I lived in Campus Park three years ago and to this day I still get disgusted when I think about that hell hole. Every single leasing agent there is a liar. None of them work there for more than a few months, so if you tell the management about a promise your agent made, it is irrelevant because the agent doesn't work there anymore. <br><br>*MOST IMPORTANT PART!* Make sure to do your move-in inventory sheet. Please take the time to do this carefully. I promise they will screw you over any way they possibly can when you move out. I was charged $350 for a headboard that they accused me of stealing. They funny part is that I never had a headboard in the first place! I ended up losing all of my $250 deposit and having to pay them about $400 for carpet cleanings and holes in the walls that were there before I moved in (I even wrote about them on the move-in sheet!).<br><br>The management is the worst EVER. We finally got sick of dealing with them, so I asked the manager to give me the property owner company's name and number to speak with them. The manager refused to give us either one, so we did research so find them out. When we contacted the property owner company, the manager called me and said she didn't appriciate us going over her head without even talking to her first! <br><br>Also, if you want to live in a 2, 3, or 4 bedroom apartment but you don't have a roomate in mind, they will move you into which ever size apartment you want. They will find a roomate for you. Two times<br>the management moved people in without even telling me. I came home from work and someone was moving stuff into my apartment! Another girl just showed up at my door and said she was my new roommate. It's scary because you don't know if they are lying or not!<br><br>Finally, the speed bumps will ruin you car. I have never seen such huge speed mountains. Everyone's bumpers scrape the ground becuase they are literally two feet high!!! And they are -------s about towing.<br><br>Bottom line - DO NOT DO IT! You and your bank account will regret living here later. Move to Ramsgate instead!

what can i say about these ------ --- apartments, the management sucks and they treat you like a ------- kid because all they care about is money. please when you move in take pictures of your total room, take pictures of the entire apartment and get every thing in writing from rent to deposit to everything. train sucks, managenment sucks, but maintenence is good.

Better living in a dorm built in 1930!!!
Well to start off, they told you that you would have internet... you move in, and you call up to the office to find out out to hook it up and the tell you that they'll get it next week, then next week you call, and still, no internet... and so on for about 2 months. Then they advertise the place as "all bills included" what you don't know is that you're only alloted $40 a month per person living in the apartment. When we got a $90 electric bill the other day, we didn't know what the hell was going on. Then the noise is rediculous. We have guys upstairs who bump their loud rap music roughly about 5 hours a day and play basketball in their apartment. If you complain, they don't do anything. The office staff is a bunch of -------. They really don't help you at all. However, the maintince guy is great. I had an emergency and he was here w/ in 30 minutes to take care of the problem. If you put a work request in, they're here in 24 hours. We didn't have to put a deposit down but I know that it is going to come back and bite us in the --- from what I've read. Yes, the train is loud, but its not hard to deal with. There are far worse things about this apartment complex that we have to deal with.

An essay on why you shouldn't live here:
I would say the only good thing about these apartments is the individual leasing and the bus system that goes to UNT, though even that is starting to piss me off (but that's another problem).<br><br>My roomate and I are currently in a battle with the staff over internet access. When we signed our lease (thank god for only 6 months) in August, the staff told us that rent would go up to $450 (for a 3-bedroom) and that they would take over our electric and internet service would be provided. They did take over the electric bill on time, but the internet access is two months late. And now they are telling us that only one of us in the apartment can have access for free while the others have to pay. WHAT?! That's not what you told us in August!<br><br>Add this on top of the hassle I had the first week I moved in. I got home from the first day of school to find a letter saying that I was going to be evicted because a $25 dollar check had bounced. I hadn't written them a check! Come to find out it was some other girl's check who had never even lived in my room but had (I assume by accident) written my room number on her check! WHAT THE HELL?!!!! <br><br>Aside from that, the furniture is cheap and the carpets are horrid. My next door neighbor found mold under her carpet in her bedroom when she moved her bed. <br><br>I will say that J.R. on the maintenance staff is really nice and if you deal with him directly he'll totally work with you. He got us new living room furniture that the staff wouldn't give us. However, my roomate had a portable piano stolen by someone on the maintenance staff. <br><br>And then there is the ever-so-popular issue of the train. It doesn't really bother me because I'm used to trains, but if I lived in buildings 10 or 11 I'm sure the walls would be shaking. They're basically on the tracks. So make sure you're not living in one of those buildings.<br><br>The staff has no idea what's going on-EVER!-and always directs you to an outside source. For example: the security system. The company who supplies the system will not directly deal with tennants even though Campus Park directed us to them. And Campus Park refuses to deal with them for us. Basically, the security system doesn't work. It never has. It never will. <br><br>For another example: the internet problem previously stated. The C.P. staff has no idea what's going on and refers us to Charter. Charter has no idea what's going on so refers us back to C.P. We finally had to ask for the corporate number, but they wouldn't give us the number for the head of the company. They flat out refused. <br><br>Basically you have to threaten not to renue your lease to get anything and even then they'll screw you. GET EVERYTHING IN WRITING!!!!!!!!!! I can't stress that enough.<br><br>Good luck!

