Maintenance staff has always been fantastic to work with here
The maintenance team here at autumn creek has always been very helpful and responsive when there is an issue. They oftentimes go out of their way to make sure the problem you requested is 100% solved and fixed good as new.

Life is Easy
My daughter moved to Autumn Creek in January. She has had a great experience. The convenience of the valet tray pickup is a huge plus, and maintenance has been reliable and responsive. Everything has been very pleasant- definitely a comfortable place to live!

Replacing Light Bulbs in Kitchen
I submitted a request to replace light bulbs in the kitchen. Kevin arrived within hours and was able to replace the light bulbs. I always have a great experience with the maintenance team no matter what needs to be repaired or replaced. They are very knowledgeable and personable. I am always very happy with the qualty of their work.

Maintenance Request
We submitted a Maintenance request to address an issue with a Bathroom appliance late last Friday. Assigning it as a Medium concern, we expected it to be assigned on the following Monday. On Monday it was assigned and addressed and we were advised a part was on order. On Tuesday, Ryan came to complete the fix. This is typical of the response we get. when Maintenance is requested.

we noticed a build-up of what could have been a moisture issue in front of our patio door yesterday. I submitted a maintenance request. Today, at 9AM, Kevin responded and verified that it was not a problem with moisture but was not able to define the problem at this time.

Fast, Friendly, Experienced
The maintenance staff is really great, Response time is fast, they are nice as can be, and they k ow what they are doing. Never seems like they are guessing about the problem. They just know what it is and fix it. I’m impressed.

Fast repair by friendly staff
I was having issues getting consistent hot water. The next day john h was at my door with a brand new hot water tank. He installed it and fixed another minor issue within a few hours. Thanks to John’s quick work, i will not have to take any cold showers! Thanks John!!

The complex is nice and the staff does a great job maintaining the area especially in the winter! I had a maintenance request and John Hammer completed it the same day! This place provides very high quality service!

Great service!
After I moved in there were some minor repairs that needed to address. John looked at what needed to be done, scheduled repair times and came back to fix everything. I’m extremely happy with the service I received!! Thank you John!!

Wonderful Experience
My wife and I have lived here for 2+ years now. The front office and maintenance is great. I would like to highlight maintenance. When we first moved in, our hot water tank broke and maintenance came immediately—even thought it was a holiday weekend. More recently, our washing machine broke down. There was an electrical issue with the machine. Autumn Creek replaced the washing machine and dryer for us and made the installation easy. We have been very happy here with the responsiveness and thoughtfulness of the Autumn Creek team

Just OK
I’ve lived here 3 years and my only complaint really is maintenance. I’ve had so many maintenance requests that didn’t get fixed the first time, or didn’t get fixed to a standard representative of the pretty high rent here. Most recently and frustratingly, I put in a request to fix our drafty front door as a “high urgency” request, since I could feel cold air blowing through the door and my son’s room was freezing as a result (60ish degrees). I put the request in on a Monday. Understanding it’s the holidays and they could be understaffed/busy, I gave them the week before I called on Friday and asked if anyone would be out before the weekend. I was told someone would come by first thing Monday morning. I was frustrated, but again, gave them the benefit of the doubt. When Monday, Tuesday, and Wednesday went by without even a phone call, I just fixed the issue myself. Mind you, this is the third year in a row I’ve complained about this drafty door, with shotty fixes each year (crappy weather sealing year one, a suggestion to “just turn your heat up” year two). If you’re looking for a “maintenance free lifestyle,” what they mean is maintenance won’t be showing up, and you should take care of the problem yourself.

I had an issue with my furnace on Thanksgiving, of all days. I called the emergency maintenance number and Ryan was in contact with me within 5 minutes. Within 30 minutes after that, he was at the apartment and fixed the issue. I felt bad to have interrupted his holiday, but am so thankful he was so responsive. Thank you Ryan!!!

Edited review in response to management: I left a review on other sites and wanted to leave one here too. I can't in good conscience recommend Autumn Creek properties. In my opinion, if you are not a smoker, this is not the place for you. Although the lease states that tenants are not allowed to smoke inside their units, they still do so whenever they want. Management will not fix the problem, even if you complain. They have not figured out how to enforce the non-smoking inside the units rule in the lease. If you decide to move here, my recommendation is to document everything. Get witnesses so no one can gaslight you or pretend it is not happening. Call the Town of Amherst, find out who the building inspectors are, and get them involved. Lastly, contact the New York Attorney Generals office, or email them. I recently had to do this myself, something I wish I had done last year. I will be moving out in a few months. Stay tuned for an updated review that can be validated by documentation. Please do your own research on the detrimental effects of second-hand smoke when exposed over 19 months. It affects your respiratory system. You may have difficulty breathing, sleeping, develop chronic sinusitis, or even asthma. The first year I lived here all was fine but as of March 2024 until now there has been and on/off cigarette and cigar smoke smell in the apartment that has made me sick. There is nothing worse than having to wear a mask inside the apt you pay money to live in and I am wearing one as I post this review. After spending thousands of dollars packing my entire life into boxes and moving from NYC to Buffalo, management expected me to be the one to move again to solve the problem of me complaining about smelling cigarette smoke inside my unit. Knowing that I needed to move by February 2026, it didnt feel financially fair for me to pack everything up again, move in 2025, spend thousands more, and repeat the process the following year. I started complaining about cigarette smells in March 2024, and by May 2024, I was offered to move out and be let out of the lease. It seemed easier for management to get rid of the "squeaky wheel" reporting the issue than to identify and address the tenants violating the non-smoking policy. Inspections are conducted twice a year at Autumn Creek. Management will enter your unit whether you are home or not. This is the first place I have ever lived where management does this, so if you are uncomfortable with someone entering your living space in your absence, be aware of this policy. In my opinion, the advanced notice of inspections also gives tenants time to hide any evidence, air out, clean up and much more. I dont know how they do it. That said, I have witnesses of my own that were here last week and smelled the cigarette smoke inside the unit. There is no reason for me to make this up. Management still downplays the situation despite my documented complaints and ongoing issues.

