I rented an apartment in South High on 10th Street. The units were nice, but there were frequent problems with the building including air conditioning outages, common areas left dirty for weeks, broken gas grilles, and most annoying, fire alarms that would go off several times a week, if not daily. After a year, I moved out, however my security deposit had over $300 of deductions taken from it including repairing holes in the walls that were made by the building manager to hang my pictures, holes that I was assured I would not be charged to fix. I was also charged with outrageous cleaning fees. I would strongly avoid this building and this company, there are lot of newer, and better run buildings further down Carson St.

This place is completely trash. If you want to live near drug dealers and pay $65.00 to replace an outlet cover... this is the place for you. You have to have a parking pass on your car, if not it gets towed $200 to get it back, with no remorse. I mean if you are in desperate need of a place... it's a place to live, but for the most part expect literal trash all outside your apartment, witness horrible parenting from nearby neighbors -( I can't believe people talk to their kids like that.) Heroin addicts rolling in the grass, the smell of marijuana and cigarettes filling your apartment from your neighbors. The washer and dryer in the basement is HORRIBLE! The clothes never come clean. expect to pay the residence of south hills over 1,000 when you move out 30 days after for smoke detectors?? clean stoveeeee?? and honestly I kept the place spot clean, new blinds and everything. it's so stressful.. It was so miserable living there. I found a place much better than this in South Park. Save your money. good luck.

I recently moved to the area due to a job change and love the location of the residences of south hills. The staff was very accommodating with the move in and have been responsive to our requests. I would recommend south hills to anyone looking to move to the area.

After graduating college in May I moved into the residences of south hills shortly after. My experience has been very favorable so far and I'm looking into 2 Bedrooms with my friend who also wants to live here. Location is great for access to the city as well as the shops. I have become friends with several members of the staff and find them to be helpful if I need anything. For now this is home.

My husband and I have lived here for 2 years and in light of the negative reviews I felt compelled to provide our perspective. We moved here because of the proximity to the city and my husband's need to have a easier commute to his job downtown. The location is close to shopping and the turnpike which for us was an important aspect for us. All of our request over the years have been met and once you get to know the staff you begin to realize they genuinely want to be of help. In the last two years we have never had any issue with bugs. For now we are very happy and will continue to live here

DO NOT RENT HERE. BED BUGS GALORE. My husband and I found out our apartment is infested with bed bugs and when we suggested that the ajoining units also get treatment the landlord assured me that WE brought the bed bugs in and that they do not move from unit to unit. Please. Everyone knows that's not how it works. We found them in our OUTLETS. Please, especially if you are not section 8 and paying for this dump full price, save yourself the headache and rent elsewhere.

I've lived here so 2 years now and have a year left. I am moving away as soon as my lease is up. First if you have a nice car do not park on the street!. People punch and kick in doors, and side swipe the mirrors. Second the roaches are true. I've never ever in my life had roaches anywhere I live, and I'm really clean. Yet they come out when you cook food and never go away. I should post photos of them on here, but I don't want t make anyone throw up. This place probably has 1000+ complaints to health department including mine. I think they know someone in the health department, because nothing has yet to change. They staff and management will bend over backwards for you to get you to sign the lease. When the ink is not even dry yet on the paper they will basically treat you like a dog and ignore you. All my friends that come over feel unsafe, and we all call it a overpriced ------ project. Also the gym is not open during the hours a working person would be off work. It seems to be carted to unemployed or SSI people that have no responsibilities or do anything all day. They do not spray the buildings anymore for bugs. The old manager used to at least have a guy come every Wednesday to spray the basement and apartment requests. Not to be judgmental but there are a lot of "foreign" residents here that are really dirty and cause the roaches to multiply and spill over into adjacent apartments. I've actually had to pay out of my pocket for a non "affiliated" exterminator to come and spray my apartment. It lasts a while, then the roach population explodes again. If you walk at night there are a lot of shady people walking around with drugs, and are loud and yell things at you. Also seems like the police presence is more interested in lazily dunkin donuts speeder stakeouts than resident safety.

