They asked for it.
I was asked by one of the agents to come on this site and review the apartments. The reason I was in the office was that my toilet has been backed up for days and after several attempts at getting it fixed (and having to clean up each time from the mess the guys make when “fixing” it) I was there for a face to face. So here is m review. The place is the pits. Falling apart, car broken into, low lifes at the pool every weekend, loud parties any night of the week. And as for the location, ha. If you think you can get to work on that parking lot they call Mopac during normal working hours you’re crazy. For the money I have to pay I sure expect more. Can’t wait to get the heck out of here but still have 3 months on my lease. Anybody know a good lawyer?

Very nice apartment in perfect location
My wife and I have lived at Gaines Ranch for a couple of years and enjoyed most everything about it. It is hidden in the woods, quiet, safe, friendly young staff and residents. Loved the very spacious living room. Swimming pool is very large and very clean. If we weren't building a house, we would renew here indefinitely.

WOW. It´s nice for the staff to chime in once in awhile.
say there are no problems here is absurd. I haven?t had near as many problems as some of the listings on here and the staff has been replaced but what difference does one ego make in comparison to another? Noise is a problem. TVs can be heard from adjoining apartments but I am a party person and while the cops have come to a couple of them the management doesn?t seem to care. Do not keep anything valuable in your car as break ins seem to come in streaks. The place looks presentable so you expect the occasional problem with toilets backing up and a hinge failing. It?s what you?d expect for apartment living but I won?t stay because at this price I expected better.

I am a 30 year old single guy that has recently renewed my lease for a second year at the Gaines Ranch Apartments. Why did I renew my lease for a second year when there are so many other apartments available in Austin? <br> <br>First, the convenient location at the intersections of Mopac, 360 and 290/71 is terrific for me because of the easy access to the shops in the south such as Central Market on Westgate, or to downtown Austin via a quick jaunt up Mopac. I travel a lot for work so I also enjoy the easy commute to Austin Bergstrom Airport. Another plus is the fact that the apartments are situated in the Barton Creek Preserve so the view from my second floor balcony is all trees. <br> <br>Second, I feel that the grounds are well kept by the grounds crew. The pool is lovely and the fitness center is equipped well enough to get a solid workout. The presence of the indigenous trees and shrubs set the grounds apart from all the other sites that I looked at when doing the apartment search. <br> <br>Third, I have found the Gaines Ranch to be quiet without being too secluded. This is inportant to me since I work from my apartment a couple days of the week. My neighbors include single professionals as well as married couples. I see and chat with my nieghbors but I don´t hear them if they are entertaining guest or up at odd hours. <br> <br>Last but not least is the courteous and friendly staff. Whether it is the office staff or the grounds crew they have all been attentive to my needs and have always been willing to go the extra mile for me. <br> <br>These are some of the reasons why I am happy living at the Gaines Ranch Apartments. <br> <br>

Best Place I´ve Ever Lived
This is the absolute best apartment I´ve ever lived in. The staff and mgmt are the nicest ever - they treat you with such respect! I haven´t had a single problem in all the time I´ve been here. The apartments are built with condo specs and therefore there is no noise. The grounds are spotless, the neighbors are fabulous, and you get to live surrounded by the Barton Creek Preserve. There is no place better to live!

I love it here!
This website was just pointed out to me, and I have to say I´m sick by it. <br> <br>Everyone in the office knows be by name, even though I don´t come in very often. Every time I´ve had any issue at all, they smile, reassure me that it will be addressed immediately, and call me back to make sure it has been taken care of to my satisfaction. <br> <br>When the new manager came in last November, she sent a survey to every apartment. I mentioned that I was concerned people weren´t picking up after their pets. I got a personally addressed letter from her, and within a week there were pet stations visibly located around the community. <br> <br>It´s an apartment community, and things do go wrong occasionally, but it´s really nice to know that there are people in the office that I can trust to make sure I´m as comfy as possible. <br> <br>The maintenance staff are clean cut, pleasant gentlemen, and they always have a smile or a wave for me when I´m passing by. I´m not sure what issues these other people are having, but it´s hard for me to believe that the staff isn´t treating them kindly. I´ve never felt so welcome or so taken care of as I feel at Gaines Ranch.

Glad to be going
Last few days here and happy to be departing. I found this site while looking for a new place and must say that the negative comments are right on. Well, all except the dog poop in the pool but I don´t doubt that it did happen just did not witness it myself. They say new managment but it just seems they put on new faces becuase the attitudes are about the same. I´ve seen them showing apartments and they are all happy go lucky but when you ask for help with something they treat you like dirt. My apartment had few problems I couldn´t fix myself but the maintainence staff would make you wait for repairs. Probably not their lack of willingness as much as they´re overworked. Anone can get in the paring area. Seems eveveryone knows a code and then if not park at the motel across the street and use the un-locked pedestrian gates. Tust me overall you don´t want to live there.