Great resolve!
I thought my furnace wasn’t working properly and I called office they were on it within 5 minutes!! Ryan came right out and fixed it turned out to just be a loose screws. I was so relieved I thought I was going to Have to buy a space heater!!

Awesome Maintenance staff
The maintenance crew here is amazing! They are timely and efficient. I put in a request in the morning and the job was done by the time I got home from work. It’s just one of the reasons I love it here!

We logged a low priority maintenance item for our bathroom and Kevin came the same day. When a part wasn’t immediately available he offered an alternative quick solution which solved the problem immediately. He was quick, professional and very nice. We were happy things could be taken care of so easily. That has been our overall experience here at Autumn Creek. An apartment we love (after 40 yrs if home ownership) and the entire staff is very helpful and polite.

Great community!
One year ago, I came to Buffalo to search for an apartment to call home when I relocated back to Buffalo this year after retiring. I went to 14 apartment communities in the Williamsville area looking for one that felt like a community since I knew my new lifestyle would be more homey that it had been. I almost missed Autumn Creek because I had been searching for zip code 14221 but as soon as I drove in, I just knew! I moved into Autumn Creek in June 2025, and it has lived up to and exceeded my first impression! The staff and neighbors are wonderful! It truly feels like a community that everyone looks out for one another. The staff is friendly and attentive and everything is well-maintained. A shout out to Charlie from the maintenance crew who always goes above and beyond, who is now helping at another apartment community. Please bring him back to us!!!

God send him Straight forward understanding patient and above all HONEST WORKER both kinds. With the straightforwardness, he admitted NOT to know what was going on and said he was callimg someone else. Patient with my confusion and memory. And when i say BOTH kinds, he followed no stealing. Great maintenance service!
The great maintenance service makes living here awesome. Charles is always prompt, courteous, and efficient. He always goes the extra mile by stopping by a day or so after completed maintenance to make sure all is still working!

Autumn Creek Apartment living
My wife and I have lived at Autumn Creek for several years and have a first hand view of all the work and the company pouts into keeping the complex at the Highest level. Jeff the man company property manager is always doing his best to make sure we live in the highest of standards in apartment living. The Maintenance crew is second to none in responding to ant maintenance needs , Keven Charles and John are always professional and kind!!

Breath of Fresh Air
I have enjoyed living here immensely! My previous apartment complex certainly didn't set the bar high, but through all of my rentals this one has been the best. The neighborhood is quiet and clean. There's a lovely neighborhood near by that's a really nice walk. The front office is attentive and calls periodically to make sure everything is going well. Maintenance responds in a timely manner and are polite. I don't smell marijuana when I sit on my patio or walk around the property. The lights on the property are strategically place so that they don't shine into your bedroom. The resident portal is easy to use. The pool is modest, but it gets the job done and their tanning chairs are actually wide enough to tan comfortably. I rarely hear my neighbors above or around me. The office is very good about notifications for property events such as things they host as well as ground maintenance notifications such as plowing or grass spraying. The complex is also extremely conveniently located. If I had to provide criticism the only things I would say is that there are no public gas grills, the parking spots are not assigned, and the gym is small. Overall it's an excellent choice for a home and I've recommended it to friends who are looking to move.

Not good
I would not recommend living here. Noise is the biggest issue. My upstairs neighbors regularly blast their surround sound, vacuum, use a treadmill, and build furniture with hammers and power tools late into the night, despite making multiple complaints to the community manager. Nothing has been done and it's made living here a nightmare. Quiet hours are not enforced. Emails to the community manager, go unanswered. The apartment was filthy upon move-in and I was told the reason for that was because there were a lot of people moving in at once. There is regularly dog poop all around the property that sits there even after the office is made aware of it, not just during winter months. I would not recommend living here. **Just to note the response given by the community manager below, the surround sound was not at full volume during the visit (I've expressed this over and over) and it's not just the speakers. As for the other issues, the dog poop was before it snowed. And having an apartment cleaned after move in really is not helpful. Especially when you have an infant that crawls around on the floor. When you pay a $600 fee upon move out for cleaning and repainting, the apartment should be immaculate. We have spoken on numerous occasions but the concerns fall on deaf ears because even as I prepare to move out, the noise issues persist. In our last conversation you acknowledged that the future tenants are going to have concerns about the noise as well which makes me wonder why you wouldn't properly address the issue.

New Washer & Dryer
Washer and Dryer unexpectedly delivered to the apt instead of to maintenance at 7:30 this morning. I put in a request to let maintenance know and Charles was assigned. This is the first time I met him. Extremely respectful, smart and very friendly. He was super knowledgeable about everything and seems like an amazing addition. I wanted to clean the walls and floors under the old washer and dryer before they went in and he patiently waited. I tried to over help and talk per my usual, but Charles stepped in and wanted me to feel comfortable letting him take care of every detail while letting me ramble away. I’m excited that I have new appliance and Charles was great about be really careful with the floors and everything while installing them. Very detail oriented.
