Dont live at campus park
hey living at campus park isnt that bad. let me just say they will do everything they can to screw u on ur move out bill. it happened to me. they sent me the bill, i called to ask about it and they avoided me completely. now i have a bill collecting agency on my --- and all i wanted to do was ask about the bill. living there was better than the move out experience so just make sure u got all ur things in line and have the office staff walk thru ur apt before u leave.

Ya know the whole title of the place is Campus Park STUDENT LIVING...WTF else do you expect out of these apartments. All these complaints about noisey college students and how nobody is getting their way and everything is confusing blah blah waa waa...well its student living....what part of this does nobody understand. This place is full of college students. Its like a Dorm but with different rules and a kitchen. <br><br>I haven't been living here very long but i was impressed for this place being student living. I had some miscommunication at the beginning but if you do the responsible thing and talk to someone with a cool head and not get all pissy then you can really talk to someone and get things straight. Not everything in life has an easy button we can all push. I still like living here. yes my neighbors are loud at certain times at the night when i'm asleep and my neighbor below plays loud music but what else am i to expect living in an apartment sharing walls with one another. <br><br>Anyways, its better than a dorm and being under the University's thumb. So get over it to all of you that lose your cool over petty crap. I like it and i'm staying.

Living at campus park has been pretty good. However, my only complaint is about one blonde guy who doesn't know what he's doing or talking about. He's never there and will promise you anything you want, but when it comes time to get it, he flakes outt and your left with nothing. You can talk ot anyone else, but him! He screws anything thing up, so beware!<br>other than him, the apartments are pretty good. Everyine seems really nice, and they try to do what they can. <br>

** FUN FACT ** I just found out that Campus Park is not longer ALLOWING co-ed roomates, so unless it's a sibling, you cannot live there. How ridiculous is that?<br><br>I will agree with everyone that the office staff there is a joke. An absolute joke. They gathered up a bunch of -------, gave them a name badge and sat them in the office. <br><br>They lose EVERYTHING. They lost my move out notice, they accidently "forgot" that I am moving back in with my brother in two months and gave my room away, so now I have no home. <br><br>They NEVER EVER EVER EVER fix anything. There always seems to be a crowd of 30 people in the parking lot blaring music at 3am every night.<br><br>That place sucks.

Don't do it!
The management here is horrible! You can go in and talk to them one day and they'll tell you one thing, then the next it will be something completely different. All the new people in the office don't know anything and they're just causing all sorts of problems. Rates are going up so I wouldnt suggest moving here.

These apartments are not bad, however, the people that actually live here do not read their contracts. they just sign them and expect all to be ok. the complex is not a babysitter, so be a grown up and read your contract. and if you have bugs tell someone and put it in for it to be fixed. there's an exterminator that comes out every week and there is all new staff members who are wonderful.

Crooked New Management.
I'd already had lots of problems with the previous management, and so when new management arrived I thought "thank god". Not so. I was just told today that our electricity bill, which I was told previously when I signed the lease that I wouldn't even have to pay, would be deducted from my rent check that I wrote if I didn't pay it today, and that my rent would be counted late until paid in full. (In the tune of 50$ PLUS 5 dollars per day). If you would like to put up with this ignorant CRAP, please feel free. But I wouldn't suggest it.

It's Alright
Campus Park isn't bad for a first apartment, and especially if you're a student. They are pretty accomodating, with a bus that takes you to class, and you only have to make one payment, rather than a thousand to different companines (water, elec, etc). You have everything you need (washer and dryer, free parking, fitness center, pool, furniture, etc). The staff is okay, and the maintenance comes within a reasonable time. The rent is cheaper than most student housing, and the appliances work pretty well. Never had too much problem with these apartments. I would recommend getting your own computer though bc the computer lab is always full. And the fitness center doesn't have that much equipment. Noise can be a problem too. Alot of loud bass music and screaming voices. You get used to it though.

Lived here for a little over a year; overall no complaints. Felt safe, never had a problem w/management, maintenance was decent (took a while but got done), Good place to stay for the money.

