worst place ever..Do not move!!!!
We have moved here about 1 month ago, but we are gonna break our lease and move out at the end of this month and going to pay about $ 2000 for breaking our lease. First of all safety is a big issue here,I do not feel safe here.Second, the buildings are horrible, walls are like from paper, you can hear about everthing your neighboors do. Besides we have horrible neighboors here. Again it is not safe here. And third, when we moved here the apartment was disgusting,I spent about 1 month to get rid of hairs from every corner of the apartment. It wasn't well cleaned. In short,Do not recommend it here at all, stay away...

Pleasantly Surprised
My husband and I moved here from out of state. We were unable to come visit before we signed a lease, but we were pleasantly surprised when we arrived. Ventana Canyon is in a great part of Henderson. It is right down the road from Sunset Station Casino and the Galleria Mall. You could throw a rock and hit Touro University. I love my big, roman bathtub and the roomy layouts. We were fortunate enough to get a two bedroom for $739 a month! We have a dog and it is super conveinient to pick up after him, because there are doggie stations everywhere. They don't seem to stink and they always have baggies. And there is so much grass for him! The staff is very friendly and they seem to get things done efficiently. I feel very safe at night, they do a very good job at keeping the light bulbs changed and plus, the gate helps. Overall, I love this place!

Where do I begin...
I had so many problems living in this complex I am not sure where to begin. First of all, do your homework on this area - this property is located next to the PEPCON explosion in the 80's (google it and las vegas newspaper articles about this area!). I think it is outrageous that facts about this are not disclosed to property owners or renters in the area. I previously lived in the Green Valley area for 3 years (just 1 mile away). Upon moving here I became ill, upon leaving I have returned to good health again. I was never able to find out for certain why, but that was my personal experience. When I would stay in the apartment with windows and doors shut, I would often get a burning sensation in throat, in addition to other health problems while living here like dizzy spells and extreme fatigue. My many problems with management.. I made the mistake of signing the lease site unseen because I assumed it would be just like the model. Upon my move in date my apartment was not ready. There were still wet paint buckets and fixtures missing since they just painted and had not put them back (lighting, peep hole, etc). The layout was flip-flopped from the model I was shown (which my oversized sofa was all wrong for). Upon returning to the leasing office to discuss that my apartment was not ready and wrong layout, the agent Tasha YELLED AT ME and refused to help me out in any way or return my lease I had just signed. Because I could not move in on the planned day, I had to push my move in date back which cost me $400 in movers because my friends were not available to help me move on a weekday. During my stay here almost everything broke at some point. It took 2 weeks to get a new screen on my bedroom window. Packages were lost (possibly due to delivery men, not sure). The A/C units are so loud in the summer it was very difficult to sleep in my bedroom which had 4 units outside the window. When I moved out I terminated my lease early and stated the reason was that I felt ill living there (this was true). When I received a copy of this in the mail the management changed my reason to moving for work (not true). In their defense I met other tenants who were content with living here - but my experience was NOT a good one!

