Sucky Aparments!! Stay Away!!
Choose your own room mates!!!! Residents already there think hey own the place therefore are very bad to live with. Management sucks, and do not enforce the room mate rules. 4 people in a 3 people apartment is really bad, for everyone!! Electric is very confusing! I do think they rip you off. The gates are a hassle and never work correctly. Don't move in here!! Even resident referral is a lie.

Major ant problem. It was awkard of how I always went over the electricity allowance when me and my roommates were ever at home. Poor management. Their has been confusion with mangement on who getting residence messed up with who payed rent. However they now have new management. Very dark, not enough lighting. and noisy by the trains. I didn't like living here.

It's Not Great...
The management sucks. You are not allowed to have pets, but everyone does. The noise from the trains and people living around you is terrible. The maintenance staff is awesome! They are so nice. Do not let them lie to you though. When my roommates and I toured the place, we were showed this really nice very clean apartment. When we actually moved in, all of the blinds were dirty, the tiles in the kitchen and one of the bathrooms were coming up, our kitchen "counter" was cracked... So many issues.

*FIRE* THE COURTESY OFFICER!!!!!!!!!
I have been happy with Campus Park as has my student with one HUGE exception- the so called courtesty officer is a complete IDIOT on a power trip!!! What is being done to tenats is nothing short of HARRASMENT and violating their legal rights! This PSYCHO (the courtesy officer) should not be employed in any type of law enforcement, or be allowed to interact with the human race. I would encourage any one interested in signing a lease, to have their attorney's number programed on automatic re-dial, and certainly use your right of FREEDOM OF SPEECH to contact the management at the complex and the coporate offices as well. GET RID OF THE PROBLEM-THAT IS THE *****COURTESY OFFICER*****

Unethical treatment
These people don't have an ethics or concern on treating people fairly. They are greedy and all they are after is the money. They keep poor records and make it impossible to get out of your lease when things come up. If you are wanting an internship don't move in here, you will not go.

I don't know why everyone is crying...
Things are not that bad here. I really like it and I would not be anywhere else. I have awesome neighbors and the staff is always really nice. Everything is so convienent and there have been a lot of improvements made to the community since I have been here. I think people just get mad when they don't read what they have to do in their lease. Lets be grown ups!

On top of what everyone else said about the managment which is a hundred percent true, there is also a train track that runs parallel to the complex. It will wake you up every night beleive me. I was lucky and lived on the other side of the complex away from the tracks so I kind of lucked out. Although I had friends who lived right by it and they said their apartment would shake when it passed. No matter where you are though it will definetly wake you up.

