I am returning to Autumn Creek after leaving the area and I cannot wait to return back home. I would like to thank the entire staff, most notably, Jeff, maintenance staff manager, and his courteous, kind, and very helpful team for preparing my apartment for my return. As a former resident, my needs were always addressed when a maintenance issue arose; efficiently, with a smile, and with the utmost compassion. Thank you, Jeff, Angel, Alan, Arthur, Rob, Anthony, and Tim for all you have done for me and I look forward to being with all of you once again. Also, without the team effort of the wonderful Autumn Creek leasing office staff for their hard work and support during this transition. Thank you, Jill, Jean, Barb and Ashley! The apartments are very quiet and located in a great location. You are minutes from the highway and can be in Buffalo or Niagara Falls very quickly. Restaurants and small shops are within walking distance. The complex has a great staff and maintence issues are immediately addressed. You can find several areas of green space within the complex

Having lived at Autumn Creek for a few months now, it is my favorite apartment community I have lived at and I've been at 3 different complexes in the last 8 years. From the first call I made after looking through the easy to navigate website, the leasing agent was well-informed and very friendly. All my questions were answered and I especially liked how the cable, utilities, water and high speed internet were included in the rent (one less thing to worry about and have had other apartments charge me for this). Additionally, the complex is pet-friendly and even has a dog park for my dog to play in. The move was stressful as we were from out of town, but moving in to the complex was made very easy by the manager and maintenance staff. We had some slight issues during the move-in and the maintenance team was there in a couple hours to fix them. Problem solved. They use an app called ResidentPortal that we can pay for our rent and submit work orders through that is really easy to use. Also, through this portal there are message boards and information that we can catch up with what is going on in the complex (there was a party with a raffle at the clubhouse and a happy hour at a nearby restaurant in the last couple weeks). Since we've moved here, it has been a fantastic experience (minus all the Buffalo snow!). The gym is nice with many different machines and we have worked out there a couple times (another perk that I can save on gym membership). My dog loves walking around the complex and meeting other dogs. Our apartment is really nice with the plank floors and stainless steel appliances and we have been complimented by friends that have stopped by. Also, the internet is super fast (a huge plus for me) and the maintenance team has removed the crazy amount of snow quickly (they even provide a shovel and salt right by the door). Overall, our experience has been great and looking forward to when summer comes and we can enjoy the pool and our patio!

Overall a very nice place to stay. The staff is good and the maintenance guys are prompt. Most of my maintenance requests were resolved in 1 day. The community is well maintained and the staff is courteous. However, I felt the apartment is pricy as well. It is a good place to stay if are willing to pay a bit more than the market price.

I agree with the other users calling this place overpriced, that includes the move out fees if something isn't too their liking. Workout room is tiny and always overcrowded due to broken machines. You can also literally hear everything going on in the apartments around you. Every time my neighbor uses the restroom I know! You feel like you don't get privacy at all. The construction was obviously used with the cheapest materials. The paint will even scratch and just by looking at it. Staff is not helpful at all and will go days without following up on your communication. I've had to call 3 or 4 times to get simple questions answered and maintenance is unreliable about scheduling, which you'd think a pet friendly apartment would be considerate about. Their plow service plows the center of the lanes and piles the snow behind your car instead! The only pluses is the convenience in location and the fact they allow pets.

Where do I begin.........First off, charging $1300+ a month should be a crime. I have lived in many apartments before but WOW! Autumn Creek is a disappointment. I wish I knew what I was getting into before I decided to relocate here. 1.) Pets are allowed in 2nd floor units. This means you will have the pleasure of listening to them bark, jump, run, and play. 2.) The buildings must have been built with toothpicks. Every step the tenants take above you will shake your walls and light fixtures. Take it from someone who works at home. Listening to the people above you make "woopy" at 2 in the afternoon is enough to cause nightmares. 3.) It appears the carpets don't get properly cleaned after a tenant vacates. We noticed on the day we moved in our overpriced unit stunk of pee and animals. 4.) Cable and Internet Included..........nice try. Apparently "high speed" internet is included in your rent. You will be lucky to go an entire 24 hours without the internet dropping out at least once or its becoming so slow its worse than dial up internet. 5.) Management. I can't say anything bad about the onsite management. They are great listeners and appear to be sympathetic. I have been to the office at least a dozen times to discuss noise levels. Each time I am promised they will escalate it to corporate. Not sure if corporate cares since nothing has changed or maybe my complaints are not reaching them. who knows. The only positive thing going for Autumn Creek is its location. It is extremely close to Transit Rd which has everything you need. You are a short drive from 990 and only a 20 min to downtown Buffalo. Overall I should be rating this a 1 star but I gave it 2 because of its location. Hope this helps anyone who is considering moving here.

