A nice, comfortable place to live
Very nice, caring Staff. Always looking to improve Social interactions among residents. Maintenance staff always takes care of work order requests within 1-2 days. The new Management is the best since I've been here. My only complaint is the expense of the garage with minimum rental periods, and the fact the rent has gone up significantly. Would like to see loyal re-peat renters get a break. All in all very happy with living here.

DO NOT RENT FROM THIS COMPANY!!!
BEWARE!!!!!!!The apartment inspector, Kim, is a scam artist and omits damages during move-in (claiming that she will submit a work order that never is fufilled) just to charge you for those same damages when you move-out. The management is nothing more than common criminals that are stealing from NIU students and their parents. To save yourself, rent from a company that actually takes the word management seriously and is not out there to steal from their tenants. My experience with this company has been a HORRIBLE nightmare at best. Please don't do it
If you ever want to live in a place that puts money above all else then this is the perfect place for you. We were about 15 seconds late with our rent once and we were charged for it. We were a few days late with our vacating notice and we were charged $1500. Yes you heard right...$1500. The apartment was drafty and our room didn't have a heating vent in it. The staff is a bunch of robots uncapable of human emotion and inflexible to any sort of reasoning. Our 90 year old neighbor was hit with a late fee after his wife passed away for goodness sake. Don't make the same mistake we did. It looks great from the outside but has no soul.

Pet Owners beware before renting at Autumn Creek
Autumn Creek advertised itself as pet friendly community. Beware as they don't disclose all the charges up front!!! You can bring your pet but it's very costly. When I signed the pet addendum, I was made aware of the pet deposit ($250 refundable $250 non-refundable) on top of your regular $500 deposit. I was also made aware of the $25/month pet rent. I am absolutely fine with both. I vacuumed the apartment clean and I even steam cleaned the unit before I moved out. The condition was absolutely meticulous, it was even noted during the move out inspection. I was told I would get all my refundable deposit back as no visible damage was inspected. To my surprise, I found another $150 deduction to my refundable deposit which they claimed was used toward professional cleaning for the unit. I asked for a copy of invoice as I suspected they never really did this as there was absolutely no need for it. They were unable to provide me with a copy of the invoice which I felt I was entitled to if I had to pay $150 for this "professional cleaning". So, pet owners... prepare to come up with large sum of money if you plan to rent at Autumn Creek Apartment. The biggest rip off in apartment community!!!

I have lived at Autumn Creek for 7 years, and have really enjoyed it. The apartment is big and nicely laid out with lots of natural light. Unlike other apartments I have lived in, this one makes very good use of space- I really feel like I live in every inch of my apartment. The complex is well located, convenient to shopping, restaurants, and other services I use, and is a short bike ride away from the Clarence bike path. It feels quite safe here, I come and go at different hours and never feel uneasy, and I haven't had any problems with crime or heard of any in the complex. It is a big complex and always seems to be well occupied, but it is quiet at night and the level of noise from children playing and people outside doesn't sound like any more than if you lived in a residential neighborhood. I'm in an upper unit and only occasionally hear my next door or downstairs neighbors. Since I have lived here the complex has changed management companies and managers, the staff in the office are very nice, professional and friendly and have worked hard to make this feel like a community- there is a holiday party, a summer bar-b-que and some activities for kids in the summer. It is pet friendly, they even have pet treats in the office for dogs and cats. The amenities are good. The rent is fairly high, we get cable tv, high speed internet and water included. The electric and gas bills are reasonable. There is a nice community room you can use for parties, etc, and a business center with computers. The workout room is accessible 24 hours a day with a key tag, so the outside doors stay locked. The equipment in the workout room is getting pretty worn out, but I heard they they may be replacing some of the elipitcals. All in all, it is a nice place to live, the neighbors are generally pleasant and friendly, the maintenance guys are nice and get to any work orders quickly. I would rent here again, the only thing that would make me think of moving is if the rent gets too high for my budget. Other than that, I'm happy at Autumn Creek and would recommend it.

