The best I can say about San Marin is that there s a lot of parking. Everything is pretty poor. The counters are falling apart, the appliances are more than a decade old, and the pests are rampant. The fact that I could leave sugar scrub in my bathroom and come back a few hours later to see hundreds of ants swarming in my bathtub is alarming. I have complained multiple times for pest control and each time they say something has been done, but I continuously have ants. I am a very clean person and my apartment is usually clean. It only takes an hour before the first ants are trickling through.

Been living at San Marin for 5 years and will be moving out because of the new management team who are very rude and doesn't care about their residents. Complained multiple times about noise issues and yet they are doing nothing. Maintenance takes several weeks to respond to any request. I recently found out that the office or maintenance will just walk into your apartment without any prior notice, and they are not suppose to do that. My car has been broken into 3 times already. Management claims they can charge ridiculously high prices because it is a gated community. The only gates are at the driveway. Anyone can walk or drive in from the sides. Ever since the new management came along, I always felt like I'm being cheated out of my money. Wish I can stay at my apartment for many more years, but I cannot deal with poor management any longer! I don't recommend anyone signing a lease with these guys.

The price is competitive if you are willing to have old appliances and a very unresponsive staff. Maintenance requests are such an issue. Expect to wait unreasonable amounts of time to have issues fixed. You will get the run around.

Looks like the staff love this place, well of course probably the manager or his right hand witch (you know who you are). This place is a total sham, not very nice at all. I cant actually think of anything good except I had two really nice neighbors. Even the employees hate it, their just affraid to say anything because they fear for their jobs. Shame on management you should be ashamed!! DONT MOVE THERE ITS TERRIBLE!! Oh almost forgot if you have an issue that needs the managers attention dont ask, I had three different meetings set up and everytime he would make up some excuse to not see me, very unprofessional!! When I gave notice one of the ladys in the office even told me he does that all the time.

Do not move here!!
I could write a novel about all of the bad experiences we have had with san marin. I am going on my third year in my wonderful apartment but ever since Berkshire brothers have taken over the property it has been by far the worst it has ever been. This new management has come into a place that a lot of people have called home for some time and inconsiderably ruined all of thesurrounding landscape and lied to my face the entire time it was being done. If you ever seen San Marin before you have a very good eye. Our surrounding landscape was the only thing dividing my apartment from busy duval road. I was told that it was for fire safety I was told that it was going to be completely redone with new trees and a fence, then I was straight up told that they were done and were doing nOthing other than clear the property. DO NOT LIVE HERE
After a three month battle with management, they finally came and removed the raccoon from our attic. We could hear the little guy scurrying around up there and in the walls, sometimes waking my roommate up in the middle of the night. That s not the worst of it. When they finally put a trap up there, the raccoon was caught within hours. I was home when it happened and heard the trap close. I called the management team and let them know right away that it was caught. THEY LEFT THE RACCOON TRAPPED UP THERE FOR TWO MORE DAYS! Not only was it making so much noise that I couldn t sleep at night, but the poor thing was up there without food or water. I called each day to try and get them to come get the raccoon, but they only said that they had to wait until their guy came back. When they finally did come for removal, they left a huge mess in our apartment. I have attached photos. As far as I m concerned, they should be shut down for animal cruelty.

Worst Complex EVER!!!!
I've lived here 3 years and this will be the 3rd and final "sale" of this property for me. When I moved here, my rent was $600/mo for a modest 1/1 on the 2nd floor. Coming up for lease renewal, I was given an oral price quote and Eli was not a man of his word. I attempted to coordinate a meeting with him 3 times to work out a price and all three times I was told he couldn't make our meeting. When I went in to work it out, my rent was going up $200/mo. So much for loyalty! One of the greatest parts of this complex was its' greenery. They've gone and butchered the landscaping like a mole with a weed-whacker. This place looks like a BAD HAIRCUT. I used to love living here and telling my friends about this place. No more. The management staff remind me of the Stepford wives. Plastic. Impersonal. Lacking emotion or facial expression. Great Apartment Community
First off, the management staff is top-notch. Very professional and friendly. Always smiling and waving even just around the complex. You'd be surprised how much of a deal maker that can be! Only dealt with maintenance one time at move-in, during which the issue was quickly resolved. However, much like the management staff they were very friendly. They remembered me and acknowledged me even in passing. Large amount of covered and non-covered parking is great for both residents and visitors. Only time I had to park anywhere but my first choice was when getting home after midnight. Price was ridiculously low (lucked out). Apartment was very clean. Great location (EASY access to MoPac and 183). Very safe/quiet. Back when I was researching the place, after reading some reviews here I was hesitant to sign the lease, but I'm guessing that when Lincoln Property took over they fixed any issues previous management companies failed to.

