Run as fast as you can. This place has gone down hill since Sara came on board. As a resident, I don't believe it is my responsibility to call courtesy patrol when issue was turned into office and the issue was in real time not past. Quiet? I think nothing...there are so many domestics it's not funny. Feel safe? Not really. Dog feces everywhere!! The complaints are unanswered. Pet policy? They break there own rules there are numerous dogs over 40 lbs here...and what is the pet rent for???? Let's not forget the illegal use of water!!! They water daily from 7 pm to 7 am water running down streets grass area like swamps until 1 pm. Oh did I forget to mention YOU PAY FOR IT!! They have a death clause in the contract and are not afraid to use it as I was threatened with it. Good luck with that! Money hungry? That's the least of this complex issue. Glad I left!!!

Have to agree: corporate money-hungry apartment complex. Management is so petty, new manager has no compassion or understanding. One day late on rent and they send notices threatening legal action if you don't pay an absurd fee (for who knows what--maybe over-irrigating all of the unnecessary grass?) in the form of a money order (major hassle). Really? I've paid my rent on time for 15 months and my personal checks are always good. If they raise the rent when our lease is up, we're out of here. One of the pros is that it's fairly cheap (for now). The apartments are quiet. I never hear anything from the neighbors beside and below me. Cons: No security. My motorcycle was stolen from a covered parking spot recently. Lock it down and hope for the best if you move here.

I have been living at Spring Park for a few months now. I enjoy being here and I can't wait to continue my stay here. The neighbors are friendly and we are like a little family within the walls we shall. We all look out for one another. The office staff is awesome at answering questions and getting back to you when you need anything. They have positive attitudes with each day. No matter how the day goes they put their resident's first. They continue to provide and make this a wonderful place to be. The maintenance staff is fantastic. They get to the problems right away especially if it's an emergency. They always have things fixed to the way it was as if it was brand new and they always leave your space clean after they go in and work on it. All of the people here work hard to make you feel like you are at home. Which to me is very important. It is a very quiet place to be. I came from a house of 9 and when I moved here I was so use to the noise around me that I didn't know how to take the quiet. Took me awhile to get use to. I have a very nice apartment. I enjoy the layout of the place. I am able to fit my queen bed in the bedroom as well as my other bed furniture. I have a very spacious living room which allows me to have an area just for my office as well as for my TV and couches. The kitchen layout gives you lots of space to cook and store all your kitchen supplies and of course you can't forget the full size washer and dryer already in the apartment. Makes it so nice to be able to just wash my clothes and not have to worry lugging my laundry all over the place. The amenities are nice to have. 2 pools - 1 is indoor, heated and open year round and the 2nd pool is outside. I just used the racquetball court for the first time and I really enjoyed playing. My best friends have also moved in 3 months after I moved in. We are able to enjoy each others company and have a good time in our homes. Thank you Spring Park for making this a great place to start new and continue memories.

I just recently moved into the Spring Park Apts on July 24th and started looking into different apts 2wks after. Sarah (the manager) lost my deposit that I paid with a money order. Fortunately I kept the receipt to prove the payment was made. Come to find out, she posted my payment to the previous resident's account. That same week my air conditioner stopped working, so I left a message on their voicemail and left for work. When I got home it still wasn't fixed. I had to go to the office to complain in order to have it fixed. I've been speaking to my neighbors and have been told about their experiences with the new management team. Not only are things not fixed in a timely manner, rent postings and charges for water and sewer are mismanaged, incorrectly applied, and wrong amounts posted on a constant basis. This is not how an apartment complex should be managed. I wish I had researched this apt complex before applying to live here. I regret moving into Spring Park apartments.

I love living at spring park. I have been a resident almost three years. I have a very quiet and peacful apartment. I havent had too many maintenance issues, but when request the work order is done in a timely manner. Staff is very helpful when needed. I would refer any friends and family to live at spring park.