bad apartments
When i live there it was bad management and they never got anything done when i move out they charged me for things that were on my move in sheet so i had to pay for damages that were already there and when i tried to not pay for it they said they were going to turn me in to a credit agency. it wasnt fair and i had to pay alot of money for nothing

Campus park is a big piece of ----. My roommates and i were charged with things such as torn furniture and tiles that were either broken before we moved in and or put work orders for. There are some charges for water? Over all, doing the math, we calculated that the approximated amout that campus park charged us for cleaning was $657. Honestly I do not think that it costs that much to clean the apartment we occupied due to the fact that we cleaned for days. it my not have been perfect, but it was still good. Keep in mind that the carpet had not been cleaned AT ALL prior to us moving in. They charged us $225 for a torn couch that was poorly mended before we moved in, and it was thrown away after we left.

I don't think so...
Most of the people that work there are just not understanding and lack any kind of accomodation. Many times they can be just flat out rude to you. The first apartment I lived in there was infested with ants in every room, and the office did almost nothing about it. Depending on what building you're in, the train can be extremely loud and annoying. The furniture you ACTUALLY get (unlike the model) is terrible.

HORRIBLE!
This is the worse place I've ever lived. It seemed so great when they showed me the demo. As soon as you move in, the office people could care less about you or your apartment! The neighbors are loud, inconsiderate, and messy. There is no balcony, so if you live on the first floor you get to look at everybody's trash in the grass. Parking sucks-everybody has their friends over 24/7 taking all the parking spots in front of the building-when friends don't pay to live there!

Not a good deal...go find a house
First of all let me just warn all college students, do the math, you are better off in a house!!! When I lived there, a 4 bedroom was going for about $400 a person, or $1,600 for the unit. The layout of the apartment was very weak. Bedrooms were small and storage areas were pretty bad as well. Immediately after living here, I moved into a 3 bedroom house near Evers Park.... this was a MUCH, MUCH better experience. The price for my three bedroom, 5 year old house, $1,000 a month. And that price was high compared to other places we looked at. <br><br> <br><br>Denton has some very great deals on rental houses, I would highly reccomend looking in the classifieds. With a house there was much more freedom, better maintenance, and just higher quality. <br><br> <br><br>Campus Park Problems include... <br><br>*Rediculous Speed Bumps <br><br>*Young, Inexperienced, Unknowlegable Staff <br><br>*Loud, Annoying Train (which I can live with) <br><br>*Overpriced <br><br>*Lots of drunk loud college kids partying <br><br>(especially if you live near pool/v-ball) <br><br>*You will not get back a DIME of your deposit, even if you left it better than found <br><br>*Alarms that go off for hours (happened twice while I lived there, once during finals week from 11 pm until 3 am) <br><br>*Bad Parking, pain having visitors <br><br> <br><br>Campus Park tries to make you think that you are saving money by living there, they also try to make you think you will be living the luxurious life. It is all a lie, the apartments aren´t that bad, but for a complex that was only a year old when I moved in, by the time I had moved out, it seemed like the place was 8 years old. It is not kept up very well at all. It is really not a good deal, if your parents want you to live somewhere that is on campus but you insit on an apartment, trust me, just live in Sante Fe or Mozart. At least this way your are close to UNT. I have lived in Mozart and Campus Park.... Campus Park was not really better. <br><br> <br><br>My real suggestion is just go out and find a house. I rented my house from a nice Asian lady that only had a handful of properties. She was not out to take me for every penny. In fact, when I moved out, I was the last of my roomates to leave, and I hadn´t found a place to live yet. So the woman let me stay in the house for my normal share of the rent for another month (only $375!). Think Campus Park would have ever let anything like that happen? <br><br> <br><br>The answer is no. <br><br> <br><br>By the way...I am not a realtor, I am actually now living in Colorado Court Apartments and happen to really enjoy them.

Ups and downs
I have lived at Campus Park for almost a year and a half now, and I am in the process of looking for a new apartment. There are some good things about the complex. I like that we have washers and dryers IN the apartment and that most bills are paid. In my experience and my past roommates, maintenance almost always came the day the request was put in. Now to the bad things. First of all, this complex is deceiving in its appearance. It LOOKS really nice, but is cheaply made. The walls crumble easily and are not very soundproof. (Irritating when you need privacy or when you have loud neighbors.) The bedroom size is what bothers me the most. WAY TOO SMALL!!! For as much as we pay, the rooms are so, so, so, small! My car was broken into this past December too. That is kind of sad considering this is a gated complex. Management needs to improve on the security of this place. I have read many other Campus Park reviews and am dreading moving out. I hope I do not get charged an arm and a leg for everything. If so, I will be back on this website!

