Dont move in!!!

Ive been here for 2 years almost, I was planning on staying in college but I had a job offer in Austin for 45K a year, and tried to break this is and they tell you that it cannot be done unless you pay 80% of rent and you still have to pay the rent until someone else moves into the app. Stupid! I actually recieved a phone call today for rent even tho I paid the amount on the 1st, they told me that I owed $1.06 still for this month... WTF its a $1.06 put it on next months rent. My bed room door was locked when I came back from vaccation, and not just locked the dead bolt was broken, it took them 4 hours to have someone come over during the week. When he gets here he speaks no english, I told him that it wsa a dead bolt but he tries to get into the room with a puddy spatchula, really... I told them that you cannot open it due do the bolt being broken... he attempts to drill out the lock... his drill burns out. another hour or so goes by and he is back with another one. finally fixes it and leaves all of the damn metal shards on the carpet. The gates to the app. dont work so they are always open, means anyone can come in here. my roommate had her car broken into, campus park did nothing! The girls that live above me sound like they are running everywhere all night. dishwasher looks and acts 10 years old.

    NOT AN OPTION

    I lived at Campus Park for over a year until it got taken over by another company. Before it was taken over, the apartments were better and there was no complains. Now that it is been taken over, there are no pets allowed so its bull ----. The new company that took over are very rude and walk in to the apartments with no request, so they walk in as they please with no permission of the residents! Maintenance isn't done quickly, it would take over 2 weeks to have something fixed. The safety of the apartments is not well equipped. There were shootings when I was a resident at the club house. Parking is horrible! There is NEVER parking after 8 pm. Bus transportation is only to UNT and not TWU so it was inconvenient. I don't suggest this apartment to anyone because the staff have been rude to me personally!

      Threaten to fine you illegally.

      Campus Parks is a terrible complex. They basically rob you of your money. In their lease they say that they have a gate to the complex, when they dont even close it. They also promise you a computer lab, and they havent even opened it up yet because they are adding tanning booths in the room. So you are paying rent every month for things that are not available to you. Pets are not allowed in this complex, but there are many stray cats around. Someone from maitenance came up to me today and almost fined me because I was playing with a stray cat that used to belong to someone in this complex. The man threatened to fine me 100 dollars if he even sees me holding the cat again around the complex.If you move here and are holding an animal they will threaten to fine you without any evidence that it is yours. What he is threatening to do is illegal. Dont move here if you dont want to deal with maintenance and people in charge who dont even follow and know the law. Its a RIP OFF!

        Drugs, Break INS, and terrible management

        Campus Parks is the worst apartment complex that sits in Denton. The management is terrible and doesn't care about the safety of their residents. I found out drugs were being sold in my apartment one night and when I approached the management they didn't care at all. They said I was on my own and that they couldn't help me, or let me out of the lease. When my roommate and I moved in there were fleas living in the apartment because dog bowls and bones were in the rooms from the recent residents. Just within the first month of living there break INS were occuring and I have heard gun shots in the middle of the night. They have security gates on the complex, but they never close them. When I signed the lease they said they had a computer lab for us, and they havent been open at all since school began in August and the semester is almost over. The reason they arent open is because they are adding tanning beds. So they are basically just stealing your money. Don't move the this complex! It is not safe, has terrible new management, and a waste of money! I'm trying to get out of the lease ASAP!

          Going the extra mile!

          When faced with another week at a hotel, because the apartments were not ready to move into; we took our concerns to the manager. Living over 700 miles away and not being able to help our sons with a place to stay---we asked what, if anything, they could do to help expedite the move in date. They were honest and never made any promises, telling us they had to find a totally new crew which cost them valuable time. Prayer is a wonderful thing, because within 24 hours they got the call! I can't give enough kudos to the staff at Campus Park. I hope their stay will be pleasant and they have good neighbors. Thanks again. :-)

              AWFUL!

              Lets see my roommate got pistol whipped, one of my friends got their car stolen, another friend's car got broken into. This place is awful, my apartment was a dump when I moved into it. The amenities are run down,or broken. On a positive, the office staff is very nice, as is the maintence people. I had tons of problems with noise, and I was constantly calling the cops.

                Affordable that s about it.

