Excellent apartment community.

I have been living at Boulder Park for exactly 3 years. I have had a very rewarding experience. Our new property manager is very involved in the property and she makes certain rules are followed and enforced. Landscaping is excellent. They just upgraded all laundry rooms in each building. Excellent upkeep of the property has prompted me to renew my lease for 3 years in a row. I have never experienced any rudeness or hostility on behalf of the management staff. Everyone, including the maintenance personnel are very helpful and courteous. Respectful and courteous communication goes a long way with getting along with people and I believe this is why I have not experienced the hostility described in some of the reviews. Everyone deserves to be treated with politeness & respect even when your oven does not work. Why be rude about it?
For those complaining about the noise, maybe you should lease a top floor unit. I have lived in apt rentals most of my life. My experience has been that ALL apartment complexes can be noisy due to inconsiderate fellow tenants. ThatĀ“s why I choose not to have neighbors living above me.
I periodically compare the rental pricesā€¦Ā See More>

    Thanks for everything!!!

I just completed my lease at Boulder Park what a great experience. The management was great. They helped me with all my needs. The maintenance is great also very quick at responding to my needs. The manager did a walk thru on the apartment with me she is very nice and very good at her job. I am sorry to leave Boulder Park. But my job transfered me out of state. I want them to know how happy they made my stay.

      What a deal!!!

Ive been living here at Boulder Park for 3 yrs. Ive just renewed my lease again. They offered me 1 month free to renew for a year. I think that is great . Alot of places offer new tenants free rent and we have to keep moving to get the free rent. Im glad that these people see the value of good Tenants. The management is good!!!
The maintenance is Good!! The building however are getting older. But are very well kept up. The grounds are good. The Location is the best in the area!!!!

        Great Find

Im Glad I didnt listen to the other comments on this sight. I love Boulder Park. Ive found the Maintenance and management wonderfull. Its to bad that those people that cant live by rules have to slander. The manager is great she is always saying hello to everyone. I see her frequently walking around with a note pad. The complex has come a long way since she has been here. The previous manager didnt get out of the office. And if you wanted to see him you couldnt you had to speak to the assistant property manager that was the one that was rude and never came out to look at anything. The manager will see anyone that has any kind of concern. Also she returns email if you want to communicate with her that way. Way to go Suzanne!!! Thanks for you hard work it is noticed. Beverly

real hassle, I canĀ“t believe those guys so bad!

I lived there for 4 years, it was good enough but since last management change it is just a huge hassle. It is absolutely not tenant welcome management. The only goal is to give you a trouble and pursue itĀ“s own goals. They did not do any updates in our appartment since we moved in, they never helped us when we had noise problems coming from neighbours and in final they charged us on move out for walls painted and dirty stove! ItĀ“s just a mess IĀ“m thinking about small court. We reported about dirty stove on move in!!! Besides they did not return interest on our deposit. Appartments are very noisy, which is ofcourse not management fault but very annoing. I tried to ask maintance to do something inside of the apparment , turned out that it is not worth it, they simply do it worse.

some good feedback here - most of it is bad though.

Well, to sum it up in a bulleted fashion, and comments to the others that have written here.

Cons:
- cheap paint (comes off if you clean wall)
- cheap windows (windy/breezy in the apartment)
- no insulation, very cold, or very hot
- cheap screens in windows (doesnĀ“t fit molding, allow insects in)
- TRASH FEE - doesnĀ“t count per person, just per bedroom. 7 people in a 1 bedroom apartment = $2/month. 1 person in a 2 bedroom apartment = $4/month extra.
- Thin walls/floors/ceilings (you can share a movie with a neighbor without even trying)
- Air Conditioner - only 1 for a 1100sq ft apartment, and itĀ“s on the opposite side of the apartment from the bedrooms. Not allowed to put in one in the window - it takes away from the Ā“astheticsĀ“ of the place.
- Rude tennants - 60% if not more would look down at the ground if they saw you coming, rather than just say hello.
- People leave their broken down cars in the spots against the building
- People park at ends of the building that they donĀ“t live at, taking up spaces for people that do live at that end.
- Office Staff - Rude, narrow minded, focusedā€¦Ā See More>

              Not worht the cost

I lived there for 3 years. I moved into a Single bedroom that had a beautiful view of the electrical box for the building. When I moved in they told me that the bay windows are so nice that they an apartment with one is worth $50 a month more. Though they will jack up your rent on your first renewal whether you have one or not.