Money Grubbing Liars!!!!
I really thought that I was getting a good deal by moving here. So where shall I begin? First is the ant problem. I don´t care how many times they come and spray, gel whatever they never leave. Crawling on my clothes and everything. I lived on the first floor and had to deal with these big cockroaches until I figured out that they were coming from. I was blessed to have 2 good roommates and lived in building 8 where there was not much noise. But that dang on awful train that seemed to run every 30 minutes at 2 and 3 o´clock in the morning. Also the noise from the freeway was unbarable. Then the idots in the parking lot that felt the need to drive fast and skid. These apartments are not that old but the carpet is horrible and the couches are already starting to tear up. Make sure you write everything wrong with the apartments down and keep a copy of the checklist. Also, the location is not that convenient. BEWARE AT MOVEOUT!!! They will charge you for everything even though you may have noted it on the move in check list. Word of advice: Get everything in writing and take pictures. Even though you do a walk through it does not matter. I am still wondering how the amount they charged me miraulously added up to my deposit $64. I cleaned that apartment and the employee at the walk through commented how clean it was and they still tried to charge me $50 for light clean and $14 for a broken tile which was not broken. It turns out that it was the torn carpet behind the door that I noted at movein. Plus they wanted to charge me an extra $50 to repaint the apartment. I called the manager and she took the $50 off but still kept my deposit. Probably because of all the pending lawsuits. My experience was not that bad but if you can afford to live elsewhere I would. Denton in general sucks and most apartment communities just want to take advantage of college students. Listen to all the negative views that you see because it is the truth!

What A Mistake!!!
Everything was fine until time to move out. They charge you for so many things (new paint job and carpet after living there for two years), then claim that the final bill couldn´t be sent to your forwarding address, so they can send you to collections for a bill you never received! This was my first apartment when I moved out of my parents house, and I have learned my lesson-- Always ask other tenants about the place before you sign anything! <br> <br>

Think again
At first, I was so excited about living here. Watch your car. My car got broken into twice within one month...along with a lot of other cars. They say it´s not their problem. The work out room has nothing in it you can use. Even though they are under new management, they are still trying to get every penny out of you when you leave. I wrote down my new address for them. They sent my move-out letter to the wrong address, and sent it to the collection agency. It takes them forever to fix anything, which stuff is constantly breaking. They do not have practical 4 bedroom floor plans. I would look somewhere else to live. It might be a somewhat pleasant stay, but wait until you move out.

This place sucks ---
I, like many others, was suckered into living in this hellhole by one of the front-office skanks that run the place. The management is the worst i´ve ever seen, they´re a bunch of lying ------- who care more about what their --- looks like in the mirror than the fact that your apartment has been falling apart from day one. They´re pretty good at misplacing rent checks too. I now know of 3 people who are in the process of taking their sorry asses to court. My car got broken into a few times, as well as my neighbor´s. The train never fails to wake you up every 30-45 mins during the night. The workout room is pretty ------ too, only a few machines work. Hmmm...lets see, the furniture couldnt possibly had been built for humans, cause all of it broke within a few months, including my bed. Also, the bedrooms are pretty small for what you pay for, and when stuff gets broken, youre probably gonna have to wait at least a week or two for it to be fixed. Then, when your lease is finally over and you get the hell out, they try and rape you for every penny they can, get a good lawyer. so if you can afford this place, spend the money elsewhere.

Worst experience of my college life...
My review is simple - DON´T LIVE THERE! The staff is nothing but high-school and college kids who are not capable of running a business. The simple fact of the matter is that the management team WILL lie to you about the terms of your lease. I have been moved out of this complex for four months now, and today, I got a call from a credit agency saying that I was about to have my credit destroyed and a possible law-suit would ensue if I didn´t pay them an amount almost in 4 figures. I got to the bottom of it and as it turns out, it was ENTIRELY a mistake by the staff. I have the documentation to prove it and an employee that flat out told me that they were wrong. They STILL told me I had to pay, however, because I didn´t respond to them earlier. Today was the first I was hearing about it. Anyway, I have already spoken to my lawyer and am preparing to take them to court. I plan on taking them to the cleaners for the hassle and the crappiest year of my college life.