I wish I never read the (negative) reviews prior to moving into a neighboring community. We lived at Autumn Creek for nearly three years and had to break lease due to a job transfer. I will ask everyone who views the negative reviews to also consider this one as well. Do yourself a favor and read the contract! It is very long but clearly defines the expectations of both the landlord and tenant. Follow the contract and you will have no issues. Before moving out make sure you clean the apartment and leave it like you found out - CLEAN. Too often when I have done walkthroughs, trying to find an apartment, the previous tenant left a mess. This will cost you on your security deposit and Autumn Creek sends a letter stating what you will be charged if you don't follow these expectations. Overall we enjoyed our stay and encourage you to check out the facility. The staff was great to work with and all my concerns where addressed extremely fast. The location is great as you are right off of Transit road. Yes, you can hear your neighbors if they are loud, this goes for most apartments that have multiple floors. The neighbors we shared, with the exception of a few, were by the far we have ever had - great people! Again to follow up: Follow the contract, pay your bills on time, clean your apartment before you leave and you will have a great experience at Autumn Creek! To the staff of Autumn Creek Apartments: We greatly appreciate your assistance and understanding with my job transfer. The process was painless and you helped with the stress. You were always responsive and extremely friendly to work with. You will be missed!

I have lived in Autumn Creek Apartments for over a year now. I love it here! The buildings and grounds are well kept. When we have had any trouble that required fixing, the staff placed the work order in right away and it was fixed within 24 hours. They have a wonderful pond with a waterfall that is relaxing to sit and listen to the water. This complex is located near a wonderful shopping plaza with Topps grocery store, a pet store, a gas station, bank, Starbucks, Tim Hortons, a liqor store, fast food options, a gym, and much more. This plaza is acessible without crossing any busy streets, which is great for me since I am legally blind. It is a pleasure living here and the staff is super friendly and allow pets. We can bring out dog with us to visit the staff and they even have milkbones for dogs. Overall wonderful place to live. Never had any issues with making rental payments. If shopping for a place to live, this place feels like home and is wonderful!

They tried to evict me this month for an unofficial late fee of $60.00 when their payment systems go down all the time. When this happens its costs you $60, because they never get it running up in time before rent is due causing you to be late on your rent. If youre charged that $60 fee on their behalf..they will try to evict you here. Im facing attorney fees of $1000 because they backfired my last payment over a $60 fee that is on their behalf of the screwed up payment system. However i did not know i was being charged $60 this past month because i was sure that the payment went through on time. Somehow they wouldnt accept my $1580 rent and went and got an attorney. This is how they make money on you. I also signed for a yr lease and they are trying to make me stay for 13 months instead of the twelve. Also, you can never get anything worked out in the office because ---------------- is never there. She is probably getting $50,000 a yr to only work 1-2 days a wk and thats definitely not an office manager. She should be fired in everyones concern as you seen the previous previews. Dont move here..if you can afford $1580 rent, you can hopefully afford to buy a more decent home than here for $200-500 a month mortgage. Take my advice and avoid this place.

I have lived here for a year and a half and tbink that its very over priced for what you get.Most of the office staff is very rude along with the manager. Dumpsters are disgusting. I would watch out for the mold that grows around the very drafty windows. You can hear everything you neighbors do including going to the bathroom. They constantly send out reminders to move your car so that they can plow, which would be great if they were able to plow. No body moves their vehicles even though management says that cars will be towed. Management never actually has the vehicles towed so instead nothing gets plowed. Your lucky if your walkway is ever clear of snow. They will claim that its snowing too hard and they can't keep up. The workout room is dirty and something is always out of order. I would absolutely not recommend living here.

Way overpriced for the ---- that you get. We can hear almost everything our neighbors say, and when they get in fights, we hear every explicit word, too. The maintenance doesn't bother to show up half the time and when they do they don't really fix things (besides changing lightbulbs, if you call them 4 times to ask). During winter, the management sends out obnoxious "snow patrol" emails almost everyday reminding us where to park our cars if it snows. Half the office staff are rude. There's graffiti on my mailbox that's never been cleaned since I moved here nearly a year ago, and the garbage area is always disgusting. The area between the apartment complex and road is absolutely disgusting- full of trash- and I even saw what looked like a soiled dog or cat tunnel you rolling around the apartment complex for days. Don't waste your money living here.

