Dont move here!!
I was a prospective tenant to this apartment complex. the first impression and the apartments are good. so far!! the issue is the management. i go to sign the application and lease, and they make me wait 1hr!!! i was wondering if they could make me wait for 1 hr then how long would they make me wait if i had a maintenance issue?? when i asked the same thing, the girl in the office replied "if you want to wait you can, otherwise you can leave". ---- its so rude. i earn 8 times their rent per month and i was willing to pay the twisted price they have and even then they were like so careless and rash. i just walked out of the office. trust me, their management sucks.

not all its cracked up to be
My boyfriend and I began our apartment hunt around the end of june. Pickins' were slim in the areas and budgets that we had chosen, so when we found Leland, we thought we had found the diamond in the rough. We were promised a newly remodeled apartment, with newer appliances, revamped kitchens and bathrooms, and an all around beautiful layout that we absolutely could not turn down. We were told that our move would be ready right on time, August 1st, when my boyfriend's former lease was up. When we hadn't heard anything a week before our move, we called, only to find that we were not going to be getting an apartment until at least the second week of August.. Bummer, but ok, roll with the punches. Finally on the 18th, we were scheduled to view an apartment that the agent was just sure we would be ready to sign for. Wrong. We were shown a ground level apartment that had formerly been a one bedroom apartment, remodeled to a two bedroom apartment (same square footage as the one bedroom, mind you)fully equipped with a mold-infested air conditioner that was at least 20 years old, a kitchen bar that resembled the Leaning Tower of Pisa, and window screens that had holes and snags all through them. Not to mention the electric stove we were promised would be gas, and a second bedroom the size of a walk in closet. Not only were we chastised for not being wowed by the apartment (with snive comments like, "how bout I just don't call you unless we have an apartment that looks just like the model so you'll be happy"), but we never received a call back about viewing other apartments. When we finally resolved to take our business elsewhere, and returned to Leland to get a refund on the Borough inspection fee we were told to pay before ever seeing or agreeing to the apartment we saw, we were told we could not get the money back because the inspection had already been put in our name. So, now September, we are not only without an apartment, but have also put a lot of money and time into a company that has repeatedly let us down. If you are considering Leland as your next residence, I caution you to think twice. Save yourself the stress, this place is NOT all that it is cracked up to be.

Better than you think
After everything that I read I decided to go ahead and check everything out any way. When I went for my visit everyone was really nice to me. They told me everything that was going on the community and all the changes that were being made. The day I got to move in my place looked exactly like I was told it was going to!! I am very pleased and glad I decided to give it a second chance!!!

I couldn't believe the massive changes that are currently taking place here! I really think Leland Point is getting a make over! No more section 8!!! This place is going to be amazing!

I was surprised to find this place in the "Apartment Guide" brochure being that most of the apartments in that brochure are pretty expensive places to move. Fresh out of school and new to the job, I thought this was the perfect place to move with my then 1 yr old son. The first few months were good, then things started to happen. All of the utilities are included except light, but there is a reason. Its heated by radiators (which is supposed to be the best heat) but my apartment was constantly freezing. I called maintenance several times to flush my radiators so they can keep the place warm. By the time they finally got back to me, it was already spring. My neighbors were from hell. They werent understanding that I was a single mother of a wild child who likes to run and play. They constantly called my baby and I names. When I reported the problem to the rent office, they found out she had a boyfriend living there who wasnt on the lease and told me to try and keep my son quiet. WTF??? Of course, to be a -----, I let him run around like crazy. The pipe under my kitchen sink was never attatched the correct way and they never came to fix it. My toilet constantly leaked. The radiator in the bathroom leaked as well. Basically Leland Point is a upgraded housing project. There are public dumpsters located infront or behind every building. Groundskeep is horrible. In 2010 when Pittsburgh had that terrible snow storm it took them 10 days to shovel the snow and put salt down. I, along with a few others couldnt leave my apartment for days because we could not walk through the snow that had piled so high in the walkway, sidewalk, and streets. I personally would NOT recommend moving to Leland Point. The price may be good, the pictures in the brochures are pretty, but in the long run it is not worth the aggravation.

