It wasn't great when I first moved in three years ago, but the new team has committed to their work and really made this community stand out. Everything has gotten better. It feels safer, looks nicer, and it's amenities have been maintained and/or bettered in ways they previously couldn't think of.

Nice apartment complex at a good price! The community is full of kind neighbors and there are constantly free events at the Hub. They have fitness classes, crafting, games, and a tutoring program for kids.

The move-in process was so complicated. Staff told me that the unit I selected was going to be ready to move in on 6/1 when I wanted to move in on 5/31. There was a special going on and I wanted to get the special. I drove 2.5 hours to find out my unit isn't going to be ready until a whole week later. The special was no longer an option for me since the last day for the special was 5/31 (the day I wanted to move in). They moved me into another unit on 6/1 with the same layout. The unit I moved into was good, there's things I request maintenance for but it's fine. But now, I don't know if I'll ever be able to get the special deal I was offered in the beginning. The communication between all staff and the future resident needs work.

This is a very nice and quiet community that is close to Austin but also far enough away to get out of the city. The complex is the perfect distance away for communting to my job. I've enjoyed my stay here and will continue to stay here.

I recently moved out but when living here management was horrible lost my papers that I gave them when I move in about the apartment I had gotten, put in many maintenance order to get things fixed and never did for example to get tub fix bc I have a kid took them 3 month maybe longer to tell me something bout never fix the drawers or things that was either missing or broken took 2 months to get a new fridge that made all my food go bad for those last 2 months and now I'm having to pay morre thn 3000 for things I ask for help with this place is nun but bs and don't get me start on not having water for a day or week especially hot water just don't live here unless very desperate for a place

Avoid at all costs!!!!!
I have stayed at this complex for nearly five years and I will never rent here again if it was the only apartment complex in the planet! The water rarely works, especially the hot water. Repairs are never done in a timely fashion. TV reception, whether through a regular antenna or cable, is terrible. The property never offers any type of compensation for their continuous mishaps and the apartments are not worth the ridiculously high prices that the property changes. But if you miss a payment, even by one cent, you’ll get an eviction notice. This property doesn’t give you any kind of grace period nor any warning if you miss a payment or your payment is incomplete. Their automated system doesn’t deduct the amount that you actually owe, putting the pressure on the tenants to continually keep up, This place is not tenant-friendly and it should be avoided at all costs!

All I can say is that the neighbors are generally not great through out the community … I can say specifically that building 12 will be blasting music and have their kids running around screaming at all hours of the day , very very inconsiderate . either no one else has complained or the property hasn’t taken a concern to the issue of the lack of respect for the other residents . Cars will also drive in past 11pm until 3am some nights blasting music as well , again , no concern for other residents. Wish they would do something about this … Overall it’s pretty trashy , could use a better maintenance team to clean it up a bit , or the property could enforce littering fines . Parking can be quite the pain as well … If I had to give the community an overall grade ide give it a C+ as it is currently . Will definitely be moving when my lease is up unless there are some changes implemented.

Don't move here. Hot water goes out at least once a month (could be for a day, could be for a week), gate never works, pools are constantly dirty, dumpsters overflowing, you can hear EVERYTHING from outside (music from cars, people talking outside, etc.), broken beer bottles and cans, people grill on their patios with flames shooting to the top of their patio ceiling, old apartments with old appliances, popcorn ceilings (in bathroom too), possible asbestos, old wiring for the WiFi that companies can't even use when they come out to install it because the cables or whatever are so damn old, and the list goes on and on and on. The ONLY good thing I can say is that I live on the second floor and haven't had a problem with bugs. I don't even want to get a dog here like I planned because of the poor excuse of a dog park and the shards of glass and whatnot on the grounds.

Moved here in 2015 with my family. While it's not nor has ever been "luxury" as they claim we've never felt more concerned living at this community as we have for the last 6 months. They claim they care "deeply" about their residents- complete BS & owner please do not respond saying y'all care because you don't Im sure if the demographics of this property were different then things would be handled much differently around here-there is never ANY fault to the property or management, any issue or inconvenience is turned around and 1 either blamed on the resident or 2 not their problem and they don't want to deal with it, poor --- customer service we pay our rent and treated like ---- as if the complex is doing its residents a favor for free. Now if it was maybe 2 1/2 yrs ago then yes they did we had always felt welcome by staff would actually acknowledge their residents and make you feel like they are there for you or greet you as they walk by you in the complex then this place went DOWNHILL and badly. There has been such a high rate of staff turnover within 2 years you never know what the hell is going on, currently no actual maintenance staff, they have contractors or temp staff maintaining the property for literally the last year. Within the last 3 months the whole office staff has literally changed and apparent new manager that nobody knows as there was never any resident update about it or an email from the manager introducing themselves to the property. The sparkling pools are gangrene every 3-4 days and literally NO filtration they shock the sh*% out of it to go from greener than the grass to cloudy blue within a time frame of 3 hours or less, I'm scared to even dip a toe into it even when it is "cleaned" with algae still caked along the bottom. Parking sucks, it always has been an issue and no matter how they try to fix it there is still no resolution the visitor spots are taken by people illegally living in other units by 530/6pm 6/10/19 we had to have a family member coming to visit park at the gas station across the street and be picked up by us he got here at 515 and there were 0 visitor spots open...We've been here again 2015 when they switched to parking stickers we were told all stickers were in the system registered with what apt units the vehicles belong too and SOMEHOW for the FIRST TIME EVER one of our vehicles were towed due to my husband and my stickers being on each other's vehicles, the stickers have been on the windows since we have renewed our lease in September while yes we have fault in that, our cars were parked right next to each other and the license plates to each vehicle are on the sticker the towing company could have seen my car right next to my husbands and gave someone a heads up as mentioned they were on there since SEPTEMBER and have not been taken when we went to the office to see if we can resolve it somehow as we were under the impression the cars are registered in the system they could have seen both vehicles registered to the same apt, the new leasing agent advised she needed to "text her manager" and she would get back after an hour of nothing my husband went back and she was singing a different tune, we got it and moved on. They claim to have security and want to charge people more for the entrance gate installed a year ago that has worked properly for all of 3 times for a few days until it was broken again. I've seen multiple homeless people or people who clearly don't belong here walking trough the complex at all hours of the day/night whether it be right through the entrance gate with a shopping cart or through the back of the complex coming up from the creek looking like they are on some serious type of drugs. We have turned our heads to a lot of things here that I could write a whole book about in hopes that new management would regain control of the place only to feel like we cannot call this place a comfy/peaceful "home" anymore.

