I am currently living in this community, but my experience has not been good. I have reported several maintenance issues in my apartment, including a cockroach problem and an oven issue. Unfortunately, no one has come to repair these problems yet. The cockroaches are very concerning and my daughter is scared to stay in the apartment. I hope management will take these issues seriously and resolve them as soon as possible because it is affecting our living conditions.

My experience at this community has been disappointing overall. While the location is convenient for downtown living, the ongoing issues with building operations and maintenance have made it difficult to recommend. There have been repeated problems with elevator outages in this high-rise building, which is especially concerning for residents who rely on elevators daily, including those with mobility limitations. In addition, there have been frequent water shutdowns, sometimes with little or no advance notice, which disrupt basic daily living. Sanitation has also been an issue. Trash chute rooms and common areas have at times been poorly maintained, leading to unpleasant odors and pest concerns. Although concerns have been reported multiple times, the improvements have not been consistent or long-lasting. Communication from management is often reactive rather than proactive. Issues tend to be addressed only after repeated follow-ups, and even then, solutions are temporary. Overall, while the building has potential due to its location, the lack of consistent maintenance and reliable building services makes the living experience frustrating. Future residents should carefully consider these factors before signing a lease here.

Worst apartment no proper maintenance thank you for providing such a stay All management people are good tbh I think its the old building is a problem and no one fixing issues , I mean permanent issues they are fixing it temporarily and it must be costing them more.

I had a terrible experience living here, and I strongly do not recommend this property — especially for the “luxury” price they charge. From the moment I moved in, the apartment had serious maintenance problems. The dishwasher was already broken, and when I used it only twice, water leaked from the pipe underneath and flooded into the hallway, soaking the carpet. The carpet stayed wet for a long time, developed a bad smell, and started getting damaged. The worst part was the management response. Maintenance did not come until I repeatedly called and eventually had to escalate to Greystar headquarters. After a long wait and living with the odor and water damage, bugs started appearing — including a lot of cockroaches. They eventually moved me into a different apartment, but the problems continued. In the new unit, water was bursting out from under the kitchen sink, and again there were cockroaches even though I keep my home clean. It feels like something is always broken in this building. The elevator situation is also unacceptable. Most of the time only one elevator works, and the wait times are extremely long. Management is another major issue. They are often rude, make false promises, and do not follow up. You constantly have to chase them for basic things. They also change management staff every couple of months, so new staff “forget” previous conversations and commitments. For the high rent they charge, there is nothing luxury about this place. The building is old, the floor plans are not great, and the services do not match the price. Even the trash service is not worth it. They charge $35, but trash is frequently left in the lobby and the service is inconsistent. Overall, this is not worth the price. There are real luxury apartments in the same price range that are cleaner, better managed, and maintained properly. They also lost my package twice.

I am not a picky person when it comes to selecting apartments. However, I have been extremely disappointed since I arrived in August 2025. From security guards sleeping on the job, to getting stuck in the elevator with my fiancée and there not being anyone at the front, this situation has not been enjoyable. Worse the lag between submitting maintenance work orders and when they are completed is unacceptable. For example, in early January I submitted a work order due to the water not training from my tub. A couple of weeks later the water did not turn on in my bathtub, which rendered me unable to shower. I submitted a work order and did not hear anything from management. I had to email the desk because they were not communicative and wouldn’t pick up the phone. I will give Erik Rowan props he did address the request once he received an email within a reasonable time. Thank you Erik.

Please improve !!!! It has been a terrible experience in terms of getting g hold of staffs to talk properly and address any issue. Either the management gets changes or the staffs will be unaware of what they are doing !

I’ve been living at LIV Cleveland for several months now, and I can confidently say it’s one of the best decisions I’ve ever made. The building is in a great location — just a short walk from entertainment spots, Playhouse Square theaters, cafes, and shops. The renovated interiors are stylish and modern: quality materials, attractive finishes, bright kitchens, and large windows that offer stunning views of the city — and from some apartments, you can even see Lake Erie. That view, especially at sunrise or sunset, is truly a bonus. The amenities are another big plus: a spacious fitness center, a modern lounge area, wide hallways, and a beautifully maintained courtyard with seating areas, barbecue grills, and greenery. The management and maintenance team are very responsive — most issues are handled quickly and with care. I’d like to give a special thanks to Luvina Palma and Mande Rein — they truly did an outstanding job! Thanks to their professionalism, kindness, and attention to detail, the move-in process was smooth and enjoyable. It’s clear that they genuinely care about the residents, and that makes a big difference. You can really feel that the goal here is to create not just a place to live, but a lifestyle — somewhere that feels like home. If you’re looking for modern living with the perfect mix of comfort, convenience, and city life, I definitely recommend LIV Cleveland.

Many maintenance issues that are slow to be addressed. Sometimes you have to request assistance more than once. Some issues aren’t addressed and the follow up is never usually done in a timely manner. Follow up between office and maintenance staff needs severe improvement.

Its been weeks I’ve requested for fixing the dishwasher leaking! There’s no response at all! Also the hallway smells bad all the time! Apartment’s main door doesn’t lock properly! And most importantly homeless people gets into building roaming around the building! Its not safe at all!