It is what u make it
iv lived here about a year and yes my neighbors have lots of problems that are not being fixed but guess what iv had a few problems and mine are being fixed if u ask them nicely and show u care about your place the maintence will be there in no time i locked my self out and one of the awesome guys didnt even charge me stop bitching and do somethin about it if u have clutter and food all over your floor u will have bugs and if u have a problem with your neighbors try talking to them it worked for us i love it here and am glad all these bitching people are leaving =0) now that apollo is in here there going to be kicked out anyway by by section 8 and trashy people that dont watch there children =0)) i love it here minus the parking cause the indian people hae 5 cars for one apartment it is what u make it !!

After moving in back in 2011 and having the previous company be sold to a new management, I had high hopes. Now, not so much. The cockroach problem in our building was thankfully resolved, but for the past year we have been dealing with sewer flies. When the flies first made an appearance, we told maintenance to tell the Terminix guys that come in every Wednesday. Nothing was done. It got to the point that sewer flies were all over the laundry room, some live and a TON dead ones littering the floor. It took one complaint a month for an entire year before the maintenance manager told the Terminix man to stop here. It also took two months for the maintenance manager to put in the order for a new set of blinds in one of the bedrooms. None of these are the fault of the maintenance workers, but instead in the 'manager' who puts in the work orders. We were also told that Section 8 was going to be phased out, and they would no longer renew the lease or accept new residents with criminal backgrounds. Because of the way the rules are for Section 8, that it is no where near possible to 'phase out' and stop renting to Section 8 residents. (Please understand that I have nothing wrong with most Section 8 tenants, but it has been in my experience that some people who collect Section 8 are not the best possible residents, and can cause problems from time to time). What the new management has done, however, is charge more for rent. We are paying a lower rate than new tenants; it is my understanding that a 2 bedroom goes for almost $750/month. These apartments are small, there isn't always hot water, and the 'breakfast bar' is too high to actually sit at. The last thing was supposed to be looked into was the condition of two out of the three parks on site, and the poor conditions of the swimming pool. The larger of the two parks is supposed to have four swings and three slides (just like the photographs in their advertisements). Instead, it has one whole swing, one broken swing, two missing swings, and one slide. The smaller park, across the street and behind an apartment building, has two old toddler swings that look like they're going to fall apart, and one tall slide that needs either replaced or cleaned. The third park is closer to a nicer neighborhood, and is in tact but with graffiti and some paint. If your child can read, I hope you have a car and travel to a different playground, not on the property. The swimming pool. I don't know where to start here. There is a brick facade around the perimeter that has recently fallen apart, inside the pool there is a crack in the concrete that is going around the entire pool that has had concrete patched over it so many times it's ridiculous. One of the railings is very, very loose and should be replaced but is ignored. The parking here is TERRIBLE. There are not enough spaces for the vehicles, and you aren't allowed to park in the street without a permit. Finally, there are some residents that are just bad. Yesterday I went for a walk and witnessed what looked like an 8 year old being yelled at for not watching their 2 year old brother. The person doing the yelling was hanging out of a second floor window, looking to the child standing below. There is garbage EVERYWHERE. Most of the dumpsters are overflowing with rubbish bags. There are rats living near the dumpsters, absolutely thriving.

Run away...FAST!!
Talk about a horrible experience! My fiance and I ignored all the bad reviews because when we talked to the staff they seemed friendly and the area looked clean and well kept. Not the case once we signed a 14 month lease! Staff are not help full, maintenance of the grounds is horrible (they didn't mow for three months during the summer), and the people that live there are as bad as everyone says, including the children! The thing that got me the most - in July they put a huge hole in my bathroom/hallway way to fix a broken pipe. We asked three times that they come fix it and they never did. Now that we are moving out and we reminded them of the hole so we weren't charged, they come in, move my furniture and leave the WHOLE apartment covered in dust from when they sanded. Don't you think after almost a year it would have been easier to just wait the extra month until we were gone?! There is so many more things I could go on about, but I won't. Just be very aware of what you are getting yourself into and don't be fooled like we were.