More Good Than Bad
We've been at San Marin for almost two years and have very few complaints. The service staff is fairly responsive to our requests. Some reviewers have mentioned bugs; we had one group of millipedes invade our home during the wet spring and they had an exterminator out within a few days to take care of it. We haven't had anything stolen from our cars or apartments nor have any of our neighbors. We do lock our doors, not sure if that makes a difference. Our friends have never had a problem finding parking which is great; nearly all the parking is covered which is a huge bonus.

They're OK with Me
I have been living here for quite awhile, over 5yrs, which is a lot by ANY apt. standards! So they must be doin something right at San Marin. I like that they have free Movie Rentals and update their stash so the movies don t get too stale. They have Dinner-to-Go on certain Thursdays, so that after a hard day s work, you can grab and go, if you don t want to cook! The pool and pool area is kept clean, so very inviting for a cool dip when the urge strikes. The Maintenance Team are friendly. We wave and say Hello and chat to each other when they are around the Grounds. I have had pretty prompt service from them. The Office staff (and I am bad at names!) Jessica and Katie have always been helpful. Plenty of parking, Fitness center is always open and clean... I could go on, but you get the idea. They re ok in my book.

Try living on second floor maybe....
Everything was pretty good about the apt except the infestation of millipedes. Seriously bad, gross, disgusting. I'm not talking about seeing a few in the corners, I'm talking everywhere, 100's in the apartment everyday... floor, ceiling, walls, pots, drawers, shoes... they got in everything. Not really the managements fault, they offered free pest control, but those critters were resiliant. ugh gross, glad to be gone! Maybe try living on the second floor? Electricity was always under $60. Maintenance requests were taken care of quickly and the office calls to follow up and make sure eveything is okay. They did have a pool party this summer but I didn't go. And they offer free dinner once a month, but I never took advantage of that either. Free parking under the car ports were nice. Sure, maybe some questionable folks, but it's hard to avoid that. Not sure about all the break-ins I read about. One time I stupidly left my laptop out in plain view on the passenger seat and nothing happened. However, I'm sure the burglars aren't prowling every night. Happy Camper!
I love living at San Marin. The staff has pretty much been the same since the new company has taken over. They have turned this place around. My neighbors are very friendly. The price I pay for my apartment is pretty reasonable. All my work orders get taken care of in a good amount of time and if something goes wrong the office calls me to follow up. So what if there is car break ins... It happens EVERYWHERE! My car has never been broken into. (Knock on wood). I make sure to take all electronics out of my car at night so no one has a reason to break into it. That is just common sense.. I really like the dinner to-go's the new management does and the pool party was so much fun this year! I even won $50 off my rent :) As far as the bugs go, the place backs up to the woods.. There will be bugs! They have free pest control that comes every Thrusday or Friday.(Unsure of the day). I guess the people that write the reviews about the bugs are not from Texas... if you love bugs and getting robbed
I have been living here for almost a year now. This place is so unsafe mostly all of my neighbors have had stuff stolen from their cars and apartments. They supposedly hired a security patrol and since i have been here i have only seen them twice. They had sent me letters to renew my contract but never about giving a 60 day notice until after my 60 days to give notice had passed. I tried talking to them there upper management about that and they said they were just giving me notices to renew my contract as a courtesy and that they dont have to notice me about the 60 days. I dont know who would want to live in an overpriced apartment with such bad security.

