Maintenance under Karam Management.... Severely Lacking
I have lived here for 3 years now. Originally, under the old management, maintenance issues were attended to in a week or two and the maintenance staff was friendly for the most part. Now under Karam the issues continue to pile up: 1. The building smoke detector is NOT hooked up to the local emergency crews. It has gone off for over three hours before and NO ONE showed up until I called the maintenance number and a maintenance staff came out 45 min. later and shut the alarm off. He didn't even check the building. I'm the only the tenant who EVER leaves the building when the main fire alarm goes off. The office staff said "oh yeah they should allert the fire dept or police or someone". 2. Heat . . . it's been said many times on here. 3. Bathroom Plumbing! The first year I moved in the people above me had a clothes washer in their bathroom and it flooded frequently. I kept coming home to unknown puddles in the bathroom and couldn't figure it out until one day I was brushing my teeth the walls started to leak. It was like a waterfall on every wall, including behind the light fixture. The office sent a maintenance staff out. By the time he got there the water was done flowing and he said the light fixture was fine that the water wouldn't have done anything to it. Because of these upstairs floods the paint in the bathroom is bubbling up, the ceiling has cracked and the walls around and beneath the bathtub have rotted away. Twice (under old management) maintenance has been out, TOLD ME the walls were rotted and only recaulked the tiles. No, after two years, the tiles are falling off and INTO the rotted wall. The floor under the bathroom (the ceiling to my storage area) has fallen apart and created a large whole beneath my tub. The tub now sinks 1/4 inch when you step into it. After repeated calls to both the office and maintenance line, nothing has been done. They've made lots of promises since water problems are considered "emergency" problems but nothing has been done at all. 4. Kitchen Plumbing! The first time I did a large load of dishes the cabinet under the sink flooded. The old management sent someone who just jammed the pipes together. Well it flooded again and now I have to have a bucket under the drain and empty it weekly because they won't come fix it with a new coupling piece! 5. Kitchen stove - The pilot lights are so high on my oven's range that I can cook chicken with out turning on the burners! Maintenance came and looked at them and said "we can't turn them down, they might blow out". I can't get a cross breeze in the apt to save my life so what do they think it going to blow them out? 6. Running gas - Work has been done in the building that required the gas being turned on/off. At the time there were 2 apts on my floor that were empty. I didn't think anything of it until the upstairs neighbor came down asking for a lighter to relight his pilot lights. I checked mine and they were out too! No one ever informed us that the gas was being turned on/off. If I had not checked it who knows how long it would have been running and filling the apt with gas! A week or two went by and I kept smelling gas. I would check the stove and it wasn't my oven. Finally I called the office and told them. A day or two later someone came out and lit the pilot lights in the two empty apts! Thank goodness no one in my building smoked at the time! 7. Safety - I don't feel completely safe here. I've had people try to open my apt door a few times, the storage areas are chicken wire cages open on the top and bottom and the area isn't the best. The worst is a recent occurance. Two mixed breed dogs have moved in the next building (one looks to be a chow mix the other looks like a pit bull mix). They're obviously over the 25 lb limit and are not properly cleaned up after. I've never seen an adult walk them, instead the children walk them and cannot control them. They are both agressive and have on differnt occasions lunged at me and my little beagle. They have even drug the children across the yard after me with the child screaming "I can't hold on!" Now I have to check the front and side yards before I take my beagle for a walk! Overall, you can find better.