This place is the WORST place I have lived in Austin. People play their music all times of day and night. The parking is horrible, because people who aren't on the lease take all the parking spots and visitors parking. The hot water never works. Maintenance takes weeks to fix any problem you have. The apartments are infested with roaches and other bugs. The parking lot is always dirty because people sit in there cars and drink and leave bottles on the ground. I hate this place so much. Then people let their dogs run without leashes. I've been here 3 years and it's the last for me, the only good thing about this place is the location. Oh and the trash is always filled up to the brim...

DO NOT MOVE HERE!!! This place is an absolute ---- show. Where do I start...? Water: hot water rarely works, (or no water whatsoever) terrible water pressure, always being repaired weekly. They use boiler system which is outdated and should be updated to a hot water system. Maintenance: is a joke. Get ready to wait a few weeks/months for ANYTHING to be repaired. Constantly have to complain to management to get anything fixed around here. Pests: roaches are everywhere!!! I'm paying monthly for someone to come spray and all the months I've lived here they've come ONCE. apparently you have to "request" for someone to come spray? When I'm still being charged monthly? Management: gives you the runaround on every issue you have. They never answer the phone and seem to not really give a ----. Neighbors: are rude and play LOUD Mexican music which is heard through the paper thin walls and windows. Children always screaming and obnoxious, parents don't seem to care. Parking: be prepared to never have a parking space. People park in the reserved spots that are not on the lease!!! Grounds: filthy. Trash everywhere. The dumpster is always overflowing. And you get the joy of hearing the loud interstate at all times of the day :) This place isn't certified by the Better Business Bureau, so that should tell you something right there in itself. Worst decision I've ever made moving here. Save your sanity, and your money by not moving here.

The first night moving here the place was crawling with roaches and we heard a rat during the night. We got out asap. Really old appliances too. Should've know the price was too good to be true. I dont recommend moving here you are better off elsewhere.

There are people breeding in the parking lot- hilarious; yes, but I'm not joking. Everyone here fights to see who can play their funky chicken dance disco music the loudest. There's no parking because there are 12 additional people living in each apartment that are not on the lease(that's all I have to say about that). But hey its not all bad, the walls double as a back massager when the neighbors turn their stereo on. If it were $600/mon.-Fine. But you can go f yer a in the b for~$1000/mon, & dont forget your pet rent & reserved parking, and, and, and. *9/10/18-UPDATE- (lived here 8 months @ this point) .Hot water heater goes out weekly (& then water is shut off all of next day for "repairs"). This is 100% true i have the emails to prove it. .My car has been ticketed/towed 4 times, & the first time, Marisol (property manager) smiled & laughed in my face, as she handed me a piece of paper with the towing company number on it. .Ay car was broken into/wallet stolen, b/c the gates here DO NOT Work at all .After someone tried to pry open my door (which i informed mgmt. About & they flat refused to fix-illegal) i decided to fix it myself. The majority of the structure of the door frame was held together by paper towels & caulk.-lame .Your A/C absolutely will go out at least one time & definately when you first move in. They all have MAJOR freon leaks (sorry environment); this accounts for 99% of the maintenence requests here. And when yours goes out you can bet you're already 20 apartments down on the repair list. As usual, with this place you're SOL

Literally the worst apartment I have ever stayed in. Management doesn't care about the myriad of broken issues, maintenance is slow and not very good. Parking is terrible. I know everyone thinks, "Oh it can't be that bad." but seriously, this place is awful.

Noise: Children screaming every single day, all of our neighbors have at least 3 kids each. This doesnt compare to the noise coming from the highway of which I am a stones toss away from. The cars roaring down the highway constantly wakes us up in the night. Grounds: Trash EVERYWHERE. Apartments themselves are falling apart. Water coming in through the roof, bathtub lining peeling off everywhere just from regular use. Since I have moved in my back patio door has not been able to move, there isnt even a handle on it its stuck in place. Safety: Im not even joking my apartment has been broken into TWICE. TWO TIMES. Which the front office people BOTH times have had nothing to say but "Did you file a police report?" Hundreds of dollars of camping equipment has been stolen out of my outdoor closet. MY car has been broken into multiple times and they tow without cause or warning REGULARLY. Neighborhood: Dangerous. Homeless camp within eye-shot of my back porch. People all around this entire area are ------- insane. Ive had a gun pointed at me for accidentally cutting someone off not even a mile away from here. They probably even live in this complex! Maintenance: Terrible. Bandage solutions are their specialty and this apartment was rented to us mid remodel it seems as there are unfinished patches all over the walls. Staff: Very kind and helpful.