I have honestly never seen such a mismanaged place in my life. They have two property managers that are worthless to that property. I have called numerous times about some issues nothing ever gets settled. It's beyond sad they have a very young girl handling property issues. The only people to ever answer the phones are the leasing office and the nice woman who handles the rents. Someone needs to come here and get rid of the managenentt.

The first year I was here was not nearly as bad but they were, from what I'm told, under different management. The room that they showed me looked nothing at all like the room they tried to move me into. The breakfast bar was mounted on the wall in the example room and then when i move in the bar was mounted on top of the wall. I am 5'2" and the bar came up higher than my chin. And I was told to "just get tall chairs." Also the room I was shown had radiators and the room they tried to put me in had these gigantic metal wall heaters that were all beat up and sharp panels not connecting and sticking out. I told the girl I needed a different unit and she was very nice and was able to find something I preferred.... The first year was ok other than the kids running around with no supervision and throwing trash and food all over the hallways and outside. Which is bad when you have a dog. I decided to stay because it is convenient.... Second year has been awful. The added new doors to the unsecured buildings and they kept falling off. I called and called and nobody ever answers. So I went in to the office to speak to this "assistant manager" that I kept leaving messages for and he was so rude and condescending to me it took all I had not to tell him about himself and walk out. I said we have not had a door in months and it keeps falling off and it hangs by a hinge and there are a lot of kids and it's going to fall and hurt one of them... He laughs and says.... Well just be glad you even still have a door. I said we don't have a door right now and I keep calling you about it. Again he laughs and says... Yeah you and everyone else.... Uhm? Really? The laundry is a joke. Ours has been broken since I moved in and they will never fix it and tell me I have to call the washing machine company myself... And they actually unhooked ours all together because the basement keeps filling with sewage. Once where I had one of the maintenance men come to my door asking me if I flush tampons down the toilet and they will charge me if they catch me doing that because it floods the basement. There are 6 apts in this building and I explained to him that as a 32yr old woman I have learned not to flush tampons down the toilet. A lot of people have small dogs and do not use leashes and this is never enforced to them. These is one wo keeps coming after my bigger dog and after several times I called the office asking them to handle it since it is a neighbor of mine and they never responded to me. My brother lived in another building here and someone puked in his hallway and he called several times about it and nobody ever came to clean it. He said it dried up and flaked away. Bugs come in a lot. I've seen roaches maybe twice but lots of ants.... Lots of centipedes and pincher bugs get in. Lots of flies.... There was a rat living under our front porch at one point too. The dumpsters are always closed so people leave trash around them. Animals break into the bags and there's food and trash all over the place. Broken glass everywhere. I called about that too several times and no response. There are some shady people here too. So there are shady people coming in an out of the area too. I was just threatened and harassed by 4 kids that looked about 16 when I was walking my dog. They were trying to scare me that I was a girl walking alone and it was dark out and when my dog stepped in front of me and growled because of the way they were approaching me, the one kid said he would take my dog out. I just walked away and they watched me all the way back to my building. The last straw for me is this "house keeping" check they randomly decided to do and left a letter on Tuesday that they would be here Wednesday.... No time given of course. I have a dog that I do not kennel, so on Wednesday I happened to be off work and I'm sitting around waiting all day and they never come. I work from home and to my surprise someone is pounding on my door Thursday to do this check. With the nature of my job I can not just drop what I'm doing and I can't have anyone in the apt while I am speaking with my customers... So I could not answer the door. And there was a letter saying they would be there Friday and to secure my dog. So I called the office Friday morning and spoke with the only remotely helpful person there, Lorraine... And i explained to her the situation about working from home but said I'd be more than happy to carve some time out for them to come by after 3. She said she would let the girl know and have her call me. 4:30 and nobody is here yet... I call the office which closes at 5 and nobody answers... Then my phone rings and Lorraine says... She can't come today, she is actually off today. I said why is she leaving me a note saying she is coming Friday if she is off Friday? I explained I don't have time after 3 to sit around and wait... I made time for them to come do this and there was work I didn't get done because I was waiting. Lorraine said she would have the girl call me Monday.... Monday at 2pm I get a voicemail from Megan saying.... Call me to schedule this because we HAVE to get this done!!! Like I am the one who kept you from getting it done?? Twice I waited for you. There is a bunch of 20 year olds running that office and other than Lorraine and one of the maintenance guys, I have dealt with nothing but rude and annoyed employees. This place is a joke. Not worth it.