GROW UP
Reading alot of these ratings which are not ratings at all, just personal attacks to slander the names of individuals who have a duty to a company the same as many of you will when you GROW UP and get into the real world. Everyone must realize the life is not going to conveniently work out a special condition for you just becase you FEEL that you have been wronged. At some point in your life you need to realize that no one else is responsible for you but YOU, not your parents who pay your rent and give you a false sense on responsibility, and definately not apartment management,who is not responsible for your obligations. You cant be upset if you are charged late fees for being late, thats what they are LATE FEES. And for those who feel that management did not get back with them in a timely manner, understand that a lot of times when you are mad at why something is happening it is because you are not informed and dont understand the process that things take. Many of you need to GROW UP and hold yourselevs accountable for some of the things you do and stop looking for an escape goat just so mommy and daddy wont be made at you, because when it boils down to it a contract is a contract and the business is obligated to it as well as you the resident, and it is not the responsibility of the business to remind you of your obligation, because just as you are quick to post some negative and degrading opinions about individuals who might I add,that if you felt so sour about it the grown up thing to do is not posting anonymous comments, better yet you should have addressed your concern then instead. BOTTOM line, you live and you learn and there is a childish way and GROWN UP way to handle everything. ITs time to stop being spoon fed and handle your business, because if you can be mad at management because you are pregnant and they helped you out when you shouldnt have been approved anyway, a thankx should be in order, and why did you renew if they where so bad to you. Super Bad
Unlike the movie this apartment complex is terrible (FYI even if you don't like the movie this place is still super bad). However, like pretty much everyone else has stated, the service at campus park is completely horrendous. So horrendous in fact that I will not capitalize the name of the complex, ohohohoooo yeah that's right folks it's that bad. I am the kind of person that lets issues roll off my shoulders more than I really should, for instance I lived at campus park for more than 2 years (I'd rather not reveal the entire time I was there, as it's pretty embarrassing I let myself be exposed to this monstrosity of a prison). So now to the issues, I'll try to keep this short but I could probably write a novel on everything that went wrong there. Where to begin... Chapter 1 "Swapping Jail Cells" -A little over a year ago my roommate and I decided to move from one apartment to the next at campus park (first bad choice). Upon our moving out we were given the number and date of the apartment we were to move into (away from the train which we heard numerous times throughout the day). So the time comes for us to switch apartments, what happens? Well apparently we can no longer move into this apartment they had told us we were moving into because "The resident has decided that she would like to stay a couple extra months." They also changed our move out date to a date that I was going to be in California for a very important Internship. Well in the end we get an alright apartment, not really where we wanted but whatever it worked out. Chapter 2 "Escaping Prison" -My time had nearly ended at UNT and I checked my move out date about a month prior to my graduation. My move out date is the 7th of August... I graduate on the 10th, "This can't be right" I say to myself. I ask my roomate, "Hey what's your move out date?" to which he responds, "August 30th". "Okay" I think again, maybe they just messed it up (silly me). One week later I go talk to a person at the desk about it, just to make sure that I can stay till the 30th. I tell them the situation, I'm moving graduation finals = me not being able to move out on the 7th. They say something to the effect of "Nope I'm sorry there's no way we can change it even though you're an awesomely cool guy." I come back a couple days later and ask again, same response except the lady at the desk was not quite as nice, extremely short with me, and not to mention just plain mean(I couldn't have been more patient with her mind you). Finally my roommate and I ask for the ever so evasive manager or "Ghost like" as I believe someone before said and it is a perfect description of her. Well when we talked to her (remember this girl is the head manager) she was visibly nervous and shaking like someone had a gun to her head. Remember we weren't even being very stern about it. We did finally get this issue straightened out. What blew my mind though was 2 employees said there was no way we could do it when, as I wrote up above, the year before we had our move-in date changed to a month later because "Our resident wanted to stay a little longer." There were way more serious problems than this but I get too heated thinking about it. I actually have 2 lawyers that I'm talking to about resolving other issues as I type this. So in ending I ask, nay, BEG of you do NOT stay here under any circumstance whatsoever because you will lose more than a little piece of yourself once you sign that lease to the Horrible, the Terrible, the God awful, the Rediculous, the Pathetic, Abhorrent, Disastrous, Loathsome, Horrid: campus park apartments. Thank you if you read this (unless you're an employee of campus park of course).

one word...pitiful
This place is a joke. I lived there for two years in two different apartments. Where to start.....ok first, DON'T LIVE HERE. There are so many other great places to live in Denton where the complex is run by a competent staff. Upon moving into the second apartment, my closet doors came right off of their tracks, and I couldn't get them back on, so I placed a service request with the front office, which was written on a post-it. Unfulfilled, hmm, so a second request was placed, again unanswered, so I went the year without closet doors. I can deal with that, even though that is pathetic. I was once actually asked by a staff member to drive from where I was at the time, to the complex, to pay a .46 cent fee leftover from an electric bill. I asked, "listen, that is obviously not a lot of money, can I please pay you next time I am around the apartment?", to which I was told, "we would actually prefer that you pay it now". Unreal enough for ya? Hope you don't like hot tubs, because the Texas Rangers will win a pennant before that thing gets fixed. We all know how taxing that must be. I have saved the best (worst) for last. Upon moving out, my roommates skates (expensive) were thrown away by a kid campus park was paying to throw away leftover items by old residents. One problem, it wasn't our day to be out yet. They were thrown away prematurely. When we took this up with the office, you would not believe the apathy we were shown, and refusal to pay for them, even blame that we shouldn't have left them on the porch, since they could have been stolen by anyone (Even though it was admitted by the kid that they were in fact, thrown away). With the burden of proof shown, they still refused to pay. They have subsequently ignored my roommate with the utmost devotion. Do not live here, do not give this place money. Your car will get broken into also. The staff is younger than the residents, and they are just horrendous at their job. They could care less about issues you are having with your apartment, and they say they'll look into it, right in your face, without writing anything down. Gracious. Don't live here

Horrible Idea
When I first moved in here, it wasn't awful, but you got what you paid for it. Now they have jacked the prices up and yet everything is going WAY downhill. Do NOT comee here, the student-housing set up is terrible. I got stuck with two girls who absolutely terrorized me until I was forced to move out and take further legal actions and press charges to prevent these things from happening somewhere else, this was AFTER spending about 2 months desperately seeking help from the management! Their only offer was I could pay 250 bucks to move out or all the lease fees, when I had nothing to do with them moving the psychos into my apt in the first place, I was to be penalized. They will help you with nothing when it comes to your roommates, b/c they have all kinds of outings they will use about how when you have seperate leases (which we all thought would be a perfect set up) that they can't do anything, and that's it's a police matter. *At one point both the police and apartments claimed they could do nothing and that it was both for the other authority to handle, until it got ridiculous enough and violent enough that the police were forced to intervene and me be forced onto a friends couch. DO NOT GO HERE. The management is useless, and if you happen to get in this situation or stuck with these girls, (whom still live here btw) - you will get screwed!