Flexible- NO, Noisy Highway- YES, Spacious YES
After searching about 15 luxury apartment communities we chose Autumn Creek. I tell you that the Manager and Training Manager (Cindy) were very personable and didn't really have to sell the place as we were excited about the floorplan and proximity to work and conveniences and of course the highway. So, as far as those 3 items and even the dimeanor of the manager and staff I found them to be friendly. But, and this is a big BUT.... The lease is light Fort Knox! I am extremely familiar with leases. I had asked at time of application about lease breaking and they informed me that it was possible but left out all the financial obligations that would be upon me should I do it. I can tell you this... after 8 months of living there I transferred my job and the cash register never ended. It cost me a months rent additional plus cleaning fees plus the current month plus the 2nd month and now I am told that if they are unsuccessful renting the apartment by 6/30 I will be responsible for July rent as well. I have to ask, then what is the penalty for?? It is meant to buy yourself out of the lease. I left the apartment clean without damage and I paid nearly $3000 (including the current month). Well I can only say "BUYER BEWARE". Next subject is about the huge amount of pets that reside in the community. I had very quiet neighbors but they had 2 dogs that tended to bark quite a bit. Me not being a complainer I never said anything... then there was the never ending snowblower, plows which what the heck It is Buffalo... I would strongly recommend anyone to not pick a building right on the main road. Opt for a building at least inside the community if you are a light sleeper. Anyway, I would just say Be AWARE they are not FLEXIBLE as they state in their ad online. NOT in ANY way, shape or form! The manager just blames corporate and she does it with a smile and a friendly tone....

Enjoyable LIving Experience
I have lived in Autumn Creek Apartments for 3 years. The first 20 months were fairly rocky due to the poor management of Legacy Development. However, since the new owners took over in April 2007, everything has improved. Better customer service, better management, more professional maintenance and more amenities have resulted. I will live here as long as I'm in the Buffalo area. While the rents have increased a significant amount since I moved in, I still believe the prices are fair. The grounds are well kept and the community is safe. You should definitely consider this community; I'm glad I did.

Throwing Meat To The Lions
Okay, I m looking for an apartment in Buffalo and was directed to this site for good & honest reviews of suburb apartment communities. Came across the reviews for this community and nearly busted a gut laughing at some of the reviews. Some reviewer commented being a prison guard must be easier. Not sure I can disagree! I ve been a renter a good portion of my life (thankfully I do not buy into the whole scam that owning is the be all end all American dream) and I ve got to say - people, people, people read your lease agreements PRIOR to signing on the dotted line. If you don t like what it has to say then don t sign it and move it on down the road. Noise? You are living in multi-family housing you silly people. You are going to hear noises from your neighbors. And guess what? Chances are they can hear you and your wife doing the horizontal mambo at 2:00 a.m. in the morning if you are in a second floor apt. It s just all part of community living. Try to be considerate of your neighbor and think kindergarten and try to play nice. Can t we all just get along? I ve worked in the building industry periodically all over the country and if apartments (or homes) were built to be sound free and hermetically sealed you & me (John/Jane Doe renter) would not be able to afford the monthly rent. Thanks but I ll take a bit of noise. Bugs? Buy a can of bug spray (or spray with dish soap if you are a greenie). Does nobody contact management office to have their apartment bug sprayed? I ve lived in the south and this is common treatment for entire community. I ll let you know when or if I get horrific cancer disease from the pesticides later in life. However, in the north this is not common due to relatively low bug concentration resulting from mind numbingly long winters. Quit complaining about the grasshopper in your bed and be proactive! Had to especially laugh at the Manager s Response that seemingly was posted after the last poor (expletive deleted) management company relinquished or was beaten into surrendering ownership (by the natives) to another management company. Wowza! My advice is for the new management company to pull their Managers Response as it is akin to throwing meat to the lions! Goodness you are running a business and that kind of pandering to the few who are mean and nasty is unnecessary and an insult to those of us who know better. You might as well just post park like setting on your web site to really drive away any reasonable renters. Thanks for all the negative reviews but I think I ll check the place out anyway and take my chances. Oh, I have a large dog and yes I am okay with the pet fees or pet rent or whatever they ll charge as I m sweet on my Fido and want to keep him with me. I m aware choices are limited for renters with pets as pets are a pain in the (expletive deleted) for landlords due to complaints, extra cost, damages, etc. Maybe sending Fido to Canada is the ticket. Heck if the place is that bad then they must be desperate for sucker renters and that means a good deal can be had. Wooooo hooooooooo!

Terrible!!! Nice on the outside/ terrible on the inside/unhelpful managers!
We have lived here for 9 months and can not wait until our lease is up! Our place is filled with bugs, large spiders and potatoe bugs. The sealing on our living room window is not sealed properly and when there is alot of wind the whole room is cold. You can hear everything fro your neighbours upstairs. The managers are incompetent, and unfriendly, in the short time we have lived here there has been two managers. It is one of hte only places yoiu can have pets bigger then 50 pounds, however they complain about every and anything. Iv recieved complaints about my dog when he was in Canada! They are unprofessional and extremely frustrating. I can not wait to be out of here and advise people to choose somewhere that is build better!

