as far as I'm concerned
Gaines Ranch can shove their apartments up their pie-hole! I know the difference between a renter like me and some other very difficult people that they've had to deal with here, and to slap me with a rate increase if I renew is an insult! They should give me a deal, not charge me $90/month more. Is that how they show their appreciation for having such a kind, quiet, no-trouble tenant who has a good payment history?? I don't think so. There's no shortage of apartments around town that's for sure. I'm not sticking around.

Gaines Ranch sucks large
I can't stand this place. I'm stuck with obnoxiously loud neighbours, smelly trash not picked up on the grounds, and a leak in my bathroom that I've been waiting to get fixed for 2 1/2 months! <br>When my lease is up I'm gone for good. If you are looking to move here, think twice!

somebody needs to do something
I can't get my furnace fixed and the people in the office don't care! I have learned to hate this place! Don't fall for their smiles and kindness because both disappear after you sign the lease and then you're stuck!

Management stinks as bad as the grounds
There is no security, the management is worst than usless, the rate increases to the existing contracts is outragious while they lure new renters in with deep discounts that disappears as quick as the management staff when there is a problem or request for service. The owner must be brain damaged to not notice the dramatic lack of renewals. The place looks like a vagabonds refuge at the end of the month, those hurrying to get out and the unaware moving in wide-eyed and oblivious. The massive amounts of dog ---- everywhere reeks. Their Solution: dont provide waste stations, fine anyone that has a dog.

These apartments are great on the inside. Maintenance has always responded quickly. The people who work in the office could be nicer to residents and the rental increase was absolutely ridiculous. I enjoyed my time here but they really gave me no reason to stay.

rate increase
I got notice of a rate increase pending my renewal and I'm not happy about it. Just when I thought everything was fine and I was settled. This is my second apartment and I was not happy at all at my first, so this was a relief! Now I'm not sure I can afford to stay. Why increase renewal rent and give first time renters here a lower special rate? I should get a discount for my staying here, not an increase. Show some appreciation for cryin' out loud!!! This way, they're losing out on renewal residents and creating even more work for themselves to try to get new people in the door only to replace the reliable ones they have already! Doesn't make sense.

An excellent community--highly recommended.
We have lived at the Gaines Ranch Greenbelt Apts for approximately 10 months, and we have been very satisfied with both the management and the facilities. The setting is beautiful (our apartment backs up to the woods of the greenbelt). Our apartment is clean and well-maitained. Both routine and minor maintenance are are handled promptly and efficiently. A problem with the A/C was also repaired rapidly. The building is quieter than any apartment complex we have lived in in the past, and the facility is remarkably quiet as a whole despite being close to MoPac. My spouse uses the fitness center frequently, and she has commented on how well-equipped and clean it is. She noted that the equipment is superior in quality and condition to that found in many commercial fitness centers. Most importantly, the office and maintenance staff have always been friendly, courteous, helpful, and responsive to requests. We will be moving in the near future (we are purchasing a house). We can only hope that our new community will be as friendly and pleasant as the one here at Gaines Ranch.

Wish I was going with you
I am just completing my lease and starting to look for something nice! Gaines Ranch has not been it but then the staff didn't do anything for me so why not tell the truth? My guess is the turn over rate here ranks very high for the city. Most everyone I've talked to are unhappy about several things here. My complaints are parking, security and the apathy of the staff. Can't wait to get out!

I will miss Gaines Ranch
My stay (9 months) at Gaines ranch was an unexpectedly serene experience overall! I think the staff is superior-they worked with me in my unique situation and I appreciate their flexibility on my move out crisis! (Thanks Donna!!) The spacious 2/2 I rented was quiet and better constructed, and well maintained than other apt. complexes in the Austin area. The location is very central to downtown and all major road access.

Nice place! Why do they want me to leave?
I really enjoy living here. While the buildings are not the newest in Austin, it's very quiet here and there is great access to the Greenbelt. However, the management is asking for an additional $200 per month to renew my rent, while providing substantial discounts to new renters. It's troubling that they seem to want to move reliable renters out of their community, despite the fact that the rental market doesn't seem to be booming. Are they looking for better clientele than single professionals?

Merry Christmas! now get out
Thats basically what I was told last week when trying to renew my lease. They wanted to raise my rent by more than $200 per month yet are offering "New" move in substantially lower rates. Terrible staff!

Great Place
I have lived here for 2 years now and will renew my lease again. They always give me a great price for what I have. The place is quiet, and has a nice feel to it. My apt is nice and cozy enough for us. I have a great view of downtown and can even see the fireworks when July comes around. I am happy here. If I have a problem with my apt or whatever I just call them and they take care of it.

I wouldn't move here again!
Moved in nine months ago and am very disappointed in the way things are here. The staff is un-caring and just down right rude. I understand some of those that complain about security adn have had fliers left on my door about such things as watching for suspicious people and cars, thft from the laundry room, vandalism in the exercise room and pool areas as well as picking up after your dog (which no one seems to do). The place is pretty run down and I can't wait for my lease to be up so I can move someplace nice.

To the person who thinks I am the one writing all the negative posts, sorry but I only wrote the one that you responded to so angrily with namecalling (and you are the pot calling the kettle black with your claims that I have no life yet you came back to this board???). The other negatives following were not written by me. Sorry to burst your bubble but there are other people who live or have lived at Gaines Ranch who are unhappy with the way they were lied to and continue to be treated. Once you pull your head out of the sand you might see the light.<br><br>I did not give the apartment all 1's. However, the only redeeming thing about the place is the noise factor. The insulation of the place is good, so you can't hear your neighbors above or below you. That is the only pro to this place. There are plenty of other apartment complexes in Austin that are built to condo specs.

I came back on to see if that hateful, ridiculous person would once again try to battle me over my opinion of this place. I feel you are a sad excuse for a person, who obviously has no life. Your rebuttle simply proves it. I will now give this community all fives just because you are inmature enough to rate them a one out of spite. Get a life guy!! I like it here, and you are pathetic!! I do not understand the problem with some people. I have had a very enjoyable experience here so far. The previous review, someone was ranting about the gates. Come on people, do you really think they are supposed to provide security? I think not. I have never lived at an apartment where gates kept people out. Just common sense. This place is pretty quiet, my space here suites my needs, and it accepts large dogs. I honestly do not see what other people are seeing. It is a great spot, and I do not regret moving here.

seems someone is correct
in that when there is a bad review someone from the staff comes on and writes a good review. check the pattern yes, no, yes, no. How pathetic! And as for the comment about the security gate, yes I thought that is what a security gate did. Keep people out. They take you on a tour and show you all the security gates, the lock on the exercise room and pool and then you find out when the gates are working everyone in Austin already has a code that will work on it. As for big dogs means lots of big dog poo. Everywhere. I am giving all ones this time just because the staffs comments shouldnt count!<br><br>Bummer it erased my previous post but it said that the security stinks because the gates rarely work and that while the maitainence staff tries to fix stuff it is basically braking down as fast as they fix it. Don't move here!

Yes, I wrote the review and I really do live here and I am not employed here. How dare you come back and try to undermine what I have written about this place.<br>You obviously don't have much of a life, do you? And you are very, very bitter sounding. I have to feel sorry for you.<br>There are problems that come up occasionally here, but overall, I really like it here. And it is soooo very quiet.<br>Now you had better go try to get a life and start spreading some joy.