HATE IT!!!!!
I would not even consider living here for another year. Parking is horrible, managemet is awful, the rooms are small, the design is crappy, and the list goes on and on. The stupid train comes by what seems like every thirty minutes so good luck trying to sleep. The location is horrible, getting on the highway isn´t easy, and those dumb speed bumps. I don´t recommend anyone living here!!!

GOOD LUCK if youre thinking about Campus Park
To make it short and to the point here is a list of what I HATE about Campus Park: <br>* The location.. u always have to make a uturn if you wanna go 35south. <br>* Worst management anywhere.. make sure you have EVERYTHING in writing or hopefully you have a very good attorney. <br>* There two very unnecessary speeding bumps that makes your car rock back and forth 4 times even if you drive extremely slow. <br>* A VERY AAAAAAAAANNoying and LOUD train that goes by every 30 minutes. <br>* No matter how clean you keep the apartment there are always ants EVERYWHERE.. in the kitchen, on ur desk, by the sink, and in the tub!!! <br>* VERY small bedroom compared to the oversized living room. <br>* The apt. is ALWAYS HOT which is good during the winter because you dont even need to turn the heat on(that´s how hot it is) but during the summer you have to suffer and leave it at 65 and deal with an electric bill over $100 each month! <br> <br>Good thing: I CANT WAIT TO MOVE OUT NEXT WEEK AND BELIEVE ME I WILL HAVE EVERYTHING IN WRITING SO THE STUPID MANAGEMENT CAN´T SCREW ME OVER LIKE THEY DO TO MOST PEOPLE. <br>

Horrid
This place sucks. They do not use after hours Maintance. A fire Alarm went off for 12 hours. The Train goes past every 30 minutes 24 hours a day. The gates are always closed. This is a bad place

TERRIBLE!!!!
This was the worst apartment complex I have ever rented from. The management is extremely unorganized, they refuse to fix persistent bug problems. You have to beg them for an air filter. There is no higher up management company to contact for problems or I would have. The manager is rude and ignorant. If you rent here you had better get everything in writing and save all your receipts. They attempted to make changes to my lease when right before I signed to raise the deposit $100 more than the decided price. This place sucks!!! For the amount of money they charge, you could do much better. DON´T MOVE HERE!! <br> <br>Whoever wrote the review entitled "Good Place" must work here because it is total bs!!

The staff flat out lied.
I didnt end up moving in to this place at all because my lease was suppose to start on june 1st and go through the followoing august because i was taking over someones lease. My mother co signed for me and had verified all the information (rent, deposit, dates of lease ect.) several times. The rent was suppose to be $415, but no the lease says $445. I was suppose to move in june 1st through august but no the lease said august 21st through august 9th of the following year. They are uncaring and dont even know how to do their job. I would never live here if they can´t even tell they´re future residents the truth.

One word: TERRIBLE
This was my first experience and I´m sure my worst experience living in an apartment. First of all, the staff is horrible. They´re obviously not here to help the tenants, but to receive a pay check. They´re never helpful. I´ve just spent the last 6 hours listening to a building alarm sounding off with no end in sight. No one from the office can be reached. The office doesn´t even have voicemail or an emergency contact to call if something happens. My car got broken into while living here. THat seems odd when you live in a gated community. These are not the only problems that I´ve had with C.P., I could go on and on. Final word: don´t move here.

What a staff?
Only thing I can say about our staff at Campus Park is Lazy!!!!!! They don´t care to hear your problems, and they are never available. Second, the gates serve no purpose, but at the same time they don´t want people who don´t live in the complex to park behind the gates. I guess they assume we have no friends since they only have 15 visitor parking spots for the whole 11 building complex. I can´t say again how much the staff sucks. If you love living amongst roaches, spiders, and ants then go for Campus Park. If you like overpaying for an apartment that has furniture that a dog wouldn´t sit on, then go for campus park. But any civilized human would not live here. Oh by the Train that goes by every 15 minutes is loud and clear, hope you have a good nights sleep! Don´t live here at all because this list goes on, but my hands are too tired, to keep typing!

Horrible
Horrible place to live. Had to deal with garbage on front porch, horrible neighbors that managment does nothing about, terrible parking, "security" gates that don´t close. The only reason I stayed for 2 years is because I was given 3 days notice that rent was going up. And if we didn´t renew within 3 days, our rent increase would be twice as much.

Good Place
I currently live in these apartments and they are actually really nice. For a college place and for the price, its not that bad. I have lived here for a while now and have enjoyed it all. Yeah it gets a little loud sometimes and if you don´t notice the train when you move in, your pretty much brain dead. But that is the downfall of living with a bunch of college students. Ya know some college student do party and it is going to get loud around spring break and end of school. But over all i would greatly recomend these apartments, and the management has really improved in a last couple of months.