                If you are looking for cheap apartment housing Campus Park is one of the best. If you would like for your vehicle not to be vandalized Campus Park is not the place for you! They have a gate that never closes, but even if it did anyone would still be able to enter from the back non-gated part of the property. My car has been egged on three occasions forcing me to park in a different location not as close to my unit. My car has also been broken into four times even though my car is completely stock, so if your windows are tinted you ll be at risk do to burglar curiosity. No need to call the police or report the incident to the front desk because they won t be able to help you once the deed is done. The staff tries hard from what I can tell, which is a plus and maintenance comes in my place frequently changing air filters and smoke alarms (even if not asked to do so). The bus stops here so you ll save gas and money if you go to UNT. The grounds staff keeps the place clean even though it gets destroyed almost every night either by residents or the THOUSANDS of cats that roam the premises. Depending on where you stay noise could be an issue. Campus Park is visually pleasing if you don t count the hideous advertising they recently posted on the back side units and the overall awful shade of yellow the complex is painted. If you jog in the mornings be careful because the neighborhood isn t lit very well and cars speed through at all hours. It is very easy to list all the negative things that go on at Campus Park, but if your finances are on a strict budget and you live the typical meager lifestyle of a college student, you can live comfortably after your rent is paid because the prices are so low.

                  Not as bad as everyone says

                  First off, the walls are thin and thats about the only bad thing here. I'll let the neighbors know if they are too loud and they usually quiet down, so theres no reason to tell or cry about it. Second of all, a 4-2 is going to cost $350 this year which is over $100 less than any other complex this close to campus with a bus route. So it's actually a great deal for someone who has to pay for everything themselves such as school, rent, and food. And don't listen to everyone who is putting down the staff. They are great as long as you don't go in the office bitching at them with an attitude; you get treated how you treat others.

                    Not worth it with price increase.

                    I currently live in Campus Park, but am moving out this summer! It is rumored that Campus Park is adding on another building, not sure yet. Either way the price is going up $100! I was paying $325 for a 4 bedroom 2 bath, but the apartment and it's amenities are not worth the extra $100. I am in building 4 which is in the very VERY back of the complex. Parking is great for me! If the parties at the Forum (apt complex across the street) get serious then they start parking in our complex since our gates don't even work. I was also told that gates would get fixed July 2009 but they never did. I don't feel safe in Campus Park, especially not in the back of the complex. Over summer there was only two other occupied apartments on our side of the building. Three apartments were broken into and my roommate's bike (which was chained to the porch) got stolen. The fence doesn't even enclose the property. The walls are really thin!!!! I can hear EVERY footstep my upstairs neighbors make. I even paid a $360 noise complaint, plus received 3 visits from the courtesy officer because the people below me didn't understand the thin walls and actually thought we were wrestling... Maintenance is ehhh..... things get done but they take forever! Some piece in our dishwasher messed up and we were without a dishwasher for 2 1/2 weeks. The more friendlier maintenance man told me that sometimes the management waits for up to 20 work orders before requesting new parts for appliances. Thankfully no other appliances have died. We did have serious water damage to the ceiling above our porch which took them 6 months to patch up. Oh and yes the complex is located next to a busy train track.

                      Not As Bad As Everyone Makes It Seem

                      I live at Campus Park and I haven't had a lot of problems- everyone here is complaining...where else can you pay 300 or 400 dollars for rent for a furnished apartment? This is an average apartment complex, as far as I'm concerned. Some of the things people are complaining about are not anything that Campus Park can fix. You got hoodlums hanging around the apartment complex? Well rest assured, these little hoodlums are pals of one of your neighbors.

