouts/floor plans. 2) Appliances are pretty good, not great. 3) Pretty convenient location to 440 and not too far from 540. 4) Mostly quiet with exception of a few people playing loud music in their cars on the way in. Now the bad: -There is nowhere near enough parking. My girlfriend lives with me. We both work, so we both have cars. They only provide 1 spot per apartment, and there is only about 1 visitor spot for every 5 apartments. I specifically asked about parking before we signed our lease, and was told by staff that there is "more than enough parking". I let my girlfriend take the assigned spot, since she works second shift and there definitely won't be any spots for her. The vast majority of the time, if I come home after 9pm, I have to park on the street, away from my apartment. Since I live in the back of the complex, this amounts to a roughly half mile walk. Not exactly what I'd call "more than enough" parking. 2) Maintenance tries to belittle your complaints. There is a loose banister in our unit. It is not loose on the wall, but the actual rail is loose on the mount. Maintenance told us "that's how it's supposed to fit." We also have a lot of soft spots in the floor upstairs. We noted it on our move in sheet and told management, but have never heard more about it. 3) Bugs. Very shortly after we moved in (within 2 or 3 days) we started noticing roaches and fruit flies. The roach problem seems to have been solved with bait traps (that I purchased) but the fruit flies are proving more difficult. We are very careful to keep clean, and to avoid having any food spoil. 4) The A/C units are grossly underpowered for the size of the units. With our thermostat set at 75, it still runs almost constantly. Even with keeping all of the blinds closed. Our A/C unit is also literally just sitting on the concrete out in the open on our patio. My biggest complaint honestly is the parking. I was lied to regarding parking when I moved in. If I had known it would be this bad, I definitely would not have moved in.

I moved in about 6 months ago and love it here. The staff and maintenance is great! I can't say enough about this property. Very clean, landscaping is beautiful. I would recommend this property to anyone that is looking for a nice home.

I have been living at Arden woods for about 3 years now. I initially rented out a 1 bedroom and then moved to a 2 bedroom apartment. Myself and husband really like the layout of the apartment. The layout is similar to a town-home however with a "loft style twist". We absolutely love the HUGE living room space as it allows us to be able to breath and have plenty of room when guest come over. The bedroom size are decent but would be better if it was a little bigger (I guess the living room space makes up for it). The neighborhood is okay. Every now and then you will hear neighbors outside but nothing that get's to the point of being too disturbing. The walls are pretty thick so we usually don't hear any of our neighbors. The office staff are really nice and will try their best to assist you in whatever way possible. The property manager is very helpful and will go over and beyond to make sure your stay is pleasant. The maintenance staff I would not give much praise to on the other hand. If you call in requesting something to be fixed, it will get fixed however just be prepared to keep contacting them over and over again as it will soon mess up again. I will say that the apartments are pretty much up there in age and of course you will expect things to mess up or be outdated, it comes with the age of the apartments. So pretty much, you get what you pay for. The only thing I will say, since there are trees all around the apartments there are a lot of huge wood roaches that come in the apartment. I am a person who is terrified of bugs so this is the ONLY major problem I have here. They do have a regular terminix guy who comes around and sprays the apartment but I will say that no matter what those bugs will make themselves welcomed in your home sprayed or not! I would honestly say if it was not for the wood roaches I probably would stay longer as a resident here until myself and husband bought a house but unfortunately I think 3 years is way to long to tolerate them, plus I think my husband is getting tired of me screaming every time I see one :). Other than that, overall Arden Woods is a nice place to stay and enjoy a town-home set up for a decent rate.