Please CLOSE down Leland Point
My fiance and I currently live here at Leland Point. At first the office staff wowed us with all the great amentities that they seemed to offer. After we signed our lease it was like it all went downhill. We got to see the model home of the apartments which ended up being MUCH bigger than the place that we have. We asked about possibly moving into another apartment on move in day, they said that that was fine and that it was completely up to us. We decided that we wanted to move into a bigger one and were then told that it would cost us an additional $300 plus a month's rent in advance after we had already paid over $1000 before we moved in. Last winter our radiators were off and on. Everytime we called for maintaince it took them at least a week or more. When maintaince finally came they said that we would be fine because our radiators still worked in our bathroom and kitchen. He told us that at least we had partial heat and that our oven would work in heating up the living room and that we should get an electric heater for the bedroom. I reported this to the property manager who spoke to her maintaince men...she had the head of maintance come out and fix it that day but the radiators then went out the very next day. My fiance actually witnessed two boys breaking into a car in our parking lot around 5 am when he took our dog out, they ran and the police did nothing. Even though we have a police substation right on property grounds they seldom fix the problems and have a tendancy to bother those who aren't doing anything. Our garbage is rarely picked up and is often over flowing causing the whole area to smell horrible. When they do come to get the trash they take some but not all of it. I notified the leasing office who then told me that if I had a problem then I should probably called the waste management company. Letters keep being posted about pet feces and children littering but they aren't even trying to maintain the property so what's the point? The fitness center seemed nice, but almost all the equipment is "Out of Order" and hasn't been fixed since I moved in. Our hallways get cleaned maybe once every two to three weeks. Food wrappers, drink cans and bottles, bugs, peoples unwanted mail and food are often left there. On my day off of work, a man and a woman unlocked my door while i was laying right there on my couch and stated that they were there to do house inspection but never notified me ahead of time. I had to kick them out. My old neighbor (who broke her lease and luckily got away from here) slipped on ice in the winter that was on the walk-ways and hurt herself. When management was informed they said that it was her own fault. I've been harassed by the maintaince men. The girls at the leasing office told me and my fiance this month that they weren't taking our check for the rent because they didn't trust themselves with it and were worried about losing it. They then said that we should place it in the drop box OUTSIDE because it would be more safe there. they then went on about their business gossiping about people that had come into the office that day and what they were wearing and looked like. Obviously i could go on and on, it's like the list of horrible things is never ending. If you happen to read this, do yourself a favor, don't move in. It's not a great place for you to live or even raise your family. They're quick to lie and take your money.

please help to close down Leland Point!!
I have lived at Leland point for almost three years and if I could I would move asap but because of my situation (being a full time student with a two year old daugther) I can't afford the finer places to live, but I can afford a place that provides its tenants with heat and hot water. Coming in a reasonable amount of time to fix things like a refrigerator, stove, toliet(yes I said toliet), and door is the definition of a landlord which management is not owning up too. I filed a complaint with Pittsburgh Health Department about these unliviable conditions and I please beg you to do the same if you are living in this complex or not and just reading others comments and feel sorry for us. If others file, they will get an inspector to poke around and maybe ask questions and have the management change their ways. To file a complaint: Simply go to the Health department website and click on contact us link on the left side. You don't have to put your name or email. Just type a message about the conditions and they will send it for you.

Do not rent these apartments
I lived there for two years. I found the staff to be rude, incompetent, and frequently lied. The neighbors were loud and of general low class people. My mistake was to accept the low rent without close examination of the neighborhood. There is a prevalence of vandalism. For example, I have an associate whose car was shot at in the center of Leland point area. The playground was burnt to the ground. A trash dumpster was set ablaze resulting is overhead power lines and communication lines being replaced. Graffiti is frequent, although at last count Leland point was active in removing. Cars were frequently stolen and or vandalized. My building s fire alarm was pulled by a 10 year-old or so kid during a party, resulting in evacuation with fire department response. Of course none of the mothers running the party would admit to the kid s action. The graffiti and lack of control of the children reflects on who lives there. The local police department indicate that the majority of their non-traffic police actions are centered about Leland point apartments. What more needs to be said. The apartment itself was acceptable with radiator heat and window air. Many of these units are about 50 years in age and reflects the heavy construction of the time. The repairs were reasonable and timely. Lorenz H. Menke, Jr.

This is a horrible place PLEASE READ!!!
I moved in late February of 2008 and the staff seemed wonderful, at the time that we looked at the apartment the grass was covered with snow so couldn't see landscaping. I have dealt with loud neighbors, the first night we stayed my fiance's car was vandalized in our parking lot along with basically everyone elses in the lot. Our gas was shut off last week because management did not pay the bill and we were without hot water from wed morning until fri afternoon, I must assure you that I spoke with the gas company myself and they told me that the gas had been shut off due to non-payment despite the lies that were told to me by the management company and the leasing office. When I complained the regional manager Mayellen and the manager Eric did not want to take responsibility. Mayellen told me that all of my issues including the gas getting shut off are in the past and I need to get over it. So as you can see the person that can do anything about your issues is unwilling. I have so many other issues that I could list, if you have further questions about this property let me know, quite a few of the residents are building a case against the management company Karam for not dealing with our needs properly. Do not sign a lease to live here, you will regret it for the rest of your life. I hope I was helpful in your decision making.

