They are lying to you
Don’t listen to their promises. Very disappointing experience with this apartment complex. The leasing team was incredibly misleading from the moment we toured until after we signed the lease. Three different staff members assured us that noise was never an issue cause we are choosing a A-1 building and that you could never hear the neighbors at all. That turned out to be completely false. I can hear my neighbor day and night as if we were sharing the same apartment, which has made living here extremely frustrating. What makes it worse is that after bringing this up and trying to find a solution with management, it became clear that they simply do not care once the lease is signed. The level of attention and the promises completely changed after move-in. Another major issue has been cleanliness and maintenance. The apartment was not clean when we moved in, even though renovations had supposedly just been completed. On top of that, I found large cockroaches in the unit, which can happen, but the general manager personally told me that extermination had been scheduled. Weeks later, I am still waiting and nothing has been done, so I had to take care of it myself. I would strongly recommend future renters think twice before trusting what they are told during the tour.

Terrible experience, DO NOT RENT HERE
Terrible experience. This place is an absolute mess. They charge a move-in fee and a cleaning fee upfront. When you move out, they require the apartment to be cleaned, so you pay professional cleaners, return the keys… and then they still charge you another cleaning fee. The building is supposedly non-smoking, yet residents smoke cigarettes and marijuana. Because the heating and AC are air-pumped and shared, the smoke travels through the system to other units — so you constantly deal with unpleasant odors. Nighttime noise is awful due to the obsolete air systems. On top of that, the overall maintenance is poor: worn fittings, bad window seals, shower door issues, sloppy paint, dirty main stairways, and spider webs everywhere. There are much better places to rent if you’re not in a rush and have time to look. Staff have a bit of an entitlement attitude too, be aware... I would not recommend renting here if you can avoid it.

Maintenance Response
I put in a service request for a clogged toilet and within 15 minutes Amar arrived to save the day. Our toilet was unclogged in 10 minutes! Such great response time and customer service! I’m extremely impressed with Amar’s dedication to his craft.

Nice Place to Live
I am pleased with my experience here at Camden Gaines Ranch. The staff were not only friendly, but they went above and beyond. Asking maintenance to fix anything in my apartment was not a problem. And they did it with a smile. The woodsy view from my back porch was picturesque. I loved going out on my porch each morning with a cup of coffee. My neighbors were also kind and friendly. This is a nice place to live.

Great Maintenance Staff
Marcus is always so kind, efficient, and a hard worker. He even gets in maintenance service requests complete the same day they are requested! He is thoughtful about keeping the work area clean too! I am grateful Camden has great maintenance staff!

Marcus is an absolute gem! He is very friendly, professional, and always courteous. Whenever there's an issue, he's there the next day with a fix. Can't recommend him enough for his exceptional service!

Worse place to live.
For the amount of rent they charge, you would think these are nice apartments. From the constant auto break-ins to hearing your next-door neighbor in the bathroom(everything) or preparing meals in the kitchen you can hear everything. Don't expect much out of management and you won't be disappointed and they are never active in the community. If you have dogs don't expect a dog park it is a joke, but on the bright side, there are plenty of places to go walking around here. Maintenance crew Marcus and Carlos are incredible and the best part about living here. You do not want to live here, trust me.

No Security
At least twelve cars had windows smashed last night. If you park in this lot, you have a 1 in 7 chance of having your car burglarized. The security truck spends five minutes driving through the lot at night, and Camden has added a $12 monthly fee to each resident’s lease in order to pay for the service.

Overall, loved living here for many years
Camden is a beautiful property. My wife has lived here for 15 years and myself for 7. We’re about to leave for more space. It’s not cheap but there’s a lot of amenities and a great location. We really have loved it. I should mention that recently there’s been some car break ins by homeless people. I hope they get that under control. Both the office and maintenance staffs here have always been awesome.

Rampant Crime
Crime is rampant at this complex. Ten cars were burglarized last night. Attached are the pictures. Management refuses to provide security despite nightly break-ins. Homeless people have tried forcing entry into apartments when residents are home. It’s unsafe here, and Camden really couldn’t care less.