DO NOT MOVE HERE!!!!!!!
Now, I have only lived here for 1 month. This place is a f**king ------, the people are ------, the apartments have ROACHES... YES ROACHES!!! My entire LIFE that I have LIVED I NEVER HAD ROACHES AND I AM ABSOLUTELY DISGUSTED THAT I HAVE TO LIVE HERE!! I have a 2yr old son & a daughter on the way & I did NOT sign up to live with ROACHES!! They show you a model thats SO NICE & set up all beautiful, ITS A LIE!! I asked them when I looked at the "MODEL" apartment if they had ROACHES & they lied right to my face saying "NO"!! THEY ARE PEICES of S***!!!! These places need to be BULLDOZED to the ground!! Everyone here is NASTY, ------, DIRTY & DISRESPECTFUL! Mostly all the kids are BAD & loud!! You can here everything thats going on in other peoples apartments while your in your own and outside in the halls. And the halls are FILTHY by the way. The front doors of the buildings dont even have locks on them so anyone can come up in there & do pretty much what ever they want in your building. Almost everyone who has a dog just lets their dogs S*** all over the yard & sidewalks & never clean the S*** up! WTF??? Are you that lazy you ------ A** MOTHERF*****S????!! Oh, and your not allowed to have any aggressive breeds of dog and there are weight limits but no one follows them! Almost everyone has pitbulls and other large breed dogs!! All I know is that I'm getting the F*** out of here, maybe the rest of these dirty a** people can live with ROACHES, But My son, Daughter & I WILL NOT!!! DONT MOVE HERE PLEASE!!! DONT GIVE LELAND POINT THE SATISFACTION OF LIEING TO YOU AND STEALING YOUR MONEY!! LELAND POINT PLEASE BURN TO THE F****ING GROUND!!!!!!!!

GUNS, TRASH AND DRUGS
The maintenance is bad bad bad and when they do fix something they dont know what they are doing. The water and gas get shut off all the time and there is trash everywhere. We had a gun pointed at me and my son and a drug deal happened right in front of us at the park. For all of that we had to pay $765.00 a mo. lol

hell no!!!
one of the worst places i ever lived at. even prospect par is better. These here, it takes them about 2 months before they send maintanance to fi something. Im thinking about calling health department. reason well my apt has way too many issues that not getting resolved. Bulding is dirty as hell. I had to clean it once time cause it was just like someones back yard. Nobody ever comes to clean it. I gave up as well. You have cops walking around daily looking for people with shoot guns. I would never recomend. Im breaking my lease and im getting out of here. They can sue its ok. They have crazy people at least 2 living in every bulding, they scream at nights, bring more crazy people during the day . i just dont feel safe here anymore. and the staff.. wow the staff its just the worst. They argue with you if you have maintanance problem. They get smart with you and sometimes they even hangup the phone on you if you call. They refused to replace my broken fridge. For about 2 months. Finally when i said im only givingyou half the rent and sending you the bill of the new fridge that i purchased they finally came in and replaced my fridge.. Only way u get anything done out here is if you withold the rent. What do i pay for here??? i almost never see maintanance. MY toilet broke month ago. and i reported it.. 2 weeks later i call and im like is there any way somene can come and fix it they were like awww we are so sorry but nobody put in the work order for you. We forgot. Tell s you their work ethics. Now my tub is clogged... Toilet broken... I cant turn on the lights in the bedroom... And nothing is getting fixed.. I keep calling.. Im breaking the lease and leaving for Chicago....And they argued with me because im unemployed.. telling me that is not their problem. and i still need to pay for the rent even if im not here. Till they move somene else in. But the way maintanance works around here.. i know its gonna take them 10 months to fix an apartment for someone else to move in. I just hate living here. Its the worst apt complex in the pittsburgh. I beet living on the hill is way better than living in leland point. When u move in they tell you that you cant have any bully breed but the turth is everybody and i repeat everybody got a pit bull, rottweiler.. and some of those dogs run loose around. Dont move in here!!!!!