Not as bad as people make it seem
We lived at Leland Point from August 06 - Feb 07. We went in blind to the area, and although it wasn't perfect, it wasn't horrible. We lived in the building with the preschool in the basement. So our storage was in a completely other building, but at least it has storage. We had some problems with the tenants below playing loud music, but that is to be expected if you are living in an apartment building...We never had a heat issue, but we did encounter laundry issues. Since there is only one washer and dryer in each building, if someone leaves there clothes, you are basically screwed. The parking wasn't bad at all, and there was a nice playground right outside our building (at the time we didn't have kids, so we never actually used it). It is conveinently located right off 51. And everyone in the office was really nice, I mean we paid on rent early every month, and really never made a peep, so we didn't deal with them that often. Overall, no I probably wouldn't move back, but for the price, and the sq footage you get, it isn't bad.

Dont Be Fooled, Its all a joke here
I lived here for a little over a year, i wish i could have a doller for every time i was lied to, i would be a millionare by now. I was told all the section 8 is about gone or will be out, not true its mostly section 8 there & you fear for your saftey all the time. The hallways & laundry rooms are almost always dirty, there were kids smoking in the hallways & most of the people there were ignorant. I would say this stuff to management & they didnt care at all. Never had a problem with my heat it was usually to hot in the apartment we had a theamoter & it was usually 72 or higer in our apartment in the winter. Had a problem with no hot water for a few weeks & i called the emergency hotline they told me to boil my water over the stove for a hot shower. Management & office staff lie & never return your calls. before you move in there super nice & full of lies. It usually took 3 weeks to get a maintence issue fixed and that was with me calling every other day. They dont salt or shovel the back enterence to the buildings, once i had to shovel & salt the walks cause they never did. Same for the plowin in the parking, while left a lot to be desired. The office hours were always changing, when i moved in i was able to use the fitness room then all of a sudden they changed them to where they close at 6 instead of 8. THey never notified the residents of any changes.

Stay Away Renters!!!!
When you are just looking, the office staff is polite and make promises, but don't be fooled! They don't maintain the property like it says in the lease and will charge you the highest price they can get away with. It took months for us to get major drafts taken care of, it felt like the heat wasn't working, when the water heater went, they tried to put an electric water heater in my townhouse because they pay for the gas and I pay for the electric! I had to get an attorney involved because they advertise one price and charge another.I am lucky enough to have gotten the proof they are overcharging me $130.00 a month too much! This place needs investigated by the Attorney General's office. The owner is arrogant and acts as if his tenants are low lifes. Once they get you to move in, the office staff is rude! Do yourself a favor and stay away from this complex! If you don't take the advice, then you are only asking for hassles!

no heat all winter
i came to this area not knowing where to live and leland point looked nice and the people were nice...only cuz they wanted my money. where should i start. Our stove caught fire for unknown reasons. it still smelled of gas when i turned it on. i asked for a new stove but they wouldnt give me one. they supposedly had someone come and clean it out but a 3 year old could have cleaned it better. i called the office about the smell and also that it was setting off the smoke alarms when i used it. the office told me to unplug the smoke alarms when i used the oven. that doesnt sound safe to me at all. recently i received a $25 cleaning fee from when they "cleaned" the oven. im still fighting it. we also had no heat during the winter...the whole winter. we had maintenance guys come in and take the temp and it was 55F. we had ice building up on the INSIDE of the windows cuz it was so cold. i called numerous times to get it fixed and all they did was bleed the radiators. i told them that wasnt the problem but they didnt listen. the community is HORRIBLE. our neighbors blare their music and the apt below mine has his bass up so much that it shakes my table. of course the office does nothing about it. i moved there in september 07 and cant wait til i can get out. i cant take another western pennsylvania winter with no heat. it is absolutely ridiculous. i would never reccommend this apt to anyone...no even my enemies.

