Very nice place to live
I live in this complex right now, and it is by far the nicest apartment I have rented. The units are very nice inside, and very uniquely laid out. The appliances are good, and the buildings are built very well. I can´t hear my neighbor´s TV, and the floor doesnt shake when people walk around. The front office people have been very nice, and have been very quick to fix any problems I may have. My A/C went out the week I moved in (in August of course) and they came by 6 times in 5 days to make sure everything was being fixed right and taken care of. The mantainance guy even chewed out the A/C guy for not cleaning his boots before he came in and came back with a bucket and a brush to clean my carpet. Overall a great place to live.

Beautiful property!
I haven´t lived here very long, but so far I love it! The floorplan is spacious. I´m on the third floor, so my living room is spectacular with a row of windows showing the greenbelt, and beamed, vaulted ceilings. Also, this is the only apartment I´ve ever found with two balconies, one of which is bigger than the living room of my last apartment! So far, the staff has been friendly and helpful. I have not had any problems with neighbors, noise, etc. and I and my dog are enjoying the pet-friendly environment. The location is great too - my boyfriend and I are both five minutes from work. The prices here are definitely high, but I think it´s worth it.

I loved every minute
I just want to say that the one year I lived in Gaines Ranch I loved it. I really thought the staff was great! If I ever had to live in an apt again it would be Gaines Ranch. Way to go all of ya Ü

Great location
I have lived at Gaines Ranch for 2 years and have been very happy. My requests for repairs have always been responded to quickly. All of the staff have been pleasant and professional anytime I needed something. Great place to live and the best location.

What´s all the fuss!
I lived at Gaines Ranch for a little over a year and just recently moved into my new home. I had a awesome third story view that I really enjoyed. My patio was huge and oh so private, my favorite thing about the apartment. I also liked the natural beauty of the grounds and the fact that they were animal freindly. <br><br>I had good response each time I had mechanical problems and I was always treated politely by the staff in the office. I have lived in lots of places in Austin over the past 11 years and I would say that Gaines Ranch is definately a place I would live again.

Above-average Community
I have lived in my apartment since it was built five years ago. It is very spacious and well-built. I especially enjoy the patio overlooking the greenbelt. It is the nicest apartment I have ever seen or lived in. The complex is well-maintained and I have gotten my maintenance requests taken care of in a timely manner. The staff has responded to my requests and go out of their way to help. There have been a few times, with certain staff over the years in which I have not been treated very well, but these were isolated incidents. I give the manager and staff a high rating. They are currently providing complimentary breakfasts on Saturday mornings and have different types of resident get-togethers. For the first few years there was a security person on the premises, but no more. My biggest concern is sometimes hearing large barking dogs and late-night party people. This is not a frequent occurence but having to call the police when people are not quiet is a bit disconcerting. The staff have responded well when I have called about barking dogs. My biggest problem has not been with unrespondent staff, but with some neighbors that don´t care about creating an harmonious environment and I´m sure you´ll find that anywhere you live. <br>My rent has increased some each each year except for last year when it remained at the same rate. <br>The location is good. I am happy with the property thus far. I don´t know if I´d be able to find a better apartment community in Austin. <br> <br> <br> <br> <br> <br> <br> <br> <br> <br> <

What a joke! Stay away! Rude staff, noisy and the place is falling apart
It´s nice that the staff stops by this site and puts in comments about the 4th or 5th of every month but take it from the people that have lived there (and paid rent) that the place is junk! They sucker you in and then ignore your complaints. They tell you the rules but not that nobody follows them and that they will do nothing to enfore them if you complain. Don´t swim in the pool Ihave seen people allow their dog to swim there and stopped going when I found dog poop actually in the pool where the large pool and the smaller pool run together. The security is a joke as the gates are usually broken but then everyone already knows the code to open it. Did not get my garage when I was supposed to and then someone else still had an opener to it and they told me they canged out the receiver but I didn´t need a new remote. Like I said stay away!

Cozy and Beautiful
I have lived in many communities, but so far this has been my favorite! The best part of the community is its gorgeous property. All the units are tucked into the trees and it feels almost like your in a colorado ski cabin but with more design and comfort. My utilites are very low and the community is very quiet. <br> <br>I moved here from N. Austin and found the location perfect to participate in all the things that make Austin, well, Austin. <br> <br>Also, I have never been treated so much like family by office staff. They all seem genuinely concerned about my comfort and go out of their way to help me out even if it has nothing to do with my apartment. I never went to residential parties before but have gone to 2 of theirs and felt completely comfortable and was able to make new friends. <br> <br>Unfortunately, I have been transferred out of town and I cannot find anything that even compares to the comfort and quality of life I experienced at Gaines Ranch. <br> <br>