Unsafe Complex
(5/21) Homeless person sleeping in dog park. (5/13) Multiple shots fired during break-in. It’s only a matter of time until more people are seriously hurt again due to management’s disregard for security. It has gotten so bad here that it’s on the news. A homeless person who lives behind the complex pulled a knife on me in the parking lot in March after he tried to get a female resident to get into her car alone with him, and I asked if he lives here. I asked management to send an email to residents just as a heads-up. They refused, and instead, sent an email reminding residents to pay the rent. Management has been forced to allow multiple residents to break their lease. Every night, a handful of non-residents wander around the complex knocking on doors. A few have tried to force entry while a resident was inside. Questions to ask: How many residents have had carbon monoxide poisoning, and when will CO monitors be installed in units? Which units were flooded during the last two freezes? Which units have a rodent infestation? A large number of the 3rd floor units have them living in the ceiling and walls. How many cars have been burglarized in the past week? Which units have had homeless people squatting in them? There are no cameras anywhere inside the gates. Since I’ve been here, there has been an attack on a woman on her doorstep, and her car was stolen. A man was robbed at gun point by two men and suffered injuries. The resident had to alert the community by posting the incident on the community wall. Camden management provided no notifications. There was a mental health crisis with a resident that lasted for over two weeks, and no notice was sent to the residents until residents began to demand information. However, when residents shared information on the Community Wall, management deleted the posts. Camden cares far more about their self-interest than the safety of their residents. Don’t expect to be treated as an individual. Camden only has concern for their own self interest and not the interests of their residents.

Rodent infestations, not a priority to management
On my 6th rodent infestation (waking up in the middle of the night to squeaking and scratching) since moving in. Each time it's taken about 2-3 weeks for it to be "addressed," and then a few weeks later it happens again. Often have to follow up with management, because they don't follow up with me. Sometimes close maintenance requests without even addressing the issue at all, and have to be reopened by me. Not offered to be released from lease early, not offered to be moved into another apartment, no "I'm so sorry this is your experience, here's how we're going to make it right" until I specifically requested these things after infestation #6. I also requested them after infestation #5, and was told "we can't incur additional costs, because we have to pay the contractor to come fix this." Okay. It's like being told that you can't have an awful meal comp'd at a restaurant because they have to pay the chef. Not a great approach for keeping people happpy. Find a management company that actually cares about your experience and that you're in an apartment that actually meets the implied warranty of habitability! Good luck!

Unsafe. Regular crime and break-ins
I've lived here for 2 months. The property is unsafe, there is regular crime and theft. Cars are constantly broken into (I'd say at least 2 cars a week), people are reporting having things stolen off their 2nd floor balcony, and last month there was a resident harassing other residents (damaging their cars and property, brandished a knife, etc) who just got evicted. The overnight security doesn't help (or even really exist as far as I'm aware? I think they drive through the property like 2x a night) and management does not communicate any of the crime or safety concerns to residents. So we have to resort to posting about it ourselves in the community message boards and slack. It's actually insane how much crime happens here without any communications or steps to resolve from management? Definitely don't move here, I wouldn't have if I had known about the crime.

Unsafe Complex
I have lived here for four years and have had an inordinate amount of issues. It is nearly impossible to get anyone in the leasing office on the phone. Calls are routed to their call center every time. Emails sent frequently have no reply. Maintenance team is fantastic, but Camden cuts corners, and they are insanely overworked. There are not nearly enough maintenace staff to handle a complex this size, but the guys have always done a fantastic job. In my time here, they have replaced my washing machine, dishwasher, oven (twice), A/C unit and garbage disposal. So, don’t expect appliances to work, but know that the crew will be there to fix ‘em. Since I’ve been here, there has been an attack on a woman on her doorstep, and her car was stolen. A man was robbed at gun point by two men and suffered injuries. The resident had to alert the community by posting the incident on the community wall. There has been a mental health crisis occurring with a resident for over a week, and no notice was sent to the residents until residents began to demand information. Unfortunately, a word salad email was the only response that mgmt was able to muster. Instead of providing security, Camden has chosen to paint the exterior of the buildings. Aesthetics over safety has been the name of the game throughout my tenure.