Terrible....just terrible
I have lived here for 2 years now. Let me explain everything I have experienced thus far (and hopefully for only two more months). When I first moved in, I it said in my lease that each apartment came with a storage unit. I took them two months to get me a key that worked to that door. So, there was a fight with the office because I told them I wanted compensated for not recieving everything that was in my lease. When I did finally get a correct key, I noticed that the wood frame on one of the doors was broken with a long, rusty nail sticking out from the bottom. The chain link fence type thing they had covering the frames was also broken and rusty. This has never been fixed. A few months later, I noticed my outlet in my bathroom wasn't secured to the wall - at all - this has also never been fixed. Then there's the heat...not going to mention too much about that, since it already has been said. There is none. In the middle of the winter, the inside pane of my front window broke and I had a giant hole with sharp glass on both sides. I have 3 young kids and a cat that likes to hang out up there. It took 3 weeks and constant phone calls for that to get fixed. Also, the front door to my building doesn't close correctly, causing any rain or snow to flood the hallway, and when it gets cold enough..a solid sheet of ice forms. Not to mention that they don't shovel or salt the walkways in between buildings, so they were a solid sheet of ice until the warm weather finally melted it. This apartment complex is horrible. The walls are paper thin, so you hear all of the music, fights, television, and other suspect things that go on. The manangment doens't care or even know what's going on and there's about 10 maintenance guys for the 7,000 apartments in the complex. I also have been taking my laundry to a landromat down the street because the 1 washer and 1 dryer in my builiding is small, expensive, and doesn't do the job. Oh! And the landscaping. They had a company come dig up the grass in front of the building and then left 1 foot holes all over the place for about 3 months before they finally filled them and planted half dead bushes. Do not waste your money on this place. A whole in the wall is better, safer, and run better!

WORST PLACE EVER!!!
I wish I could give negative stars!! This was the worst place to live - not only does the area have high crime It's loud - people screaming in the street at all hours - ALL HOURS - I had a guy selling "things" (This site won't let me use the word...) in front of my building. There were always shopping carts left in front of the buildings. We went two weeks without heat - and we called every day to have the management fix it - we were told "Not having heat is not an emergency". I can t even go on with the hell we went through. But even worse - the management does not care - AT ALL. IT IS A SLUM!!! We were so happy when we found a house in South Park we couldn t get out fast enough!

Not Impressed !!! (at all)
I moved into Leland Point in April of 2007. When I was signing my lease I was informed by the leasing officer who signed me that the current management was on their way out because Leland had been purchased by Karam. The differences between the two are night and day! As soon as Karam properties took over the entire community changed. When I originally signed my lease with the old property management I felt welcomed and was promptly assisted with any questions or concerns. However, if problems arise with the current Karam management they are extremely rude to you. Even if you re just walking into the leasing office to pay your rent you are immediately "sized up" and rudely rushed through your transactions! They REFUSE! REFUSE! to give you a receipt when you pay your rent stating that they are not allowed and if problems arise you can either request a copy of your cancelled check from your bank or just save ALL of your receipts from your money orders. I have NEVER heard of any business where any sum of money Large OR Small is received and a receipt is not generated. Another huge issue that I have is that one of the biggest perks that originally drew my attention to the community was their Fitness center and Swimming pool. However, I have not found that the fitness center's hours correspond to the leasing offices hours or operation. This means that because I work fulltime Mon-Fri 9-5 when I get home around 5:45pm the fitness center is already closing down at 6pm! I cannot understand why the hours cannot be extended to accommodate those who work daylight hours. It has its own entry door which means that those who used it wouldn't even have to go through the main building to gain access to the center. I would love to see a more customer service driven management team oversee this property. The community has great potential! It's just sad to see that it's the overhead that's dragging it down.

