DO NOT MOVE HERE!!!!! THESE PEOPLE ARE NOTHING BUT TRASH! IF YOU WANT TO LIVE IN THE ------ THEN THIS IS THE PLACE FOR YOU!!!!!!!!!!!! MY wife and I moved in this year on April 26, 2013 and once we were moved in we knew we made the worst mistake ever! We are moving out now and fighting the leasing company to get out of our lease. The leasing company lied to us about new management and all the changes they are making. NOTHING BUT LIES!!! Since we moved in it has gotten worse. There's trash and food in the hallways and outside from neighbors not caring about where they live. Neighbors are rude and will blast their music all HOURS of the day. I had a neighbor swing at me and threaten to put me through his neighbor door because I asked him to please turn his music down. Management cares nothing about making changes and all they want is your rent. As mentioned, the leasing company will LIE to you so you sign a lease and once you do they don't care anymore either. THESE PEOPLE ARE NOTHING BUT TRASH! IF YOU WANT TO LIVE IN THE ------ THEN THIS IS THE PLACE FOR YOU!!!!!!!!!!!!

Beautiful apartment but everything else is disgusting!! We were so excited to move in a year ago when all we were shown was models in the main building. But then to our severe dismay on move in day we realized we made a big big mistake. I was embarrassed to live here. The hallways are not kept clean and smell bad. The laundry room was the same. Roaches galore too! The bug man came to our building frequently but the problem kept coming back because management refuses to get rid of the nasty people that are causing the problem! And believe me, there are plenty of nasty people living there. There were so many leak issues it was ridiculous. I for one am glad I'm gone now and don't have to live like that anymore. They supposedly have dog breed restrictions but there at least a dozen pit bulls running around here. Most people don't clean up after their dogs either. You cannot discuss anything with the manager or the assistant manager. They're rarely available and then when they are they don't help anyways. If you want to talk to the assistant manager you will have to wait until she's done smoking behind the building. There's not much good to say about this place except the apartment and clubhouse is nice.

I just signed my lease and moved in, my apartment had new wall to wall carpet and fresh paint on the walls, what better smell to come home to. My neighbors are very nice and I've noticed that renovations are in the works...

I moved in over a year and I do not understand the negative comments. I love my apartment its so close to everything and I was able to bring my pet. If I needed anything fixed they always come right away. I have not had any bad neighbors or bugs. I would recommend it to anyone. In fact my friend just moved. The leasing staff was great. The price with heat paid for is unbeatable.

This place is horrible. And the worst part about it is DEFINITELY the Property Manager, ----. He was a total prick from the time I moved in til the time I moved out. He obviously ----------------- or go on a vacation or something. Thanks, ----, for being the reason why I will never sign a lease with you again or recommend you to ANYONE i know. Also you should know- I spoke with a real estate agent in the area the other day and apparently this place and its owners have a HORRIBLE reputation in the local real estate community. They are known as cutthroat(or ----------..one of the two) scam artists who have no concern for anyone or anything except their bank accounts. Karma, my friends, is a -----.

DO NOT sign a lease here. It is infested with roaches. For the amount you are charged to basically live in the projects it is not worth it. Management will not do anything about the roach problem. The health department gets MULTIPLE complaints a week from this property because of the roach problem. The worst mistake I ever made was signing a lease here. The dryer here is broken, I would never do laundry here regardless it is infested with roaches in the basement. Maintenance never comes when you put a request in. They will take u to court if you are late for rent....just a day late. The expect payment for unlivable conditions and not fixing any of the problems. I have called the property management company, health dept and police dept. this problem will not be fixed

This place is absolutely terrible. A couple weeks after we moved in, we had an infestation of cockroaches. After calling the health department to report the problem, we were told by an employee at the health department that this apartment complex has had an infestation for several years. The neighbors were loud and rude, and management did absolutely nothing. Not only was this place filled with bugs and terrible neighbors, there was never anywhere to park, no air conditioning, at least once a week there would not be running water in the building for hours at a time, and three weeks after we moved in, there was a shooting in front of our building. We asked management to install a deadbolt lock on our door, and they refused to do so. After living there for only 4 months, we moved out!!!! This place is horrible!!!!!!

