My utilities have been very low here.
I was really surprised when my total utilities for the entire month of August (very HOT month) was less than $100.00. Solar screens and double pane windows really help with AC bills and low noise. I started renting a one bedroom apartment on August 1st and was pleasantly surprised that the apartment stayed nice and cool and the total of all utilities (water, electric, gas, trash fee) did not exceed $100.00. My apartment has LOTS of windows yet the utilities have been very low even during a very hot August.

Would NOT recommend.
It was going downhill for awhile, but since Lincoln Prop. (who I think is the Management now...hard to keep up), it has gotten worse. The staff is NOT customer service oriented, there are a couple girls in there who don't know many answers to basic questions and will not take the time to find out anything for you. We are an inconvenience. The garbage on the grounds is getting worse, the Mail center is frequently messy, the tv in the fitness center has been broken for at least 4 mos., They don't give us anything for their high prices. Just a basic place to live and unkempt grounds. A friend of mine lived here long ago and while not fantastic a heckuva lot better than it is now. Plus the trains and traffic make it difficult at times. Find someplace else cheaper if you have to deal with all this stuff.

1.5 Yrs. Time to move on.
Final rating (brief): -- No issues with the management -- Happy with the maintenance staff -- I am just Unhappy with the flat -- New roofs, should help -- The appliances are old, but work fine -- Community is clean, pool gets cleaned every week. Spa -- Gym is maintained I live in the other community (4025, erstwhile San Miguel). Well I think it is older than the 3625. So before you lease, please factor this in too. Now, I have not had any major issues with the management, they have been pleasant and helpful (even the previous one). There were times when the business center & pool was closed in the day, and when I called the management in the evening, they found it hard to believe me. Well, maybe others have complained now I guess, so now, they listen or swiftly come to open it up. The appliances are old, but work fine. We had some issue with the exhaust fan over the Microwave, and they replaced the microwave. All in all, we are quite pleased with the responsiveness of the maintenance staff. Gustav rocks. it's an apartment complex...it has positives and negatives...but we like it
We've lived here for almost a year and are debating on renewing our lease or moving. So far our stay has been pretty good for apartment living. So i'll just list the positives and negatives that we've come across. Positives: 1. The walls are pretty thick, which is awesome, because we don't ever hear our neighbors and we don't have to worry about them complaining about our screaming baby. (the only time I hear our neighbors is when they are in the stairwell) 2. the parking is nice, you don't have to pay extra to park under a covered area, it's first come first serve, I definitely like that. 3. The pool and exercise room are nice and kept up pretty well, although we really don't use them much. 4. The grounds crew is always working hard keeping the place looking nice. 5. In our experience, the maintenance crew has been great, every-time i've called in for something for them to fix they have come within 2 days and are very friendly. 6. This Place Sucks.
lived here for almost two years, in which there has been 3 different management companies. The lastest one has to be the worst. Over July 4th weekend, the leasing office decided to have a party of their own where they invited their own guests which took up about 2/3 of the pool space. Meanwhile two of the -------------- ( ----- and another ----------------- to be exact) were getting drunk; one of them was making out with a guy on a pool chair while children were present, and the other was in the pool with her legs wrapped around a some guy making out with him while her boyfriend angrily looked on and stormed off. Is that any way to act in front of people you lease to? Like I mentioned before I've lived here for almost two years and have two dogs. So after always being on time with rent and leashing my dogs and picking up after them I'm charged a fee because someone THINKS they saw me NOT pick up after them. I mean, really? Not all Bad
I've lived in San Marin at Amherst & Duval for the past year in a 2 bedroom. Never heard of or knew of the place but decided to move b/c of the great deal they gave us which equated to $850/month (gave us one month free). It's a decently nice place to live and my neighbors were cool enough but I have had several issues which people need to know: 1)break-ins-It's not a bad area so much but there have been quite a few. Someone tried to break into my third floor apartment and my neighbor noticed him jimmying the door and called the cops. They have a rent a cop now but they are still occuring and I would suggest leaving appliances on to confuse crooks if you do move in. 2)Management-I can't say too much about this b/c they have changed so much. I think 4 times in the past year and they are hit or miss. Maintenance is good about following up with calls though. 3)Cost-It seems has gone up quite significantly. WARNING!