Just renewed for a second year...
I moved to Austin last year and found San Marin. It has been a great one year's stay and I'm looking to stay here a couple more at least. The complex is very conveniently located with easy access to MoPac, 183, and I-35. The staff is friendly and courteous with a great sense of humor. They are happy to hold my mail (and I receive a lot of boxes) for me, a huge plus in my book. The apartment is spacious and very well-equipped. A couple of maintenance requests I made were handled within a day to my satisfaction. Another big plus are the several trees in the complex, which reduce the utilities bills. Living in a ground floor apartment, I have not had to pay more than $50 electric bill any month...

Feels more like home every week
At the six month mark I was not all that happy even being in Austin. It has been a year now and the staff at San Marin are the single biggest reason for my ever-changing opinion. They have been the best, at times most candid, management staff that I have had the pleasure of having to work with. Even the slightest mention of "Hey, how about..." results in maintenance showing up to check it out. More and more residents are populating their patios and balconies with their personal touches and plants and flowers. They even let me put in my own little corner flower bed to brighten my entry way. Most of the pet owners are very good about cleaning up after their animals so if you want to take a walk across the grass, it's "safe". You often smell the outdoor barbeque grills in use. There is one near to every building with at least two picnic tables. The neighbors are a friendly lot; nearly all will say hello if you speak first. Just moved in. Well kept, quiet so far, quick to respond to requests
I just moved in here, so my review could possibly change later. Here's my first impressions. Bugs and furry critters: I'm on the second floor and no bug problems yet. I had read reviews and talked to others who lived here and took the advice to not live on the first floor where bug problems are worse. Although I don't like bugs, I do like living amongst so many trees and with a trail nearby, so it's a bit of a give-and-take situation. Can't have that setting without bugs and other furry critters. I have the additional strain of having my large dog who likes to chase furry critters, but he'll get used to it after a while. Office staff/mainteance requests: I've had 3 minimal requests so far that were taken care of within 5 hours or immediately. Garage remote and slow leak faucet were taken care of in less than 5 hours of making the request. The third request was my fault but yet they took care of it within 15 minutes. hope you like bugs and animals
just moved in but this is what i have noticed so far. huge amount of bug crawling into the apartment i steps out on the balcony and saw thousands of little centipedes crawling on the ceiling getting in though the vent holes, it explains why so many are getting inside my apartment, garbage bins are missing the tops so u often see animals jumping out as u get close live semi near the train, wowzer is that loud, i dont mind it that much i ahve gotten used to it, never had parking issues yet but i have a garage so doesnt bother me, apartment seems to be rather run down, the paint was poorly done, walls are have horribly filled holes from being lazy when installing new fixtures, obvious who ever did the work didnt give a damn, paint runs, painting thing with stuff still on it and just cheap,

A Happy Place to Call Home in Austin; Great location & Stellar Property Personnel
I relocated to Austin last Halloween from Houston and I am Super glad I chose San Marin as my new home! I just renewed my lease for another year because of the professionalism across the board. The location is ideal for getting around town via short commutes, the apartments are elegant and spacious AND the property is well maintained. I live on the 2nd floor and had a toilet clog up; I calld the office to report it and a maintenance guy came out the same day to clear it! I'm not really surprised . . . these people are PRO's. I have cool neighbors in my building and in other surrounding buildings as well. Everytime I drive thru the property and see an employee, they always smile & wave to me! Plus, they have 2 gate accesses; one directly in front of the office and one while travelling west before the light at Amherst/Duval. Oh yeah, I forgot to mention that they have recycling cans at various places on the property; it's a definite PLUS in my book! If you're looking for a great community with Texas charm, stop on by and see for yourself! ;)

Sad to leave
We had a good stay at San Marin. I have lived in several apartments in Austin and this stay was one of the more pleasant ones. The current management team has been professional, courteous and willing to work with us on several occasions. The fixtures are a bit out-dated, but you can see that for yourself before you rent. They updated the roof insulation on all buildings. The location is great because you have easy access to Mopac and 183. The maintenance guys work real hard and do a good job, but they are a bit stretched out. I think they should get more people on board.