Where to begin... (townhome) PROS - if you need a place to lay your head, nothing special, close to shopping this is your place. CONS - bathroom has poor air circulation and drainage, there is "yellow" build up, mold, etc. - spend $$$ on heating bills all the heat rises and the fireplace allows air in (even when vent is closed) - shoddy built complex and paint to make it look better on the outside - maintenance is... just call a professional, PERIOD!! Have to call multiple times on multiple occasions, finally show up and half-assed at best. EX. Took three (3) days for someone to come out and fix a broken washer filled with clothes AND water, then left a gash in the kitchen floor (which I'll probably get charged for); cold leaking through downstairs areas (window, door, fireplace) changed the air filter saying it would work, nope! They came out and I asked them to fix to pad "weatherproof" the doorway on the balcony, so they decided to do the front door only and I had to call back to have them do it right. Had mold in my toilet, took NO LIE, 2 weeks, during that time I took it upon myself to fix the problem. Finally, had a clogged toilet, I tried what I could to fix it (refer to maintenance above). This was around 11 am. I went to work for 12 hours in the ER thinking I could come home and all would be well, but alas just more ammunition for all you would-be-renters out there. Shall I proceed? I have 3 months left on my lease, stay posted for more...!

Most corporate money-hungry apartment complex in ABQ, management is so petty, new manager is horrible to deal with, they tell you one thing and send you a notice demanding more money, charge for parking, water bill share over $40, trash another $20, the owner needs to know about the people running their property.

I have enjoyed my stay at Spring Park. I have a beautiful apartment that I absolutely love. It has a great view of the park and also a great view of the Sandia mountains. I am a truly happy resident that couldn't ask for anything better. The office staff are friendly and are very helpful. Maintenance are pretty quick on responding to any maintenance request. I would recommend Spring Park to my family and friends.

Thank goodness I only signed a 6 month lease. I'm counting the days until it's over and I can get out of here. When I moved in I filed out that initial inventory sheet with all the Things that was wrong with the apartment. It took them over a month to even address the issues. For example I didn't have a shower curtain rod when I first moved in but since it took them over a month to come I had borrowed 1 from a friend. When the maintenance man actually came to repair it I get it note saying it's already been installed. Yeah by me! The refrigerator has gone out twice on me for the same thing they say they fixed. So I had to throw out two refrigerators full of groceries. Then I woke up this morning to a nice water filled pocket in the ceiling which is now leaking. Front office staff is as useless as the maintenance man is. MY RECOMMENDATION IS NOT TO RENT HERE TO STAY AS FAR AWAY FROM THIS PLACE AS POSSIBLE

You'll be better off anywhere else
I am counting down the days until my lease is up. In the 6 months that I have lived here I have had nothing but problems. Management is unresponsive to just about everything including repairs. It took them a month to fix a shower leak, almost a week to fix a hot water heater. Never any call backs to requests or questions. Constantly can hear the neighbors and their dog that is well over the 20 pound weight limit. Don't waste your time. The apartments may look nice but it's not worth the trouble you will have.

Overpriced for low quality housing...
I have lived here for a while now, and i am getting so tired of the Water being turned off everymonth with no warning because of yet another "water main break". The office personnel is catty, and plain rude. They don't treat people like humans at all...only when you come as a potential renter...This property is poorly managed and very poorly equipped... the TV in the exercise room hasn't had a power button for a year, they took away the weight machines, levelled the basked ball court and the tennis court..closed the indoor gold range...in brief...they charge more and more and take things away little by little so that the idiotic office girls can sit there and treat you like dirt.

I liked living here ........only moving because wanted new car.
Ive lived here since sept 30 2010 , I have had no major problems neighbors were friendly. I have a townhome on the back of the complex by the park. Maintenence very responsive would call early am and they responded by 400pm everytime. Parking was pretty tough , I rented a carport that was a little steep, but where im moving has no washer and dryer in the unit will miss that as now laundry will run me 1.00 to wash and 1.00 dry. The townhomes are hard to keep a reg temp my unit was freezing with a/c in the bathroom but my loft part was hot , living room stayed pretty cool . All in all it was alright the office staff was very nice.