New Changes Fair Well For Campus Park
I recently spoke with individuals from Campus Park. They are going through some MAJOR office changes, in way that they don't have the same manager, who left the apartments on her backburner while she tended to more $-making jobs. Anywho, they just went through a renovation in their club room, and are getting a pool table soon. They now offer Starbucks coffee for students every morning at their coffee bar. They also just got new pool furniture. In the summer, when most of their turnovers are, they are going to do some replacing of A LOT of furniture in their units. They definitely needed the mgmt change, as I read from all the other posts, but they are getting through that bit by bit.

Kiss your deposit goodbye
If you go to UNT student legal service, they know the office staff by name because they are always having to help students get back their deposit. My roommate and I left the apartment clean enough to do surgery in and they kept our deposit and were actually trying to charge us a late check out fee, because they didn't show up to the apartment as schedule to check out; they were late, not us. Stupid kids living their and always destorying things, ie.. pouring bubble bath into the hot tub. Your in college, grow up.

continuing on with my 06/03/05 review...more has occurred
first, let me say that i didn't think there would be any more to write after my june 3rd review, however, somehow the office staff (esp. the manager) have outdone themselves. second, the person who wrote the 8/5 review is a former neighbor of mine and i wish to say that (s)he were exaggerating, but (s)he is telling the absolute truth. in fact, (s)he even left out a few things that have only recently occurred to both of us in a joint effort to settle the score with campus park.<br>to continue, the aforementioned author of the august 5th review and i went into the office together to get a few things straight. number one, that new black (and yes, i can say that) guy is full of crap; he lies like a rug. he would say one thing to my companion, and then something completely different to his manager. sadly, my companion and i were both in the office for one of these incidents and at that point, i came to the conclusion that i was through with him. he needs to be fired (and as a side note, my companion told me that he has the reputation of a liar so why he was hired in the first place is beyond me). anyhow, we went in to get the corporate number. the number that was initially given just didn't seem right. we'd call, but no one would answer, not even a machine or voicemail. i walked back into the office and miraculously when the manager called, the voicemail quickly reverberated through the speaker phone. then, we had issues with the manager claiming that she sent out individual notices to everyone in february reminding them to renew their lease. she's full of you know what, too. she hadn't sent out anything. in fact, i audited the complex and found that not one single person i asked had received a notice. and that whole posting up a letter in the mailbox area doesn't sit too well with me either. the one note i saw in there on pink paper (yes, i ripped one down) only reminded people to renew their lease for a special rate; it said nothing about how not renewing your lease would actually terminate your living there. i bring this up because i recently had a spat with the manager over another companion's lease. apparently, (s)he didn't renew her/his lease so the manager walked in on the 9th of august and told her/him (s)he had 3 hours to move out. in compliance, my companion began to do so. luckily, i called while (s)he was packing and then later in the office. the manager told me that my companion's lease was not renewed because campus park does not rent on a month-to-month basis. let me stop here and note a few passages: paragraph 3, line 4 "This Lease Contract will automatically renew month-to-month unless either party gives at least 60 days written notice of termination or intent to move-out as required by paragraph 37." also paragraph 33, line 1, "Neither we nor any of our representatives have made any oral promises, representations, or agreements. This Lease Conract is the entire agreement between you and us. Our representatives (including management personnel, employees, and agents) have no authority to waive, amend, or terminate this Lease Contract or any part of it, unless in writing, and no authority to make promises, representations, or agreements that impose security duties or other obligations on us or our representatives unless in writing." i personally found this quite interesting considering the fact that nowhere in our lease does it say that month-to-month leases are NOT allowed. everything in the lease points to the presence of such options. and i have to also point out that we never received any written notice saying that our leases could not be renewed on a month-to-month basis, so the manager's statement is null and void. now, let me also note that they never sent out any notices of termination to myself or either of my companions. paragraph 3, bullet 1, line 1, "We must receive advance written notice of your move-out date. The number of days of the advance notice must be at least the number of days of the notice required in paragraph 3 (60) or in special provisions-even if the Lease Contract has become a month-to-month lease." let me stop here again and point out that the lease states a month-to-month contract. and furthermore, in conjunction with paragraph 3, i state again, management did not give anyone 60 days notice. paragraph 37, part 2, line 3, "You must obtain from our representative written acknowledgement that we received your move-out notice." companion 1 and i never received any sort of notice of acknowledgement, written or oral. for companion 2, i sincerelly hope management does not even try to charge her/him a reletting fee simply because they made her/him aware that the room was already relet. therefore, according to paragraph 11, line 1, "The reletting charge is not a Lease Contract Cancellation fee or buyout fee. It is a liquidated amount covering only part of our damages; that is, our time, effort, and expense in finding and processing a replacement." Considering that all that work has been done before my companion was even aware that (s)he needed to leave, that seems a bit, how should i put, unsubstantiated. even my 8-year old child can see that as a rip-off. now i'd like to address some problems with management not following their own policies and procedures. paragraph 20 discusses prohibited conduct. line 1, "You and your occupants may not engage in the following activities: criminal conduct (a couple of shootings and drug sales apparently weren't criminal enough to get rid of some people), behaving in a loud or obnoxious manner (you try living by the pool); disturbing the rights, comfort, health, safety, or convenience of others (my first 2 roommates decided to harrass me and violate my property but when i complained, management just moved me; didn't discipline them in the least bit)...manufacturing, delivering, possessing a controlled substance or drug paraphernalia (i suppose those same 2 roommates' bongs and dime sacks sitting on the coffee table as management entered the apartment wasn't hard enough)...(and for a good laugh, because this is all the truth) or injuring the reputation by making bad faith allegations against us to others." note to management, some of us were raised right and don't lie, unlike you. my allegations will be substantiated and are in very good faith. you on the otherhand cannot say the same, which is why i am tearing your lease agreement to shreds. paragraph 26 (Requests, Repairs, and Malfunctions), line 22, "We'll act with customary diligence to make repairs and reconnections..." Crap, 3 months to fix a microwave...ooohh such diligence. anyhow, i've vented enough for the evening, but you all will probably see a part 3 to this campus park drama.

