One word...WOW! We recently, Dec 2019, moved here to Camden Gaines Ranch and LOVE IT! This whole process was logically effective and quick. We called when we saw what appeared to be a possibility for us to meet our specific needs and wishes. Rachel was so awesome. We got to see the very apartment we were interested in...not a small "model" high over decorated version. The application process was fair and easy. So much bonus and above expectations occur often for us. Customer service is primary here. It is apparent that the staff is not here to treat us like a college dorm but they are consistently show us that they are here to help us, and are here to make our daily living better. Above all else...the maintenance crew here are unbelievable with us! We submit a service request and Sharif, and his staff come over so quickly. Just this week our garbage disposal had something stuck (our fault of course) but Sharif and Lashawn show up less than 24 hours later. Fixed it with such knowledge. And while here, I mentioned I had light bulb out n bedroom ceiling fan. NO, I didn't have to submit another request and wait in line. Lashawn just fixed it while here! WHAT??? common sense and professional customer service? Amazing! I have read some reviews about crime and occurrences that were certain of concern. We had a "hard stop" reading them. And then we checked the date posted as well as the responses. What we have learned here is that our management team are VERY proactive and respond quickly and sometimes clarify misunderstandings. Life happens. How they respond make it better. BTW...we have never experienced anything negative here. I validate that things happen to others...and always makes us aware. Camden cares...and we see in 2019 and 2020 they respond and solve! Our apartment is a God gift...size, location, views of the greenbelt, and nice neighbors. Everything was beyond what we had hoped for. Thank you to management, and maintenance for all you do for my family here!

I lived in three different apartments at Camden Gaines over the course of three years. Right off the bat I can tell you that the service and girls that work at the front desk are a step above the rest. There were no hassles living at CGR it was simple a nice, fun, enjoyable place to stay. Pulling onto the highway in the morning can take a few minutes extra so prepare for that, but you get used to it fairly quickly. Also, if you have a dog it is great access to the greenbelt. Would recommend living here.

The property sits in a beautiful spot, in nature but super well connected to the city and major roads. But the most important thing is that all the staff works for you, they make sure you have everything working, they all respond very fast. There was nothing that I needed while living here that they did not make happen. Between the beautiful place and comfortable apartment and the the friendly and professional staff I could have stayed for many many more years. Unfortunately I had to change cities because of my job, and I will definitely miss the friendly faces, the beautiful nature, my comfortable apartment and the peace of mind of living there. It's like living in a frat house. In the middle of a dog park. That sometimes floods. Ever wanted roommates that didn't pay the bills? No? Then you may not love living at Camden Gaines Ranch. The apartments can be very quiet and peaceful, if you get in the right building.. with the right neighbors. This is why the noise reviews are all over the place. The apartment walls are extremely thin and you can hear everything your neighbors do. You can hear when they shower or flush or close cabinets. This I can ignore. However, if you get an obnoxious neighbor who blasts music all hours of the day and night or fights regularly with their significant other, this sound will overtake your apartment in a way I've never heard in any apartment I've lived in before. And worse yet, Camden does nothing, at all, ever to stop the noise. If you call them, you'll basically receive a shrug and be told to call nonemergency if it's bothering you. They have a resident message board and it's filled with drama over noise issues between neighbors. There's also the issue of upkeep. The apartments are pretty rundown. There have been three apartment flooding issues in my time here. The vents in my unit were covered in mold and grime when I moved in. The gym is damp and always smells. (They once hosed it down and the carpet was wet for nearly two weeks.) And there is dog poop everywhere. Literally everywhere. No one here seems to pick it up. The two biggest topics on the resident message board are dog poop and noise. One other issue that you likely won't notice before moving in is the parking lot lights. They are bright enough to land a jet. Excellent for safety, but not so great when you realize all the bedroom windows are on the parking lot side of the apartments. You'll need blackout curtains if you want the sun to set at some point for your slumber. While the location is beautiful with a nearby greenbelt and can be peaceful if you luck on on neighbors, but the sheer volume of noise complaints (both my own experiences and those noted by neighbors in other buildings), the flooding issues, the dog poop issues, and the general lack of effort on the part of staff have sadly made living at Gaines Ranch a rather unpleasant experience that I just cannot recommend.