At first I was excited about this apartment because it was the best I could find near my job that allowed pets, but now all I have to say is run while you still can. This place is not as advertised. The washer and dryer units are almost always broken and you have to call the company (not our maintenance) to get them fixed which can take up to a week. They will also show you a beautiful model of their apartments, but this is just a illusion. The paint job does not match and is patched up, the mock granite counter tops look anything but, I can see where they patched up a wall they knocked out in my bedroom, the carpets have bong stains from previous occupants, and the bathroom basin is so cheap that when my cat knocked my candle over it punched a huge hole through it. There is also a major bug infestation because of our lovely residents from Nepal leaving trash and food in the hallway and their children constantly breaking the windows and doors to the buildings. I have tried to be patient and I usually like learning from people of other cultures, but these people from Nepal that make up well over half our population here are simply appalling, sexist, loud, and messy. Don't even try to put in a noise complaint when they are celebrating from 5pm to 4am because management will do nothing. Another part of out population are drug dealers so I hope you enjoy fumes and sketchy people. Also while they advertise they no longer take section 8 I have to call that to question. There are cops and ambulances in my neighborhood several times a week and one night my street was blocked off and they would not tell me why and told me to just go somewhere else for a few hours. It is advertised as a nice wholesome community and looks nice from the outside, but don't be fooled. These are overpriced projects with a crappy attempt at a new paint job. My lease is up in August and I am relieved.

Major bedbug infestion in which the landlords do not take the proper procautions to prevent,this place is full of nasty foreigners fron napal,they are filthy dirty people and if you get a unit above or below them your apartment will be filled with the gross scent of there food all day and night ,manageis a joke,the parking is non existing ,many residence have gotten frequent tickets from baldwin police for being forced to park in handicap spaces, youd be better off moving into the project because that exactly what these apartments are high price projects

This is by far the worst place I've ever lived. In the year that we've lived here, we have had several major issues that required immediate attention. Our heat was not working due to faulty mechanisms with the gas pilot, our kitchen sink pipes burst suddenly and flooded my kitchen in minutes (I was home luckily and turned the water off myself), the bathroom tub was not properly sealed and leaked into our kitchen on 3 separate occasions, our toilet was broken and made the water pipes bang loudly and aggressively after every flush (my 4 year old became afraid to use the toilet because of it), our toilet was not properly sealed and leaked water (toilet water) into our kitchen, both of our screen doors are broken even after being "fixed", all of the new screens installed in the windows are not properly fitted, the doors are not properly sealed so my place is infested with ants, the basements floods every time it rains, the upstairs gets unbearably hot while the downstairs won't get warm, there is trash and dog poop everywhere making it impossible to go in the grass, the playgrounds and gym have mostly broken equipment, and the office could not care less about any of the issues. For the cost and hassle of being approved to live here; it's nowhere near worth anyone's time or money.

I've lived here nearly 2yrs. I must say, the first year it didn't seem that bad other than children running around unsupervised behaving badly. The 2nd year has been down right awful! I have contacted the office and the police multiple times about the noise coming from my neighbors speakers all hours of the night. Nothing has been done! Then in the past month alone we have had multiple issues. The worst being the bed bugs that have managed to find their way into our apartment. We called down the leasing office, at first it seemed like no problem they said the exterminator would be up in a few days, we then receive a call back that it will cost $375!! Bull crap! We rent!! They should be responsible for this!! They are money hungry scammers! They charge a ridiculous amount for ---- holes that have no insulation! I pray we are able to move when the lease is up.. DO NOT MOVE HERE!!

