Amenities are kept up...
Amenities are kept up well, great access to the greenbelt. Short commute to downtown. They do raise the rent significantly after the first year, so if you are looking for a more long-term place to rent this is probably not your best bet. Other small annoyances - you only get two wrist bands to the pool area, and they are pretty diligent about kicking people out that aren't wearing them which makes it not ideal if you have a larger group of friends or family close by. You do not need a parking sticker to stay over, so on weekends it can be more difficult to find a spot close to your apartment.

It's rapidly getting...
It's rapidly getting more expensive, but the location is good and I have few complaints. The online rent payment options don't always work properly, so be careful and save your confirmation numbers.

My husband and I LOVE...
My husband and I LOVE lovin here with our dog! There are amazing views of the greenbelt as well as some simply breathtaking hiking trails all around the complex. We love the super tall ceilings and our porch the most!

The community looks great,...
The community looks great, nestled into green space and insulated from noise and the casual passer-by. Nice overall package and amenities. Mainly it's the maintenance that is awful. Multiple service requests closed out after NO ACTION was taken. Literally. A/C was partially blocked from Day 1, took two service requests and a couple months to finally get them to 1 admit there was a problem, 2 fix it. Patio door does not seal completely, after two service requests they were nice enough to add some plastic to help with out $235 / month electricity bill. Never fixed. Fire sprinkler in kitchen flooded the dining room. They dried out the carpet, replaced some drywall and the mat under the carpet, but not the carpet, nail boards or other affected materials. Girlfriend and I now have allergy congestion 24/7. After a certain point I don't know what to say.

It's in a pretty area...
It's in a pretty area and good location close to downtown. The maintenance crew is steller, and staff in the office are very nice. Terribly expensive for average floorplans that are somewhat upgraded -- our rent went from $940/month (2/2) in 2010 to $1150 in 2011, and then up to $1450 this year (2012), so we moved. People speed through the parking lot - very dangerous - and the management won't do anything about it.

Love the location next...
Love the location next to the greenbelt, beautiful complex, great floorplans. Biggest complaint is the price and occasional noise - try to avoid any units with upstairs neighbors that have wood floors!

This community is great...
This community is great and in a great location. I have heard that the rent goes up after living there for a year which is a disappointment but I'm not sure yet.

EXTREMELY NEGATIVE! Am...
EXTREMELY NEGATIVE! Am in conversations with Camden Gaines Ranch's attorney due to the illegal, early termination of my lease. Camden GR, per the contract, is to give me 60 days notice. Camden GR gave me far less than the contract stated of 60 days notice. Pay my rent on time, am quiet, have a maid who cleans twice a month, and pay to get my carpets cleaned every 4 months. My dog and I were attacked twice while on property. (approx. 6 other residents were attacked too) I complained and loudly. There were also already 3-4 complaint reports into Austin Animal Control from myself and others from these dogs. Hence, the retaliation of the illegally, breach of contract of the lease. As well, have an open medical claim with Camden Gaines Ranch's insurance company for the bleach/water mixture that rained down on myself and my cat while on the back patio and yard. Went right down my throat and nose. Had to seek medical treatment. Still being treated. Would you have anything positive to say if you had experienced all of the above in one short year? Week of October 1, 2012. A Lady in Building 12 had her door kicked in, in broad daylight. They robbed her of her valuables. FACT: there are approx. 10 - 15 workers in Building 11 remodeling apts. I pay FAR too much in...
I pay FAR too much in rent for what it is worth. My one bedroom is nice, but it surely is NOT luxury living by any means. It is a pretty standard apartment. They also require you to have valet trash among other things. The staff has also been very rude at times, while some are very nice. I believe they have fired a staffer or two (or they quit) since I moved here 14 months ago, and it has improved. Things seem to break rather often, but the maintenance team is rather quick and professional. The location, pool, and little gym are all great. All my neighbors left, and I nearly left after a year simply because the rent is way too high. The location and quietness kept me here!