I can find words to thank Camden Gaines Ranch! All their staff has been amazing with us since day 1. They are always here to help my family and I, Camden is home for my family. You will not regreat to move to his beautiful place. :)

I lived at Camden Gaines Ranch for three years and really enjoyed my entire experience. The staff was extremely friendly and was always able to assist me whenever I needed something. Maintenance is very quick to respond to work orders and always seemed to go above and beyond. Jenna, the manager, followed through with me to make sure I was happy and enjoying my apartment. The service you receive from Camden is unlike any place I've ever lived. The location is ideal and makes for an easy commute to downtown. I loved walking my pups through the trails and seeing the wildlife throughout the community. Gaines Ranch is very clean and maintenance does an amazing job of cleaning the grounds and making sure the property is free of any trash. Rent is very affordable for the area (includes a cable package and trash pickup). They have several amenities including a dog park, fitness room, business center and pool. The neighbors I've met out at the pool and dog park have been very nice and I've created some long lasting friendships. I never had any issues with security and always felt very safe in my home. If I'm ever a renter again, Gaines Ranch is the first place I will check out. I would definitely recommend this community to someone who's looking for a new apartment! Keep up the good work!

Christa and Megan are absolutely amazing!! Anytime I need something they're always very fast to respond. By far the best apartments in Austin!!! Very affordable and close to downtown, and greenbelt access!!

I started having seizures and was unable to work as much as I used to. I needed help from the county for rental assistance and Camden refused it and instead evicted me even though I explained the situation to them. They don't care about the tenants. It's no wonder no one in the leasing office stays around very long. I'm planning on a lawsuit.

I was first struck with how lovely and quiet it is here, with these apartments nestled among scrub oaks and abutting the green belt. I look right out to a striking stand of scrub oaks and live oaks which continue to please, even after 2 1/2 years here. Since these apartments have transom windows and generous verandas, there's a lot of looking out to do. For a while we all had to put up with painting and construction, but that is necessary to live in fresh surroundings. Now that I am through the renovation of my apartment, I've got no complaints. At one point I had to negotiate with the office manager over some of the logistics around the renovations, and in the end I felt very respected for my concerns and for their accommodations to those concerns. The maintenance staff are good-hearted and resourceful and helpful. A couple of non-emergency requests were delayed for this or that reason, but whenever I have needed help, I get it. I moved here after 40 years living in my own home, and trust me, it is a delight to pick up the phone to get the good help that arrives.

I was surprised at the professionalism and courteousness of the staff from the initial meeting in the offices. We needed a short term lease (6 months) for a project located in Austin and the options I was presented made the decision easy. I looked at 4 other properties in the area and none of them compared to the quality, privacy and amenities offered by Gaines Ranch. The lease process was completed easily online and the office staff follow up was fantastic. Although the apartment was primarily used for work purposes, the access to the greenbelt turned out to be a nice perk for use before and after work and on the weekends. A great experience and a very nice place to live, plus the location is amazing! I can't recommend Gaines Ranch apartments enough!

My teen daughter and I have happily lived here for nearly two years and we have always found the office and maintenance staff to be responsive, polite and helpful, when needed. Yes, the compulsory trash and cable fees are irritating but they are minor compared with our bright, airy safe and mostly soundproof apartment within minutes of the Greenbelt, downtown and the airport. The pool is great in the Summer too.

Camden Gaines Ranch is truly the next best thing to a real home. Maybe better, since the staff is so helpful and nice. AND, any maintenance issues are handled efficiently by a knowledgeable, honest crew.......you don't have to wonder if they are trustworthy while you're at work. Great place to live! While living at Camden Gaines Ranch, I found the staff helpful with issues big and small. Gracie and Tracy helped me with my move out. They met the challenges with tremendous help and care. The location and the maintenance staff are nice but that is about it. There are maintenance issues all the time and they must have really skimped on the remodel because my counter was not even put on straight or level. At least when they did come to fix items they were kind and professional. The manager and front staff are by far the biggest problem with this complex. They are never available and when you try to ask simple questions they give you attitude and make you feel unwelcome. They are unprofessional and treat you as though you do not exist. If you try and call they will never call you back; if you try and email, they will never email you back. I highly recommend that Camden take over and restaff this property because it really is the reason I could not stand living here. It is very over priced for what you get. Living here was a nightmare and I could not be more happy at my new complex.