The new Greystar management staff is argumentative and provokes the tenants to anger when the out of state billing agency in error tacks on extra fees to the monthly rent without notice - all for documents they had, but lost and did not notify the tenant that they had lost the documents. They also failed to Fully disclose what was necessary even after 5 visits to the office. While most of the time there is no problem, the few times there is - well, just say that any of them will not be confused for Dale Carnegie all day. The top manager demonstrates superficial people skills at best & is hostile & incompetent at their job of dealing with their contract customers rationally. The old management before Greystar was better organized and... sane.

Looks Nice But Is Not
I first lived at Spring Park a few years ago. I can't believe that management can get away with such a lack of action. When I lived there, Spring Park was actually on the local news because the parking lot got icy in the winter and the apartment complex would never lay anything down in the parking lot to help renters with snow or ice. Parking was just awful if you got home after 6:00 PM. I often had to park pretty far away from my apartment building, especially on Friday and Saturday nights when people had friends over. There was constantly some kind of water main leak which would cause most of the parking lot to be closed off, making parking even worse. The walls were very thin and I could hear music from my neighbors. Kids were always playing with balls in the parking lot, even though there is a park right behind the apartment complex. My neighbor played soccer so he and his friends would stand in front of his door (which was right next to mine) and practice kicking a soccer ball against the wall by the doors. Gosh, thinking of all of this just makes me feel so relieved that I'm not there anymore.

Old Airconditioning and Heating Systems Cost You$$$
VERY HIGH UTILITY BILLS- These apartments were built in the late 1970's before the days of energy effcient appliances. My electric heating bill was $150.00 to 180.00 a month in the winter. Plus the noise these old systems makes sounds like a jet plane is landing in your living room. The units blower motors are old and worn out. All of the A/C and Heating systems need to be replaced that are 30 years old and you wind up paying for it. The rent may be 925.00 but add the old heating and A/C systems and you are really paying $100.00 more to live there.

Worse management in Albuquerque - Dont rent here !!!! Management is rude, incompetent and will screw you !!! Dont ask for anything compassionate as they will screw you to the wall. 125.00 for monh to month adde to your rent. Just frigging nickel and dime you to death. Noisy because of crappy construction. Bugs, paking is a nightmare, extra charges for parking, extra chages for water and sewer 35.00 extra for 1 bedroom, 50.00 for 2 bedroom. There are much better places in Albuquerque. This place has turned into a mangment dump !!!!!!!!! Many people moving out soon after they move in. Any positive remarks are management !!!!!!!

I thought it was nice... but then...
I lived here for a year and moved out for several reasons. 1. I can hear EVERYTHING my upstairs neighbor does, creaky floors, every step is loud and clear. 2. Complaints about the community never get resolved. I made the same complaint 3 times over the course of 3 months, I drove by the other day and that same thing is still an issue. 3. After signing a lease to agree to pay $20 water and sewer I was all the sudden asked to pay a higher amount for water "based on actual use of the community" which is a load of junk, I conserve water like a crazy person, rarely using more than I would guess $10 of water, but because their sprinklers run 5 times a day and hundreds of gallons of water flow through the parking lot I am asked to pay for their mistakes. 4. Parking is a nightmare. It used to be coming home past 8pm and parking was tough, now it's hard to find parking at any time of day. I once went to the grocery store at 10 am on a week day and came home and there was no parking. 5. Forget about getting your deposit back, the nickel and dime you for everything. 6. The hot tub is disgusting, it always has tons of nasty greenish slimy foam in it and smells like algae, I wouldn't go in it because I was afraid of catching something. 7. There was always dog poo everywhere, no one ever picked up after their dogs, and the staff never did anything about it. Living there was a nightmare, the office staff was rude to me every time I went in for any reason. I give this place a big thumbs down, don't live here!!!

NEVER RENT HERE!!!