I've lived in Arden Woods for 2.5 years so far and foresee another year here after our lease is up. Personally, I love the layout of the apartment. It's much more like a townhouse with multiple levels and the space is utilized very well. My kitchen is bigger than it has been anywhere else where I've paid at least $300 more a month to live. My living room is huge and there is plenty of space for my over sized furniture and a bit extra for my toddler to run around. The bathroom is nothing special, but it's not horribly small either. We have more than enough room for two adults, two pets, and a toddler. We even have a utility room, not just a closet. There have been maintenance issues but I'm very quick to make a request for repair and it's usually promptly taken care of. I've seen a lot of complaints about electric bills in this complex but ours is about $105 a month and we don't even have one of the newer ac units like most apartments here have. I LOVE the balcony and patio, they are both huge and both have storage closets with ample space for two adult bicycles and all our seasonal decor/other storage items. While lacking in curb appeal, the playground on the grounds is a nice touch. My daughter loves the slide and it's nice to have something walking distance from home. The pool is great and I've never seen it too crowded. I work out in the 24 hour gym on a weekly basis and find it very helpful. The employees in the office have always been extremely nice to me. They always seem excited to see me, know our names, ask to see pictures of our daughter, just very very nice ladies in there. My only issues with the apartment are: We have one neighbor who has an extremely loud car who likes to leave at odd hours and has to rev his engine to get the car started, sometimes it wakes me in the mornings. I also don't like the landscapers they've hired. They seem to hang around not doing a whole lot, just making noise with leaf blowers that are very loud. And parking is the #1 problem here. There just isn't enough parking and the tow company is very strict, once you figure out the lay of the land though, and warn your guests to always make sure they park in guest parking, you won't get towed. I never hear my neighbors inside their apartments and my parents didn't even realize we had neighbors when they visited. Overall, I started in the smallest apartment layout they offer and loved it, got married and had a baby, moved to a two bedroom and love it even more. I'm walking distance from a grocery store, movie theater, 3 fast food restaurants, a gas station, and a pharmacy. Plus, there are tons of walking trails through the North Hills area just walking distance from my door AND a recreational park just on the other side of the apartment fence (Optimist Park and Community Center.) You just can't beat the price for location, space, and customer service. I even got back 90% of my deposit when I moved from one building to the other. I have never had this great of an experience in any other apartment complex and plan to stay here until we buy a house. LOVE IT!

I have lived at Arden Woods for almost a year and I will not be renewing my lease. I wish I would have know my electric bill would be $285 a month. The instillation of the apartment is horrible. The property manager ------------ is a -----*****...She's rude and favors only a few. She makes changes at the drop of a dime that are completely unnecessary, like taking away usable parking.. The parking is horrible theirs only one space assigned to each apartment.Car's are towed on the regular due to the lack of parking space. Arden Woods is just not the place. Tenants move out almost every other weekend, that is not a good sign. Right now there are about over 20 apartments that are vacant. What does that tell you....You've been warned!

We have lived at Arden Woods for about a year. I manage historic homes in Raleigh, and I believe the management at Arden Woods to be exceptional. The office staff is professional and courteous. They remember our names, which is quite a feat considering how many people live in the complex. Drucker and Falk, the management company for Arden Woods, is noted for their systems and management training. If you use their online maintenance request form, you will find maintenance response time to be excellent. The apartments are about 40 years old and aren t perfect, but the the design makes them feel very spacious with large decks/ balconies, and sliding glass doors. The rent is really a bargain when you consider size, location, and amenities. The down side is that it is much cooler downstairs in the sleeping area, which is great in the summer. In the winter we just turn on a little electric heater if it gets below freezing outside. As for the grounds, I see maintenance every day picking up cigarette butts and debris in the parking lots. I have even seen the office manager, Ms Parks, picking up renegade paper in the grassy common areas! It is SAFE. The entire complex is fenced in except for the entrance. Hired security every night patrols the area. It is QUIET!! We can t hear our neighbors or traffic. Management is working hard to make Arden Woods a community by planning parties and special events. We have only two issues: 1. The parking spaces are not clearly marked and our guests and I have had our cars towed. At night when it is raining or fall leaves are on the ground, it is virtually impossible to see the numbers. 2. The tennis court has not been usable. However, we expect that come Spring 2014 that will be rectified. If you have read my whole review you are probably wondering why a person who manages and owns rental property is living in an apartment. It s because at the end of the day, I want to go home, relax and let someone else worry about repair, maintenance, and security. Plus I like a bargain and I have a beautiful view.