We lived in these apts in pharse II beginning 01/2008 & are very dissat.with the entry ball of wax, poor management, poor maintenance, poor, ground maintenance & unsafe. Examples We had a fire in our apt bldg, i called magmnt when i return from out of town, & talked to a staff member, she was clueless, you think they would have included this in they monday morning meetings.I also talked to gen mager about it & i could tell she was blowing smoke. Maintenance dept has a very poor response time, i don't know if it due to office staff poor habits of not entering request into system, or they plan lazy plus past ghosting experince in your apt for sure. Apts ground are layed on great, but with it come to the apt staff maintaining it sucks, dumpers are always overflooding, never gas in grill most renter @ this point purchase own gas, hot tub only works 60% of time due to being broken, grounds around pool alway trashy. JPI Managment does not care about there RESIDENTS, but they want you to "SHOW THEM THE $MONEY$"!
As well as, the drop box was broken into & a money order I had placed in there was stolen. Without any notice, I came home to an eviction letter on my door, for a money order that was for about 75.00! When I went to deal w/ the management on this issue, they seemed helpful at first. When I returned from my bank w/ my receipt and proof of money order purchase, the GM was busy & it was about quarter til closing time. One of the employees asked if I'd like to make an appointment to see the GM. This made me upset, b/c I had already done my part to resolve the issue, and w/ the employee aware of me coming back to do so. As well as, I was already late for school, so I saw no reason why this could not be resolved right than, like we spoke of prior to me running to get copy of receipts! NOT SAFE; getting trashy; and transient management
These apartments are not safe. There have been multiple apartment break-ins during the past year, according to notices left by the mgmt on doors. Car break-ins are one thing -- and unfortunately common -- but not apartment break-ins. The buildings have insufficient exterior lighting and do not replace bulbs or repair lights that go out. In fact my wife refuses to go out alone at night for this reason. In the Phase Two section, they've been playing musical dumpsters. Let's see if i can get it straight: One was damaged, so they took it away instead of replacing it. Then another one was removed. Then one of the broken ones was replaced; but after some time the replacement bin was moved to the other empty space. Then later it was moved next to another dumpster but _outside_ the trash containing fence. What has happened is that there is still one bin short, and trash piles up ALL OVER the place several times a week. This is really bad because raccoons get into it at night, spreading smelly crap, diapers, coffee grounds, paper stuff, YOU NAME IT, all over the damn place (like 20 yards away). NO, no, no...
JPI management is the 3rd in 3 years, and they're the worst by far. I'd already had my patio destroyed twice with pressure washers destroying my furniture and plants. After I complained, they returned 6 days later and DID IT AGAIN! Apartment broken in to while I'm in bed asleep, and mail stolen with no notice by JPI to tenants. JPI killed the grass and plants except by their offices, never watered anything else. When they notify residents of robberies, they prop the gates open; so robbers can enter with U-Hauls and take everything. We are NOT a gated community. There are gates, but no fences, you guys! They'll pay a referral fee for new tenants but do NOTHING to keep those tenants who pay on time! Please, God, let me win the lottery and leave renting behind.

good, but expensive!
My fiance and I have lived here for about 6 months and have had a mostly pleasant experience. Our apartment faces the wooded area, so the balconies are peaceful and private. We had brand new carpet and good kitchen appliances-- granted, we are paying for the upgrade, so I'm not sure that is a plus. The apartment is large and spacious, with a nice layout. We have had some problems, however. The drain that goes from the A/C to the tub has been clogged and "repaired" several times, only to walk into a flooded bathroom in the morning. The ceiling in that bathroom is now ruined and looks disgusting. This would not have occured if they had responded appropriately. My largest complaint is the rent, which is sky high. I have had such poor experiences with past apartments, however, that most of the time, it is worth giving up more money. It kind of sucks knowing that monthly rent is more than a middle class house payment, though. For now- we will stay, as I mentioned, the apartment itself and the surroundings are great.