I have to laugh that there is a "management reply" on this website. There is no support from management, they will enter and exit your apartment without giving 24hr notice (as per NY state renters law). The insulation between units is sub par, you feel like you are also living with the family that co exists above you. If you want to use your cell phone, good luck, there is limited service, so most people have to leave the property to make a reliable phone call. The gym is great if the equipment is working. We have had multiple noise issues, where I have spoken to management. They claim to be "speaking to the powers that be." However, you will never receive a phone call back, giving you any sort of updates or progress. Lastly and most recently, the development switched to mandatory online bill pay. I prefer this method, however, they never sent updated link information. In addition, when I went to the office to inquire as to how to pay online, I was informed that they had been incorrectly billing for my storage unit. I have been living here for almost 6 months, and now they are discovering this issue? Management? Powers that be? Sounds like you should get a good real estate lawyer and some holy water if you choose to rent here.

After living at Autumn Creek for over 2.5 years, we were sad to leave and had a hard time finding another place that could live up to their standards. The office staff were pleasant and really went out of their way to get to know the residents. I certainly enjoyed seeing them whilst going to the gym and stopping by for a quick chat. We were thrilled to have the maintenance crew on site - in rain, snow or shine they never failed to ensure our apartment was well taken care of and the roads safe for driving. Both teams really made it feel like a solid and lovely community to live in. I have read several comments about their move out procedures, however as far as we were concerned there were no issues. Having read the lease, we were well aware of all terms and conditions and were treated fairly upon check out. I would not hesitate to recommend Autumn Creek to anyone!

The is the sleaziest management I've ever encountered. When our one year lease came up but never asked us to sign a lease renewal but instead raised our rent and gladly took our payments. When it came time to leave 5 months later they said we had a duty to notify them of their error and tried to collect $4000 in penalties from us. Needless to say we wouldn't pay so they illegally confiscated our security deposit. Would recommend hiring a lawyer before agreeing to anything with this outfit. And, ohhhhhh, stay away from --------------- - ultra sleeze squared!

I called the office last week about the broken glass and rotting food that's been in the ground at the trash bin. ------- answered, said, "Oh, is that still there?" Um, so, she knows about the problmes, yet, nothing is done about it. Today, the mess is still there; it's obvious the property management and maintenance could care less about the sanitation and cleanliness of the grounds, and are content to take our $1500/mo and let us walk in filth. This happenend once before, multiple tenants complained, nothing was done until someone contacted the Health Dept. All it takes is to make the rounds every few days, with a broom, and maintain the tidiness and sanitation of the garbage collection areas. Autumn Creek Apartments - Exorbitantly Expensive, with Poor Customer Service and a DIsrespectful Attitude. I'm sorry, for $1500/mo for a dinky apartment, I expect better service, better attitudes. If youlike being ripped off, I highly recommend this place. Otherwise, thre has to be a better value for the money.

Excellent staff, happy tenant.

We moved to East Amherst from California after a job transfer. We needed to find a rental community that would welcome a large dog, and where we could get a garage, so we were quite pleased to find Autumn Creek. The office staff was always extremely helpful and courteous. They kept cat and dog treats in the office and welcome four-legged friends. They knew both my husband and I and our dog by name and treated us like neighbors instead of tenants. The maintenance staff was also prompt and helpful. We had few service needs in our apartment, but the requests we did make were answered within 24 hours. There's a nicely equipped fitness room for residents to use in the main office building, which is a bonus. The apartments are well-laid out, with good sized rooms and a nice walk-in closet in the master bedroom. We lived on the ground floor at the back of the complex, so we didn't get any road noise. You did hear a bit of noise from other tenants, but you are going to experience that in an apartment situation. I like that water, basic cable and Internet were included in the rent. It would be nice if garages were included in the rental price, as this is not an inexpensive place; however, I understand that not everyone needs a garage and I'd prefer to pay extra to have onsite storage. Autumn Creek is definitely well-located. There's a 24 hour grocery store on the corner, plus every other store and restaurant you could need on Transit Road. It's also close to the highway for people who commute a little further to work. It's also a very dog-friendly community, with a small dog park located within the complex and dog waste disposal sites in several places as well. I would recommend Autumn Creek to others. We had friendly neighbors and I always felt safe there. When we had to move because of yet another job transfer, the process was simple. We didn't have any trouble with the lease or with the office staff. If we need to return to East Amherst, I would move back there. After having lived in California, Florida, Texas, Toronto, Kingston, and Germany, the Autumn Creek staffers have been the most pleasant property management people we've dealt with.