                        Gunshots fired last night!‎

                        NOTE: The title will be explained further along this review. I PROMISE. I have never written a review before, so I am taking a huge step in SPEAKING OUT about this terrible apartment complex. It looks nice on the outside: clean buildings, no trash littering the area, all the trees and bushes are well-kept, office is organized and pool area is kept pretty. HOWEVER, let me assure you. The price I am paying right now $325 all-inclusive (but KEEP READING, this becomes a problem) .That is all on the outside. Let me explain to you the inner-workings of what goes on at the apartment complex. I have only lived here for FIVE months and am already running into MAJOR problems. The day I moved in, I checked my furniture (since it's furnished) and under the mattress, the flimsy piece of cardboard that is supposed to hold the mattress was smashed in completely. I immediately let the staff know and told them to take care of this problem ASAP since I could not sleep on that P.O.S. bed that was half-sunken in. How long did it take them? Two weeks! I had to hassle them everyday for them to even respond to my problem. They fixed it on the morning of my birthday so I guess that was my birthday gift (fixing my bed). Ha! The chair that came furnished with my room has S#!T stains all over it so I have a chair cushion to place on top of it. Not only that, but the nuts/bolts that hold the seat onto the chair fall out every single week. I have to screw them back in individually and they refuse to stay in. I could call the staff and ask for a new chair, but my room mate did that and it took them 1.5 months to do it! What is the point in even asking? I pay $325 a month. Great for a 4 bed 2 bath floor plan, yes? Yes I agree with you as well. I loved the rate and that is what got me to even live here in the first place. Well only after three months of moving in, the management decided to UP the price by $10 for every single person who wants to pay with a credit card in the apartment complex!!!!! What the fck! I don't have a checkbook and I don't plan on getting a checkbook JUST to pay for my rent! I need to pay to buy checkbooks and what is the point? I know about how companies that service credit cards charge money for every time someone uses the swiping machine because I have worked in retail all my life. I am a fashion major and I know all about how credit cards work! Charging $10 extra per/month is a change in the contract and they should not be allowed to do so! I am not a loud neighbor, but let me assure you. Everyone else here is. There are parties thrown here every single weekend. One on every floor. This is a slight exaggeration, ok, but there are parties that go on no matter which building you live in. Lucky me, I got moved into the building that just so happens to be the first one that is next to the gates of the complex. Oh yes, speaking of gates, THE GATES DON'T WORK. There are two gates and neither of them work. They haven't worked for over a year now (told by management themselves) and even though it was promised that they would be fixed by July 2009, they have yet to fix them. Basically there is absolutely no security for this complex. Anyone that wants to come visit this complex CAN and WILL. At first it was nice since my friends could come and go without worrying about an apartment code. But after last night, I am fearful for my security as well as my friends'. GUN SHOTS: WOW. Last night I came back early so I could get some rest because I have to wake up today. Around 1 AM fights start breaking out in front on my building (in the parking lot). I open my front door (I live on the 2nd floor) and see girls throwing punches, pulling hair out, screaming at the top of their lungs, and NOT TO MENTION banging into cars that they're fighting on top of. What. The. Hell. The two girls calm down and separate, but the parties and fights got even rowdier within the next hour. At 2 AM gunshots fired out (atleast 10) and panic started to emerge from everyone in the complex. I called 9-1-1 and I was told that they received multiple calls and an officer is in the area. About 5 seconds after she told me this, three cop cars came to the scene and started arresting people. The suspect with the gun is unknown at the moment. Oh but don't worry. At 3 AM parties started up again because nothing can stop Campus Park Party People from Partying, right? How ridiculous is this? I cannot stand Campus Park. The noise level is crazy and uncontrolled because anyone can enter and cause a fiasco like this to happen. The walls and windows do absolutely nothing to block out noise from outside neighbors. I hate this complex and I am going into the office tomorrow to find out what I can do to move out of here ASAP. * P.S. Don't tell me that you have had a good experience with Campus Park because that doesn't exist. Even if you don 't have a party person for a neighbor, trains go back and forth tooting their horns all night long and the tracks are (surprise surprise) located right next to Campus Park apartment complex. Ha! This complex is a JOKE!

                          Nothing has changed!?

                          I have been reading through these reviews and all of the problems they had 3-4 years ago are still here! I have lived here for 5 months and I only wish I had seen this before I moved in! Yes, it has one of the cheapest rent I have found around town. But it is SO not worth it. The management could care less about the tenants, they care FAR more about making money. Which, yes this is a business but seriously!? It is a gated community but the gate never closes. OH! It did randomly close one day, but we had no clue what was going on and when we moved in they did not give us a card because it didn't work! When I went into the office the next day to get a card, the employee handed me a card and said, "I hope this works," being COMPLETELY serious!!! Things weren't too bad this summer when there wasn't anyone here. But now that the semester has started parking is HORRIBLE! I don't get off work until 10 and when I get here there is no parking. There are no parking stickers or anything so parking is a battle every night. One night I had to park on the other side of the complex, I definitely did not feel safe walking from my car to my apartment. Not only has parking gotten bad but I'm guessing there are constant parties or something because the noise has gotten bad. After labor day it took almost 2 weeks for anyone to do anything about the trash everywhere! Apparently there is a no pet policy...but nobody follows it. I cant stand it here for much longer, but when I went in to ask about having someone take over my lease they said, "we don't do that"...So I am stuck trying to figure this out... Trust me, the rent is NOT WORTH IT!

