not as good as it gets
I was really under the impression that these apartments where well mananged and cared for overall. After a brief lease here, I am glad not to re-new my lease. First of all, as the office states they are not responsible for any damage done by maintenance personel. Thats a bunch of cr*p! Also, the office staff loves to hear themsselves talk and do little to offer real support. Also safety is an issue here with your cars and easy illegal access to the front gate. The apartments are nice, but the lack of staff and a sense of security leaves you to wonder about why you are paying so much. all in all save ur money and look farf a safer more responsible place to live.

What do they do with all that money???
Gaines Ranch is too expensive. It was pretty new when I lived there and I was really excited. After living there I realized that it was "thrown together" like a lot of new apartments. There were chunks of concrete in the cedar trees next to my "view" that the construction people just left there. When I lived there it was expensive, and it still is. I checked periodically over the years and they never seemed to go down in their rent even when we had rent wars around town. I do remember it being quiet in each apartment. But the staff even then were only nice when you moved in. The security gate was a joke. Anyone could get the passcode that delivery drivers use. My guess is that they still use the same technology on their "security" gate that they did when I lived there. Because they are too cheap to update it. At $1100 per apt/month, what do they do with all that money??

Id have to say it was a horrible experience that could be described as ------ on the greenbelt with my car getting broken into and vandalized while parked inside my garage! Evidently Gaines ranch cant account for all the garage door openers and everyone knows the gate codes and the agents and manager say it is not their responsibility.

Horrible
My car has been broken into twice in the past three months. The gate is an issue as is the lack of security and the staff doesn't seem to feel there is anything they (staff, Larry Peel inc, etc) can do about it. Hello, hire a guard or two to patrol at night. That is just one thought. Fix the gate and set new codes so everyone and their brother can't drive in, rip off five or six cars and then drive out. Somebody carrying a load of stereos might look suspicious right

not so bad
hi,<br>i have yet to see any "bums" walking up from the greenbelt, and we walk down to the water all the time. i think that is a bit of an overstatement. the gate issue is not cool, but overall we haven't had any problems so far. (although there have been some reported car break-ins as of late). maintenance requests are usually answered the same day, and the staff seem pretty attentive. the area is beautiful, and the views are great.

forget about it!!!
DON'T MOVE HERE!!!! If the carpet needs to be replaced from normal wear and tear they will charge you. This is routine for this place. It sucks.

safety issues
Security gate is not secure. seems everyone knows the code and that is only needed when it is not broke. Bums walk up from there "homes" in the greenbelt all the time and some even have the nerve to go door to door looking for hand outs or maybe just an unlocked door.<br><br>Traffic is a nightmare and not just along Mopac and Ben White. The parking lot is a real threat because people speed through and you can't see around the bends and twists of the driveway.<br><br>No security guards and cars get broken into and vandalized alot.<br><br>The parking lot and walkways are dark because of poor or nonexsistant lighting so it's scarey to go to and from our car late at night or early in the morning.

Nuts and bolts, nuts and bolts
I've been screwed! Wanted to extend mty lease but they want to raise my rent "up to the market value". If that is the market value then why can someone just moving in pay the same as I did a year ago when I moved in? I gotta go!

Not What I Bargained For
The apartments are nice, but I haven't gotten any support from the staff. The rules state that pets can't be left outside unattended. When I accidentally left my patio door open I got a note that if it happened again I would be evicted. Since then, my neighbor leaves her Lab out all night long when she isn't home. I have called the apt at 3 am with a barking dog in the background and have never once had anyone do anything. I can't believe the staff have done anything or the woman would stop leaving her dog out. They also gave me several hundred off rent when I moved in and slapped it up to market rent when the lease is up. I shudder to think what crap they will pull when I move out next month.

I HATE this place!!!
Gaines Ranch, is the worst place in Austin to be a resident. I lived there for 1 year, and I totally regret every minute of it!! They have the absolute worst office staff in Austin!! The women in that office are rude,inconsiderate,and complete bi**hes!! I would never ever reccomend anyone to this complex, not even my worst enemy!

Sorry to say
I used to work there and we were told to charge the leasor for new carpet as often as possible even if the carpet didn't get replaced. I was told that even if we went to court the could have the contractor provide a reciept of carpet replacement since we did so much work for them. We often came on here and put phoney reviews talking about what a great place it is to live and also brided others to do the same. The place I work now isn't like that so it is not "standard practice" as we were all told. Sorry for all the wrongs I did to people in the time that I worked at Gaines Ranch

I'd have to say no
I have lived her for the past year and find it very unsatisfactory. I didn't have nearly the problems that some people that have posted herre have but the staff and traffic are bad enough that I'm moving out this weekend.