I lived in Campus Park for one year-- the good thing is that I was able to get away with having a pet despite the no pet policy-- but otherwise, I'm left with a very bad taste in my mouth. They charged me nearly 500 dollars for failure to provide a move out notice. I did provide a move out notice.<br>onfortunately, the imbeciles at the front desk "lost it" and so it is my word against theirs, and I find my bank account $500 poorer. ^&(*^&*( you campus park!!!!! ^&(*^&(* you and your children!<br><br> There was a funky smell in the freezer, I spent two weeks cleaning it to no avail-- it smelled funky until the day i moved. I'm sure it still smells funky.<br><br>There is something good though-- because of the move out charge, they did cancel the $60 carpet cleaning charge. THANK YOU! how GENEROUS!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! take $500, and give back $60. REally nice guys.<br><br>ADditionally, the pool is bunk. It's all broken in the middle. The access keys and cards dont work. the gates are broken. there are really ------ people that live there. my car was the nicest one in the lot, and i was constantly worried about it being stolen or vandalized by the hooligans that were my neighbors. most of them were probably illiterate and were probably attracted to the complex by the ungramatical billboard posted on the roof of the office. "rent available" (if you're an idiot, come and live here)<br><br>i nearly got bad grades on several papers because of failure of the crappy printers.<br>bottom line: you can't count on campus park for anything. they suck.<br><br>and if you date anyone who lives there, you might get the hiv.<br><br>ps- the groundskeepers SUCK!

