These apartments are comfortable and quiet, but charge a lot of water and there's never parking available because some people have up to 4 cars, when only allowed 2 cars per apartment, and laundries close them at night and sometimes we have no chance of wash people who arrived late to work

It's a good price for an apartment in Austin, I will not deny that. However, the place is generally very dirty--I know new management just came in but still, it's a filthy place. There is trash everywhere. The laundry facilities are often broken. The way the water bill is charged makes no sense, and should be changed. I have never felt unsafe there, so that's a perk. Should they attempt to raise rent, and I have a feeling they will, I'm out.

There is an abundance of issues at this apartment complex that needs to be fixed. Neighbors are filthy and they litter immensely. There is glass all near the far back trash bin (it has been there for over 2 weeks). I have seen at least 4 cars with flat tires. Due to horrible parking (little to no parking in the evening) I had to park next to a white curb during my move into this complex. I was told by one of the leasing staff that it was ok to park there as long as it is not red. There are no signs visible in those areas. Well, my car ended up being towed. I do not have hot water and there are a few other minor issues. If this complex wasn't so trashy, it would be a huge improvement. My roommate and I just moved into our apartment and we are already contemplating on moving when our lease is up. The best feature of my apartment is my view. I do not have hot water and there are a few other minor issues. If this complex wasn't so trashy, it would be a huge improvement. A friend I had over was hesitant on parking here. He was worried his car would be stolen since the complex looks unsafe and suspicious.

I like it. Everything is Good. Always getting problems fixed. Office staff is really friendly and helpful. I am enjoying my stay here. Keep up the good work. I love that is close by all the Stones and very close to ACC. Also very close to down town

I have loved evrything here until this maintenance went unresolved. Also very dissastified about the parking here. There is cars parked here with either expired license plates are inspection stickers. I have told the office staff about it but, they do not seem to care. The vehicles front ends end up coverig up the sidewalk where you can not even walk down the sidewalk. I am on a walker and it is impossible for me to even walk on the sidewalk. I have even asked for a closer handicap parking space and nothing has been done about it. There is 1 handicap space in the front parking lot. Visitors =even park where the residents are supposed to park and nothing gets done about it. You can see the wrecker DRIVING through the complex every now and then but, they do not even do anything about the cars being parked in the wrong place. The way that I have to walk through the grass which is VERY hard to do on a walker one day I am going to end up falling I sure hope that I do not get hurt. I have lived here since March and there is one car that has been in the same parking space since I moved in. They turn it around every couple of months but, that is it. The car is broke down so why is it even parked in a residents parking space?

This is really the worst place I have ever lived I am in the property management field, and I can say the staff doesn't know what they are doing. This place is riddled with bandaid fixes. I can't wait until my lease is up, it was a huge mistake moving in here.

The move in was great. the only problem i really had was roaches in my 2nd bathroom , the pest control came and sprayed everything down. and now i have no more roaches , but tue other problem i have is when i take a shower its makes a very loud noise.

The only person I would recommend this place to is maybe someone I hate. This place advertised $99 move in special w good rental history then ended up charging my bf who was moving in with me $150 extra bec he had no rental history. Even though they said bec mine was good we didnt have to worry about that, not sure when that changed. That's the least of our issues here. Our bathtub would not shut off completely for over two months it took them to fix it and guess who's paying the water bills???! Me of course. To top it off... From oct to Feb we had no hot water- at all! It got luke warm if you let it run for ten mins first so we were taking cold showers for 4 months. Most expensive place I have ever lived in Austin yet it is the far worst place I have ever lived. I barely ever take showers in my own apt bec still water does not get hot enough, yet somehow I am paying $80 or more a month just for water. Not to mention $850 in rent everymonth for this extremely crappy one bedroom apt that's right on a highway and has no concern for you or your comfort at all. They could give two ----- if you can't shower in your own apt! They don't live here why should they care, that's their attitude toward tenants that pay almost $900 a month for their horrible one bedroom hell hole. Don't move here it's awful. They rip you off for money any chance they get and don't fix anything. Plumbing here is horrible , no hot water!

these apartments are awful. i know they are genuinely trying to change things, but cops are here everyday - i literally mean every single day. maintenance takes FOREVER to get anything done. and its not like its cheap rent! If nothing changes by December when my renewal comes up, i'll be looking for a different place to live.

Maintenance is always giving 100% Office staff frequently switch up but not always so friendly. U would think being staff in a leasing office would always keep a great attitude. The attitude given towards residents is not so professional. Manager is busy but she always makes time to speak to residents.

Firts time renting an apartment, living here for 4months and I am ready to move OUT. So many problems having maintenance work done. And its been 3 times that water has to be cut down for "maintenance work" in all the apartment complex. Left without hot water 3days straight, to top it off it was cold them days. So tired of how owners dnt do nothing, like i said i am ready to move out. Rent here is so high 970 for a 2/2. And we are having so poor service.

I enjoy living at the Avesta A FAll I feel safe. Quiet neighborhood with no problem so far from the time I been her. Very convenient the only thing is the parking I wish each resident had their own parking because it is very hard to find parking ok

The apartments have been remolded and is very nice for a affordable price. Wood floors and very spacious with a good team in office who responds quickly to all needs even the best part 24 hour maintence and security but there is never any parking after 9pm.

This property is horrible , their rude af . ---------------- are the only nice staff since ive lived here. Roaches are outrageous. Cant wait to move out next month. The cabinets are horrible as well. All of them . I wouldnt recomend to anyone !!!

Excellent community to be at. It is located in a very central and convenient location surrounded by shopping centers, restaurants and all commute areas and is Only 10 mins away from Downtown Austin and is good to enjoy the different ammenities that they offer such as the gym, barbeque grills, and pools. Additionally, the staff in the leasing office is very warm and friendly! Especially Abby who is always there with a big smile and the best willingness to resolve the needs and concerns of the residents like me. Neighbors are okay, they dont make a lot of noise and dont mess with people, however, sometimes they still need to learn how to keep the community clean.

I have had the best experience at Avesta Agave Falls! My apt is super cute and kinda cheap. The office staff work really hard to accommodate their residents. The complex looks a little older on the outside, but the inside is newly molded! I would recommend this complex, to young professionals. The apt is spacious and it's litterly a 15min drive downtown, in rush hour traffic:) I have lived in several different apts and this is the best so far!!!!! I love my home at Avesta Agave Falls!!!:):)

I am a 2 year resident and am extremely happy with the change in management. The property is clean and I feel safe. I plan to transfer to a renovated apartment next month and I am very excited about it. The leasing staff is very friendly and accommodating. Highly recommend.