PARENTS BEWARE!
DON'T ALLOW YOUR KIDS TO LIVE HERE UNDER ANY CIRCUMSTANCES! I've put several childeren through college living in dorms, apartments... This experience is by far the worst. I could write pages about innumerable horrible experiences - but suffice it to say "run like hell". They will try to financially screw your kid out of his/her money at every juncture. The office staff are inexperienced, uninterested, unavailable and amatures. One parent to another - simply don't do it. Anywhere else is better - trust me. Best regards and good luck!

Took my money and locked me out!
While living at Campus Park, I have had some of the worst college experiences ever. This place was my third apartment since I have lived in Denton. I was having problems with my roommates in December 2006 and requested to be transferred. They never got back to me about it until one day in February I got a call from ------, the assistant manager, asking if I still wanted to transfer. I said I don't have the money anymore, and I was currently in school full time and working two jobs, so I didn't have the time anymore. He said, "Well, we're gonna have to transfer you anyway." I asked why they didn't do it when I requested, and all he could say was that they were busy. Finally in March they called me one day to say that I have some bill that I need to pay immediately and I need to come in to pay it. My lease says "ALL BILLS PAID" and I had already paid my rent for April, so how can I mysteriously have a bill? So I went in to the office to pay it, and ------ told me, "You don't really have a bill, we just have to give you this notice..." and it was a notice to move out to be transferred. I was supposed to be out of my apartment in 5 days, so I got my friends to move all my stuff out by that day. I was told that after the 5 days I would have to turn in the keys so they can change the locks. I waited a week, and still didn't have an apartment. I had already paid my rent for April and I checked my account, they had already taken my money out, but I had no apartment. Finally my mom came to Denton because she had spoken to them previously and felt sorry for me because of the people I have to deal with. She took off work early, drove from Fort Worth, and came to sit down in the leasing office until they closed. Neither -----, nor ------ would speak to her, so she forced one of the leasing agents to put together a lease for me. I got a key to an apartment that was already lived in, so I did a walk-thru and never moved in. I contacted a lawyer about this, and we still have not heard a response from Campus Park. They refuse to respond to any matter that doesn't involve making money for them. I was locked out of my apartment for a week and had nowhere to go, but they already took my money.

FIRE ------!!!
The management staff is so incompetent. The MANAGER is like a frickin ghost. She's never there, so u can either leave a message for her OR "its something the ASST Manager will handle instead. Too bad he's just as unhelpful.------ is a HORRIBLE asst. Mangager. He lacks good communication skills. He was so slow when it came to preparing our lease. My sister and I were told it would be within a week. But he would just sit around for days until I would be forced to call and check the progress, and he would be like "oh yeah, your missing this..." so we would fax it to him. Then a few more days would go by until I would call again and get " I wass going to call and tell you that I found out..." Ummm it's not that hard to pick up a phone and let us know what's going on. Well thanks to his slow progress we ended up waiting a whole MONTH!! We were asked what floors we wanted to live on and specifically said the 1st or 2nd because I was pregnant and didn't want to walk up that many flights of stairs, and what does he say? " Well, did the doctors TELL you that you can't walk up that many flights of stairs?" UMMMM EXCUSE ME...I'M PREGNANT YOU IDIOT!! No pregnant woman should be walking up that many flights of stairs ESPEACIALLY if she has options. Soooo once we're called to move in, we're thinking well...we waited a WHOLE MONTH so we're expecting he followed my request, but did he? HELL NO.... he put us on the 3rd floor!! and when I asked him why he said " I KNOW THESE GIRLS,I DON'T KNOW THE OTHER PEOPLE WHO NEED ROOMIES" EXCUSE ME? Since when did we ask you to put us with your FRIENDS, I could give a rats --- whether or not you KNOW the tennants or not. Not to mention once I was about 7 months I had failed to pay my rent on time, so he went to put a notice in my room and had the nerve to LOCK my door. My purse was in there so I couldn't get my keys or access to my work uniform, OR my debit card. I called him to open it up and he was like "You don't have your key?....I'll open but are you sure I locked it?" My sister was there when he was leaving my room but had no idea he had locked it. I was waiting it out at my boyfriends thinkin it would be open by the end of the day. BUT NOOOOO...it took him a WHOLE WEEK!! He never bothered to open it, I could no longer stay at my boyfriends so I had no choice but to go in the cold rain and get the key, the problem with me getting the key from the start is they wouldn't give it to me without my I.D. It was in my purse which was in the room LOCKED UP. And on the day I finally opened it they were like we have to call ------ to see if it's O.K and he had the nerve to HESITATE...can we say ---!! I should have just broken my lease cause that was a clear violation of it on his part, but sadly realized that AFTER I had opened my door, and according to my attorney I could only break it while the problem was persisting....poor me Campus park is OK, but ------ has GOT TO GO!!! P.S. When I moved in there was a HUGE hole underneath my mattress. (The wooden part the mattress is lain on). I was told it would be "FIXED", BUT you won't believe how they "FIXED" it!! They put a tattered up piece of CARDBOARD over it so my mattress wouldn't SINK IN!!, and that was over 6 months ago!!, it's still there to this day, and the sad part is they could care less....