The heating sucks. A lot of people complain that that the apartments are too hot, that is because the heat from all the lower apartments rises into other apartments. I was on the first floor freezing every year. They had to fix my heater at least once a year and in Jan 2003, they fixed the heater 5 times.

The windows would never shut tight. And it took a real effort to open them. The AC was nice but it could only cool the living room in the single.. the bedroom couldnt get any circulation even with fans. When the heaters did work, they barely made up for the cold air leaking in from the windows. There was 5 degrees difference between the outside wall and the heater.

By the time I leftā€¦Ā See More>

                SERIOUS RODENT PROBLEMS!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

I lived at Boulder Park for a year, only because I was tied into the lease. During my stay, I have observed many of the complaints that appear on this sight. Please beware if you think you might want to rent here. Firstly, the rents are unfair for what management has to offer. Rents do not include any utilities. The apartments are extremely hot during the summer and frigid during the winter, It is not even worth turning on the heat, because you will not notice a difference. Noise is a problem as the walls are paper thin, so yes I was sleep deprived for a year. THe maintance crew was extremely inconsiderate in that when they did work on the building they engaged in loud conversation and blaring music. However the hightlight was what was found in my air conditioning unit over this past summer. After complaining to management for a year that the air cond. did not work, maintance finally came by to fix it. Upon taking the unit out of the wall a nest of dead decapitated baby birds fell all over my rug. They took the air cond. unit away to fix it leaving a gappingā€¦Ā See More>

                  Stay away

Management could not care less about the residents. Maintenance and management had a confrontation with teens playing basketball, police were called and they found no wrongdoing. My car was then vandalized as payback to this managerĀ“s bad attitude (probably thinking it was her car, but I was just parked at the office using the gym). I asked this manager why the police were here and if they saw anything. She stated, "we canĀ“t help you." These morons are so afraid of liability, they canĀ“t even be decent human beings and apologize that this happened and they instigated it. Thanks Boulder Park for your negligence. There is no security on premises despite their claims that the property is patrolled. Expect to be evacuated at least once per week due to faulty fire alarms and expect this manager to express no sympathy for being out in the cold.

I stayed here for 1 year in a 2 bed room apartment and I am a happy moved out resident. I like the new apartment (pheasant run) a lot better.

Layout:: The aparments look very good from outside and are very spacious inside. The hall is very big but that makes the kitchen very small. 1 1/2 bath rooms are very convenient.

Air circulation:: I am not sure whether it is do with the location of building 20 or the small windows, the air circulation was very poor and affected health.
There is no balcony/patio and it really sucked over longterm.

NoiseLevel:: Yes, it is unacceptable. You could be reading a book and always get
confused whether someone knocked on ur door or ur neighbourĀ“s door.
I cud clearly hear the traffic on amherst.
It also started to get annoying to hear the police car and ambulence siren every night.

Heating: Heat, Hotwater and Cooking gas in not includedā€¦Ā See More>

My location in the apartments was good, will yours be?

It depends on which location you have in the apartment complex. My apartment faces a nice hill with trees, sun in the morning, and its on a corner so the only noise comes from me. Some of the apartments suck though. Especially the ones right near the front door and loud kids. Just make sure you pick out a good one and look at a few before choosing. there are much better deals out there though. a good quick fix with the 6 month lease. laundry machines decent. Location is great to Turnpike and stores.

                        Not recommended

We have lived in Boulder Park for several years, not entirely by choice, but due to financial problems preventing us from moving. As others have commented, these apartments are poorly insulated and have very leaky windows, so are very hot in summer and very cold in winter. Single AC unit in apartment is insufficient to cool apt and also the heating system is very noisy. Maintenence staff is fairly prompt but often have to return multiple times to repair same thing. We also requested the "move-in special" rental rate but were told this is only for new renters and does not apply to current renters (move-in rate being LOWER than our current rent). There is NO screening done for smoking vs nonsmoking, so nonsmokers BEWARE!

I recently lost my job which is no surprise in this economy. After a month I was able to find a job in my field in Cambridge, MA. With only a month and a half left on my lease I thought that management would be reasonable and allow me out of the lease because I am required to relocate. After all they should have no problem renting the unit, which is well kept by me, with the new low rents they now offer. Instead management is unreasonable, so I am subjected to drive over 100 miles a day back and forth from work, spending an average of 5-6 hours a day in my car. Traffic on rt 3 is a nightmare. Also rents have been lowered dramatically, because with all the bad press and empty apartments, it must have been hard to rent. You would think that they would lower the rents of people already subjected to the high rents. No way, not a Boulder Park.Management are rip off artists who do not care for your well being or the condition of your apartment. Obviously these people did not like a decision that was given to them by management which, by the way, is great!! This place is very well cared for and it shows. Yes, there are rules and regulations like anywhere you would live. However, I must say, this place is super and I am very proud to bring my friends and family here. DonĀ“t listen to the people how have their nose bent out of joint because they canĀ“t pick up and move in the middle of their lease with out consequence. There is a lease for a reason. I love Boulder Park and the staff. They have gone out of their way to make this a wonderful place to live.