Since living here our water has been turned off 5 times. The outdoor swimming pool became green with algae. The people in the office seem really nice and friendly at first but later reveal themselves as rude imcompetent liars. We have had to call maintenance countless number of times in reguards to our AC unit after the sixth time being called out he told us "If we replace yours then we would have to replace them all and we're not going to do that." Our apartment has got as hot as 90 degrees inside with the AC on and 3 fans blowing. Needless to say the problem was never fixed. One of the times maintenance went out to look at our AC unit he took the cover off and left for the day with out a word being said. Quality of the apartments interior is unsatisfactory at best. NEVER RENT HERE!

Pleasant and Nice
I lived here for a year and eight months and moved out last month. The reason I moved was because I needed to be closer to school, otherwise I would still be there. I really like the apartments. Washer/Dryer in apt, all the kitchen amenities, smiths grocery across the street, walmart around the corner, literally on the bus line, across the street from a nice shopping center, close to the mountains, and beautiful grounds. I had an upstairs apartment so I did not have a patio, but I did have a fireplace and skylight which were great. I had a one bedroom and they are large units at this complex. Maintanence was always quick with things that needed to be fixed. Office staff was always very very nice and accomadating. When I first moved in I had driven to NM from TX and had to move in the next day and they knew we were on the way. When we got there everything was ready and set to go. The covered parking is the best, but it costs extra. The regular parking is good too. The places right next to the buildings are usually taken, but the open spaces are only about 10-15 seconds away. The people who live there are nice and quiet. The walls are pretty thick except sometimes the bathroom. I did for a time have a problem with ants coming in the apartment on the second floor which I thought was always weird, but they went away with easy bait traps. The more annoying thing was the fact that the ants had an unbelievable stink if you squished one or something. One thing that kind of got to me was on Wednesdays the leaf blower mower guys would come by and work and use the blowers in the inner door area for the buildings which was loud, but I know they were just working so it was ok. Also the guys kind of leared if you were walking around when they were there. I especially have a good opinion of them for my last times there because on moving day my car battery was dead and I had to come back a couple days later to replace it. I had forgotten the wrong tool to install it so I asked the office if one of the maintanance guys could help. They said yes and one of the guys came over and installed it quickly. It was a great way to leave the place. Any of the previous reviews that say the office is bad I have to say are wrong. Anytime I went to the office I went with a positive attitude and they did the same back. If you go in with a bad attitude what would you expect to get? Overall great apartments.

i have lived here for 2 years now and i am finally fed up. They never fix things when they say they are going to. It takes 2 weeks to unclog a garbage disposal? come on! I think it comes from the staff in the office. They tell u they are going to put a order in and they never do. You have to call back 3 or 4 times for something to actually get done. To top it off the manager is a complete nightmare. She is rude and talks down to you. And says she is going to get something taken care of and never does. She is kniving. The rest of the staff is ok. More helpful and act more like they care about the residents needs. My advice don't get yourself stuck in a lease here. You will absolutely hate it.

Great Location, ------ Staff
I have lived here for two years now, and love the area and my neighbors but I am moving because of the staff. Spring park apartments as an employer has one of the highest employee turn over rates I have ever seen. They DO NOT do background checks on the maintenance staff and higher ------, disrespectful, untrustworthy, drug using --- holes (except the current maintenance supervisor, hes a good guy.) As for the girls in the front, they act as if they are still in high school. This is the story why i am moving: I came home around 1pm to the maintenance staff working on the next door apartment, hammering and banging, which is understandable. Then 4pm came around, the hammering stopped. Five minutes later i hear loud music, then loud talking, then even louder talking.I have lived in apartments for years and years and have never seen anybody be so loud. especially at these apartments. So i go and see who and whats in the apartment next door, so i peaked my head around the corner and 3 of the 5 maintenance staff where sitting down on paint buckets. They saw me and gave me a dirty look as if i was rude. Then one of the maintenance men come outside talking on his cell phone in spanish ridiculously loud about drugs right next to my balcony as if nobody could hear or understand him. SOOO i call the front, I started to tell her what my issue was and she kept trying to interrupt me by asking what apartment Im in, i kept telling her that her staff is in "123" but she wanted to know who i was.I told her it doesnt matter what apartment im in your staff should respect the paying residents right to a peaceful place to live. Then i hung up on her. Waited 15 more minutes and no change in the the loudness coming for the apartment. SOOO i call back and tell her "do i have to waste the cops time or is something going to be done about your staff??" she replies with "what apartment are you in" by this time i was very aggravated and she could tell im my tone of voice, so she tells me "I dont appreciate you speaking to me in that manner" so I went off telling her I dont appreciate her acting as if im causing a problem when its you and your staffs attitudes causing the issue. Then she tells me "im coming to have a real nice talk with you" and laughs. But nothing ever happend. This is the kind of stupid situation you'll find yourself in if you move here and keep in mind that the people that have access to your home at any time are not background checked, act very juvenile, hypocrites and are vindictive. Now when i see the maintenance staff they stare "mad dog" me as if i am a problem. Now im worried that something may happen to my car or apartment. P.S. The staff will also park in your paid parking spot even tho their is an full open lot of "free parking" one space from where they park. But if you do you get a red tag on your window.