Wow... I am a current resident of Residences of South Hills. I moved here Nov 2013 & I want to give a fair, unbiased review. In the time I've lived here I have seen 1 roach on my living room door, I immediately called the business office & they scheduled an exterminator to come out. After a week of phone tag, an exterminator came out & I haven't seen one since (exterminator or roach). After that experience I knew how to handle situations with this place... DONT CALL. Get up, walk to the office & speak to them face to face. Make your presence known; you cant be treated like a cow in a herd if you aren't acting as such. Since then I've needed my door to be reinforced, & a few minor issues & I went to the office & voiced my concerns & they were handled. There's no controlled access to the front door leading into the building, so anyone from off the streets can walk into the building. The paint they use on the renovated counter tops is cheap. Cabinet space is a joke & closet space is an even BIGGER JOKE; I expected more for the money, but I've made due. The walls & floors are very thin (I can hear my neighbor snoring at night under me). The maintenance crew is a different battle though. Last week I realized the chalking of my tub had gotten really bad & I called to have them come & just re-chalk the tub... it took 3 days. I'll give the benefit of the doubt w/ the size of the property that maybe there were just too many requests at the time. Nevertheless, it got handled. The hallway's smell bad, but thats mostly because of the pets. My neighbor has a cat & you can smell it all over the building. Its horrible. The basement is disgusting. I have never washed my clothes down there. In the beginning I was going all the way to my mothers house in Highland Park every week to wash clothes, but then the 24hr laundry opened around the corner & that's where I've been going. The neighbors in my building are great ppl aside for 1 old couple that's a typical nebby old couple that hates kids. We ignore them & our kids play nicely together. Everyone else gets along pretty well (yes, even the neighbor w/ the smelly cat). PARKING is a disaster here, constantly fighting for spaces on the street n such & people really don't know how to park, they take up many spaces. When I first moved here I had a women pull up to me & tell me that she's been here for 5 years & I need to "learn my role" needless to say, I never stopped parking on the street. I'm not easily pushed over & she got the picture real quick. Where I live on the property (same street as the office) it is pretty quiet; everyone minds their business, kids play nice & there aren't very many animals. The police patrol a lot (they also harass people a lot... but that's just Baldwin's finest for you). The gym is another joke, they've been talking about allowing 24hr access for some time now (last I heard march it would be done) It's now september & it still closes when the business office does. Luckily the location is within 2 gyms. Moving on to the location... IT'S AMAZING. There's so much around this property & everything from the mall to the gym to walmart to the turnpike & highways are very easily accessible. I work downtown & it takes me 30-40 minutes to get to work on a typical morning. There's a grocery store within walking distance as well as a dollar store, beer distributer, nail salon, drug store, bakery, rita's & much more.... BOTTOMLINE is this place isn't perfect, in fact it is very far from it, but the price beats anything in the city for the prime location it is. The Staff will walk over you ***IF YOU LET THEM*** let that be a key phrase here. If you take things lying down then expect to be trampled upon. I am not that person; the office staff knows me & they know I will show my face & speak my mind if things aren't up to par. Therefore, I have nothing bad to say about the staff. I do think Justin is an acquired taste, but that's probably because I see through slick talkers. I am in no way a terrible resident, but I have a family to take care of & I will address anything that compromises their wellbeing as well any adult should whether they live alone or have a family. I cant recommend this place with stars & whistles, but I can say that it's worth a look. Come out & see WHERE YOU WILL BE LIVING. Do not just look at the models inside of the office. Know there are 2 different kinds of apartments here & the prices reflect such. This is a good place to start & be if you are looking to find better within a year or 2. I wouldn't recommend for longterm stay. I've been here almost a year & I may be here 1 more depending on whether I find an apt in the school district I want.