STAY AWAY!
My fiance lived here before they were taken over my Karam and became Leland Point. The old management was fantastic, Karam quite simply sucks. We live in a townhome, which I have few complaints about. They are a nice size, and since we have central air(one of the few ones that do), heat isn't a problem. The only main complaint I have is that the walls are paper thin. We often hear and smell what our neighboors are doing/cooking/smoking. Management is absolutely insane though! People were going through the dumpsters at night and throwing trash out of them. Something with my name on it was tossed out and Leland Point tried to charge me $140 for "clean-up fees!" I fought it (I had to go over the heads of anyone local) and had my fees refunded, but not after being made to feel like I was white trash. Our air conditioner broke in the middle of summer and it took them over three weeks to fix because the people that installed it were sub-contractors and therefore Leland Point wasn't responisble for fixing it. It took over 20 phone calls over three weeks to get it fixed. Parking is insane also. It used to be permit parking only on the street, but Leleand Point didn't renew their contract with the police dept, so anyone can park there. It's especially hazardous at night and in the winter as they do not shovel or plow and the lighting is less than adequate. Don't even try to break your lease agreement. We're moving out of state (two months earlier than our lease allows) and they are threatening to sue unless they recieve payment in full. We have tried to set up a payment plan, sublet, anything, but they will not work with us. They also don't return phone calls unless you want to move in. They may seem nice at first, but they turn their backs after the first few months. They aren't even less expensive than the nice apartments around here! We pay $750 for a two bedroom townhome and it is NOT worth it.

horrible place
We moved here with no knowledge of the area. The place has garbage everywhere, there is hardly any heat. Parking is horrible, if you get in late, like after 7 p.m. you are walking a mile to your apartment. We have kids we don't even let play outside because we don't feel its safe. We have neighbors who have domestic disputes that you can hear clear as day at all hours of the day, the same neighbors you can also hear having sex!!! I think we are one of the few that dont use section 8 also (which we was never told this was section 8 when we moved in).

Terrible...
Apartment was broken into...lived on the first floor...Air conditioner was kicked out of the window and that is how they gained entry into the apartment. everything was torn up and broken, tons of our possessions stolen. Brother's bed was used for sex...condom and condom wrapper found on his bed. A condom on a baton was found. He was away at college. Crappy people, feared for safety!! My father was jumped and beat up several times coming home from the grocery store, especially at night. Horrible place! Place might have changed since new management...but i doubt it. Its the type of people who live there that are the problem and concern. I was afraid when i was there. Don't ever live here and about the person who wrote about the fire, that happened when my dad lived there, it was right across from where he lived, i remember that.

It's all true!!.
The reviews posted are all true and I don't recommend this place. They will not turn the heat up. I have small children and they always have runny noses with coughs. They do not fix any maintenance issues in a timely matter. Don't waste your time or money on this place. People are moving out everyday, even in the winter. That's a big red flag!! I wish I would have took my time and found a better place to live. Please don't waste your time with this headache, don't be fooled!

Not Perfect, But Not As Bad As Everyone On Here Says
I was really surprised when I saw how bad people spoke about Leland Point on here. My fiance and I moved in to our apartment in August of 2007. We just had our first child, and I have never had a concern about our safety here. In fact our neighbors seem to be friendly people who pretty much keep to themselves just like us. The only possibility I can think of is we just got lucky on our end. Our building sits toward the end of the road kind of by itself. It doesn't seem to be as congested as the buildings down by the office. The Good: It's a very nice location, because its very easy to hop on 51 and quickly find pretty much any store you could possibly need. We had no problem with the staff. Maintenance stopped in a couple times already to fix stuff right away. They have a pool and a small, but ample fitness center. We were worried about the heat after reading all the negative reviews, but the first night it started to get cold our heat was on full blast. Also, when we got our first snow of the season I was pleased to see that they came and plowed all the sidewalks and our parking lot. Also, I read people saw a lot of garbage around the grounds. That isn't true. Our yard is always perfectly clean and I always see workers picking up any trash that does develop. The grounds were just landscaped, and we love the fact there are playgrounds. The Bad: Our biggest complaint is all the noise their workers make while doing renovations to the building across the street from us. I know it's their job, but they start very early in the morning and use loud equipment. They also take up most of our parking lot with their vehicles and they have 3 huge dumpsters too. If I get home late I have to park on the street. Laundry can get expensive, because its $1.25 to wash and $1.25 to dry. In their defense though we did try the laundromat and it cost a lot more that way. Other than that we are very happy.