Top of the line
When it comes to apartment living, I am so glad that I live at Gaines Ranch rather than a normal apartment. Yes, it is an apt so at times you will hear a neighbor but in comparison to other apts I lived in or the nightmare stories I hear from friends about their apts, Gaines Ranch is WAY better! <br>The # 1 reason I live is here is because of the looks and design of my apt. It just looks beautiful! The layout is so classy and not generic. VERY OPEN and HUGE patios. I get so many compliments from guests that come over. It makes me feel great. I love it! <br>I personally have always received good customer service from the office staff. They seem friendly and willing to help if I ever have a problem. But other then a burned out light bulb in my hallway (which they immediately fixed..is that even their job?) I have had no other or serious problems. And the maintenance staff has always been kind and waves to me every time they see me. <br>If you are looking for an upperclass, top of the line, quiet property with beautiful views then Gaines Ranch is your place. I have been here for 3 1/2 years now. I pay full market rent which is probaly more than new residents that may receive a "move in special", BUT I am happy to do so! It´s worth it!

Rude Staff?
My experience with Gaines ranch staff has been a positive experience all around. I actually have never lived in a complex with so many helpful people. For instance. Once I was in the office and was asked "is everything okay with your apartment?" I responded with the usual yes. I did mention however that there had been a few ants in the apartment, but this was probably becasuse I requested that they not spray the apartment with pesticide. They offered several alternatives to the ant problem including giving me small ant traps to place around the apartment. It is true that there are insects here. OUTSIDE. It is the greenbelt. not N.Y. We have lived here for 8 months and have never had a problem with our apartmnet. I can assure you that the staff would be here quickly if there was a problem. They are procative in thier service to the Gaines Ranch community. Today and every saturday they have free breakfast in the office. (etc. etc. etc.) We are very happy.

Please look elsewhere
Gaines Ranch has incredibly rude staff. I lived there for a year and my door was never fixed, despite repeated maintenance requests. (The door hung crookedly and didn´t shut properly. Thus, air leaked in and caused enormous electric bills.) I had snakes by by front door, bugs in the apartment and was told by the office staff to live with it. That´s supposedly the price you pay for living next to the Greenbelt. When my lease camy up for renewal they refused to offer the same concessions offered to new leases. I was paying $900 a month for a one bedroom and new move-in´s were paying approx. $200 less a month. I moved and found a better, newer, nicer apartment for a great deal cheaper.

Avoid this place at all costs!
I lived here for 1 1/2 years - and it took 6 months and 4 visits to stop a leak in my shower that caused mold. I couldn´t use the bathtub because the drain didn´t close all the way - another 6 months to fix. I had scorpions and carpenter ants so bad that they crawled across my face at night and the management wouldn´t do anything more than send the exterminator back again which had never helped in 6 months. The cupboards in the kitchen were warped and never closed. Although I followed the rules and submitted maintenance requests in writing, I was treated like some crazy person for asking for repairs and was repeatedly lied to by management. You were punished if you asked for repairs too much and your rent was increased. When I called attention to the fact that they offered new tenants rent at 100.00 less than they were renewing me, they lied and said it was for different apartments. <br> <br>Ultimately, although the place was spotless, my pet left a few spots on the carpet in the living room and they are now claiming I owe them 880.00 to replace the carpet in the entire apartment. Although I disputed this and was seeking legal assistance, they went ahead and made sure they destroyed my credit rating and sent a collection agency on me who called everyone including my parents in another state. <br> <br>Do not move in here or you´ll regret it. I´m now facing bankcrupcy because of what they did to my credit report - done just to be mean - that´s how they are. <br> <br>