Not having any fun here
My boyfriend and i moved in less than two months ago and have since had the maintainence crew over more than our friends. Management isn´t as bad as some of the postings I´ve read here but they sure don´t seem to care to much about our problems. Just wish we wouldn´t of signed a lease as now we´re stuck here and the place is a real dump!

overall pretty nice
I have been living here for about 7 months now. All in all it´s a pretty good place to live. Here are some of the positives: <br>Really close to downtown and right off the highway but you feel more secluded since it´s located in the greenbelt. Good floorplans, pretty spacious, nice pool, office staff for the most part is nice and helpful (I haven´t really had any problems with them). As long as you don´t have loud neighbors living above you (as we did for awhile) it´s a very quiet community. I don´t really hear much noise even on the weekends. <br>Ok here are the negatives: <br>The carpet in the bathroom is a bad idea - i don´t know why they did this but it does get mildewy as another reviewer wrote. The carpet they have put in the apts looks really cheap and it doesn´t look like it was put in well. When we moved in we supposedly had brand new carpet but ours already looks like crap and we really aren´t too hard on it. I am dreading moving out b/c I am sure they are going to try and charge us a ridiculous fee to replace this cheap stuff! Parking is sometimes bad in front of my building if I get home late. If you go to look at these apts the staff will tell you they have sound-proofing features and although the walls are a little thicker than previous complexes I´ve lived in, this is crap. If you have loud neighbors (especially if you live below them) you will hear everything even their toilets flushing! We had some horrible people living above us for a few months that made tons of noise- luckily they didn´t live there long. Everytime I would complain to the office staff about them, the staff would basically just tell me they couldn´t really do anything, they were having to move out out already so just tough it out and to call the police! If you have bad allergies I would not recommend moving in here b/c it´s in the middle of a cedar forest. My roommate has been really sick all winter with cedar allergies and I am sure living in the middle of it does not help! Also, since you are in the woods alot of bugs get into the apts. We have had scorpians and silverfish and these black little worms! One good thing though is that you can call the office and they will have someone come spray if you are having problems with the bugs and this is usually done w/in a week. The workout room kind of sucks it´s small and I also wish they had a hot tub. But the pool is really huge and very nice so I guess this kind of makes up for it. Oh and I read the review about dog poop in the pool - I have never seen that and I actually really haven´t noticed any problems with dog poop even being outside of the buildings - I think they have started getting stricter about people cleaning up after their pets. They also have trash pickup outside of the buildings 3 times a week which is really nice. <br>All in all this is a nice place to live - I would recommend it. I am not going to be living here again b/c I have to move to San Marcos but if I was staying in Austin I would probably renew my lease.

If I´d only known
Wish I´d have found this site a cuple months ago. Moved in November and ready to move out! Nothing seems to work! Nothing gets fixed and all the help does is ignore and berate you. Don´t be fooled by looks.

Run away. Don´t walk, RUN
Had my car broken into 3 time this year. Everyone knows the gate code so security is a joke. Had a garage that someone else had another opener for so my car even got trashed in the garage. I like dogs. I can tolerate dog poop on the sidewalk, but dog poop in the pool? Yes. I saw it myself. When I have spoken to the leasing agents and manager they really seem to care but don´t do anything to correct the problems and tell you sorry it´s not our fault.

Move in only if you don´t mind getting ripped off!!
They will just rip your money off at any excuse they get. One time, my car was towed from the front of my apt. and put it few spaces apart. They charged me $35 for that. I had a deposit of $125. They charged me $100 cleaning fee and $609 carpet replacement fee since we left some stains in a small area of the carpet. They said it was beyond shampooing and they had to replace it!! <br> <br>Beware!! They are after your money and they will get it anyway they can! <br> <br>The apartment itself is full of bugs creeping through the doors and cracks in the carpet. People drive like crazy through the parking lot. A lot of noise in the weekends. The staff is downright rude and will sometime ignore you in favor of a potential customer; see they already got you hooked, so you are not important anymore!!! <br> <br>My advise is, your money would be better spent on a more decent apartment complex.

falling apart, rude staff, no security
I moved in three months ago and have nothing but problems. I´ve read all the reviews now and wish I´d have known about this site before moving in. The negatives are right on and I believe the posts that say the staff are the ones that write the positives. I can´t get anything fixed and alot is broke. The staff doesnt care about the noise so they must be the ones making it to have got it to stop. This is bull %&*$ and I need a new place to live!

Yes new management seems impressive
I´ve been at Gaines Ranch for a little over a year now. I´m one of those tenants that pretty much keeps to myself unless I have a problem that I can´t handle. <br> <br>Previously, I was unimpressed with the management in the office, although maintenance was always quick to respond to my needs. <br> <br>Recently, I called the office regarding a noise issue, and was very impressed by how it was handled. The noise stopped immediately, and I got a phone call afterwards verifying that everything had quieted down. <br> <br>Pretty impressive! It looks like things have really turned around.