A little advice, DON'T EVER MOVE HERE
I lived here for two years. The first year was not that bad but when the staff changed and the maintenance guys left everything went down hill. Here is what I had to deal with in this hell hole. First off the entire office staff sucks, except for Nick he is the only down to earth cool one. Everyone else inclduding the manager are unprofessional, direspectful liars who are very hard to deal with. This place is so run down, it is not worth the money you pay for. It always is trashed, no one knows how to throw there trash away they just sit it outside and leave it. I got so tired of having to watch every step that I took when walking to my apartment so I would not step in dog crap. Pets are not even allowed but they don't enforce anything at Campus park. The computer lab is never open, and the gates are always broken, security system does not work I don't think it ever worked, it took forever for them to get internet hooked up for the apartments which they said was free which is not true because you had to buy a modem box for it which is $60. Remember the fact that I was paying for all of this in my rent and it never worked. My car was parked in the parking lot and someone hit it and I had to pay $260 to get it fixed b/c no one left a note. My microwave was broken for over three months and they were to cheap to fix it. If the old maintenance guy would have been still there it would have been fixed immediately. They did the maintenance guy wrong, I would have quit to if they did the same to me what they did to him. I also made several request for pest control no one was ever sent out to spray. It was getting to the point where I was starting to see bugs in my bed and I am not a dirty person for all of those bugs to be everywhere. It is always loud at this complex especially if you live right by the pool. If you have a real life where you have to get up for work like I do at 5:30a.m for work don't expect to ever get any sleep because of the noise. There was even a shooting once at one of the parties someone had there. It is definately not a safe place. Good luck when moving out they will try to get every little bit of money they can out of you which they are doing to me. They are charging me $408 for not putting in a 60 day move out notice, which I thought was a 30 day move out notice which is the standard amount of days required by the Texas apartment association. They lied and said that they sent out notcies in advance to remind people which was a lie because I talked to a lot of people and no one ever got this letter. Be sure to get a copy of your lease. I was frustrated in the beginning but not anymore because I know they will get there's in return. The old saying what goes around comes around is true so I am not worried about it. If they are not getting things done like they are suppose to get the Regional Supervisors # and file a complaint against them. That's what I did and things got done like them making little repairs and opening the lab. I would not want anyone else to go through any of this. Everyone there hates there are better places to live. I am so glad I moved out. Good luck to all and take care.

don't even consider this place
first of all, management is mismanaged. this group of people has no idea what they are doing. in less than one year, i was on my third apartment, with my fourth roommate. for starters, your lease doesn't isn't even worth the paper. i have far too often had to make note of ways in which the apartments have not held up their end of the agreement. for instance, my friend who lives upstairs has been waiting for nearly three months for her microwave to be fixed. today, it is still broken and we are still counting. in addition, do not expect to use their computer lab: you won't even be able to enter the room. do not live near the pool (esp. building 4) and expect to sleep on any given night. i have complained to management quite a few times about the noise and all they would say is to call the police. well, i have called the police enough to know that they stopped responding to my calls about two months ago. so now, i am just dealing with the noise and doping myself up on sleeping pills to get some rest. oh, but before you think you can move to the other side of the complex, keep in mind that the train is very close. i also used to live in building eight and would have to take sleeping pills to ignore the 1:48 train, the 2:53 train, etc. by the way, i couldn't even tell you the last time they came to spray for bugs and i feel like my apartment is under attack. then you also have the frequently broken front gates. i'm sure our money goes to pay for them, but they are always broken, so that's a waste. finally, there are the new (and tacky) reminders to pay your rent and electric bill: very large signs attached to the front gates, common area doors, and management's office. apparently subtlty is not their thing. simply put, to avoid future stress, don't even consider moving here. your money will be well-spent somewhere else.

SUCKS!
To put it simple for you- The apartments SUCK, the furniture SUCKS, the ants crawling around your apartment and you SUCK, the hot tub always being nasty SUCKS, the gates always being broken SUCKS, being lied to by idiot staff SUCKS...... EVERYTHING AT THIS PLACE SUCKS!!!!!!!!!