no good.
I was the very first person to rent the BEAUTIFUL unit where I lived - a 2BR/2BA upper. about a month or 2 in, the ceiling leaked due to a heavy rain & totally soaked my BRAND NEW couch. maintenance eventually came to fix the ceiling... but nobody offered to do anything about the couch - noone even said sorry about it! my pipes froze all the time in the winter, due to the kitchen sink being located on an outside wall with just a porch underneath - poor construction for buffalo... the trash must be taken to a "trash room" - not an "unsightly" dumpster. the trash rooms REAK, even in the winter. I was out of town for a couple months & while I was gone, the office had RENTED MY GARAGE TO SOMEONE ELSE AS WELL & was collecting double the rent on the garage. the woman in the office is VERY nice & personable to new & prospective tenants, but horribly rude if there is a question, concern or problem once you are locked into your lease. I have heard numerous complaints from other tenants about her (-----? I think that was her name...). she made a personal attack at me & my financial situation when I told her I would be getting married & moving somewhere cheaper due to my husband being in school. whatever. we moved back into the area a few years later and were interested in living there again because the apartments are nice, new, spacious & the grounds well maintained. but one look at the office & seeing that same woman there was all we needed for a reminder not to move back. p.s. I do recommend drexel hill or georgetown apts in williamsville. p.s. beware with rennasaince place & wynsong place, as they are owned by the same company

Very satisfied
I visited many apartment complexes in the area before choosing Autumn Creek. Though I rented under the previous owners - I am happier now with the present ones. They had alot to take over and improve when they came in. All of the staff, office and maintenance, have been exceptionally attentive to the people, buildings and grounds improvement and upkeep. They answer concerns immediately and attempt to make changes that are safety & health oriented. Some may think the price is high - but for all the amenities you can make use of - it's not. Compare the price to other apartments - you will find other apartments condition and lack of additonal benefits poor. I have always felt very safe here and impressed with how quiet the whole complex is during any hour.

Horrifically overpriced and you will not get your full refund back
I had the great displeasure of living there from April-October, 2007. My wife and child and I relocated to the Western New York area as part of a corporate relocation. Autumn Creek was expensive, the service was poor, and the management kept more than 70% of my $2,000 deposit with no explanation other than,"excess wear and tear on the carpet". I protested vehemently, but to little avail. I strongly recommend you avoid this place like the Bubonic Plague. If I were to grade them, I would say, "Autumn Creek...C-...COULD DO BETTER!!"

this place is a rip off!
I have lived here for 2 years. Place was sold this past spring. New owner has done nothing but raise the rent an incredible amount, hire incompetents, and put a dumpster next to my premium apartment. Ugh. This is luxury living next to a dumpster? One of the cool things about this place was the fact that trash was out of sight. I am gone at the end of my lease. Recommendation- Buy a house. Don't live here!

How much time?
I have lived @ Autumn Creek for some time now and have seen countless maintenance people come and go which should have given me my first indication of management s style. I am a squeaky wheel but sometimes you have to be very vigilant in your complaining to get issues resolved to YOUR satisfaction. New management came in like gang busters but has slowed down to a dull roar. Makes me think Brandon Management is back again, ugh!

We lived there...
We lived there for maybe 2 months before we were relocated due to our jobs. While I loved the apartment and the area, most of what you've read here is true. Bugs: all over our downstairs hallway. Parking: may the best man win. Dog Poop: <splat> Management: I don't even know where to begin. That --- ------ ----- --------- or whatever her name was - she was the WORST. We forgot to drop off the rent check the day it was due and this woman literally ------- herself over to our apartment THE NEXT DAY to collect! LOL. I mean, we had it so we gave it to her... and I asked if she wouldn't mind collecting for the rest of the lease, since it would save us a trip. I don't think she liked that very much, but we had a good laugh! Lease Breakage Fees: INSANITY. I have never seen anything like it. It's true: the lease does state the terms, and if you sign it, you owe it. But it was something like $2 or $3 grand to break the lease. I just think that's preposterous! Thank God our company paid for us because I don't know how we would have done it ourselves. Unanswered Maintenance Calls: Buffalo had a spell toward the end of the summer with lots of rain. I noticed the rain was actually leaking through our ceiling and onto the floor. It wasn't bad enough to ruin any of OUR things, but I did my part and called it in right away to prevent water damage to their property. No response, of course... but I guess their management must like to eat the cost of deconstructing ceilings... or better yet, lawsuits once the structure collapses! Welp, that's all I have from living there only about 2 months, but I just wanted to vouch for the stories. I will say, I did love the apartment itself... but if you are willing to put up with all the rest, good luck!