Overall I enjoyed living at Gaines Ranch despite the best efforts of the incompetent, inept staff to put a damper on my three years there. The community is quiet, has a nice pool and has a private trail that leads to Twin Falls that is great for hiking or biking. And even though the rent was raised 27% at renewal, I relented because moving sucks. The main drawback of this complex is hands down the staff. Out of the five front office members there can't be more than one high school diploma among the bunch. They are rigid, rude and inflexible regardless of what the issue in question may be. In addition to lacking basic knowledge that would seem to be required to be a leasing agent, if any situation arises where they are called out, you are immediately referred to corporate and thus forced to deal with never-ending red tape. The simplest of issues cannot and will not be resolved amicably; rest assured they will do their absolute best to stick it to you. I would recommend this complex as a whole, just make sure you do your best to steer clear of the buffoons with GEDs in the office.

The price may be reasonable if ANY of the amenities would all work. If it's mot thing it's another. First the gym was closed for 4 months!!! with only one excuse after the other. When finally did reopened stocked with basic low junky machines and hardly any weights. Then the gates are open for weeks at a time, again continued excuses. Now they closed the pool a FEW WEEKS ! for repairs JUST as the summer season started. All of that and I've only been here a few months...... On top of it all, they hide monthly costs, such as 45$ a month for water, if you are one person a a family ! The charge 53$ for cable and HBO, even if you don't have a TV ! and you need to add 10$ for a cable box. Manager is a phantom, she's NEVER here, all you have is low level receptionist that look at you with dumb deer eyes and have no answers. This place is a JOKE ! DON"T WAIST YOUR MONEY, GO ANYWHERE ELSE !

There is constantly maintenance going on with the property. Also, when it rains the bottom apartments flood. The front office is rude and do not care about you or you belongings. The property is over priced for the amount of issues you will deal with. I have only made it there 7 months and I am not moving out because of all the damages to my property that has taken place due to water damage.<br><br>Likes and Dislikes: I like the location and seclusion from the city. Also, has a great pool area.

Generally speaking, this is a decent place to live. The apartment are cheaply made, so don't expect quality flooring, paint, doors, or any of that nature. We had some issues with cockroaches, and other bugs, but those got resolved fairly quickly. Its an OK place to live, and there COULD be worse places then this, but then again I don't like apartments in general either.<br><br>Likes and Dislikes: It's very close proximity to the downtown city. Mopac 1 is literally right in front of the community so its easy to get around.

Overall the complex is great! I definetely recommend friends to rent here. As usual, the areas of opportunity can make it a better place.<br><br>Likes and Dislikes: I like the fact that the apartment is not as an usual apartment complex. In other words, physical structures look very strong and well done. Still there are minor details such as the painting in the doors throughout the apartment that are very fragile, you can scratch very softly and the painting will come off. I think that given the fact that these are not mainstream type of apartments, that type of detail should have better attention.

I personally have had some major issues with my apartment. Had that not happened, I would probably be very happy with this complex. I feel that if management had just apologized for what happened instead of trying to claim it was in no way their fault that I would have been much happier with the way each issue was handled. That being said, the maintenance crew is very friendly and helpful. They responded promptly to every request I made!<br><br>Likes and Dislikes: I like that the complex backs up to the greenbelt and that private yards are available. I also like that we switched to remote clickers for the gates from the cards.

My husband and I have lived here for 2 years. We are renewing our lease soon. The apartments and grounds are beautiful. Although I would like to have more lighting around the grounds. The staff are excellent, and maintenance is just wonderful. They are great about accommodating your needs, most of the time on the same day I notify them! Yes, they have been upgrading the apartments, and painting the outside. I appreciate that they keep the grounds and apts. looking beautiful. It is nothing like the previous posts said. I have no problem with losing a few parking spots and an extra dumpster in order for them to accomplish this. But there are still plenty of parking spots available, I always find one in front of my building, and the work is going on in my building right now. The crew couldn't be nicer and are very considerate. The porta potty is well hidden, and really, shouldn't they be able to use the bathroom? They have activities for the residents, upgraded the gate so it is remote control, (yea!!!) and just added new gym equipment. We also love the location and that it is very quiet here. You do not hear your neighbors, the way these are built there is no noise from neighbors.