Just a few corrections to your reply. The gates are not closed 24 hours a day—far from it. Non-residents are frequently waiting directly in front of a closed gate to enter the property in front of a resident who opens it. I witness it all the time. Catalytic converters are being ripped off here in broad daylight. The security truck comes four times a night bewtween 8pm & 6am. The truck drives through the lot and exits. I’ve timed the visits. 4-5 minutes apiece. That means security is on site 20 minutes a day or what amounts to 1%. Therefore, there is no security for 99% of the day. What is unfortunate is the repeated disregard Camden management has for the safety of its residents. The exterior of each building is being painted right now. Camden is far more interested in the aesthetics and finding new residents than it is about easing any concerns of its current residents. Camden continues to mislead and not provide information to its residents. No notifications are ever sent when theft or crime has occurred. The only way to obtain this information is to view the Community Board online or call management and demand honest answers. However, they never answer the phone. It is always routed to a call center. Just be honest with people who are trying to make a decision on where to live. It’s a shame when someone moves in and finds out the truth. —————— Camden Gaines Ranch Hi! Thank you for the feedback. Camden raised the garage rental fee from $100-$150 a month because of all the car break-ins. They have no incentive to provide security when they are able to make more money by price gouging. This is easily the most poorly run, unsafe community I’ve ever lived in.

Our maintenance staff, especially Leshawn and his team, are always so prompt and considerate— and friendly too. They always manage to fix what we need asap, definitely setting a high bar for maintenance attention and care.

It has been a week since management said that security patrol would be on the property overnight. Not one resident has actually seen a patrol. There have been even more break-ins with no end in site. Camden has known about these issues for two years and is only now claiming to make changes because two men with guns robbed a resident outside the door to his apartment.

Not a true gated community. Crime is rampant. Lighting is horrible. Cars are broken into nightly. Safety of the complex and residents is not a priority. If you care about safety you may want to look elsewhere.

Camden does not care one iota about the safety of its residents. There are break-ins and stolen packages on a daily basis. Last night, there was an armed robbery. The residents have pleaded for more security in any facet, but it falls on deaf ears. If you move here, expect to be robbed (or worse) at some point.

This used to be a great place to live, but it started going downhill and is pretty close to rock bottom by now. The police are here so often they don’t really need to hire security guards even though cars get broken into on a nightly basis, and residents are posting online about carrying guns around the property.

DO NOT LIVE HERE if you are a single woman!!! The parking lot entrance and exit gates are left open all the time! It is not safe. Anyone can get into the apartment complex by just walking on the greenbelt behind it. I had people looking in my window who I KNOW did not live here. Plus, you can NEVER get someone in the office to answer the phone. Nope.

This place is in shambles. Camden employees are quitting left & right because they don’t enjoy working here. The company is only concerned with the bottom line. Do not expect to be treated with respect if you live at this complex.

Since I've lived here, a woman has been attacked at her front door by someone who does not live in the complex, dozens of cars have been vandalized or burgled and when the community pleads for more security, the response from the office is, "Call the police." Instead of hiring a security guard, Camden has painted the railings on the stairways and balconies, repaved the parking lot, powerwashed the sidewalks (twice), and replaced grass with artificial turf--all of which are merely aesthetic changes meant to draw new tenants. It's disappointing that the community's requests fall on deaf ears because Camden is more interested in making money than providing a safe living environment for its residents. I have personally witnessed one of the leasing agents (who lives onsite) speeding through the parking lot (about 30mph in a posted 10mph area) because she was late for work (about a 100 yard distance from her unit to the leasing office). The same person has been seen multiple times with her 70-80lb aggressive Doberman off-leash. The maintenance team is outstanding and works incredibly hard. However, there are only three of them because Camden cuts corners whenever possible. I've lived in complexes half the size of this one that have had at least twice as many maintenance technicians as this property. It is difficult to garner a response from the Community Manager in particular. I have had emails simply ignored and voicemails unreturned. The interesting thing to note is that they always seem to reply to the online reviews. My speculation would be that, since these are posted publicly, they must attempt to save face in order to attract more clientele. However, once you are locked into a lease, it's "buyer beware" because the same level of service just simply doesn't exist. I have attempted to correspond with the Regional Manager and the Area Community Manager to no avail.