Dont Line Here
We moved To Ventana Canyon from out of state Beginning of 2008 after many phone calls to their office to discuss parking, amenities, rental application, etc. We were told only GOOD things about the complex of course. However once we arrived things were totally different and not for the better. No one explained the lease, "just sign here and if you have any questions feel free to in and we will take care of it." This was OUR first mistake. Then they said "complete this inventory form and notate anything that is wrong with teh apartment so that it won't count against you and so that we can get maintenance in to fix it." Now they also added to that, that the inventory sheet had to be completed before they would give us the keys to our mailbox. We completed the form and took it back noting all the problems with our apartment. Maintenance has yet to repair any of that. Two days later our window came completely off the tracks in one of the bedrooms upon opening it. We immediately told the front office and it took 7 weeks for them to repair it. The maintenance people here are incompetent to say the least. The neighbors had someone "kick in" their front door. They did not repair the door frame. All they replaced was the molding around the door frame. We watched them do it. When maintenance came to fix our window they spent about 5 minutes in the bedroom came out and told us "just don't use the window I can't fix it". Are you kidding me!!! Maintenance was told that they could not enter our apartment without telling us first so that we had notice and could lock up our puppy when they were coming. They never gave notice, came and went as they pleased, never left a notice that they had entered our apartment. Then the final straw came when after over 7 weeks of waiting for the window to be fixed which was a SECURITY issue because it would just fall out, maintenance came into our apartment WITHOUT NOTICE and my husband was in the shower!! Do you think that once the heard the shower running and the dog barking they would leave? No they just kept on entering the apartment. My husband got out of the shower, saw two men in the house, told them to get out and THEY REFUSED TO LEAVE. Now if that had been me in the shower and to come out and find two men in my house, the Police would have been involved to say the least. The maintenance people copped attitudes with my husband and still would not leave. RIDICULOUS! There is dog crap everywhere. The dog poop containers are full and smell. I feel sorry for the people that live near them. People don't care about where they live they just let the dog poop and walk away. Twice since we have lived here they have put out notices that there will be fines if the dog poop is not picked up and they find out who the dog belongs to. Well I saw a little boy walk his dog, let the dog poop and walk away right in front of the office. Figures. There is trash laying around. Once in a while they have a guy go around and pick up this mess however he misses half of it. The next problem is parking.....There is MORE THAN ENOUGH parking here. That is a good thing, you never have to worry about it. UNLESS.....you have butt hurt maintenance people who now have it out for you and will nit pick about anything. My husband has a work trailer that he uses every day. He leaves at 230 in the morning and returns at approx 2pm. He parks this trailer across about 6 spots in an area where NO ONE PARKS. There are more empty spaces here in this complex than there are spots that are taken. The entire back wall is empty. Well the maintenance guys told the office otherwise they would have never known because they stay in the office all day...and now we are in violation of our lease because trailers need to be parked in a special spot. Well that special spot is at the opposite end of the complex and in an area for STORAGE of TRAILERS AND BOATS. The area is near other apartments. Inconvenient to back in and out of because of cars under the carports. We do not STORE the trailer it is used everyday. Our truck is a diesel. If he was to park it in that area he would wake up all the neighbors with his diesel truck at 2am. When this was explained to them they said they had a c omplaint but would not show me the complaint form. We can not verify that it is a legitimate complaint or if it came from the workers. We tried to talk to the office to no avail. They have supposedly been trying to resolve our parking problem for 2 weeks now. Can you believe it. To top it off the employees park in the spots for "Future residents only" all day long. I have pictures to prove it. No security in this complex. At night tenants park in the Handicap spots which is illegal. The police are around here alot. I would never recommend living here or at any of the MAXX Properties. They say they are a family owned business well if that were the case then one would think that they would look out for their tenants but they don't. Management here is incompetent, inconsiderate and oh did I say incompetent!! Good luck if you sign a lease. Put an extra lock on your door because you never know who or when anyone is coming in your apartment.

Good
We have lived here for almost two years and have enjoyed our stay. The staff is friendly and nice. When I call about a problem in the apartment that needs fixing it is usually fixed within 24 hours. The maintance guys are pretty much all very nice and friendly and so are our neighbors are nice as well. We hear our neighbors every now and again but it is pretty rare. I love all of the accents the apartment has and the layout. My only complaints are that we have a horrible location on the property, so we hear a lot of cars at night and that the pool is always crowded. Other than that I would recommend living here.

Getting worse and worse
I just moved out last month after 6 and a half years in Ventana Canyon. When we moved in, it was very safe, clean and well-maintained, with a caring staff who knew each resident by name.

Safety: Originally, there was a security guard on premises all night and he handled noise complaints and problems quickly. That ended in about 2000 or 2001. I've read other reviews here complaining about drugs and section 8 housing. I honsetly never saw any deals going down, but I will say that the overall feeling is that it is less safe. The lights on the outside of the buildings are often burnt out and I was sometimes nervous walking in alone at night.

Noise: It's become somewhat of a free-for-all. Lots of noisy kids, lots and lots of dogs that people leave locked on their porches. You can hear you neighbors phones ringing from inside your own apartment.