Waste of Money!
Everything about these apartments is horrible... <br>Read your lease carefully- there is NO way out of it once you sign it!!!! You are STUCK! Obviously they do that because they know that everyone would want out after a week at this place! Do not waste your money here! I even heard two of the leasing agents (who are liers and idiots) talking about what a crap hole these apartments are and how glad THEY were to have moved out! Hmmmmmm???? That should tell you to go somewhere else right there!!!

Yucky
This place sucks and is expensive for what it is - a dump. I made the mistake of living here for my first apartment. Best advice for anyone in Denton go with one of the smaller apartment complexs they are usualy maintained better and do not have a corporate policy of screwing their tenants.

Don't Go Here!
Do yourself a favor and don't even look at this place! They are full of false promises and the staff will make you want to pull your hair out if you ever have to deal with them--- which you will because there is always something wrong!!! I could have dealt with the internet taking MONTHS to get (when they said it would ready at move-in last August)- I could have dealt with the train going by every half hour- I could have even dealt with the normal college noise that goes on- BUT, I can not deal with the staff this place has! They are rude; not so much the manager, but the others have a lot of attitude! They somehow ran off the old assistant manager- who was actually very cool and helpful... then the maintenance man is gone, and he was good at his job too. Now, you can't talk to anyone there if you need something done! Watch out about them trying to take advantage of you at move-out! They will charge you for EVERY little thing!!! Just don't go here! They would have to change a lot for you to enjoy living there!!!!

Management Sucks!
The management and leasing staff is so horrible!! They are complete idiots! When I first moved in last year things were alright, except for the internet problem that lasted for months! Then they had some changes in the staff and everything seemed to go downhill from there! Now, whenever I have a problem they say they will take care of it, but it always seems to slip their minds. I shouldn't have to remind them constantly when something is wrong! They are so cheap that it takes them forever to fix anything! No one I know likes it here, or likes the staff anymore. Don't trust them!

Nice place to stay
I had a good expereince with Campus Park. It is a great place to live during college. They have coffee and donuts in the mornings sometimes and they have fun pool parties too. They are very strick on their rules with paying on time, but I havent found any other place that isn't. overall- i liked it.

THIS PLACE IS AWFUL
I STAYED THERE IN 2001-2003. AND IT WAS A MESS. THE MGMT. DIDN'T GIVE A DAMN ABOUT HELPING THEIR TENANTS AND PAYED NO ATTENTION TO COMPLAINTS AND REQUESTS. WHEN I MOVED IN THE ROOMMATE I HAD AT FIRST WAS FINE. THEN WE GOT 1 MORE PERSON AND THATS WHEN IT WENT DOWN HILL. THEY TRY TO GET OVER. I WANTED TO MOVE INTO A DIFF. APT BECAUSE I COULDN'T GET ALONG WITH MY ROOMMATES, AND THEY DIDN'T CARE. <br><br>I WAS TOLD I WOULD GET A ROOM WITH A TUB AND WHEN I MOVED IN ALL I HAD WAS A SHOWER. THEY LIE, THEY CHEAT, AND YES THEY STEAL. <br><br>WE WERE ON THE FIRST FLOOR, AND I ASKED TO BE ON THE 2ND FLR, BUT ANYWAY THE PEOPLE UPSTAIRS WOULD BE STEPPING ALL NIGHT, KIDS RUNNING BACK AMD FORTH, AND LOUD MUSIC. HOW IS THAT PROMOTING A STUDY ENVIR.<br><br>I DIDN'T LIKE IT AT ALL AND WOULDN'T ADVISE ANYONE TO LIVE THERE. IF YOU DO YOU WILL BE UNHAPPY.

This place was really awful. I should have gotten a clue when, during the first week after moving in, I saw someone getting arrested in the apartments across from me. Luckily, I had two roomates who stayed the whole time, so it wasn't as awful as some other stories with assigned roomates. These were obviously cheaply made, yet cost quite a bit for what you get. We lived on the second floor, and you could hear the upstairs neighbors'EVERY step, among... other things. My car hood got very scratched up and my roomate's car got vandalized. The gates rarely worked, and the place was just loud in general. I would not recommend this place to anyone.