Eh...
I lived there for 4 years, mostly because of the low cost of rent for a 2 bedroom and the fact that heat was included in the rent. My first winter there (when it was still Green Meadows) I did have a problem with the heat that took about a week for them to come fix, but other than that, all of my maintenance calls were taken care of in about 2-3 days. I never really had a problem with the mgmt the whole time I was there until this last year. The way they handled the snowstorm was awful. I lived on a hill so there were steps to climb to get to my sidewalk and those went untreated for at least 2-3 weeks. It was actually safer to walk along side of the stairs in the snow so you wouldn't slip and fall on the concrete. And of course, they really started slipping this spring/summer with the treatment of the grounds and the trash. That is just totally unacceptable. With all that money they are bringing in, there is no excuse not to cut the lawn or take away the trash. Its quite a shame too, because this company put a LOT of money into the place when they bought it with all the remodeling they did. It looked like they were going to turn it around. And I never ran into any trouble with the staff. Yes they prob could have been a bit more mature, but my calls were always taken care of. With that being said, I feel the people living there were more of a problem than the mgmt was. I happened to live in an OK bldg where there werent 10 kids living in one apt and the people were generally decent. I also kept to myself and didn't bother the groups of kids walking around like a mob throughout the complex. Other bldgs weren't so nice. It was common to see shattered windows (that wouldn't be repaired for months/years) and graffiti. The low income ppl and section 8 ppl generally didn't care about the place because of the low rent they are paying (imho - and I know that all section 8 ppl are not trashy, but there are a lot who are). I think the downfall of the complex is just as much the mgmts fault as it is the trash that lives there. I just moved out about a month ago and couldn't be happier. My new neighborhood is wonderful compared to what it was there. Its like night and day. I don't hear the constant sirens anymore and don't have to worry about kids playing in the street and damaging my car. Oh yeah...its nice to not hear the random gunshot anymore either. The moral of the story is...you get what you pay for. Make sure you check out this place thoroughly before you sign on the dotted line. I definitely would not recommend moving there. Shell out the extra $50-$100 a month for a nicer place if you can. It will be well worth it.

Large complex - it depends where you are
My unit itself is quite nice, with windows on three sides. It is spacious, bright, and has good ventilation. The layout of my apartment is nice - there is even a decent sized separate dining room, which you rarely find in apartments. My neighbors are decent, ordinary people going about their lives, enjoying their free time. I have never felt unsafe. This is not true of other areas of the complex. (There are over 1000 units spread out over numerous blocks.) Some streets are crime ridden and unsafe. There are A LOT of problems with maintenance, HUGE PROBLEMS. Most concerns are "put on the list" and never addressed. I have had two electrical problems, however, and those were taken care of immediately. The owner, Karam Properties, is located out-of-state, and they were charged in May 2010 by DA Stephen Zappala of Allegheny County for maintaining a "nuisance neighborhood." The owner has been unwilling to budget necessary funds for maintaining the property well. In the record winter of 2009-2010, eight maintenance guys had to clear the property using hand shovels and ONE snowblower. The office staff said that they were not hiring outside contractors. The owner seems to skimp in every way possible to maximize his profits, so the buildings have fallen into severe disrepair. Be cautious. Insist on seeing your exact unit. I think there will be significant improvements because the DA plans to hold rent in trust to use for improving the condition of the property. I have no plans to move at this time.

I DO NOT recommend living here at all!!!!
I wouldn't recommend this place to my worst enemy!!! We have had a leak in the hallway outside the laundry room door in the ceiling for months now. We keep calling about it and they do NOTHING. Also, there are weeds grown up around our apartment windows and we cant see at all out of any of them, not to mention the fact that as a result we have every bug imaginable coming into the apartment. They have not cut the grass at all. The grass is over our dog's head!!! I've called about this also and nothing. No response. We will call about getting stuff fixed and they completely ignore us. I wouldn't rate this place nearly as high as it is rated on here now, and its rating isnt that good. laundry room is horrible too. only one washer and one dryer in our building.

horrible place to live the ambilance are always there cop sirens always going off when i did live there, there was a shooting a hostage situation and i was at the uni mart when some kid ran out with some cigarettes i mean cmon are you that desperate anyways we waited 3 months for the just to fix our stove and froze half the winter waiting for them to turn the heat on office staff is friendly to your face but doesnt seem to be able to get anything done after you move in there are always kids running around after dark with there hoods up no way should any family live there much less any decent people that like to be in a nice quiet neighborhood because its not and a few days before i moved out i saw some white kid het beat up by a bunch of black kids for no reason cuz he was riding his bike who knows all i know is stay AWAY from LELAND POINT formely Green ghettos.