Lived here 5 years
I've lived at San Marin (phase 1) for the past five years and overall I've been pretty happy. Like everyone, I'm not excited about the increase in rent I've experienced every time I've re-upped, but I'm pretty sure that's common to all apartments these days and not just San Marin. I'm in one of the apartments on the end, so I don't have neighbors above me so its been pretty quiet as far as noise is concerned. I have an attached garage and two balconies on either side so I've been pleased with the amenities. I think there are things management could do to increase the appeal like keeping the pool cleaner (as has been mentioned) and be a little more regular with resident activities. But for the most part its been a great experience and I think they've done a good job with everything. The folks in the office have always been helpful. All-in-all I'd recommend San Marin as a great place to live.

Not resident friendly by my standards. C property at best
I could have paid $40 more a month and been in an A property but I liked the floor plan so much at San Marin that I chose not to. I regret my decision completely. The complex is seperated into two sections. One section is gated the other is not. The side that is not gated is also VERY close to the railroad crossing. If you are thinking you can stand the train..THINK AGAIN. The train comes by nearly every hour and honks it's AIR HORN for nearly a full minute every time it comes by. If you are a tempermental sleeper you will be irate. Plus, the rent is the same regardless of you being right next to the train and without the gated community or not. LAME, but I should have negotiated better. The appliances are not that new and the construction is 2nd rate at best. The first month I was here one of the big trash bins was removed and now the one remaining serves 5-7 buildings and as you can imagine, the trash piles up and overflows so there is typically trash every where. POOL FILLED WITH SKIN AND HAIR!!!
Since JPI PROPERTIES took over these apartments BOTH pools have been DISGUISTING. When the old management was here both pools were pristine. Plain and simple. I can say without a doubt that the new management (JPI PROPERTIES) has been a definite change for the worse. JPI PROPERTIES claims the pools are disgusting because of a broken pump. If this is the case they obviously don t want to spend the money to fix it because said pump(s) has been broken since they took over the property over 7 months ago. The quality of the pools literally changed over night when that change happened. To solve this situation (because they care about their residents so much) they have instructed maintenance to dump a bunch chemicals into the stagnant water just before the weekend. As the week goes by the water gets greener and greener and then on Friday they have maintenance dump a bunch of chemicals again! Just Say No
OK so where do I begin? Note that this reveiw has been a work in progress since I decided to buy my own place and not renew. So I've added to this over the course of 6 months. Let's start from the beginning. Move in day. I call the day before to make sure everything was good and they confirmed. I show up with the moving company and go to the office at 1:30 and the office is closed. All employees are at an awards banquet or some sort. I had to get maintenance to call an office worker to get me my keys. And when he showed up, it was like I was inconveniencing him! Jerk. So I get into the apartment and I smell cat piss and smoke. I was getting Camel Bucks in the mail so it was obvious the person living there before me was a smoker. So much for the new carpet I was promised. Slightly better than Average - but worth the price
This apt complex has its ups and downs. It is under new management and I think they are trying very hard to make improvements. We currently lease a 3 bedroom, 2 bath apt and feel that the rate of $1240 / mth is fair. For 2007-2008, our rent will increase by $50 / mth...yes, we have signed on for another year. Some notes regarding our experience: - spacious 3 bedroom and 2 bath apt...we live on the 3rd floor so the ceilings are higher - nice work out facilities - pools are typical of most apt complexes - good location close to the domain, arboretum and shopping - new management has always been very friendly - newly renovated exterior makes this place look newer on the flip side: - the train crossing, that borders the west end of the second complex, is very loud...we live in the second complex closest to the train crossing...train whistles can be heard from 5am - 11pm every day - our car was broken into...this can happen anywhere in Austin these days...and you should never leave anything, including your detachable radio face, in your car - the air conditioning system is old, our electricity bill for May 2008, was $250 - repair requests are usually… See More>anonymous