I like the community for the most part. My issues are with residents who leave their trash on the compactor & freight rooms because they’re too lazy to take it to the trash bins. And the residents who smoke in the stairwell

Maintenance rarely completes work orders without just closing them out, the gym equipment has been down since I moved in in January, security just lets anyone in the front doors, and it also feels as if office staff could just care less about their job. I’ve spoken to many other residents who can’t get ahold of anyone let alone the community manager

All we ask for is for the staff to be responsive and transparent with their residents. They do not respond to emails, they do not answer the phone, they do not address maintenance requests. Just acknowledge us please.

Terrible Experience – Over a Month Wait and Non-Refundable Fee
We initially planned to take a new lease with Luckman. At first, the experience seemed positive, but once we submitted the application and began following up for updates, things took a turn. They took over a month to provide any confirmation, and at one point, we weren’t even allowed to enter the leasing office when we visited to check on our application status. It was one of the worst service experiences I’ve had. To make matters worse, they withheld $500, citing it as a non-refundable application fee.

Pool area gym and community room are Amazing upgrades
The gym is larger than I expected and the community room has pool table other games and a yoga studio/dance room with wall to wall mirrors. There is a full kitchen and new management have contracted upgrades we can actually see the difference not just be promised something fresh and new. Excited to enjoy my summer downtown Cleveland in the rooftop pool

Good luck reaching anyone. I have filled out an application and paid fees and haven’t heard from anyone in months. I’ve called every day for 3 weeks and no answer. I’ve left emails and also voicemails no response. At this point I just want my money back.

Let yus see what to say The parking situation sucked, the whole building smelt like raw --- on a hot summer day, the unit while it looked similar to the 1 bedroom studio, the place was absolutely filthy, junk left haphazardly, nothing wiped down or cleaned, it was boiling in the unit, not to mention the water damage that was noticeable, had to wait 45+ min to even view the unit. Secretary was highly unprofessional as well as the leasing agent had stains all over his shirt. Do Not Rent Here

TERRIBLE
I lived here for over a year, and it was the most terrible time living there. They first make it seem like everything is working fine and whatever is not working that it will be fixed very soon. They were always lying. I had no AC for 2 summers in a row, instead they brought a big machine to connect to my window that took up half my living room. I couldn't flush my toilet for a year and had to use a bucket to flush. When I placed the work order, the worker said it was the pipes/pressure of the pipes in the building and that there was nothing they could do. I was also finding insects as well every other day. So before you decide to move in here, make sure to ask the following questions so you could see what they say: 1. How are the pipes/plumbing in the building functioning? 2. Is there a history of flooding? (We had 3 floods in different floors in the past year, the lobby was basically raining, and one of the elevators got completed flooded, filled with water) (Very dangerous) 3. Is there a history of bed bugs? 4. Is there an exterminator that goes through? How often? 5. How many engineers do you have in the building? How responsive are they to the work orders? 6. What are the conditions on the lease for the renter if we our AC doesn't work, toilet, find insects? Do we get any money back? (The answer is no) 7. How many of your elevator's work? (If only 1 or 2, ASK WHY?)

I'm upset that I'm stuck paying rent at this place until my lease is up. This apartment is disgusting and the repairs are rarely ever made. You have to bug the leasing office in order for them to stay on top of things. The elevators don't work, the laundry room is disgusting and the machines rarely ever work, and it's just gross here.

Horrible, dirty, disgusting facility with poor community amenity upkeep and apartments that are falling into disrepair. I have had multiple months of requests ignored and only get traction when I email the staff repeatedly. The laundry room is horrible. The lobby is falling apart. The security is subpar. The general hallways smell and have horrible water damage. The photos of this place do not do justice to the absolute ---- hole that this place is. Stay away.

There is nothing nice to say about this place. It smells like trash, there is always dead rats in the parking garage. I have items in my apartment that have been broken since I moved in. The AC in my apartment is not functioning. I have asked management for weeks about get some pest control for my apartment and all that was done was someone put sticky traps it hasn't fixed the problem. The trash chute was clogged for a month and the solution to the problem was to screw the door to the trash room shut.

If the unit had ac I would absolutely love this spot. The lack of commutation/answers when asked about issues has been the biggest problem. Also have no blinds in my bedroom at all and am missing one blind in the window of my living room.

I would not recommend the Luckman to any friends or family. The facilities are in poor condition, if you buy a parking space you should expect that at some point someone will park in it and management won’t tow, the pool (which was a big selling point from management) didn’t open until the beginning of August, the AC didn’t work all summer…

One leasing agent was insolent and belligerent, the others made up for him. The laundry is inadequate, esp dryers, and the pool is out of order at the height of summer. Three fire alarms in the first two weeks. Ok but could be improved.

The community as in the people who are living there are all kind and nice. The management and the way things work is terrible. So far of living here for a couple weeks it has been one thing after another. When we went in to get our keys move in day they didn’t have keys that worked. Our lock was broken and then fell out that night locking us in with no way of getting out had to call our parents to drive 2 hours to try to get us out cause there is no 24 hour maintenance number or even number to contact front desk. The air conditioner is broken and we’ve been told it would be looked at or just close our blinds. And no one has ever came to look at it. Our blind strings are broken and someone said they’d be right back with a solution never came back. It’s a terrible place due to management.