Autumn Creek opinion

I lived at Autumn Creek for a year and enjoyed my stay there very much. Any repairs were performed sometimes in the same day. The maintenance department came around and upgraded cabinet knobs,changed filters added a bump out shower rod and upgraded the outer door. I found the grounds to be well cared for also. Any time I had visitors they always commented on how nice the complex was. In addition having a no-smoking building was an additional plus. Theresa was especially helpfull during my stay.

I have read and reread the reviews posted on this site and just had to comment. I am being transferred from Florida to East Amherst by my company. I got short notice from the company and only have a couple months to move. I called many apartment complexes and have to compliment the office staff at Autumn Creek. Not only have they promptly returned all my calls but have been very diligent about sending me community info on schools as well as the surrounding area. I am looking forward to the move and especially looking forward to meeting the office staff that is working so hard to make my move as smooth as possible.

Stop go elsewhere....beware!

This place is the biggest ripoff, they have up charges for everything. And the move out fees are horrible. The office staff has constant turnover and clueless. The maintainance man sits around alot smokes in the truck and literally is very lazy. When he make a repair, he left junk, garbage and couldn't even sweep it up. They have insidious owners, total rip off. GO ELSEWHERE....unless you want to experience horrible lease problesm

Awesome

I've been living here for a year now and really enjoy it. It is very quiet and the neighborhood is really safe and nice. There is always parking right in front of my place and they allow pets. I am of the younger tenants at Autumn Creek, but they have people of all ages here and everyone is friendly and nice. It also has a great location, right near all the businesses on Transit Rd. but it still feels far from everything. The apartments are spacious and the layout is fine. You cannot hear your neighbors through the walls either and the heating/AC is very efficient. Had some minor problems with them fixing my washing machine and after waiting for it to be fixed they ended up switching the hot and cold water; but that is a very small problem. Also, if you like to sleep in and have a reason for the staff to call you, they call pretty early which can be annoying. Overall, Reccomended.

JUST BECAUSE YOU HAVE A DOG....

Autumn Creek has been the worst experience renting in my lifetime. And I have rented from many places around WNY and out west, but this place was a NIGHTMARE and I will be paying off a unwarranted debt from them. They charge you 50. a month for a pet, additional deposits which are not refundable for having a pet (650.PLUS) and a large security deposit! Do not plan on ever getting anything back. They replace carpet when you move out and upcharge you for it. The cost of replacing carpet for a small apartment at Autumn Creek was higher than the cost of carpeting a 2,100 sq foot home. The Management company based out of Rochester are cruel....they lie, deny and are downright the most negative pack of thieves. DO NOT RENT FROM THIS PLACE.Go elsewhere. Too many people have been ripped off and it won't stop until they join together and sue this place. Snow removal is a joke, the maintainence guy sits around in his stupid red truck and smokes cigerattes most of the day. They act like they are doing you a favor whenever you ask for repair. THEY HAVE TERRIBLE TENANT SERVICES. Seriously this place will get what they deserve someday...The garbage retainers are flithy and always overfilled, bugs everywhere, the pool is sooo tiny. the rent is way over priced, just because they have a pet policy.....beware...you will lose your shirt from renting from this place. You have to pay 40 extra a month to rent a little closet to store things. It is a total waste of money. Washer and dryer are extra costs too.

Love it!!!

My husband and I moved in to Autumn Creek apartments and we absolutely love it. The apartments are very large and beautiful. The staff is on top of everything and all I have to do is pick up the phone and with-in the same day everything is fixed to my satisfaction.I would highly recomend to anyone looking for a quite, peaceful place to live to move into the "Autumn Creek Apartments!!!!) :)

Our time at Autumn Creek was very nice and we're going to miss living in the East Amherst area. There were only two things that bothered us over the years while living here. We had 4 different neighbors during our time living at Autumn Creek and two of them were good and the other two were horrible because of the noise they created mainly from music, TV etc. The noise got so bad we had to make a formal complaint at one point because talking to our neighbor about it didn't help. The second thing is the grilling situation which I know is a fire code issue and out of Autumn Creek's hand but, it made grilling almost impossible because you have to retrieve your propane tank from a centrally located storage rack and take it all the way back to your apartment then take it all the way back to the storage rack when your done. Like I said I know the grilling situation is out of Autumn Creek's hand and at least they came up with a solution but I love grilling and I never grilled again when this new rule went into affect. It's a great area to live in and like I said before we're going to miss it!
