Well Managed Community
Customer service is top notch. It’s a breath of fresh air when you contact the office and you get a response right away and a follow phone call the next day to check on if my issue was resolved .The building is very well maintained and the maintenance staff are extremely professional and responsive. Amenities are nice , although I do not use them much. I do enjoy the monthly events . My only complaint is that you can hear every step of the neighbors above me. The location is also very convenient. The building feels like a warm community and home . I will renew .

The only apartment complex in the area with secure indoor parking. Great location for access to West Chester, Pottstown/Reading area PA Turnpike and Rt 202. Across from Whole Foods. The Staff and Maintenance, it's like coming back home, everything is taken care of.

Management and Maintenance staff are very attentive. Great facilities and amenities. Most residents are mindful and respectful of others' living space but some still need to clean up their act especially with their pets. Also big plus having restaurants, shops and a Whole Foods market within walking distance.

Pros:Good response time to maintenance issues. Rent payment and service request portal. Minor noise complaints. Cons: No individual patio or porch. Neighbors not cleaning up after dogs even when stocked waste stations are available.

Good community to live. most residents are friendly. Noise from Pottstown Pike at time is unbearable even with windows closed. Also, kitchen faucet is too small and water splash all over counter every time it is turned on for washing dishes.

Since Panco has taken over the building there have been major improvements. There are fun resident events about once monthly, there are always dog waste bags available, and staff is very very friendly. The apartments are not big, but the amenities are great; and the atmosphere is welcoming

We moved in when Hanover was still the management company and a week after we moved in, Panco took over. Personally, I did not feel like the Hanover folks communicated very well throughout our move-in process and we moved from a different previously-owned Hanover property that was sold, so I wasn't surprised to see management switch over soon after. When Panco took over, I had one quick issue addressed with billing incorrect from the move from Hanover and Kayla addressed that super quickly for me. At our previous Hanover property, when the building was sold to new management, the new management completely ruined the place so we were nervous that would happen here, as well. We have been pleasantly surprised that this hasn't been the case, and in fact, it's been quite the opposite in our opinion. Other than the initial billing switch issue, I haven't needed the management team much, which is a great sign because it means they're doing everything right. However, I can clearly see the improvements in communication, package room, and events that the new management has brought in that have been pleasant to see. Management communicates to us often on things happening including elevator reservations. They established sections of the package room to make it easier to find your apartment's deliveries. As expected, package rooms in apartments can get overwhelming during the holidays and when I was looking for a package in November, I was surprised to see Jane in the room helping residents find their packages and re-organizing ones that delivery-folks didn't place in the right spot. It was nice to see that she went the extra mile to help that evening. They hold numerous fun events and allow for resident run events (haven't made it to any of these, but it's refreshing to see that they're offered). As mentioned, we moved from a previous Hanover to new management apartment (not Panco). Comparing the two transitions, The Point at Exton/Panco definitely got it right and the transition has been seamless for us after being worried initially about dealing with another management change. In our opinion, Panco has been an extreme improvement and we've loved our time at The Point at Exton and will be renewing when the time comes.

My apartment is nice with good sunshine . I like the space . Clean building and we like market . We new in the US and people have been nice so far at building . Good closet and storage for our clothing . We give good recommendation.

I love that everything is clean and well cared for both in the common areas and in the initial move in. The process of touring, signing and overall moving in was awesome. Super simple and several people to go to if I needed help with anything. The staff is wonderful and excited to help. There is always people cleaning the hallways so it always looks beautiful. I have no issues with noise next to or above my apartment.

Quite and nice upscale community with all amenities. The only problem is flooring. Whether you have kids or if you are heavy, be sure took hear the knock on the door from your neighbor downstairs. This is most frustrating. I have this problem only when guests come by and if they have any kids.

Spacious Apartments
Very nice closet space and kitchen area . The bedroom has enough room to fit all my furniture from my house . Good natural light . Location is convenient. Plenty of space to work from home in the club room. It also has separate work area and conference room which makes it very easy for me to have work meetings.