We love living at Camden...
We love living at Camden Gaines Ranch. The staff is so amazing, which is really important. The maintenance team always responds promptly to our request & fix things right. We don't know many of our neighbors but they all seem like nice people. The apartment feels very safe & I'm not afraid to go on a walk at night. We are so close to many shops and food places so we never have to go far to find what we need. We can hear the highway a bit because we live closer to the front of the property but it's never bothered us. Overall it's a great place to call home.

Fine until your lease is up. Our rent was going to increase by $238 per month. We're a clean and quiet 60 year old couple who just couldn't justify or afford that kind of increase. Then after moveout they kept $542.00 to "replace carpet" that only needed cleaning. And they are gutting and remodeling apartments as people move out. Ripoff artists for sure. I wouldn't recommend this complex to my worst enemy. We feel totally screwed.-

I have lived in apartments for going on 10 years and this community was absolutely the best apartment community I have lived at. I have to say for the price you pay you are getting a great deal. Always felt safe on property. Friendly staff always willing to help out. If maintenance was needed (which was rare) it was fixed in a timely manner. The grounds are always clean and tidy. There is a dog park you can let your dogs play with others on property. You are literally on the green belt and have access to trails from the apartment grounds. Breathtaking views of the green belt is also a plus. I am unfortunately leaving because work is taking me to another state I will truly miss this community and everything about it. I hope to find a place in my new city half as good as this and I will be happy!!

Over 40% rent increase after being a very good tenant
We believe we were very good tenant. 15 month lease and always paid on time. Nice to the neighbors and staff. Followed the apartment rules and never caused any troubles. Even recommended this place to friends! Loved living here very much! However, we got over 40% rent increase after 15 month lease was up.... Yes, you read it right, OVER 40% INCREASE! It seems our former neighbors got very similar increase. This totally makes sense why we see moving trucks all the time and majority of our neighbors (who were here when we moved in) all moved out after their lease was up. Do you see a pattern here? Apparently, Texas has no rent control laws and the property owners can increase the rent amount as much as they want, and it's still legal. I would highly recommend that you stay away from Camden Gaines Ranch unless you're absolutely sure you'll move out after your lease is up!

Gaines Ranch Apts are on Barton Creek Greenbelt
My husband and I moved from a 6000sqft, 4 car garage, home that was near the Barton Creek Greenbelt access point on Camp Craft Road. We have a 2 bedroom first floor apartment, rented a garage to store tools and bicycles, plus two carports.

Really Nice Complex
I have had no problems here, the staff is always willing and able to answer any questions I have, and if I have a service request they have a quick turn around, the maintenance guys are friendly and hard working, I love that they keep the grounds so nice, the pool is beautiful and clean,overall its a great community, my neighbors are friendly and respectful, no loud music or crazy parties till all hours of the night. The apartment Manager Amy and her crew are helpful and pleasant to work with, the only complaint I would have is the rent goes up a good 20% after the 15 month lease is up, but other than that its a great place to live.

Bugs and Cold Weather
Camden Gaines Ranch is a beautiful apartment complex with some serious flaws. The positives first: I love the layout and the amenities of my 1-1, and I have great neighbors who do a lot of beautiful landscaping themselves. The pool is enjoyable, and the air conditioning works well. The negatives: Rent increase - For this upcoming year, they sent me a letter saying if I wanted to stay my rent of 889 would become 1089 if I signed another year long lease. However, if I needed a month to month, rent would be 1789! Bugs - every two months the apartments shift and the seal under my front door stops sealing, meaning that I get an infestation of millipedes (last September), earwigs (this June), and cockroaches (currently). When you schedule maintenance to come fix the door thing, they don't give you any heads up about what time of day the will be coming, so you just have to hope that you aren't showering or out grabbing lunch, and then the maintenance guy barges in and is very unprofessional. Winter - This alone makes me so angry that I cursed this apartment complex every day for three months straight. It got cold this winter. I kept my heat on high constantly, leaving me with gas bills over $100, yet my apartment never got any warmer than about 65 degrees and often dipped below 60. Also, the hot water didn't work all winter, so every time I took a shower, it was freezing cold, and I had to get out of the shower into an apartment which was also freezing cold. For $900 a month, this is just unacceptable. Due to the scarcity of apartments, I think it's clear that Camden Gaines Ranch is trying to raise prices without any difference in the change of quality. Out of the eight apartments that I share a walkway with, I think only two groups have continued their lease for another year. I would highly recommend looking elsewhere for a place that is interested in customer service and making its residents happy, instead of just trying to turn a quick buck.