Repeated failures to pay utilities and maintain property.
I have renteed here for just over a year and in that time we have suffered 2 gas shut offs denying us hot water and one electrical shut off which affected all common areas. The hallways and entrances to the buildings were pitch blackfor one week and tenant safety seemed to be of no concern to KARAM PROPERTIES. The second gas termination is scheduled for 4/7. As of 2:05 pm on 4/6, no arrangements or payments have been made on the $1,017.78 bill. When we try to get answers, we are told by the rental office that everything is "taken care of" but it has not. I don't know who's lying to who. The owners to the management or management to us. But we are repeatedly given the runaraound when it comes to these problems and eventually they just simply stop answering their phones until the crisis passes. DO NOT be fooled by their advertisements. Routine maintenance is NOT done within 24 hrs. 3 to 4 months and dozens of phone calls is the norm. The recent snowstorm was a prime example. The snow stopped Saturday, they started digging Tuesday....except for the employee parking lot at the rental office. That of course was plowed immediately. The sidewalks at our particular building weren't shoveled for over a week. Little of Leland Point's claims are to be believed. They claim to put their tenants first. Not so. The only thing they care about is collecting the rent checks.

Avoid at all costs!
I have lived in this complex for a few months now. The apartment itself is a very nice apartment, in fact, for the money you probably can't beat it. But paying low rent at Leland Point pays homage to the adage "you get what you pay for". The power has been out in our hallway since the beginning of the week. We can't even do our laundry because the power isn't on in the laundry room. When we called the rental office the lady was very snobby about our call, and it is now Friday and we are still without power. I called Duqesne Light, the local power company, and they informed me the lights are out because Leland Point failed to pay the bill. Looking out the window I can see several other buildings affected the same way. The demographic in this neighborhood is mostly African Americans; therefore there's always music playing from somewhere, at all hours of the day and night, if you have a pic-up truck you can expect trash, crack rocks (I'm not lying), and anything else thrown in the back, and in the basement of our complex there was a room by the storage that had a nice stock of drug paraphernalia in it. The term "------" is easily applied to Leland Point. The only advantage Leland Point has to offer is cheap rent for students who are living here temporarily, like myself.

Save yourself the trouble and DON'T MOVE HERE.
My husband and I have lived here for almost two years, and I have never had such a miserable living experience in my entire life. I have had to call the police probably close to a dozen and a half times in the time we have lived here due to noise from neighbors and various other complaints. I have seen people being arrested from my front windows. The grounds are occasionally kept; however, if you live off the main roads, you will have little to no landscaping. We have had problems with other neighbors leaving trash in the yard and had to contact the main office 6 times before someone was sent to clean up the area. In the winter, some roads and parking lots are paved, while others are totally left unattended. Smoking tenants are put in buildings with non-smoking tenants, and the smoke permeates through cracks in the door frames and through the walls. The noise levels of many of the neighbors are completely unbearable and show an utter lack of disrespect from one neighbor to the next. It is not unusual to see several tenants on the front porch drinking and yelling well into the night. Calling the police is usually fruitless, as they are called into the area so frequently. Overall, I would absolutely discourage anyone from moving into this apartment complex.

