Just a thank you...
First off I'm usually the type of person to sit down and write a review, whether it be a bad or favorable review. However, I have to say in this case I feel a little self obligated to do so. I am so pleased to finally find a place I can actually enjoy coming home to. The location is great and safe and as a single girl that's important to me, not to mention all the amenities are fantastic too! Oh and I can't say enough about all the new friends I've made here "fantabulous" things that I love about San Marin the management team is outstanding! Whenever I have a problem or question..they are on it, I never have to ask twice. Oh and anything that needs fixing it is always fixed promptly and right the first time..HUGE factor! Everyone is so friendly and eager to help, whether it be to hold mail or just to keep things in order. The staff is very personable and that to me is a MAJOR plus! Overall pretty good.
San Marin is a very clean, nice place to live. I lived there for a year and had no serious issues at all.<br>The management is efficient and nice and the maintenance is non-stop...they are on top of everything and respond really quickly.<br>As with most newer apartments though, yes, if you have a loud neighbor you can hear them if they walk heavy or blare their T.V. or stereo...but that is just a part of living in an apartment.<br>The hot and cold water for our washing machine was backwards (we had to set our washer on hot for cold water and blah blah) but that was the only issue with that so it wasn't really a problem.<br>There are a lot of trees in the area which make it pretty but yes, there can sometimes be bugs just like with any other house or apartment...but it wasn't often at all that I ever found bugs and we lived right next to/under a HUGE tree on the first floor.<br>I never ever saw any signs of mice...and anyways, if you or a neighbor live really dirty and keep trash for a while before you take it out or what not, you will get mice… See More>anonymous

management is out of control
fees fees fees. they will charge you for ANYTHING they can. watch your lease on move out as they will REFUSE to give you back your deposit even AFTER you walked the unit with the (pissed off) manager. the noise is consistent (all hours). and the parking is a nightmare, this was supposed to be a more secure community since i've been here i've only been broken into twice.....yippee.

Just renewed and very happy here.
I'm here for another year and really like my apartment. The set up works well for me. My neighbors are very nice (although the occassional party is thrown). I've not had many service requests but the little that I've had are responded to quickly. My biggest concern here has been car vandals but checking other ratings, they have the same thing - some worse. Overall, my experience has been positive and the staff is very friendly.

Never had any problems
We lived in both phases and never had any problems. The train that runs close to phase II took some getting use too. Never had any problem with noise from neighbors like we have had in some of the newer places we've lived in the past.

RUN--far and fast from this place
where to begin---how about the low life management. i give them my rent check, they cash it (it clears my bank) then 15 days later i get a notice that says i haven't paid my rent, all these fees have accrued, and i am scheduled to be evicted. what gives!?! so i show them the check has cleared and they only reply with "oops our mistake" yet they still REQUIRE ME TO PAY THE BS FEES!!! stating that "they don't have authorization to reverse late fees"...are you kidding me! my car has been broken into TWICE yet the management company still refuses to put any kind of cameras or security patrol in place. the office staff is incompetant at BEST and can't help you until "they ask someone else what to do". i haven't had a maintenance request yet, but my neighbors tell me they take their sweet time getting around to it. this place is a dressed up slum and i can't wait till my lease is up. oh yea--how could i forget...the walls are PAPER thin, its great when you get to hear your neighbor and his girlfriend going at it every single night.… See More>bgdav688

Live elsewhere if you like your car!
I have lived here for over 2 years and am planning on getting the hell OUT as soon as my lease is up next month. <br><br>The management staff is rude and condescending most of the time (except for Neal.. he's the only one that is cool ALL of the time) The apartment management company changes rules left and right, like raising the pet rent and making the rent due on the 2nd. They do have a right to do this, but they don't bother to TELL anyone beforehand so that they can get your late fees.<br><br>The BIGGEST complaint I have is the fact that cars get broken into ALL the time here. They have a main gate in the front and then NO fence?!! I actually CAUGHT some of the theives in the act but they ran off right through the non fenced front and right into the Greenbelt. Most of my neighbors including myself have been broken into and San Marin could care less. They send out a stupid letter reminding everyone to lock their doors. Save yourself Do NOT move in
The noise level is really bad especially if you live near stairs/entry ways. The windows are super thin even though management claims they are double pane. They just changed their office hours to 8:30 - 5:30 without sending out any notice. They misplaced one of my packages and told me they didn't receive it. I had to call the company and get the tracking number to show that the office signed for it. Then they magically found it.<br><br>You have to ask the office multiple times before any repair work gets done. nightmare
This place is bad. It might appear to be pretty on the outside but to live there is bad news. High turn in the office, they rip you off when you move out and try to collect more money out of you they lie a lot in the office the entire Greystar Management is a nightmare. They higher incompitant people and mistreat their residents. Just ask someone that lives there how well they like it. Beware of the positive comments on this site I hear the office staff will put those up to keep their ratings up!!!

auto theft, unreasonable lease
Watch out for the lease contract- you have to give 60 days notice that you're moving out rather than the standard 30 days, even if you just want to move out at the end of your lease. Also, though the complex is a "gated community," the gate works sporadically and did not prevent our car from being vandalized twice within a 6 month period (attempted theft of vehicle, and then all four wheels were stolen off the car).