I am a current resident and I will never judge a book by its cover. It seems nice but their are roaches, bed bugs, disgusting storage units, holes in the ceiling with fungus and stale water where the broken washer machine is and we have pictures to prove it. When we request for extermination by leaving countless messages on unanswered office answering machines and leave written requests they all go ignored. When confronted in person to management, she was completely rude and ignored the complaint completely. She is the most cold and unprofessional manager I've ever encountered and I've never been late for rent, damaged property or responded to her rudeness in an unprofessional way. The building has a terrible smell from lack of cleanliness and stale water and I have pictures to prove all of this. Safety is a joke unless you live in the new building and maintenance is kind but under staffed. DO NOT LIVE HERE, EVER!!! I CAN NOT OVER STATE THE SMELL!!!

PLEASE READ ALL THE WARNINGS. THEY ARE TRUE. I HAVE BEEN HERE A YEAR AND THEY HAVE CHANGED MANAGMENT TWICE FROM MARK TO MELANIE AND STEPHANIE WHO ARE A JOKE. THEY PUT SOME NEW PAINT ON THE WALLS AND NEW CARPET IN THE HALLS. IN LESS THAN A MONTH IT'S TORE UP AGAIN. AN APATMENT MANAGER IS SUPPOSE TO DO WALK AROUNDS ON THEIR PROPERTIES. THESE TWO NEVER DO. THERE IS TRASH AND MESS EVERYWHERE.IT SMELLS LIKE URINE AND SMOKE IN THE HALL AT ALL TIMES, EVEN WITH NEW CARPET. I CALLED THE MANAGMENT STAFF STEPHANIE AND TOLD HER SOMEONE THREW UP IN THE HALLWAY A WEEK AGO AND IT'S STILL THERE. I CALLED THE HEALTH DEPARTMENT AND THEY TOLD ME THEY HAVE SEVERAL COMPLAINTS AGAINST THEM.I KNOW THAT THEY ARE CHEEP TO MOVE INTO BUT IN THE LONG RUN YOU WILL BE SORRY YOU MADE THE MOVE HERE. DO NOT COME TO THIS APARTMENT COMPLEX. These apartments are full of roaches and bugs. when I moved here they did not clean the apartment well and they did not change the carpet. Also all the staff that work there, they are all mean and rude to their residence. Talk about Safety, there is no Safety here so don't even think about it. I moved here because I was in hurry and didn't have a chance to look for other places, otherwise no way I would come here even with these prices that they offered.

It has its ups and a lot of downs. When I was talking to the leasing agent (Michelle) she was very nice. She showed us the actual apartment we were going to move into and she was very thorough with what we would need financially, what we could have and couldn't and all the amenities. However, after a few months there stuff started going wrong. I never saw them in my apartment, but there were cockroaches in the hallways, people would constantly play loud music, dogs would always be barking at all hours of the night, people just dumped their trash bags in the hallway instead of walking out to the dumpster, and banging the heavy metal doors. I could always hear my psycho neighbors fighting. The storage space is a joke. Our towel rack broke OFF THE DRYWALL, just from putting a towel on it. Once my cat knocked something in the toilet and clogged it and the maintenance man who came was very nice, cleaned up the watery mess but the maintenance woman could never be found. The heating is also a joke. You can't manually control your heat, the maintenance men have to release a valve and then your apartment smells like kerosene. The breakfast bar/nook is --------. In the model home it was lower, but in our apartment it was too high for us to even use other than to throw mail and keys on, so we had to buy a dining room table which there was no room for. 829 for a 3 bedroom is also a joke. I get you're in a city, but the bedrooms are small and the closets are nothing to be proud of. The ac only cools down one room, even if you put the ceiling fans on so it was unbearable in the summer. The appliances were nice, and the counters and stone flooring were very appeasing to the eye. The grass was also always cut which was nice. Parking wasn't hard for us to find, but the above ground parking was crap, there was rebar wire sticking out of the ground and MASSIVE potholes. If it rained, half of the lot flooded so you couldn't park your car there without swimming to the sidewalk. DON'T LIVE HERE.