I lived there for exactly one year, just moving yesterday, mostly due to poor managment and false advertising. If you have ever been put on hold when calling the office (which happens almost EVERY time I have called) You will here their spiel about the wonderful ammonites they offer such as lighted tennis courts. The worst place ever! I moved there and as soon as I get in there the first night I go into my bathroom and find roaches called the manager and they had the nerve to ask me if I brought them w/ me "HELL NO" is what I said. The light bill was to high and then all of a sudden management changed and they brough in some ------ chick who had no since of communication and or customer service. Hince the name "------". I stayed and gave them a letter 2 mos in advanced stating I will be vacating the premises when the lease was up and on moving day "------" came down the street and stated "you didnt tell us you was moving". Good thing I had a copy of the letter which I got noterized stating I was leaving I handed it to her she rubbed her hand over the stamp and state this is not valid. "Really" is what I asked. I had numerous problems and a headache w/ these people DO Not I repeat DO Not move there.

This is the worst place I have EVER lived. Terrible. The staff is so rude, I hate even having to call them to ask for repairs on my apartment. Which is sad since I have had 10 things break in my apt including my AC twice since I moved in in April. I am currently trying to get out of lease. Not to mention the constant crime, I feel like the police are out here speaking to my neighbors at least once a week. DO NOT LIVE HERE.

Worst place EVER!!!!! Downstairs stays around 10-15 degrees colder, had to buy a space heater for the winter to be comfortable. When I first moved in, I did the initial walk thru inspection, it took around 6 weeks before they came to repair anything and then all repairs were either band-aid fixes or half done. EVERYthing they say they needed for the job is on "back-order" and takes weeks (if it ever happens at all) for the job to get half-done. I had a broken stair and their "fix" was a wedge and some caulking. The ceiling fan in the living room was droopy (like someone left it out in the rain and hung it anyway), so when maintenance FINALLY came in to replace it with a new fan, at least we were told it was going to be new, ((here's the kicker)) they removed the blades and laid them in the falling leaves and spray painted them to try and make them look new. Then when they brought them back inside and hung them (with leaves attached) they pulled off leaves and used spray paint INside to fix any spots, resulting my living room covered with paint. When confronted, they denied it. Talk about mature professionals!! I had to go to the management company to file a complaint and the Regional Manager personally did a walk thru inspection. That's when things actually started to happen with proper professionals hired to do the repairs. (Those guys were awesome!) Best I can say is save yourself the headache and find a better place to live.

I feel like I was duped! The Asst. Manager sold me good. After I moved in I found out all the stuff that would have kept me from moving in in the first place. The floor upstairs sinks in like you are gonna fall through. The downstairs has been so cold, I should have been sleeping outside. The paint on the balcony is chipping because it wasn't painted properly and the light bill is EXTREMELY high. All my bills have been over $200 a month and according to Progress Energy it might get at least $30 higher! Trying to figure out how to get out my lease NOW!! This is to stressful!

I have lived at Arden Woods for three years. I can't say that all the management has been good; but what we have now is very good! Management is working hard to do monthly check ups on our homes,work to keep the area clean,well lit and safe. They are working at bringing our community together buy planning activities and gatherings for us to meet and greet our neighbours. Makeing it; a much friendler community. The townhomes are much older then most of the ones in the area. Being built in the seventies the fixtures are older and the insulation leaves alot to bedesired.However we have found that by living with a conservative life style we have been able to bring our energy bills to a adequite amount.Our stairways are narrow and floors not quit level.They do make up for some flaws with large closets and large decks that adds to our living area.I just want to say "THANKS" kep up the good work!

I've seen a lot of bad comments regarding Arden Woods. I been living here for five years, this is my home and I treat it in that way. Shoud there be a piece of paper on the ground I pick it up, when anything is wrong on the property it should be reported to the management office. They will work to fix it. There has been management here in the past that haven't been strong enough to find solutions to most problems but this team is for the community. Many of these poor comments are from the past issues and tenants that move in and out of apartments each year and don't look at Arden Woods or anywhere as their home. Simply just another apartment not a townhome as it should be. I've met many good neighbors that feel the way I do and have been here longer than I have been. We watch out for each other, some aren't as active but still show they care about their community and it's people. I'm not saying their has not been any problems that can and does happen everywhere, but I have seen things that have been reported handled.