Grounds: Probable one of the areas that had gone downhill the most. A lot of people don't pick up after their dogs, even when the mitts are provided. Every six months or so, Management sends out a letter saying they are going to crack down, but I have yet to see it happen. The grass is spotty and brown and just dead in a lot of places. Once a year they throw down seed, which just attracted the pigeons (who eat all the seed so the grass never regrows), so now there's a large pigeon population. The covered parking is coming apart in spots and there was graffiti near my space for about 5 years - no one bother to check, I guess. Paint is peeling on quite a few of the outside storage doors - tacky looking.

Pets: There are a lot of very big dogs, some of which are "dangerous" breeds, so if that's an issue for you at all, skip this place.

Maintenance: Has become HORRIBLE (did not used to be that way - had gone downhill the last 2-3 years). I had maintenance requests that I put in in August of 2006 that were completely ignored, including black mold that infested the master bathroom (we finally re-caulked it ourselves after waiting four months for them to get around to it). When I complained time and time again I was told by Taylor (former manager and another story altogether) that "Oh, it's probably not toxic". The requests were still pending when I moved out and the new management seemed uninterested.

Management: I have lost count of how many managers this complex has had (I think it's around 13-15 in my time there), each one worse than the last. They threw attitude, acted like every tenant was just a big complainer, even when you had a valid complaint (Lack of maintenance, for example). When I spoke to the aforementioned Taylor about how I felt she was very disrespectful towards the tenants and that customer service should be a priority, she snapped at me that she was a manager and not interested in customer service or how we felt about it. She also told me that if I didn't like her policies (i.e. being forced to move our grill onto our balcony - dangerous!) that "If you don't like it, move out." The new managers don't seem very interested in fixing problems, either. Overall, management here seems to think of the tenants as one big problem.

Rent: Bottom line - the rent keeps on going up and the service keeps getting worse.

I would not recommend this complex unless they make some very serious changes in how they treat their tenants and the maintenance of the facility, especially considering the rising rent prices. (When I left, my month-to-month rate was $1030).

noise
My husband and I have been here for about 4 months now, when we moved in we were promised a noise free building...well, we have gotten anything but that! The people that moved in below us are fresh out of college and have never lived in an apartment setting so the slam the doors constantly and like the loud base music up loud, then the people next door to us also like the music up loud. The office won't do anything to correct the problems even after numerous complaints to them as well as the noise makers. I am at my wit's end and am about to insist that they let us out of our lease because I am sick of complaining and nothing getting done. Not even the police want to be bothered with noise complaints from an apartment complex. We are paying too much money to have to be awoken up in the middle of the night by inconsiderate neighbors.

Overpriced apartment complex. The apartment was not ready when given to us, and until this day maintenance has not fixed many of the problems we have. Management only care about looking good and there smokes, when u need help they get upset.
Great they accept dogs!!!
The doggy trash cans are always full and ur apartment gets the aroma of ---- because they are never emptied when they need to be.
Bad management, all apartments need to be renovated, horrible maintenance, bad place to live. Poor Quality Control and Customer Service
We liked living here at first. They held an apartment in a nice spot for us right in front of a large grassy area for the kids to play in and put new carpet in it. When we moved in little things didn't work. The water to the washing machine was turned off because the hoses leaked. They couldn't fix it the weekend we moved in because they had no maintenance staff. Kind of a pain because our towels and lininens had been packed in storage and were dusty. The light in the bedroom closet didnt work (bad socket). Paint overspray, dirt on some walls, and the tub caulking wasn't right. The management seemed nice and the grounds were clean so no biggie. And then....