The worst place I've even been
This place is the worst. I guess it has been like this for years and they change their name from green meadows to leland pointe for that reason, but this place is still the worst I've even been. The facility infrastructure of this place is just mediacro but poor mantainace make it unlivable: 1. Hallway, it smells very bad, because this place have no air vent, whatever your neighbour's smell is in it and I never saw anyone clean it. In the last period of my lease time. I have to use a towl to block the gap under my door to keep the smell come in my unit. I have to hold my breath when I come in from outside in the hallway and to open my door. 2. Landry room is very bad as well. only one washer/dryer in one building. If someone put their landry in the machine and they forget to take it out, you have to wait for a day to use the landry. Often I spend my whole night go up and down the landry room to check if it is avaliable. 3. The Garbage dumpster is always a mess. Later they build a fence around the it to cover it up, but it is even worst. Coz all the mess is now inside the fence and you have to get in the fence to throw your garbage. What make this apartment worst is the management! They just try to get every penney out of you! They will give you big discount(A couple of month rent free) when you sign up the lease. But they will try to screw you when you lease is up to renew. Don't be suprise it their new lease price is 20% higher. Never expect any security deposit return to you. They will send you a big bill when you move out for so called "Damage", even you room is perfect clean and everything is working. When you move in, they will give a list of how much you'll pay if you break anything, but when you move out, they will give you another letter with same items on the list just the price is way high, I saw some items are 5 times more. On their list, they will charge you more than $100 if you lock youself out of room! When I move out, I was asking them if I can move at first day of the next month in the morning instead of last day in thist month, they said" of course you can do so, we only need one month rent(which is their new price, much higher than current price) plus $100 month-to-month fee" What a rip off! There is a police substation on this property, but the place doese not feel safe. The fire alarm on my next building go off all the time. On the surface they have pool and fitness, but none of them are usable. The pool is noisy and overly crowded. The fitness place is way small for these many people and only open in their business hours. I have to wait half hour or more to get the treadmill each time I went there.

leland point apartments
this apartments are the worst apartment since the new management took over I have one of the "remodeled apartments" I have had nothing but problems since I transferred form the old apartment here, At the old apartment we asked to be transferee because we had small children and teenagers were having sex in the hall. the charged us $300.00 to transfer, the new apartments look nicer at first but were not, there are electrical problems in the new apartments, NO HEAT, NO STORGE units like they tell every one, the cabinets starting falling apart after only living here for a month and there is a rodent infestation that they refuse to have fixed, they do not even have screens on all the windows, I have been complaining since July and all they say is they will get to it when they get to it, it is so bad that I even called the housing authority on them and reported the problem.

not a nice community : Leland
The new name is Leland. We have lived in a one br apt for about one and half years during 2006 -2007. This is the worst community I 'v ever lived. The apartment itself is not bad ,they replaced lots of thing before we moved in. What I don't like is the community/neighborhood. You can hear your neighbors yelling to their kids, and mother and daughter screaming to each other...lots of teenagers and kids they just hung everywhere and swearing. "F*" is the most frequent word you can hear outside. Those kids seating at the front door and stare at you when you cross. never meet a young ppl say hi to you. one little boy have a plastic gun(toy gun) and shoot at you when you drive over. I have seen police car visiting here almost everyday. For a while I heard lots of gunshot(real) and police cars. The swimming pool usually full of kids. We have reported a non-work fire alarm and they never come here replacing it. The smell in the lobby is Horrible.(all tenants living in the same level share the lobby,e.g if your neighbor smoking in their room, u will know it), So this might be all tenant's problem but they really should have to change the carpet or clean the common place carpet at least once for a while. They just changed a new manager recently and the swimming pool pass now costs $5. One lady in the office is very rude.

Green Meadows/Leland Pointe
I lived at Green Meadows for one year (2000-2001) and apparently, the only thing that has changed is their name. You might as well not even have a wall separating the apartments--you can hear everything. I felt sorry for a woman who had an apartment in the basement--there was raw sewage that leaked in the laundry room and in her apartment--constantly. There was no elevator and I could always depend on finding food in the hallways. Teenagers hung out in the laundry room in the building I lived in--the only good thing about this place was the shopping center. The rent was cheap but it wasn't worth it.

To cold for comfort!!!!
Living in this apartment is like having your air conditioner on all year long. After repeated attempts, maintenance still has not managed to keep us in an adequately heated apartment. They say that legally they can keep the heat at 68 degrees. That is ridiculous. Well they need to live in this ice box. It gets so cold in my apartment, when you run hot water, it smokes immediately. I have never lived under these substandard conditions. I get more heat from my space heater!!! They have serious heating issues!! We are currently looking for warmer housing.