                              I swear this apartment is run by high schoolers

                              I should have known this apartment complex was going to be trouble. They lost my co-signer form not once, not twice, but FIVE TIMES. I had to re-fax it so many times that finally I had to drive from Plano up there to give it to them to process. We also have had a broken garbage disposal that we filled out a maintenance request form for over three weeks ago. When I went to the front office to check on the status they said, "The parts are on back order"...what parts? No one has even come to look at it! They also said all of our parking stickers are on back order too, so at night ANYONE can park here...good luck finding a spot after ten on week nights. Apparently, if the job is too big for them it goes on "back order". Oh, and even better, I just got a notice to vacate the premises because I haven't paid my rent...I did pay it... I have the statement which I then had to print out and give to them. KEEP ALL RECEIPTS OF RENT PAYMENTS!!!!! These guys are total clowns.

                                the management still needs improvement but its a little better.the maintance system is more effective. its convenient and cheap if you are trying to save in this poor economic season. it is conveniant if you do not have a car or parking sticker for UNT students because the bus comes every 10 minutes to pick residents. i hear a lot of complains about the place but people are still residing in these apartments. but they need major improvement for better ratings.

                                  STAY AWAY! HORRIBLE EXPERIENCE!

                                  Management is so unorganized! They don't check people out like they're supposed to. I had a roommate that moved out last year and left all kinds of things behind in the storage closet. Now that I'm graduating and getting ready to move out, they tell me that I have to clean it out when I am not the one that left the mess in there and it was not my responsibility to check it when that tenant moved out. Not to mention their inconsistency with rent and utilities payment. One month they let me pay my rent and electric bill separate, and the next month they refused and told me they had never let people do so, which obviously was untrue if I was able to do it before. There is a no pet policy that NOBODY follows. People always leave trash around leaving the maintenance people to pick it up. The only decent thing about this establishment is the maintenance team. They are very polite and attentive to any maintenance requests that are put in. Other than that, TOTAL DISASTER! When my other roommate first moved in, they told her they would bring new furniture. Two years later she has moved out and I am still there, and NO NEW FURNITURE!

                                    So I moved out LAST July. When I finally got my move-out statement in August, they charged me for the damaged kitchen floor which I had already stated was damaged on the move-in statement. When I asked them to fix it, they told me not to cash my refunded deposit until they discussed the situation with "corporate." I called EVERY SINGLE DAY about the situation and each day, I was told they would call me back...AND THEY NEVER DID!! It was not until DECEMBER that I was told to go ahead and cash the check and they would refund the balance of the damaged floor as soon as possible. LIARS!!! Can somebody PLEASE explain to me why it is now APRIL and I STILL haven't received MY MONEY???? To top the situation off, I received a voicemail from the assistant manager and she stated, "I've been trying to call you but I think I have the wrong number, so call me back if this is you." First of all, I've had the same number for years. Second, if she had called the wrong number this whole time, how did she magically find the right number??? So anyway, I call her back and she tells me, they're not gonna refund me the money because I don't have a PICTURE OF THE FLOOR!!! What is the purpose of a move-in statement if I have to take pictures of damage??? UGH! DON'T MOVE IN! IT WILL BE THE WORST EXPERIENCE OF YOUR LIFE!!!!!!!!!

                                      This apartment is the worst place I have ever lived. The management "team" are MORONS, they don't know how to run an office. It takes multiple requests for anything to be fixed and then when they finally tell you they'll fix it, it takes two weeks for them to come. The furnished apartments have CHEAP furniture and OLDDDD mattresses. Oh and on top of all of that, half the complex is on a train track with trains that come by about every half hour. This is a "gated complex" but the entire nine months I have lived here, the gate has not been closed one single time. There is a no pet policy--but if the people in the office like you, they don't care if you have a dog that poops everywhere... If they don't like you, they make you get rid of your pet and make you pay a fine... UHHH tell me how that is a "policy" BOTTOM LINE, DO NOT LIVE HERE

                                        It's NoT WORTH IT!! I REPEAT, IT'S NOT WORTH IT!!!!