After several months with no problems, the stuff hit the proverbial fan. A piece of molding on our door broke. That was 6-8 weeks ago and still has not been fixed. Just cosmetic so no big deal but... The the a/c started having problems during this last big heat wave. Told the girls in the office and they said that it's probably just doing the best it can do. I'm in the building trades and I know better so I insisted they check it out. Sure enough no one comes to look at it untill a week later when I get home at 1 in the afternoon and my apartment was 90 degrees. To their credit they did fix it that day. Then the tub broke. As in the fiberglass tub cracked. I told them about. A week later I'm back in the office telling them I know it can't be repaired, so please have the maintenance staff look at it so they can get the ball rolling to order and install a new one. A few days later the master bath light switch went bad. I reported that a week ago, and have complained about 2-3 times since then. Kind of important since the lights won't stay on unless you hold the switch. Still no one has come to fix it. Gee they could have done it while they were replacing the tub. I'm now going on 2 1/2 weeks without a master bath tub/shower. It's very inconvienent for a family of 4. They have to repair the drywall and do the tile and linoleum. They tell me by Friday (todays Saturday)it should be done. Of course I should plan on it being a week after that with their track record. The tile people were supposed to show up yesterday and they didn't. It will be Tuesday because this is a 3 day weekend. To the maintenance supervisors credit he seems to be trying as hard as he can. I think it's just poor management. My wife talked to the manager the other day about compensation for the inconvienence. We weren't looking for a free month, just like $40 of the months rent for not having a master bathtub to shower in when we are paying for a full 2 bathrooms. We probably wouldn't have done that had it not taken them a week and a 2nd complaint to look at it. The manager told us that we have another shower to use so legally she doesn't have to compensate anything. My wife's so upset she handed our documentation and lease to our lawyer to see if we can break the lease without buying out. Regardless we are going to break it and hopefully be buying a house by December.

On to the good points. The grounds are generally clean. You do have to watch for the dog poop though. Some people don't pick it up. If the owner won't pick it up, managment won't pick it up either. I haven't seen any stereotypical welfar/section 8 problems. I haven't seen drug transaction going on right in front of my face. Of course I don't touch that crap so I'm not looking for the closest dealer either. I haven't had anything stolen of the patio. The place seems pretty safe and secure to me. The girls in the office seem friendly enough, but they could care less that you pay money to stay here and expect something to be repaired when it breaks. Its almost like they blow you off untill you walk in there a 2nd or 3rd time ticked off.

Main Problem...Management
I can't believ how many managers we have went though in only the last three years. We finally get a good one ( RYAN) and he is only here for a few months. Things were better then but now it is all down hill. Two ditz's are in the office now and I will be moving next month. If you have children they will not ba able to play outside without stepping in dog crap. Yes the owners should be resposible but many are not and Ventana management should then take care of the problem and they have not just like other problems that exist.
Ventana is not the worst but certianly nothing to brag about.

Give her a chance!!!!!!!!!!!!!!!!!!!!!!
Recently there has been a huge scare through out the Apartment Community one being that, the new Manager is out to get everyone and does not care about anything else but money. To correct this oversite I think it is very importanat to understand the new Manager has experience and was put on our property to help make it a desireable place to live. She must care about the community if she is inforcing such policies as to make Ventana Canyon an enviroment to be proud of. Such things as BBQ's and Bikes under stair ways just don't look good and do not present a more homey enviroment but a lack for respect for what the property can and should look like, lets face it even though BBQ's and Bikes cost alot of money they are not attractive and people pay alot so that they are living in a nice place not "North Town" Get with it people the Management is there to make sure that the place stays nice and that everyone is not kicked out because the owners can't pay their bills. There have been problems with things and Im sure that the staff is doing everything in their power to fix them! Its funny how much everyone knows about the office staff and likes to talk about them, the only reason I can even tell you anyones name is because I stopped by to introduce myself and thank the new manager for how much better the property looks. And as for the signs posted around property ... FYI an apartment complex doesn't support or have an Apartment Dwellers Association.. they are no where near an Association trust me thats why I sold my House. My hats off to the new Manager and all her well doing.

I have never been so unhappy...until now.
I´m a current resident in building 23, I just moved in mid-June. I should have looked at the apartment I was getting before signing the lease - I wouldn´t have signed it!

When I originally toured the coplex, they showed me this really nice model unit. I have a 40 pound dog, so my choices around town were limited. Ventana seemed nice enough so I filled out an application.