I have lived here for a year and I can honestly say this place is the actual scum of the earth. The apartments are horrifying. The carpets are old and dirty. Everything in the apartment falls apart. The staff is horrible and will treat you like you are an idiot. They are rude and will tell you ANYTHING to get you to move in. Watch out because soon after they will load you up with unknown fees and forget about your existence when you try to get their attention. This place is the worst place I have ever had to live at. I would not wish upon my worst enemy to live there.

Moved in late August 2012. Only three weeks later, my apartment became INFESTED with BEDBUGS and ROACHES. The basement has mold and a broken window so anyone could sneak in, the hallways of the building were never cleaned and I noticed a piece of pizza rotting in the hallway since I moved in. Complained to the office about the bedbugs and they claimed to have "checked the other apartments" and "exterminated," but when I returned a week later, I still found bedbugs AND roaches. The lock for my apartment door was faulty, and ANYONE could have put a butterknife between the door and the frame and break in. Told maintenance many times, and they never did anything. Maintenance people are unprofessional and will just let themselves in WITHOUT knocking first. I ended up having to live in a hotel and then with family after only a MONTH of living here. I am a college student, and this experience was a NIGHTMARE and TRAUMATIZING. I had to complain to the Department of Health AND take these people to court to get out of my lease. DO NOT LIVE HERE! These apartments are NOT habitable! Don't be afraid to take these people to court either! How these people are still in business, I have NO idea.

Started out with promise with good and helpful office people. Construction was happening the first month and then went away. They then went to just painting over the rotting wood and boarding up the windows of un rented units. People are nice except for the units with 8 to 15 people living together. They will just all sit in their windows watching everything. Wonder if there is any staking out when you leave. Never had an issue with crime, but the exit doors to our hallway were blocked by rocks multiple times. The laundry facilities suck, we used a laundry mat nearby. One washer and dryer and when the washer emptied out we would get the water in our kitchen sink. Luckily we did not need heat, but I could see the issue with over heating since there was no control which sucked during warmer weather since you can not shut it down. I would not rent here even if I was on Section 8. The office staff now treats you like you are lower than scum, they look at you like you are just bringing money and that is it. They will not work with you and cannot communicate anything properly. Their accounting system is horrible and make sure you have plenty of time off from work to clear up their mistakes. Would not rent, stay away and go somewhere else.

COCKROACHES EVERYWHERE!!!!!!!!!!!!! This place is DISGUSTING....REVOLTING. My AC filter has holes in it so I was practically being eaten alive by mosquitoes...have over 60 bites on my arms and neck. No screens on the windows of my apartment either. The maintanence staff has come into my apartment twice without my prior knowledge..once through my bedroom window and one someone let themselves through my front door.! I was shocked! Also I have called the police 3 times about the noise in the apartment above me...6 people in a 2 bedroom apartment?! How is that even legal??!! All the kids do is run around and scream...it sounds like they are comming through my ceiling. When I called to complain, the horrible office staff said "just call the police". Speaking of the office staff, those women are so rude and snotty...they talk to you and look at you like you are trash. Very disrespectful.The laundry facilities are usually ok, but last night I went down to wash some blankets and 2 of the washing machines smelled like feces...I was mortified! I had to contact the department of health...im over this. DO NOT MOVE HERE.....YOU WILL REGRET IT.