They smile at first and are really friendly, then.....
they raise your rent by 25% when your lease is up and will not negotiate whatsoever! They don't want you to take up their time to talk about it. We paid our rent on time. We were quiet people and treated the property like it was our own forever.

Stay Far Away!
Can you give somewhere negative stars? It's really nice living this close to the greenbelt, but not worth dealing with the horrendous management here. -Terrible service and condescending attitude from the office staff -The two women that work in the office might be two of the most unhelpful and unprofessional people that I have ever had to deal with -Nobody else in the office ever gives a straight answer about anything -No response or very delayed responses to maintenance requests (and believe me you will have plenty of those) -Dirty disgusting pool that is never cleaned and there is not enough chairs to sit or lay in on the weekends -Fees for everything and anything -Tried to raise the rent $350 per month after my fist year -Zero notification for anything happening on the property -3 houses and 2 cars that I know of broken into in the last 6 weeks and not a single e-mail or letter from the office -A front gate that NEVER works -supposed to be night security, but I have never seen anyone -Dog ---- everywhere (more the tenants fault I guess) -It seems everyone gets reamed with fees and charges upon move out -I have never met anyone that has lived here for an extended period of time (2 years) and that should tell you something. I wouldn't rent here if I were you unless you feel like being treated like a piece of trash. They don't care about their tenants one bit. The greenbelt is pretty though :-)

Greedy Landlords up rent 25 % after 1st year
Rented a 2 bedroom for 1 year for $923 a month plus $500 pet deposit after many fees for extra charges my rent came to $1008 a month ... after paying rent on time for a year and being a no problem tenant this is how they do me ... Two months before the lease renewal I get a note telling me they want $1250 a month and that is the early bird special I have a week to accept this offer or rent gets higher until if I wait till my lease to expire rent will be $1560 In this economy it is very low thing to do to hike a persons rent to way above market price hoping that the tenant will stay just to avoid the hassle of moving .. Never has a landlord I have had raised my rent any where close to $250 dollars a month that is criminal .. I tried to negotiate with them but they refused to cut me any slack ... AVOID THESE GREEDY CROOKS they are a BIG RIPOFF

As long as you need NOTHING from them, you'll be fine
I loved my apartment. From the moment I walked in, I was at home! And then when the winter got cold, critters moved into my attic. Six weeks later, I had a new generation of rats living in the wall. The noise was terrible. My neighbor and I took turns banging on the walls trying to scare them out (didn't work). When I finally had enough and gave my 30 days notice management sent out real exterminators. The manager and her assistant, ------------------, were less than useless. In fact, ------- offered no solutions. No options. Would not even return my phone calls or messages! Unprofessional, ignorant and meanspirited. I will never rent from Camden again! I am used to owning my own home, but will only be in Texas a short time so I didn't buy. Should have! I am now making sure to share the horrors of ------- Whitson with EVERYONE I know who is looking for an apartment. The fact that she is still there after all of the negative feedback she receives is testament to how little Camden thinks of its tenants.

Rough Experience with Management
Though the management was helpful during the time we moved into our apartment, the same cannot be said of the time we were moving out after our lease was over. After being double billed for utilities and charged for carpet stains left behind by the Camden Staff while moving in appliances, Gracie Pena was extremely rude, unhelpful, and downright unpleasant to deal with. What irked me was that I had informed the apartment office (LaTonya & one of the other guys) about the stains left behind by their employees, and NOTHING was done about it. Futhermore Gracie was accusatory and did not admit to the mistake made on her team's behalf. After our expereince here we moved to Houston and chose NOT to lease with Camden and went with with another leasing company instead. We would not suggest Camden to anyone who values their money for service.