Great Community w/Great Surroundings!
I recently moved into Gaines Ranch and have been nothing but impressed with the office staff. I did ask and there have been recent changes and the property is now under new management. My apartment has a great floorplan with a fantastic view. To top it all off I am five minutes from the party scene but have the luxary of privacy and nature. <br> <br>The maintenance staff is also new and they respond to my requests on the same day! I was impressed! I have lived at other communities and the maintenance staff does not respond for days. <br> <br>Happy Resident!

Beware of the Wicked Witches of Gaines Ranch
I am so happy I finally moved out of that dingy mildewed insect infested dump! Insects crawling in through doors, cracks, and under carpet! The carpet in the bathroom leads to mildew which causes sickness!! If you have allergies think again about moving here! Please follow previous warnings regarding the the "staff" in the office. They are extremely unprofessional, unhelpful, and vendictive! If you want any part of your deposit back from this apartment community try not to walk on the carpet! <br><br><br> <br><br><br>DO NOT TORTURE YOURSELF AND YOUR BANK ACCOUNT BY MOVING HERE!!!

who is the staff kidding?
Every now and then the staff comes onand writes their own reveiws (as they are probably inticed to do). Take a look around at the apartments but go by yourself! explore, ask people questions. the place is a dump that has a few nice qualities but overall is in disaray. The staff is nice when you are looking and then the leasing agents become witches after you sign. The maintainence staff is pretty good but with all they problems my husband and I have had he ends up fixing an awful lot himself and we´re just now finishing up pur lease and will be moving very soon. Please heed my advice and find somewhere else to live.

Beautiful views, clean and well kept grounds
I just renewed my lease for a second year. The office staff have been great. I work out of the house so I really appreciate having a natural view outside the "office" window. Very quiet yet close to the downtown party scene.

nice so far
I moved in about a month ago and I´m very impressed so far. Today I put in a service request and within one hour someone was at my door to fix the problem. I moved here from west campus so I was shocked to say the least. The maintenance guys are very nice and clean cut which is a rarity. The office staff has been nice so far. The pool is great and is full of beautiful girls everyday. What more can a guy ask for.

Yuck!!
Gaines ranch apartments floorplans are horrible. The property is designed by Larry Peel do I have to say more! Carpet in the bathrooms kitchen appliances that open into each other, small utility rooms where the dryer hits the washer. Great views but how much are you in an apt. to see the views. Neighbors are loud, people race through the parking lot. It is a cleaning nightmare. Dirty and Dingy apartments. The occupancy is low, especial in this area for a reason because these apartments are suck and so does the management. They were very unhelpful and unimformative. <br> <br>If all you want is a view you found your home but quality is not there strong point!

Place is a dump!
The only things this place has going for it is the greenbelt and that is it. Within the last week, 4 cars have been broken into, 1 car stolen and 1 car´s wheels were stolen. What did Gaines Ranch do about this, send a letter letting us know that Gaines Ranch is not responsible. The apartments themselves are horribly built very very cheap. As for the pool, yeah it is nice, but at night time the lights are never on. <br> <br>Do yourself a favor DO NOT MOVE HERE.

Last day in this hole!
Move anyplace else. I have read the reviews on this site (wish I would´ve known about it prior to moving in) and the positive reviews have to be written by the horrible staff at Gaines Ranch. No one living here thinks it´s a great place to live and most think it bad. The negative reviews are right on the money. READ THEM AND HEED THEIR WARNINGS!

what a nightmare
I have finally escaped this hole! They lie to you and tell you what a great place it is and all the social activities they have. Show you a great pool and charm the pants off you. Then you sign and they become complete @##holes! Can´t get anything fixed. Lose paperwork. Security is a joke since the gate is open most of the time. A TV in the apartment above you sounds like it is in your room. Dog poop everywhere! There are rules but no one inforces them so there really aren´t rules are there. Run while you can.

Beautiful views and well kept
I have lived at Gaines Ranch for 8 months and love it!!! My view of the greenbelt is spectacular. The way the complex is layed out you can hardly tell there is an apartment next door. Deer and other wildlife visit my backyard every evening. It is like I,m in the country exept I´m five minutes from downtown. I do agree though the office staff can be rude, but the maintenance guys have been terrific!! <br>Even though the place is somewhat high priced, the beautiful serene atmosphere make it worth the money.

NOT safe!!!
NOT a safe place to live. Super large dogs and wolf-hybrids running loose at all hours. If you complain to management you get black-listed and letters of "non-renewal" when your lease expires. The office girls are really friendly and flirtacious when you visit and sign a lease but they become the hags from McBeth once you complain about anything.