I just moved into my apartment at the end of July, 2012, and I am already looking for a new place. My upstairs neighbors are rude and extremely noisy. They have small children who are left to run wild, and their television is blaring all hours of the night. I just started a new job, but my tail is dragging every day because I can only get a few hours of sleep each night due to the noise. Had a plumbing issue, but it took me FOUR days just to get hold of someone in maintenance. They've since been in to take care of the problem, but it's still not fixed. There are also bugs. Started seeing cockroaches the day after I moved in, and I am in one of the newly renovated units. Also seeing tiny bugs crawling on the walls, and have never seen anything like them, so have no clue what they are. I have not even finished unpacking because I don't want bugs through my things. I was not shown the laundry facilities when I toured the facility, and now I know why. There is just ONE machine for the entire building, which is always in use. And the laundry room is completely disgusting. It's filthy, covered in graffiti, and people urinate on the floor. I was down there just once, and will never go down there again. Have been taking my laundry to a laundromat. Was also told there are storage units in the basement for each apartment, but I couldn't find them.

bedbugs
I moves in lelans 2010 in the ao call new model apartment. The claim the recarpet my whole apartment. My apartment was thrown together. Long story short I have bedbugs thru out my whole apartment I'm in shock never in my life had I ever encounter such naaty ness especially when I bough everything brand new. I contact the rent office on Friday and I was told call emergency number I call emergency number I get a voicemail. My daughter has over 20 bites on her including myself and my baby mind u all this time the doctors assume it was moaquitos. What's more nasty is I over herd nwighboes talking about how infested Leland is with bedbugs,roaches and rats. I saw bedbugs crawling in the hallway just pure naaty I would never ever recommend anyone rent from Leland.

This place is disgusting! Dont ever rent from here. There are roaches crawling around in the hallways. They dont exterminate like they are supposed to. Buildings are dirty. Poor maintenance! You are better off in public housing!

Not a good place to live...
The management staff isn't very friendly, they don't keep up on the Maintainance very well, the complex is dirty, and the apartments were rushed to move tenets in quickly. Also, the walk ways aren't kept clean in the winter and the grass doesn't stay trimmed in the summer. You can here your neighbors' conversation, and the layout of the apartment isn't the best. The hallways look dreary and run down. When I friends over for the first time, they say they feel shady walking in. Each building does have laundry facilities, but there's only one washer and dryer. Some of the laundry rooms don't even have lights. Plus you have to put money on a laundry card, but can't after the office closes for the night. However, there is a lot around the complex in the way of businesses. I would not recommend this complex to my worst enemy. I'm counting down the days until my lease is up.

great place
I actually just moved before the new year. Everyone has been very nice & I have had no issues. They keep it clean, just the other day maintenance was in vacuuming the hallway & they are out keeping the outside clean as well. Ifeel safe, the police drive thru regularly & I like that there are parks around do my son & I can have fun ! ;*) I was admit I was a little unsure given the previous ownership but I would give Leland Point a chance, the location is great, new Bottom Dollar around the corner, Dunkin Doughnuts & gas station & Uni Mart!

It's an OK place to live
I have been living here for 5 years and I must say that the new owners are trying to make improvements, but there is still lots of work that need to be done. My biggest complaint is that the apartments are supposed to be secured and the front door in my building has been broken for a very long time, which means that anyone can just walk into the building. And i do not like that fact that now we are gonna have to pay for water and trash pick up, yet they did not reduce the rent price. The reason I moved here was because water and heat were included. The new staff are a lot more friendlier than the staff in the past. It's an OK place to live and it is what you make of it.

I Like It!
I moved in a year ago and just renewed my lease. I would have definitely not renewed if it were still under the previous management. It was a wreck! Since this new management took over it has improved immensely. They have cleaned it up and have noticably started "weeding" it out. Some of these people are total pigs. Slowly, one by one I am seeing the pigs get booted out. A much better grade of people are moving in. I suspect that a lot of the complaints on this site are from some of the pigs who got booted out or angry with management because they enforced the rules. I'm so happy to see it improving. As far as service, that has made amazing leaps and bounds too. Any time I have a question, Stephanie is very nice and very helpful. Also, I've had 2 maintenance issues recently and both times they were fixed the same day. The only thing I can gripe about is we will now have to pay for water and sewage but I can deal with that if this place stays on the same path it is on now.