Can't Be Beat!
I didn't realize how great San Marin was until I moved away. That was the first apt complex I ever lived in so I took things for granted. All maintenance issues were handled within 24 hours and the office staff was friendly and professional. Covered parking is a huge bonus and dumpsters are easily accessable. I would move back if I could!

POOR MANAGEMENT
We moved in a year ago and at the time looks were deceiving. The property seemed to be very pretty on the outside and the apartment was nice. We didn't like that our closets were small was our only complaint but living in a 2/2 we were happy. Plus we had to move quick. Through out our time there we would call in work orders to never get a response. When it rained it would leak into our apartment through the window,our dishwasher broke several times, we had a leak from the apartment upstairs into our master bath causing mold build up and our carpet was old when we moved in and unfortunatly the stains did not appear until a couple days after moving in. We were going to upgrade to a larger apartment when our lease was up due to the high price of having to move. Upon further evaluation we decided we would rather pay the price to move then to stay here. There are always new faces in the office, seems they can't keep anyone for long on top of they never ever answer there phones to go along with bad maintenance. Most rent increase at a time i've ever seen. I could own a house at this price.. guess parking is horrible. They don't enforce the guests NOT parking in our covered parking. The re paving of the drive looks worse now, than it did before they did it. When I moved here, I was promised new carpet, and did NOT get it. it's old, flat and worn out. My kitchen counter tops are stained/scratched and horrible and need to be REPLACED with some granite ones like all modern apt.have. instead of them wanting to resurface and I move for 2 days. Garage door is always malfunctioning. My electric bill is too high here too, AC runs all the time. Some of the water sprinklers are still broken, and also, mud runs down all over the walks. Rusting outdated 1980's hollywood lighting in bathrooms.

Roaches, mice, and car thieves
Good things about this complex:<br>- Great views, good aesthetics <br>- Great location<br>- Friendly office staff<br>- Buildings are built to condo specs, so are quieter<br>- Free covered parking, as available<br>- Plenty of dumpsters<br>- No annoying speed bumps<br>- Property is clean, residents are friendly<br><br>Bad things:<br>- It's on the edge of a greenbelt, so there are huge tree roaches that come up through the kitchen plumbing area (even on the third floor), consequently I never have any food at home<br>- Mice in the kitchen, and wasps on the balconey, too<br>- My old crappy car has been broken into for the crappy stereo, not sure why, but they caught the guys<br>- Rent goes up every year, even if you're a good tenant<br>- Maintenance is quick, but inaccurate. My heater never shuts off automatically, the hot and cold water come out of the wrong spigots, and the air conditioning doesn't work on all vents <br>- Floor plan for the 1-bedroom is peculiar... unnecessary fireplaces, bathroom is long like a bowling alley, so is the kitchen

Great location, good floorplan
San Marin's 1-bedroom apartments are great. They have good floor plans, some with very large balconies, and lots of kitchen and bathroom space. There are a lot of families here, which is good because it is not overrun with thugs, and I have never been bothered by my neighbors.<br><br>Maintenance orders are fulfilled quickly. Free (non-reserved) covered parking is very nice, since most places make you pay $15-$30 a month for that. The guys in the office are great, and I have really had no major complaints.<br><br>The location is also really nice, because unlike Metric between Braker and Parmer you aren't sandwiched in between 100 other apartment complexes, and there's a big park across the street. Their workout facility is nothing to shout about, but that is to be expected. I wanted to move closer to downtown, but I found that there was no better offer in terms of quality, value, location, or floor plan that I could find, so I'll be staying here at least another year.

Loved it!
I lived here for a year and enjoyed it a great deal. The apartments are spacious and very nice, I had fresh paint and new carpet when I moved in. I only had one issue with the office staff and they took care of it quickly and professionally. Free covered parking is excellent! Great location and good value!

Great Location!!!
San Marin has a great location and it's a great place to live. It's quite and office people are great. Service request get done on time all the time. Grounds are always clean and there R.E.S.T. team is awsome. (Resident Support Team.)

overall great
I lived here two years, and I really had an overall good experience. The only negative thing is that the cars get broken in to often, so you have to watch what you leave in your car at night. The staff is always pleasant, and all is generally quiet. The only other thing is the parking situation;there doesn't seem to be enough for everyone. My stay here has been positive, and I would reccommend it to anyone.

Seems to be nice. I've only been here a little under a year and it is very quite as long as you don't live in the building by the tracks. Service is good and prompt and management seems to have things together. So far so good. I'll probably stay for another year.

I like this place
I've lived here almost 4 years now. It's quiet and i seldomly hear my neighbors. The pool is nice and they usually have a nice brunch at least once a month for the residents.

good and bad
This has been a good experience for us. We're an older couple with two dogs ... The complex is pretty quiet. We live near the pool, so we have some occasional noise during the summer. For the most part, it's "happy" noise ... kids playing and shouting. Occasionally, there's a late night party that is a little bothersome. <br><br>I've been disappointed in the grounds upkeep, but the drought may have played a part in that. They're raised our rent, so we are in the process of looking around to see if we can get a better deal.