Once great, now look elsewhere
When we moved in almost a year ago, these apartments were a great deal. Very roomy and spacious, nice views, and relatively quiet. <br> <br>But, over the past 5-6 months it has gone downhill. Noise level has gone up 10 fold (in fact, my neighbor just turned his stereo on again and I can hear it clearly). <br> <br>The bug problem has also seemed to have gotten worse, possibly due to lack of rain in the greenbelt driving them into apartments looking for water. They "supposedly" spray outside the buildings for bugs every Tuesday, but I think it´s more like once every couple of months. <br> <br>The rents have not kept pace with the rest of the Austin market. They have come down and are comparable to some apartments closer in, but for the location they are over priced. And, after receiving a "special offer" to keep my rent the same when new leases start almost $100 less a month, has helped us decide to move on when our lease is up. <br> <br>Maintenance has been okay, but after fixing a leak around the garbage disposal, the water now pools in the sink rather than draining. Oh, and when the battery in our gate clicker died, they accussed us of not pointing it at the gate properly. Well, it´s a radio frequency transmitter that is NON-directional so if you are standing next to the receiver it shouldn´t matter which direction you point it. <br> <br>The gate is a joke. For your convenience they leave the exit open in the mornings and the entrance open in the afternoons. They tell you that rather than having people call your apartment to be let in, you should just give them the gate code. This is good since they took almost 2 months to get our number entered into the gate box. And the part of the gate you see when you drive in is all there is. Anyone who wants to walk in off the greenbelt has free access to the complex. <br> <br>The garage we were supposed to get at move-in wasn´t "available" for over 2 weeks after move-in because the previous tenant hadn´t moved out yet. Why were they renting us a garage already rented by someone else to begin with? In fairness, they did give us a credit for the 2 weeks after we repeatedly asked about it. <br> <br>Parking has been good, except it has been getting worse as well. Also, they say "no 18 wheelers" in the complex, but it has happened more than a couple of times recently. They do nothing to stop it. Because of the parking lot design, if there is an 18 wheeler near you, you will not be able to get out without running into other cars. Also, there are several blind turns with people driving faster than they should so be careful. <br> <br>There are several dog owners in the complex, and the staff seem to be nice towards them. But, it would be nice for the rest of us if the dog owners were required to pick up after their pets. All they get is a generic flier that gets put on all apartments in the building. <br> <br>So, right now, I don´t think I could recommend this place to anyone... <br>

Horrible experience, Rude staff, overpriced, faulty construction
We lived in these overpriced apt for one year and decided not to renew the lease. When we moved in, the apt was smelling like a dead animal and there were stains on carpet. We reported this on the move-in form but still when we moved out, the otherwise useless staff was prompt enough to deduct money for carpet cleaning and bad odor. The toilets clogged and overflowed every other day and if we complained the staff told us to use less toilet paper! The apt above us had a leak occasionally and water dripped through our ceiling and walls. Office staff was very rude and uncooperative although the maintenance guys were nice and courteous!

Way overpriced, *RUDE* staff and deteriorating conditions.
I´ve lived here for a while now and we are finally moving out. The cost of living here is insane for a two bedroom (think $200 more than any other complex) when compared to other nicer complexes that are much cheaper. The staff has grown extremely rude and essentially blows you off if you should have a problem. The apartments themselves are HUGE but the quality of the carpet, blinds, etc is generally poor. The apartment tends to start falling apart after the first 6 months. <br> <br>What´s really a shame is that the complex and staff from a few years ago were all awesome, has just really gone down hill in the last year. I really urge people to look elsewhere until some major staffing changes take place at the property. <br><br><br><br>

Has definitely gone downhill in service & quality! :(
Staff is less helpful and there is NO recipricating LOYALTY from them to residents paying $220 month than current rates. No special sfor current residents and good luck getting something fixed!!! <br>WILL move for sure at the ned of my lease. Too bad - it was great when I moved in.

OK Place to Live
Generally speaking, Gaines Ranch Apts is a good place to live. Nice apartments, relatively quiet, and good rent compared to similar apt communities. However, be prepared to deal with scorpions, occasional loud car stereos (if you happen to live near the front gates) as cars drive by, and rude office staff. If you live on the North side next to the trees, be sure to live on the 3rd floor to get sunshine; otherwise, you´ll need to invest in lamps.

Nice Place
Overall, GR has been a nice place to live. Peaceful location right off greenbelt. Two negatives, though, for consideration. This place is notorious for scorpions/spiders. My roommate was stung in the ear while sleeping and woke up with three scorpions in his bed. Also, their head maintenance guy is prone to drunken fits of rage so avoid contact with that guy at all costs. Oh, also, the gatecode is well known by all pizza delivery people and probably the rest of Austin, so they´ve had recent problems with auto theft/vandalism. Just FYI... thought someone needed to write a review other than people that work there.

Overpriced and Rude Office Staff
If you want to spend an arm and a leg for an apartment that isn´t any bigger or nicer than those within 1 mile then by all means live here! This place is very expensive and there are about 1/2 the amenities that other apartments offer. The first two reviews were written by the office staff so they really don´t count. By the way, the office staff is extremely rude so don´t upset them...and don´t trust them (I think they break into apartments during the day and snoop around people´s apartments.) Overall, I would say that I would rather live in the pits of hell than live here ever again.

Awesome Apartments in SW Austin
Great apartments that are convenient, well built and affordable. They are actually condos, so they´re very private and quiet. Each apartment has gorgeous views of the Barton Creek Greenbelt as well as a few apartments that overlook downtown Austin. The office staff is friendly and helpful. This is a great place to live-only a few minutes from downtown Austin!

Great Apt living
These apartments are great. Spacious with great views of the greenbelt. The apts are built to condo specs so you don´t have to deal with hearing your neighbors. All the apartment front doors are away from main stream of breezeway traffic. I especially liked the feeling of security and privacy.