Pretty Place Rude Staff
As it's been stated the complex is beautiful and in a great location. Maintenance was great most of the time but our dryer broke and we did not get another for a month despite the fact every time we called the office, they said it would only be a 2-3 day wait. DO NOT EXPECT the promised $150 cash reward for referring SP to others. I've had 2 different friends move to SP and fill out the required paperwork to ensure I got the money, but the women who run the office could not find either and were quite patronizing when I tried to confront them about it. On the 25th we received a letter reminding us our lease was up the end of the following month and we needed to let them know if we planned to leave by the 1st, otherwise we were expected to pay $300 more than usual for month to month. Since we were leaving town I was not going to be able tell the office we were moving until the 5th. Worse case scenario I thought we would have to pay for a week's rent the following month. When I told the staff we planned to move they said we had to pay for the whole month even though we were a few days late in telling them. They had no pity despite the fact I had other financial obligations to my new living situation. When I explained their letter was brief and unclear, the simply said they'd revise it. When I told them I couldn't afford it they finally agreed we could pay for half at the beginning of the month and the rest at the end. Bottom line is if you can avoid office staff and management at all costs then SP is a wonderful place to live.

Great Place to Live
I have lived at the SpringPark Apartment for a little under two years and have been very pleased with everything. The maintance was always quick and professional and the office staff was always very professional and always greeted me with a smile. The structor of my apartment was very good i rarely heard a peep my my neighbors who were very freindly as well. The parking could be a little tight from time to time but where isn't it. I never once had a problem here and the only reason i have moved is because i had to have a bigger place.

THE BETTER BUSINESS BUREAU GIVES THIS COMPANY a D: Look it up online. PLEASE NOTE. I have lived here for a year and will be moving out a month before my lease expires. I am actually about to pay for a month of rent that I will not be using because I dislike this complex so much. The office staff is generally rude (with some exceptions). When I moved in, I prepaid six months of rent and shortly after paid another four. I was recently hospitalized in another state and missed paying my rent on time--two days late (after paying for ten months EARLY), I returned home to an eviction notice and a $79 fee (even though I had called in advance). I live downstairs and I can hear every movement of my upstairs neighbor. My biggest concern, however, is the parking situation. I pay for covered parking each month and have complained that someone has been in my parking space ELEVEN TIMES in the past year. Never has anything been done about this problem and one night, after returning home shortly past midnight, I was forced to park in the grocery-store parking lot across the street. I was genuinely scared for my personal safety. I could not be more disappointed about this property.