I've noticed many positive changes. The office staff was super friendly and helpful with my move. I've lived in and around this area my entire life. I even lived here previously. The rooms are new and clean, the rents are more than reasonable. EVERY place has issues. Even if you own your home you will have issues. I have to give credit where credit is due and say with a community this size.. THese complaints are very minimal. It looks like only people that have nothing better and are miserable in general come on here to complain..... so, about 5% of the peole living here have problems.. that to me is a positive... that means hundreds of residents are actually satisfied.

Nothing special here
I moved in this month and could write a good and bad review. My move in inspection wasn't done by myself, it was done by one of the front office persons. They had two weeks to get the apartment ready from the time they said it would be ready, but when we got in, there were materials still sitting in the apartment. Including a very heavy a/c unit. Carpets were new, but not vacuumed or clean. One electrical outlet which is supposed to have been fixed by now, still is not fixed. The bath faucet leaks really bad. Also the heating is hit or miss. Some nights it works, other nights it doesn't. When I moved in, the front office said just to open the window if it gets too hot, WTF?? I would like to be able to control the temperature, but the valves to the furnace don't turn. Maintenance said they would check it out, but they haven't done squat with it. Those are the bad reviews. I also agree with the other reviews about the hallway carpets. Let's also not forget that none of the building accesses are secured. There are also back doors to our building that has a broken door, so anyone can just come on in whenever they want. Even if it wasn't broken, there was no lock with this door anyway. As for the apartment door, there is no knob lock, just a deadbolt and chain. Last but not least, let's not forget about the walls. Or lack of sound proofing between them. I realize these are older buildings, but damn, when someone is walking above me, it sounds like people are being body slammed. Some of the good - I haven't had a problem with roaches or bedbugs. All in all, I am happy with the rent price for the 1 bedroom junior. The appliances are new.....small, but new and energy efficient. There are 4 washers and dryers in our building...3 of which work good, and are decent priced at $1.50 per load. This is better then most laundromats in the area where you are going to pay about $3 per load. It is almost always empty when I go in there. It's obvious that the new management company is putting some money into this place. The maintenance and turnaround times for issues needs to get better, but for the most part, I can deal with many of these things if the price stays the same. I haven't had a problem with the front office except the fact that most issues are not handled there. It gets farmed out to someone else so that the responsibility gets put on someone else. Which means there is no follow up to any issues. Having been a previous property manager, this is something they really need to start tracking. Going longer then 1 week for issue resolution can be grounds for some serious issues with this company and many angry tenants as you are witnessing on this site. WAKE UP LELAND POINT!!! The talk about changing your name to rid yourself of your previous bad reputation is not going to fix the real issues here! Listen to your tenants and track tenants issues to final resolution! P.S. Section 8 housing is dwindling in the area, but they are still allowing it....just thought that I should throw that in there. I was told they weren't allowing it anymore, but when I was there signing my lease, they were entertaining a new tenant through section 8.

a big joke
My girlfirend and I moved in a couple months ago. All new carpet and paint. Looked nice but anyone can put paint and carpet down and say it is remodeled. Everything was fine for a couple weeks until we started having electric problems which here is a surprise they come to fix it and have no idea what they are doing. Kids writing with pen all over the hallway walls with rap lyrics! Took several trys before fixed. Here's a list of problems. Office said they would paint hallways, so they started painting by making all the doors black but half of the paint was on the walls. It took them about 7 weeks to actually paint the entire hallway. Carpet in hallway is old, gross and smells. They really will not take outgoing mail if you put it in your box. Huge dog downstairs that barks everytime someone walks in main entrance, yes and in the middle of the night. People in office are always ignorent, especially the head of maintenance lady who is beyond a jerk. When people take a shower next door to us it sounds like they are taking a shower in my kitchen. I could keep going but il stop there. Only good thing is I have never had roaches or bed bugs....yet! Do not move here