This place is worse than my darkest nightmares. It is truly a scary place to live. The parking is a joke. The leasing staff will give you a parking pass but no one checks anyway. There are always lights missing in hallways and they smell like animal and (sometimes) human feces. People leave their garbage everywhere. Bags of trash laying in hallways. And OH THE ROACHES. You may as we'll make friends with them because you will find they are EVERYWHERE!!!! The leasing staff will lie to you and say you can use the gym but it's only open during working hours. Guess it's only for all the people on food stamps and ssi. They will tell you they send out pool passes but they don't. Sometimes the office staff will actually just lock the doors????? The "rolling hills" are full of PIT BULLS and drugs so have fun with that! You can hear people running from wall to wall if you are on the first floor. If you are in a basement your windows will get kicked in and you will get flooded. Glad I moved when I did. Save yourself the time of looking and move on.

I moved in late last summer and have been very happy with the experience so far. The community has really changed and improved over the past few years. The grounds are beautiful rolling hills that are well manicured. The new resident's center is awesome - great fitness center and pool. The staff has been very responsive and friendly. I highly recommend living here - its been a great experience.

Just moved in and it is nothing as promised. We cannot even un pack the kitchen due to the roach infestation. Then maintenance came to our apartment and told we were lucky they came out at all. This place is horrible. I am calling a inspector to come look at the place because it is not livable. Plus the kitchen cabinets are fAllling off the hinges and have a Severe water damage

I would never in a million years recommend this place for anyone to live. When I had my tour of the apartments I was shown a model, not an actual apartment. When I went to move in to my apartment (while 9 months pregnant) they 2 bedroom I was suppose to get was actually a 1 bedroom because they screwed up and then they had to rush around trying to find me an apartment ready to move into that day (because I had just brought all my things 2 hours to move in on the date they specified). After that whole crazy situation I get moved in and start seeing bugs here and there...I realize they are cockroaches and contact the office who in turn sends out and exterminator...this does not help...and the cycle continues like this for 4 months...we contacting them, them sending someone out, and the problem just keeps getting worse...I am now in a situation where I have no choice but to break my lease for the health and safety of my child who is only 4 months old. .I found a cockroach in her formula today...that was by far the final straw...do not live here unless you want to cohabitate with roaches.

The leasing office was easy to find and inviting, although when you enter the building, you have to read the sign to go right, down a hallway and into the office. There is a nice looking fitness center and kids station next to the fitness center. The lobby was clean and neat with comfortable looking chairs and a fireplace. When you enter the leasing office, there are four or five desks on either side of the space. There were 3 leasing consultants available, and all of them said hello, but no one got up to introduce themselves and no one asked my name or for my ID. The consultant to the left smiled and asked if she could help me. I offered myself a seat, and was not offered a refreshment. The leasing consultant was pleasant but did not attempt to build a relationship. When I mentioned that I just moved to the area, she did not ask me where I m coming from or why. She just got right down to the business of showing me a price sheet and did not attempt to paint a picture of what living there would be like. Only after I asked about the amenities did she say that they have a fitness center (despite the fact that I saw it on the way in). After I asked to see a unit, the consultant offered to show me the model, which was upstairs from the leasing office. It was clean and neat but THAT S when I found out that the property has a pool. I saw a sliver of it from the window. This seems like something that should be mentioned during the upfront meet-n-greet of a potential new client (and I'd know, I work in the business). Anyway, they have window A/C units and radiators for heat. If you want a second window A/C unit, the resident has to pay for it. After showing me the model, the consultant asked if I wanted to see an empty 1-bedroom because they did not have any 2-bedrooms to show immediately. I said that I would like to see an empty unit and she toured me in another building without asking for my ID or any of my contact information. How is she going to follow up with me? Osmosis? At this point, the consultant still didn t know my name, and did not offer their name. When we returned to the leasing office, she did not offer any information on the leasing process, she did not ask if I had pets or not, and only AFTER I asked for some leave-behind material with photos did she give me a brochure. As I stood to leave, I asked for her business card, and THEN I found out that her name was Sarah. I said goodbye and Sarah did not stand up from her desk, and never once did she shake my hand or ask me to re-visit. Overall, as a potential resident, I MIGHT consider Residences of South Hills as a 3rd option.