These apartments are a rip off. We lived there for 4 years and they ripped us off with charges on the security deposit. The reason they gave us is that we did not walk them through the apartment when we gave the keys. Inspite of cleaning house they charged for cleaning expenses. This was a rip off. Also, we lived the apartment quite a long period. They claimed charges for repainting the whole house. In my opinion any house that has a occupant for more than a few years will be in a condition to atleast repaint some parts of the house.

Also they claim that they do not repaint the whole house when new occupants come in. Be care ful. We gave the keys quite a few days days before the lease ended. They did not have the courtesy to even give us a call if they would have found something that they felt it was not clean. They just decided to rip us off.

If you want to take an apartment here atleast, make a walk through with the management if you feel u want to have the full security deposit.

                                          Poor value; Difficult management

I lived there for a year. The apartment is small for the price and condition was moderate. The cabinets were falling apart- once an entire hung cabinet fell right off onto the floor. Prior to move-in I was promised the carpets were cleaned from previous owners with a cat; On move-in day, after renting a truck, I arrived to carpets covered in cat hair. I had to delay move-in a week while they cleaned the carpets. My stay there was okay, they repaired the hot water 5-6 times during my stay. On the way out, after checking the apartment and verbally saying it was fine (I took great care of it and wasnĀ“t even there much) they sent me a bill for a "new countertop", amounting to $150 or so. I had not done any damage whatsoever to the countertop. I wrote them two letters and called numerous times to no avail. I should have pursued the issue further but was too busy. These guys are sleazebags, and the prices are way overpriced.

I lived in a one bedroom apartment for 11 months. The noise level was horrible during the day and at night. Loud music was played at all hours of the day and night, not to mention that you can hear everything going on in your neighbors apartments, from the T.V. to a ringing phone. Management is poor and the office personnel have the personalities of frigid snowmen. The apartment is poorly heated during the winter and extremely hot in the summer. Not to mention that the pipes constantly rattle and in the winter it sounds like exploding fireworks in your apartment all day. Unless you thrive on sleep deprivation and love being treated poorly by management rent at Boulder Park.

For the most part I like my apartment but I do agree with the bad management aspect that others mentioned. They told me that in a 2 bedroom that each person living there had to make I think $31,000 or so a year (if not married). It didnĀ“t matter if one person made $62,000 and the other was unemployed. She told me theyĀ“ve had to turn people away. So my roommate and I lied!! The one making enough money said they live alone and the second person moved in without being on the lease. Ridiculous!!

Getting stuff done around has been okay. Some things were fixed immediately and others were never touched.

I think the rent is reasonable. I lived in a 750 sq foot apt in chelmsford and they raised the rent to $975 when we moved out. This place is $1025 per month for 1200 square feet.

We were upset when the pool had a delayed opening but used the pool next door instead that one day.

If I had to sum it up IĀ“d say itĀ“s okay. There are worse places to live.

                                                Noisy

I lived here for about eleven months. I had a small child at the time and found the noise level between floors to be unacceptable. I discussed this with the office several times and they could do nothing about it but call and inform the neighbors.

Laundry services were horrible. Dryers were either always broken or were faulty - you would have to run them twice.

The apartments themselves were a great size - two bathrooms were convenient. Never had an issue that the maintenance crew didnĀ“t fix right away - in fact they were super friendly and kind. Just the noise factor was annoying. YOu can hear televisions, radios, voices etc. Not the best place if you like peace and quiet in the evening. During the day it was very very quiet.

                                                  Terrible management

Ventilation system is terrible so it gets extremely hot in the summer. AC is inadequate to cool the rooms below 75 degrees. Dryers are a rip-off; it takes 2 hrs to dry a load of laundry.

In the two years I was there, my sink drain was slow or mostly blocked even though management was informed 6 or 7 times. If they canĀ“t unclog a drain, what can they do?

Pool was out of service for 4 weeks in June/July last year.

Parking is good - plenty of room. Snow removal was also good. No crime/vandalism.

Bottom line is rent is too expensive. Expect a non-negotiable rent increase every year. Not worth it.