My girlfriend and I moved here in May 2011. It has been hell. Our ceiling was caving in and it took a fight of 2 months to get maintance out here to fix it. The next issue is I own a chihuahua. Which is an excepted breed from leland, the neighbor below me has an not accepted breed, a pitbull. The dog tried to kill my chihuahua one day, and knocked me over to get to her. Caused a fractured thumb, and ankle. Leland did nothing, we had to take it to baldwin police. There is always some kind of crime happening, damaging of property, theft, etc. And leland knows who it is, but since they have been here for 3 years and they are african american, they let them stay! Another problem is the basement storage units are destoryed. 90% of the doors are broken so you can't lock your stuff up, the ceilings are caving in, smells like cat pee, they never clean any of the laundry rooms! You are forced to do it yourself. Our storage unit in 5 months was broken into 6 times. Leland didn't do anything tilll we had the police go down to the office with us to change the lock.They are now owned by a new management company, who doesn't care. They are going to charge all utlilites without giving a seperate meter per apartment. They are going to charge by how many people are on the lease, to how many bedrooms. Well there are a lot of families that only 1 person is on the lease, but have multiple other people living with them. And they are going to charge everyone for hallway lights, basement lights, outside lights. and the next final thing to coinside with the title. the buildings are over run with either or both german cockroaches or bedbugs. I have never seen in my life a german roach or bedbug, till I moved here. Thankfully we didn't get the bed bugs, but we are fighting with the roaches. And they just keep getting worse. Leland only contracts terminix to spray bathrooms and kitchens for the roaches. No matter where else you may see them. Again, bull crap. The apartments are becoming overwhelmed with roaches. And last, since I have lived there. 7 months, the office had hired and fired everyone 2 times. All new people. They are not willing to work with the current tenants, once they get you in. They don't care about you no more. They only concerned with the new tenants they might get. Oh and the pool didn't open till late july, because its leaking. They had to get 6 different life gaurds because the tenants kids are out of control, and leland won't help the life gaurds at all. The only good thing I can say about leland is the police stationed in the area. If you are a good person, and the cops see that, they will help you in anyway. So in my opinion....don't move here. We are breaking our lease in jan 2012. And we have enough evideance they can't do nothing. Oh and if you have someone living there, don't park your car on the street, you will get a ticket.

Don't live here please!!
my husband and i moved into leland in march and since move in we have nothing but trouble. drugs, left and terrible maintenance issues that never get addressed.. just recently we decided to break our lease and move and they want us to pay for 3 months of rent. i don't think so.. they won't turn the heat on till oct 15 and that was never told to us and we have horrible neighbors. its a hud housing community and minority as well which tells you right there that decent people don't live here. the management is terrible we were told we would be evicted cuz we have a pit when we really have a boxer thats legal we've been told more then once to "deal with it" and now were fed up. i don't recommend it this place to anyone its over priced and horrible they even have ring worm in the stairway carpet so don't walk without shoes on. and you can't even send outgoing mail from your box. everything here is an inconvenience.

crazy julia..with the red teddy bear
do not even think abou tmoving into the 464 macassar drive.. crazy --- julia man.. she a wreck. she screams all night, keeping dead awake.. she the one that walks around with her red teddy bear.. o my god.. she would play her little radio non stop and pretend like she can sing at 4 am. i called cops, i called office nothing was ever done about this lunatic that state was taking care off.. she keeps having same people like her in the apt, they pee in the hallways.. just nasty,, finally even police got tired of my calls they told me to turn her electicity off any time she makes a sound. so thats what i was doing.. she had electricity while i was at work and when i was home she had none hahahaha.. just crazy . i been out of leland point for about a year now and i still have night mares.. staff in the office is soooooooooo rude.. i never seen staff as arrogant as this one.. just plan b.t.es.. if you know what i mean.. i wouldnt recomend it to my worst enemy.. PEople if you thinkin about moving in .. do your research..

its OK if you want to live with roaches..
This place is nasty. They have roaches, there was a couple on the news complaining about the roach infestation! The lady Damn near swallowed one!! So if you like sleeping with roaches you'll love Leland point!! There were roaches in my apartment and I know Damn well they weren't from me! I had to get rid of all my belongings!! Thanks to Leland point I need all new furniture because they lied right to my face when I asked them if they had roaches! Nasty --- people. Don't move here, unless of course you like living with 10 billion German cockroaches.