Smelly carpet
They told me they would replace my carpet before I moved in. Then on moving day they said they'd replace it after I got settled in. Now they say since my furniture is in the way they can't replace it unless I move the furniture. Tell me whats wrong with this picture!

Replace the staff
The office people are worthless! I am sure if you don't have any problems this is a great place to live, But try to get something done and you'll learn, as I have, to hate this place.

Not for the faint of heart
This is the third place I’ve lived in 12 years and by far the worst. I’ve had a few issues at other places I’ve lived but they were usually minor and addressed in an appropriate manner. I’ve now lived here for eight months and my car has been broken into 3 times. My girlfriends tires were slashed and painted keyed. We witnessed an assault at the pool last fall and this weekend our clothes were stolen from the laundry facility. The apartments are alright and we haven’t had any ting break but unlike some others on this board I am not going to go tooting someone’s horns just because I haven’t had any problems nor will I accuse others that they are posting their complaints maliciously. I’ll get out when my lease is up and hopefully my car insurance will go back down. Till then I guess I am just stuck here in what should be called a ------ community.

Still hassling
Moved out last week and did my walk through with one of the staff. We had spent several hours cleaning the place so that it far exceeded the state of filth it was in when we moved in and she acted like the place had been trashed. Now we get a bill for cleaning and replacing the carpet? They were a real pain when we lived there and I think their hoping that we’ll just lose interest in getting our deposit back. We’ll show them how wrong they are! These people suck!

Great
Those other people haven't lived elsewhere obviously. This place is built great. The noise is minimum compared to other "luxury" places, the surroundings are beautiful and the drive downtown is not that bad, if you know what you're doing. The staff is great also.

Busy!
Looked like a mass exodus this weekend. I also get to move out this month and am very happy to. Not only did they not offer any compensation to stay (I would'nt have but the offer would have made me feel better) they acted like I wasn't good enough to stay anyway. So I guess we will all be happy but I won't have to put up with this place anymore.

Larry Peel, not the management
I took over a friend's lease 6 months into it and was told I would probably get the same concessions when i renewed the lease. I have been here 4 months, and received my renewal letter. Unfortunately, I was told my apartment would go to market rent, therefore, raising my rent over $200. My friend originally received 2 months free. Now, after only 4 months, I have to go through the trouble of moving again. Which means money on transfer fees and deposits. The only saving grace is Moveforfree.com. <br><br>I don't blame the staff (i can't, most weren't even here when i moved here). I blame Larry Peel and his "Scrooge" personality. Overall, I have not had any trouble here and love the community. I am just very upset that I have to move and was not offered any concessions to stay.

Moving on out
And it's nice to be going. It's really been a drag fighting Mopac traffic, the stereo bandits and the office non-help. Anyone that knows me can tell you how much I hate moving but I am really looking forward to this weekend. That is how bad of an experiance this has been.

What a laugh
I am looking for a new place and these last two reviews had me rolling. Tell me whose on drugs? One says that they work down town? HAH. They either don't work or are able to set ther own hours because you can't get downtown from here! Mopas turns into a parking lot about 7 am and doesn't clear up till after 9. And wow you had one problem that got fixed. Lucky you I had three problems and still have a leaky dishwasher. I suggest to anyone moving not to tink twice about moving here, don't think about it at all!

Are you guys serious? This place is AWESOME!
My neighbor told me about this web site and the dumb people that wrote horrible comments about it so I thought I would put my two cents on here. I love Gaines Ranch, the staff has been nothing but helpful (they even helped me move in when my guys didn't show up!) Maintenance, even though I only called them once, was there within a few hours and it was fixed right. I think that the people that wrote bad reviews must be on drugs because we love it here! It's quiet, beautiful surroundings (I have a squirrel I see every morning on my hugh patio over looking nothing but trees while I have my coffee) and, I'm not leaving until I buy another home. Meanwhile, I work downtown, where else can you get this price for this quality workmanship close to downtown????

You won't be happy whereEVER you go!
Your friend said "you would get concessions if you stayed?" Yeah, great friend! Sounds like someone just wanted out of their lease and you fell for it. Consequently, you don't like Gaines Ranch. NO ONE in Austin will give you the same incentives for staying that they give to new tenants. Get real! What you should have done was gotten a one year lease and then, you would have gotten concessions AND you wouldn't be moving 6 months later. Don't blame others for your stupidity. And, I bet you're not moving to condominiums either. Happy days are only ahead with noisy neighbors pounding on your ceiling but hey, you were't given conecssions......