It's all true! This place is horrible!!!!!
I've lived here for going on 5 years and when I first moved in, it wasn't that bad. It wasn't GREAT but it was ok for the rent I was paying. Then Karam took over and it's gone downhill since! Green Meadows may have been called "green ghettos" but at least they cared about the residents. They let us have meetings and funtions in the upstairs room at the office. They used to do stuff for the kids and had a computer lab for them to do homework, they even gave out breakfast to them in the mornings before school. It was a "community" for the most part. Then he came in, took all that stuff away and left the kids without anything to do but get in trouble. My son has been harassed by other kids on the property cuz he won't give in to the trouble-making. He got beat up 3 times within the past 8 months cuz these kids here are rough! They will tell you straight up to "go f yourself" if you tell them to get away from your car or anything. I've noticed that the crime rates have gone up and even the police haven't done anything. I've reported it to them several times when I see kids or people around cars in the lot or just hanging out in front of the building, they don't do anything. They let the kids run amuck. I recently had issues with my AC and had to report it 7 times before someone came down. And even then, they ddin't fix it the right way. Finally a guy named Chris came down and fixed it but by then it was 95 degrees in my apt and I live on the top floor so I was super hot in there. It was so hot, it was hard to breathe! And in the winter, I've had so many problems with my heat. I call in to have the radiators bled out but they do it and then it's still cold. I'm talking 30 degrees cold almost all winter. And this is with me being on the top floor. My whold building was cold. I have a lot of older neighbors and they complained too but nothing was done. I was thinking of staying when I heard they are under new management but with all the problems and crime I think I'd rather go somewhere else and spend a little more money. The place also looks like crap all the time now. They don't pick up trash, they don't empty dumpsters. It's a nightmare. I am embarassed to have anyone come visit me. I'm always making excuses to not have family or friends come to see us because the building looks bad all the time. It also smells bad like people are peeing in the halls. It's really embarassing. I'm a single mom and I work hard for what I make. I don't get section 8 or anything but this place looks like the hood. I used to think that Knoedler was the "nice" road to live on but now it's getting just as bad as everywhere else. And if you ask anyone to help you with anything they act like you're bothering them. It's just not worth it anymore. When my lease is up next year I'm moving. I'd rather pay a little bit more to feel safer and not have to be embarassed to have my family come see me. All in all it's been a bad experience for me. Especially the last couple of years, it's been BAD! real bad!

Maintenance is never completed. So many young kids run around and destroy everything.. break into cars and fight. This place is the epitomy of the ------! Residents, run for your lives! People thinking of moving here.. go elsewhere... you do NOT want to live here!

Not that bad...
I've read the other reviews and i must say that i disagree. Me and my boyfriend have lived in Leland Point for one year and just resigned our lease. The worse thing about living in Leland Point WERE my neighbors. Me and my boyfriend are young and we understand having company and parties but we also work full time. My neighbors did not get that concept. They were they worse. Now they have moved out and we love it. It's quiet and our apartment is gorgeous. Now to be totally honest i live in the back of Leland Point but i drive through the top (on Youngridge) and its loud up there. But at the same time you have a lot of kids, teenagers and young people all in one area. So in all honesty you can expect it to be louder there than in other parts. But all in all i havent had any problems with Leland Point. They have been good to us and have always helped us out.

Yes/No...and Depends
I lived in this community for two years now...One thing I can say is that its not as bad as what others placed it to be...lets be logical, the community use to be Called "Green Meadows" who had poor management and crime, but since LeLand Point's new management, an (Ohio based owner) has taken over the community...those who where trouble in the community where put out and the requirements to move in drastically change...so the term LOW INCOME...I cant say, because its a set rate to match the surrounding communities...its a business. Police Protection is well kept from the Pleasant Hills/Baldwin/White Hall forces so they check the wide range since its not that big. The newly remodeled apartments are wounderful I actually live in one and if you have a problem...the satff and doors are always open... My thought is this...there is no such place that is the perfect place, beacause flaws are everywhere...Last thing, its a convenient place for 24hr shopping, and its quiet to me...So if you are planning on moving to this community check it out for yourself and get your own opinion. STAY AWAY SAVE YOUR LIFE.
This is very dangerous place to live. It s a low income housing complex. The neighbors are convicts, thieves, felons, frauds, pimps with criminal records. The apartment is very noisy, most of the time it sounds like the Steelers are playing hockey on top of your roof. The neighbors fight constantly not just verbal but fist fight too. My neighbor who is a convict beat his girlfriend up, and the girlfriend came banging on my door to use my cell phone to call the cops against him. The cops took him to Jail. My neighbor has left me several terrorizing messages on my cell phone saying that he is going to kill me and vandalize my apartment and destroy my car. I freaked out and complained to the management about it. The management did not care about the whole situation and asked me to deal with it. I guess they are used to dealing with situations like this on a daily basis, I requested them to take me off the lease so that I could move far away from this disgusting location fearing my safety. They still don t care about my safety and I still have to live in this death trap till my lease is over. But I moved out of this apartment to be safe and yet owe them the rent till my lease is over. Please please please stay away from this death trap.