Good apartment
When I first was coming to ABQ, I was a little horrified of this place according to the reviews. I forgot about this site, and just went apartment hunting one weekend in the Northeast part of ABQ, and found this place to be one of the best apartments. I will talk a little about each review part and then give a little more detail. Parking. Well, it's ok. Lighting is poor, but the neighborhood is good, so it never gave me any worries. Plus the fact that there are 4-5 policemen that live in the complex, needless to say I felt safe. There is covered parking for like $20 more a month. Not many use this, so the covered parking spots take up useful spots that everyone else can use. I don't know what happens on weekends however, as I typically have to walk a good distance to get a parking spot, as the spots fill up like crazy. It can be annoying, as it happens every weekend. No big deal though in the end. Noise. For the most part, the noise levels here are great. You get occasional noise from people coming home from bars, some jackass with a car alarm, or people walking through the rocks outside your window at 5AM when taking their dogs out to poop and pee. Other than that, the noice is barely noticeable. Emergency vehicles turn off the siren when they pass the complex, and I haven't ever heard my neighbors through the walls, which is great. Grounds. Nothing much to say here. They look good, especially compared to some of the other apartments I toured while in the area. Safety. Again, I always felt safe. Friendly neighbors. Lighting in the parking lot could be better. Construction. I was rather impressed with the construction of the building. I live on the corner, and my apartment is insulated well, keeps temperature nicely. I have a skylight, no evidence of it ever leaking. Clean wood burning fireplace. Windows are old, but they don't leak at all.(a rarity it seems) Layout was nice. Appliances were all new (I got the impression when renting the unit that it was one of the more recently updated apartments though). Overall nothing cheap about the apartment, nothing that I was dissapointed with quality wise. Maintenance. Well, I only asked them to come out a few times, and they usually got out in a timely manner, but only for minor issues. One minor (almost cosmetic) issue I reported about 5 months ago, still has to be addressed, but it doesn't bother me. Staff. I had little interaction with them. Mainly good when I did. I'm not sure why all the bad reviews of the staff and management, as I never really had the need to interact with them, so who knows. Overall. Ok, I toured lots of apartments, and in ABQ, I found many of the 1BR/1BA apartments to be full, and those that weren't were overpriced. Oftentimes you would find apartments with stone-age appliances (olive green colors) and incredibly tiny washer/dryer. The value for my apartment I thought was amazing. I'm paying under $700 for an over 700sq ft apartment. Here I got a full sized washer/dryer, full kitchen with dishwasher for less than others were asking for. The location is nice, across the street from a Smith's. Walmart is within a mile or two. Several close restaurants. 25 minutes from Kirtland AFB. My main complaints about the place come from the payment policy. I am used to setting up automatic payments for rent, however Spring Park doesn't do this. You cannot set up a credit or debit transfer, or anything. To start up they ask for money orders, which is just another pain in the butt to deal with in my opinion. I went skiing on a long weekend, and was late on payment, which started another headache, as I had to go get more money orders, plus a $60 late fee, which is a little harsh. But they are the rules, so whatever. Other than that though, I reccomend this apartment. It's a good apartment. Not amazing, however it fit my uses perfectly, and was a good deal. Don't take my word for it though, look for yourself, and demand to see the unit you will be renting if you sign. Can't ever go wrong looking at it firsthand. EDIT: Upon moving out the staff were quite rude. I terminated my lease early due to military orders, and shortly after leaving they called harassing me about the set of orders I presented them (I had given them the papers over a month ago, and they had just not looked at them). They thought they were wrong (they weren't) and demanded that I fax them a new set of orders. I tried to reason with them telling them that I was currently driving across the US, and would not be able to get to a fax machine until a day or two. Upon getting to my destination, I faxed the same copies over again, and the lady just said "oh, I didn't see the date there, then the forms were good"...despite me repeatedly telling her where to look for the correct date. She went on to tell me that I "took too long" to reply to her, so she had already processed the early termination fees against me, and had sent me a bill for over $1500 (which was illegal to do with valid military orders), which was more than would have been if I had just paid off the remaining months of rent. It was eventually taken care of and I didn't have to pay the termination fee. I had given them over 30 days notice that i was leaving and presented them with all the correct paperwork 30 days in advance, yet none of this was straightened out or even looked at until I was out the door driving across the US. The staff was rude and unreasonable, and I would avoid dealing with them at all costs if you have to rent from here!