Poor maintenance service, poor parking (3 car break ins), and apathetic staff
I lived in San Marin for about a year, and during that time, my car, my girlfriend's car, and my brother's car were all broken into. Aside from the safety/criminal issues regarding parking, there's not enough parking near the apartment buildings, so I'd always have to park pretty far from my place. The staff does not care about you. I've had packages sit in the office for weeks, when I had a delivery note, and went in 3 times for the staff to take a casual glance and come out to tell me they had no packages for me. They told me I could not get new batteries installed in my smoke detectors unless I provided them, even though that is a safety issue, and I paid nearly $1000.00 a month for the apartment and garage, which I paid $75 extra for per month, because parking near Duval is apparently not safe. I was grossly overcharged for cleaning and carpet when I moved out. Most of my neighbors were jerks. Great apartment
I have to admit this place used to be horrible until JPI management took it over. They have been so great especially the young girl with black hair she is always smiling , very sweet and handles her business. They have a variety of floor plans that are great and very spacey. I love that they have wash/dry in the unit. I never hear any noise. I feel very safe. Maintenance has always fixed anything in a prompt manner and they really keep things clean. Also the apartment is in a great location! I will definitely be renewing my lease soon! The only thing I don t like is having a gas bill.

Incompetant Staff, doo-doo brown paint
After paying my rent on time for a year, San Marin was kind enough to repay my being a good tenant by raising the rent over 160 dollars! Honestly, I think it is well worth it, I mean they deserve it after putting on a new coat of doo doo brown paint but not fixing anything when the maintenance requests are put in. And the wonderful people in the office...words escape how wonderful they are! Unfortunately, words do not escape how incredibly incompetant and lacking in basic customer service they are. I thought that when Greystar left and this new company, JPI or something, took over that they would live up to their promises of excellent resident service. I appreciated how the bobbed haired ditz from Utah can only say "sometimes those things happen" to each and every complaint...oh and the way that she or anyone else never can apologize when they mess up is priceless. Comfortable & Convenient
I am currently a resident at San Marin and can say my partner and I are comfortable with the complex. We were referred by a couple of friends already residing at San Marin. First, THE BAD: There have been reports of car break-ins since we've moved in. Actually, our friends who referred us got both of their trucks broken into. We have two vehicles but have been fortunate not to have gone through that. A car break-in can happen anywhere at anytime. There's only so much management can do although, I would like a complex completely fenced, San Marin is not. I would imagine that would help decrease theft. San Marin is also the first complex I've lived at where the rent is due on the 2nd of the month. That third day could've helped us a couple of times but we still had to pay late fees. Last, the maintenance could be a bit better on the grounds. My biggest issue, the leaf blowers. I like my apartment neat & clean, as well as our patios. Just Say No to San
We couldn't wait to get out of our lease. If you want to live some place that is over-priced, they don't enforce parking (try pulling in to a spot where an SUV or pickup hasnt parked correctly and is taking up 2 spots and stays all day!), or try reaching the "Security Patrol" who never returns the call or investigates the issue...then this is your place! The apartment may be somewhat nice and the grounds kept fairly neat, but they don't seem to care about the residents that much. It's nice to live in a place that is pretty clean, but they fall short on the important things that we listed above. The noise level can be poor at times, especially if you get stuck near the "partying type". I guess this can happen anywhere, but we couldn't wait to leave.

And youd think the train noise would be the worst part...
its bad when you can sit on your balcony and watch people breaking into cars while waiting for the police to come. the managment doesnt care. they got you locked in a lease that you have to pay reguardless. your car WILL GET broken into!

Luxury? I don't think so....
The person who wrote the review below obviously works for the apartments. Who else would use the word "amenities"? This place is ok but definitely not a "luxury" apartment. We've had a list of things wrong since we moved in and they still have not been fixed. They have been by a couple of times to say they were going to fix it but nothing has ever happened. Our "amenities" are from the 90s-which is when the apartments were built. The carpet has not been put down properly, there are places I can freely pull up because it is not attached. I just found out we had a security guard. You know how I found out? Someone broke into 3 cars right near our apartment. The office never told us about him.