I relocated here from San Francisco, so I didn´t have the opportunity to fly over and hand pick an apartment. I figured they would all be like the model unit.

Boy, was I wrong.

I moved in and there were so many things wrong, I had to make a laundry list of things to be fixed that I attached to my scathing review on the move-in check-off list. Here is what was wrong:

Paint was *everywhere*. I think a blind man must have painted the place. It was dripped all over the tubs, floors, toilets, counters - you name it. In addition, there was a 2 inch think paint border along the walls on the carpet. Actually, all the paint dripping is still here one month later because they still haven´t sent anyone to clean it up, as I´ve requested 3 times.

The vinyl floors in both bathrooms and kitchen was ABSOLUTELY DISGUSTING. There were nicks and scratches all though it, and on top of that the master bathroom floors were filthy. It took 4 in-person visits from me to the management office and they finally agreed to replace the master bathroom vinyl.

The vertical blinds had mismatching panels in the master bedroom and dining area. The 2nd bedroom was missing 2 panels completely. The dryer had no hose on it, which I didn´t realize until my apartment was hotter inside than outside and I was sneezing my head off from the lint in the air. The garbage disposal was dead. The washing machine leaked....

but perhaps the most disturbing thing...

the people who lived in this apartment before me had a long haired cat. Well, the good old maintenance staff here decided to recaulk the tubs before I moved in - but they didn´t clean them first. So, the first night in my apartment I went to take a bubble bath and found black cat hair actually CAULKED IN to the the edges of the bath tub. Lazy lazy lazy! I had to scrub the caulking til the cat hair broke off. It´s still in there but at least it isn´t sticking out and waving at me anymore.

So that´s what was wrong with my apartment, now let´s move on to the rest of the property.

People with dogs here do not clean up after them so there is dog ---- everywhere. It smells like complete --- all over the property. You can tell which owners are the worst because in some places there is loads of dog ---- all in one place in front of a particular building. People leave their yapping dogs out on their enclosed porch at all hours of the day and night - yes, I am talking about you, little ---- head dog right next to the mail boxes.

People speed through the parking lot like it is the Vegas Motor speedway.

Parking is really difficult because the covered stalls are made for motorcycles. I am not kidding.

The gym sucks and serves as a free for all daycare for ------ parents. The equipment in there is just plain worn out.

Hindsight is indeed 20/20.

I´m stuck here for 6 months, but I plan to get the hell out of here as soon as possible. Maybe the management or owners will read this and let me out of my lease early. I can only hope so!

That being said, I cannot recommend this apartment complex unless you have absolutely no other alternatives for you and your big dog.

If you want any more details, email me at blondijen@cox.net and I´ll be happy to answer any questions.

Moving soon. Here´s my overall oppinion
Noise/Safety issues;

When my boyfriend and I first moved in, I was a little scared because some punk playing basketball was eyeing us. He litteraly stopped and stared at me, making me very uncomfortable. I questioned the safety of the place right from the start but, I have had no other problems and I have felt very safe the majority of the time we´ve lived here. I´m not sure I would recommend renting an apartment overlooking the basketball court or the pool though because we have almost constant noise issues. There are a lot of kids running loose and they have such dirty mouths that it even makes me blush, at times. They jump in the pool with thier clothes on, tear things up and generally are just a pain. Many nights there are parties over by the hot tub so me and my boyfriend don´t go down there very often because it´s just not comfortable. Since it´s a 24 hr. pool/hottub and exercise facility, there is little that management does about making sure people keep the noise levels down. ON THE BRIGHT SIDE....I have never heard anything from our neighbors. The place is insulated so well! I never even hear a vacuum or another washer and dryer..nothing!

Condition of apartment;

When we moved in, I was very pleased with the floor plan and the size of the apartment. We get a lot of sunlight and the vaulted ceilings are nice. Our master bathroom is abnormally large, but i´m not complaining. The washer and dryer are a little older but they work fine. We´ve never has any maintenence issues that required someone having to come out and fix it. My only complaint about the apartment is that the carpet really needed to be replaced when we moved in. We never complained about it though because we didn´t want to go through the hassle of waiting to move in. Actually, it wasn´t even an option for us. I´m sure that if we would have said something, they would have replaced it though...well, under the old management they would have....which brings me to....