The nastiest place in WNY
DON'T LIVE HERE it's awful!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! All the negative reviews here are 100% true. Whatever the management says before you move in will not be what they'll say once you sign the lease. They can't keep the maintenance people more than 6 months because they treat them so poorly. And if you have pets they stick you in the French Road units and the noise is SO BAD you won't have a good nights sleep till you move out. Did I mention..... DON'T LIVE HERE it's awful? Well on second thought it's worse then awful...keep looking, trust me, trust all the "true reviews" not the good ones that the management/owners have written.

Stay Far Away!
New Owners are worse than the old, if that is even possible. Rent is extremely high considering the all of the constuction on the property/in the direct community. New Management lies! Over the past month, I have had issues with theft and increased noise on the property. Maintenance is responsive to come and fix problems in an extremly timely manner, but then they never really fix it, just tighten a few bolts, etc. Give it 2 years, and I bet they start accepting section 8.

Stay away unless under new management
I moved into Autumn Creek because of location. Management was extremely nice until ink is dry on lease. High rent for construction of property. Terrible landscaping. Rude, coldhearted, management. Do yourself a favor, Look elsewhere.

Save your $ for a real luxury complex
I am still leasing at Autumn Creek because it is easier than moving right now but I would not recommend it. The property is not maintained. I have not met anyone that left Autumn Creek without losing some of their security deposit. But the term luxury is used very loosely. If size is a luxury, perhaps they are right, but that's not my definition. I live in a ground floor unit, which is slab on grade, and the floors are freezing, we've had mold growing in one room, ants run rampant in the warm weather and somehow worms make it in and crawl up through the carpet. Very unpleasant. The management has recently changed as the complex was sold and as far as I am aware rent is increasing. Save your precious, hard earned money and spend it somewhere else.

Living here and liking it
I have lived at Autumn Creek Apartments for 7 years now. I am a professor at a large university in Buffalo and have lived in many apartments in different areas throughout my lifetime. I have always been pleased with the services provided by the community and their employees. Maintenance requests are handled in a satisfactory manner and office personnel are professional and helpful with whatever needs I may have. Over the course of 7 years I have had several downstairs neighbors, and have yet to be disturbed by noise from them. I have recommended this community within my department at the university many times and will continue to do so. I suspect that while there may be an occasional person that may be unhappy for whatever reason, it is not due to unprofessional treatment by staff members of the complex. I wish more current residents would post their positive comments and I will urge them to do so.

"Creative" postings are true!
I lived at Autumn Creek for one year, and the management was terrible. While I agree that it is a "thankless job," so it was a "thankless job" for me to fork over the highest monthly rent payment in WNY and receive horrible customer service. Commitments never met, nasty receptions, boilerplate contracts that make me wish I had hired a legion of lawyers to protect myself.

Ick. Don't waste your $.
Unfortunately, I still live in Autumn Creek, but I'm counting down the days until my lease is up. It's the worst complex I've EVER lived in.<br><br>Make sure you get EVERYTHING in writing from them because they "forget" commitments. <br><br>I'll get into more detail after I'm finally able to get out of this hole of a complex. This place isn't worth the $ I spend in rent... it's not even worth half!

No Problems Here
I too lived at Autumn Creek for approx. 2 years and had to break my lease due to job transfer. When I called the management office my options were explained to me and I was also encouraged to read my lease which clearly states options. Nobody is ever thrilled to pay termination fees but hey - it's just business and this ain't your grandma's house. Staff was friendly, maintenance a bit slow but nothing of consequence. Location great and my newer apartment was spacious. Honestly, I think property managment must be a thankless job. Some of the postings on this site, especially the "creative" ones speak volumes regarding the level of people they must deal with. So, thanks for the positive experience while living here and no thanks to ever becoming a property manager. Being a prison guard must be easier!!

I had no problems here
I lived here for almost 2 years and found it to be very pleasant. The staff always treated me nicely. I had some time left on my lease when I transferred to another part of the country, and I needed to break my lease. The manager explained my options in a professional manner and while I wasn't happy about the fee to terminate the lease, it was entirely appropriate and in the lease. The day of my move came and the moving company had problems that created a huge delay. The movers finished up loading the truck at 10 pm and I was supposed to leave to drive to Texas then. I ran into the complex manager who suggested I get some sleep before I started my drive. Unfortunately, my apartment was empty at that point, but she<br>offered to me the overnight use of a furnished apartment to sleep in. I left in the morning refreshed thanks to her. Also, I received 100% of my deposit back in a prompt manner. I've read the other reviews about this place and have to imagine there is more to those stories than is included in the review

You won't get your deposit back
Don't count on getting your deposit back. After over 4 months, a certified letter and 2 emails, I finally got a bill from them. Amazing. The apartment was cleaner than when I moved in and I was an excellent tenant.