                                        MANAGER PARKS IN HANDICAP SPOTS BECAUSE SHE HAS A ---!! THEY WILL LOOSE YOUR PAYMENT RECEIPT FOR THE MONTH AND ASK YOU TO REPAY JUST TO BE SAFE!!! I've been here at this "complex" for 1 and 1/2 years now, and it is definately not a good investment to live here. Move in was terrible, my apartment wasn't professionally cleaned until 2 days after I moved in. So yes, I lived in other ppls filth. They come up with out of the hole fees that no one can provide paperwork for, the maintenance (although nice) is extremely slow, the management is non-existent and they don't know what they are doing. Sometimes there is only one person on duty the whole day who just so happens to be new!!! They bend the rules for friends of friends but come down hard with an iron fist on newbies. They even evict students for paying a week late!! The management is so unprofessional! I've never seen the manager's face because she is too good to come speak to her tenants!! She speaks to us through a liason, which is typically a new hire - no one stays there longer than 4 months. Receipts are lost and they make you pay months rent over and over just for their financial gain...and if you say no, they charge you with late fees. And they take advantage of their tenants, parking in the handicap without a tag, closing the office 3 hours ahead of time! The manager yelled at me and said "Its a business honey, get over it!!" I should slash the tires of her --- which is always illegally parked - stuck up -----! And don't let me even start on the floorplan!! You live in a box...don't let them fool you with the spacious apartment used in the tour. Its totally different. DONT LIVE HERE!!

                                            Life Changing

                                            I used to live at Campus Park. I would just like to say that it is not as bad as people have made it out to be. The thing I loved most about CP has to be the boys that lived in 414. They changed my life for the absolute best. There was never a dull moment around that complex when they lived there. Always throwing some wild party or at least one of them was getting into some sort of mischief. They were always kind and had an open door policy to making new friends. They had a very diverse set of personalities. You had the promiscuous ladies man who was always drunk, the arrogant cocky guy who thought he was good at everything, the sexually confused guy, the racially confused guy, and lets not leave out the village idiot. All of them meant well and had good hearts. They made my college experience what it was and what I remember to this day. P.S. - They are all still in college....how pathetic.

                                              RUN!!!!!

                                              RUN!!!! These apartments are awful! They show you one apartment and then move you into something totally different. When I moved in, the apartment was beyond filthy! The bathrooms were dirty with pubic hair in the sink, on the toilet and in the tubs. The toilets had feces on them. The bathroom with the tub has a pvc pipe over it that drains water from the AC unit!!! The kitchen was full of food. The refrigerator still had ice in it from the previous residents. The washing machine had hair and other disgusting material in it. The sides were dirty! The blinds in the living room were bent and dirty. The walls need to be painted. I just moved in and the apartment manager told me to fill out work order requests!!! Who fills out work order requests on the day of move-in? The staff is unprofessional to say the least. The apartment manager would not even come to the office to address my problems! I am currently taking action through the corporate office to get these things resolved. I would suggest anyone else with problems to do the same thing because management does not care about anything but collecting money.

                                                You guys are crazy! These apartments are the best in town, especially for the cost. I've lived here for about 15 months and it has worked out very well for me. Although the company has gone through a couple managers in the past, the office staff has been around for a while, and are always willing to help. There are plenty of hott girls that live here also, about the hot-tub, living in Texas, who needs a hot-tub? The maintenance staff is great! He's so nice and always trying to make all the residents feel at home! I recommend this place highly!

                                                  Do not live at these apartments. They are by far, the worst ran/managed apartments I have ever seen. I was transferring to another apt at the end of the summer for the up-coming semester. And the lease specifically states that they have to give you 5 days notice of when you have to move out. Me and my roommates were given 6 hours of notice, was told at 5:30 in the afternoon. There excuse was that they messed up and someone was moving into the apartment at 4 in the afternoon the next day. They did this on the day I had finals for my summer classes. Was up til 4 in the morning moving, and then they charged me for the apt not being clean! Stay far away from here. These are the most piss poor ran apartments I have ever seen. The hot-tub doesnt even work! And its green! This place is nasty!!!!!