Management/apartment grouds;

The office staff is very nice and they have always been helpfull and pleasant but I don´t care much for the new management. I met the new manager one day when I dropped off our rent check 1 day late. I didn´t drop it off the day before because we needed a receipt and I wanted to make sure they got it. We´ve never been late in a year that we´ve lived here but the new Manager rejected my boyfriends check and told me that we needed to add another $40 for a late fee. I was furious. She wasn´t nice about it as all. I understand you have to be ontime with rent but 1 time late in a year? I think she could have been a little more understanding. Also, when we first got here, we payed $600 for a pet fee and none of it is refundable. Part of that money was to insure that we had "mutt mitts" to pick up the dog poop. They used to be always in stock but when "She" got here, that stopped. We got this letter in the mail saying we would no longer be supplied with the mitts....but all of that $600 is still nonrefundable. So now, we pick up dog poop with plastic grocery bags, which is no biggie but, it´s just not what we had agreed to. On a good note though, the property grounds are kept very nice. The grass is always green and overall, people do a great job at picking up the dog poop. I wouldn´t recommend a bottom floor apartment though because in the dead heat of summer, the smell of dog urine can be a little overwhelming.

Nieghborhood;

These apartments are SO close to everything! They´re close to the highway, shopping, restaurants, and only a short drive to the strip. The surrounding neighborhoods are very nice as well.

Overall, i would definetly recommend these apartments to others. It was nice finding an apartment that allowed our pets(1 a large dog) and was still a nice place to live.

STAY AWAY
A nightmare from the start. We ONLY stayed as most people stay at this complex-because we had a large dog and our options were limited.

Management doesn´t care about dogs off of leashes, dog poop all over grass, speeding cars, dogs biting people and other dogs, dogs living on patios 24/7 even in summer heat of 115 plus.

There is not and hasn´t been security at the apartment for a long time. If you call the after hours answering service they tell you to call police. Once the police came and arrested both people who were making noise.
One of them was living there- yea great job at screening your tenents. Gated community means NOTHING. All people do is wait until
someone comes along who opens the gate. The gate is open all day and there are plenty of peddlers and religious freaks that knock and won´t go away. The gate is broke more often than it is not.

The first day we moved in we had to wait several hours as they couldn´t find the key. The floor was filthy and there was paint on the carpet. It HAD NOT BEEN CLEANED AT ALL!
Management could care less. Pinnacle was an awful management company and when the owners took over themselves it was little better. The manager was on leave for 3 or 4 months. The turn over is so high in the office that in two years there have been a dozen office staff and the same with maintenance.

The trees are never trimmed and at 5´7 I have to duck to walk on the sidewalks. The grass is either torn up and not there- just dirt- or so full of dog poop that you can´t walk on it. I keep my dog on a leash but few people do. One older dog was bit buy an agressive dog and the complex couldn´t care less.

Cars speed through the complex and they are too cheap to invest in speed bumps. Their answer to the speed problem is to post a hand-written note on the board by the mail boxes to not speed. It´s only a matter of time until a kid dog or someone gets run over.

There are MANY better places that Ventana Canyon. If you have a dog look around. If you are thinking of getting a dog think about it first and don´t get a "restricted breed" if you can help it. It´s better to have a smaller dog and live someplace good than at this stink hole. 80% of the residents are there because they are stuck with large dogs, Rottweilers, Pit Bulls, German Shepards, etc.

Stay away people. Stay Away.

<br

This is a great place!
my daughter and I have lived here for just over 1 year and love it! The people are great rather it is my neighbor or one of the property staff. Ventana is a family enviroment..in which the management goes above and beyond to have family activities when ever the occasion calls for a party. Not to mention they are one of the best apartments that allows big dogs, by providing grass areas for them to play. Thank you for your hard efforts to make this a great place to call home!