First Class Experience
Great location near the train station and many shops . The pool and fitness center are very nice . I also enjoy the theater and lounge . You do hear some noise from neighbors above , that is my only complaint . Office staff is friendly , and I have not had any issues with my apartment.

Beautiful Community
I just renewed my lease . I have had a wonderful experience at Exton . Maintenance is excellent. There are monthly community events . The location is great . The building is also well maintained. I also love the Whole Foods across the street .

Would not recommend. Overpriced. Rude office staff. Very dirty grounds around the apartment. Facilities always out of order (garage doors, dog run, elevator, etc). Mailroom is completely unorganized and packages get stolen or lost.

Very pleasant . Clean building . Curtis office workers. The pool needs to be heated in the summer time . Loved the 4th of July community party. Beautiful Christmas decorations in the lobby. Great place to live at

I moved in in April 2021, while the property was still Hanover Exton Square. Several months ago, the property was bought by Panco and become The Point at Exton, and there has been a noticeable decline in quality ever since. While my overall experience here is positive, there are a few things that I will mention that have been major pain points about living here. First and foremost, I own a dog, like many other residents here. This building advertises having a "bark park" as one of the amenities, which is a small fenced area behind the building. This area has never been up to any sort of safety standards to legally be considered a dog run. The gate has large gaps in it, to the point where even large dogs can easily escape. There is no double gate, which is standard for any safe dog park so that dogs can't escape while coming in or out of the space. On top of that, the actual gate to the dog run has been completely broken for MONTHS?almost a year now. The ground is essentially just mud and mold at this point. This area is in absolutely no way safe for dogs. To be fair, Panco did not construct the dog run, but they have been promising for months to address these issues and upgrade the dog park, and absolutely nothing has changed. As residents paying a very luxury price to live here, it's extremely disappointing that this amenity is completely unusable. Secondly, and probably my biggest complaint about living here, is the package delivery. The building has a very nice mail room, which contains a LuxerOne package room that residents need a code to access (when you receive a package, you get a notification and receive an access code to the room). However, the inside of the package room is a DISASTER. You end up spending 20 minutes just searching for your package amongst all the chaos and piles of boxes. I appreciate that Panco has added labeled bins and dividers in the room to help make it easier for us to find our packages, but even still, they are often placed in the wrong area and sometimes not even scanned into the system. There are also packages left out in the mailroom with no security to prevent them from being stolen. Several times I've had a package missing, emailed management for assistance with locating it, and never received a response. Also, perishable orders (food deliveries like HelloFresh) are left out in the lobby and never scanned into the package room. There are quite a few other general building maintenance issues that others have mentioned in there reviews, such as the parking garage door being broken countless times, the trash rooms overflowing with garbage, and the amenities not being maintained properly. Someone mentioned that all their lease documents were lost in the Hanover/Panco transition, which happened to me as well. It is very frustrating that since Panco took over the building, rent has gone way up, and quality has gone way down. I understand certain things are out of their control, but basic maintenance of the building and its amenities should be the standard, especially for the price we pay to live here. Like I said, my experience here has mostly been positive?it's a beautiful building, the staff are friendly for the most part, and it's in a great centrally located area. Whether or not it's worth the high price at this level of management is another story. Overall, I would recommend living here, as long as some of these key issues are addressed.

Nice apartment complex offering many amenities. Conveniently located to shopping, movies, restaurants, take out, and major roadways and thoroughfares. Public parks, trails and dog parks too. Ample covered garage parking.

Love this complex! Everything is fresh and new and the people are so friendly. Feels very safe and secure and near so many things! Tawnee and Kala have been super helpful as we settle into the community. We are so grateful to call this our new home!

A Great Place
I needed out of my old apartment ASAP and Tawnee got me into The Point at Exton within 2 days. She was so helpful and understanding of my situation. Overall, she is great! The apartment itself is also very nice and the amenities are amazing. I’ve been here a little under a month and I have no complaints thus far!

It's been really nice and clean. I just don't like how dirty the apartment has become with people not cleaning after their dogs and the trash rooms are very dirty. I do not plan to stay too long if the price of rent continues to go up.