The Skinny from a soon-to-be former resident
So what do you want to know? I´ll give you everything you want to know....right now.

Parking - overall there are AMPLE (and I mean it) stalls for every and anyone. There are more unvcovered than covered (each apt only gets 1 covered stall...tough for roomies). One minor (and I mean small one) setback is that the covered stalls are:

a. not covered very well (sun light still hits your car (bad in the summer..unless you have a middle or close to middle stall)

b. CLOSE together. If you park next to someone (or someone has a stall next to you) you folks could easily and conceiveably swap paint colors. Another "bad" thing is the metal support beams for the covers can be a problem for your car if you have a stall next to one.

Noise - none anymore. There were BIG noise issues while they were constructing duplex homes adjacent to the complex. They are done but I couldn´t stand waking up at 5:30 AM to blaring mariachi music. Every morning...all day....even on Sundays. I´m a big music guy, but there´s only so much one can take before you want to say..."Turn that F´in musc down!!!" One thing to keep in mind is that this place is near an industrial area (right across from the Ocean Spray plant) so there are trains coming through....big trucks and of course occasional noisy cars from folks in the area....nothing big!

Apartment noise wise.....NOTHING!!!! Not even the W/D.

Grounds - They do a great job of keeping the landscape beautiful. Again every month or so there is the "mariachi music factor" when they come to trim the grass, etc.. Dog crap can be picked up by using the provided "Mutt Mitts" located around the complex at various dispensers (at no extra cost to you the tenant...gotta love that).

Safety - No problems known to me or to my neighbors. It is a gated community, but it is located in a upper-middle class part of Green Valley-Henderson. Occasionally even the Henderson Police Department has some patrol officers who drive through and check up on things. There is a nighttime courtesy patrol who help with PEACE of mind. They do a Fantasmic job man!

Exercise - put it this way. I like to exercise, but when I moved here....I joined back up with Gold´s. It may be the ONE thing that has Ventana Canyon at a "disadvantange." No free weights. Three machines, 1 treadmill and 1 bike machine.

Laundry machines (each apartment has them in units)- They are nice. They are a little older, but they work JUST FINE!

Ease of Move - Wasn´t a problem for us. The thing you need to be careful of is the narrow throughways around the complex. It is a tight squeeze when cars pass trucks and vice versa. If you´re not careful when backing out, that new Lexus of yours could be given a new concave body job. The speed limit around the complex is SUPPOSED to be 10 MPH. Noone ever follows that one...mostly 15-20 MPH....be careful when walking your dog. There aren´t any strange angles to navigate unless you have a second floor apt. Might be a bit more difficult but nothing impossible.

Recycling - non-existent. EVERYTHING goes in the provided dumpsters.

Build Quality - Nothing to write about here. Great quality for Vegas.

Appliances - Again....nothing bad here.

Water pressure - Excellent. Water paid by owner as well!!! Have as many showers as you like....it´s on the house.

Electrcity and telephone - two phone lines in a 1 bedroom. Enough outlets to have a state fair.

Pests - Ain´t none!!

Freeway access - One of the best parts. Access to the I-215 is only about a block and a half up the road (with no traffic its about a minute). In the morning since you are going up Stephanie (and it is a main road) there can be anywhere from a 2-4 minute wait. There are no lights and only vehicles entering either the north or south flow of Stephanie traffic have a STOP sign. From there its about a 25-30 min drive to town in the morning w/ traffic....without it is less.

Management - changed from Pinnacle to a private group (called PLC I believe) though you wouldn´t have noticed it. The only way any of us knew anything was an actual complex wide letter sent out to notify us of the change coupled with some personnel changes. Gotta love that too!

Hate to move....but job things...school issues have come up.

THE REALLY BEST THING -

NO SECURITY DEPOSIT ONLY A PET DEPOSIT. YOU CAN BREAK YOUR LEASE EARLY BY PAYING A TERM FEE (one months rent on top of the 30 days rent you owe.) Affordable and convenient if you need to take advantage of it....which we did.