This place is awful - I will soon be writing a full report as to why - but just for the record now.. Don't even begin to listen to that b/s down there from -----. I have personally dealt with her about 3 times b/c of all the problems I had there. For the record, you have to be in there faces or up there asses to ever actually get to speak to her and when you do she is ABSOLUTELY and 100% unhelpful and exactly like every other mananger up there, INCOMPETENT. And the e-mail address provided here is crap, it is not hers! And in fact, I'm not sure who it actually belongs to, I've never once recieved a response from it! As for the rest of these reports - they are totally accurate. If you go check out these apts now, yeah, they will look great.. The hottub finally works after like 7 months?!?! - But for how long? Even the pool has been shut down for half the summer - and it suddenly works. When I signed my lease 2 years ago, I was told the gates were under construction and would be working within the month, and to reiterate this point - that was two years and they STILL don't work. I put in about 6 work orders to get the parking lights outside my apartment replaced, since we don't even have the security of the gate and they have NEVER been replaced. My lease is up in August and will be running far away from these rude incompetent money grabbers. I have only been here this long due to reasons beyond my control. I would absolutely NOT recommend this place unless you want to spend lots of your hard earned money on stupid crap they seem to pull out of their asses all the time and be treated like crap any time there is an issue. Or unless you want to deal with a bunch of imbeciles you will never know the answers to your questions or ever be willing to help you with anything. P.S. - with regards to that last person who was apparently illiterate, and said to merely keep your ---- right and you'll be fine. I "kept my ---- right" And at one point had my whole room flooded by the people above me. Including water down the walls, out of the light socket, smoke detector - everywhere! And it took them about 2 hours to get a maintenance man down to stop the flood and never did there come an offer to fix/replace any of my ruined belongings - nor did anyone ever even come check up on me or my belongings - the only thing done was a carpet vaccummer was sent down to dry the carpet (so THEIR property wouldn't be ruined!)

18%??? SERIOUSLY?!?!?!
Could someone please tell me why this apartment has a rating of 18%, when it clearly should be 1%? My lease was up on August 7 (thank god) and as the entire week I was packing and cleaning, every time I saw someone checking the place out or about to sign a lease I talked them out of it...this place is a ---- HOLE!!!! And, they told me that if I had any mail come they would forward it to my new address, puh-lease, having them do actual work there would be a miracle in it's own, good thing I'm not expecting anything important. Prepared to be scammed and treated like dirt, I wrote to the Better Business Bureau about them, and they never responded, so they're on notice right now, too bad the manager doesn't give a ---- and neither does the ASSistant manager who is dumber than a box of rocks. My advice...R-U-N A-W-A-Y!!! Not to mention the fact that someone got shot while I lived there, one night 13 cars got broken into (IN ONE NIGHT!!!!!) AND the SWAT team came once and arrested a guy for drug cartel....THE ------- SWAT TEAM!!!!!!!!

i am resident
yes, this apartment is really homie and i am trying to live there for a couple of years. i am loving it so far. you people that are talking down, get yo stuff right and you wont have no problems. me and my friend love it. we still paying reg. and everything. don't talk down you probably don't do what you got to do.i have not seen no ants roaches or anything like that. my heater was not working and they came by and fixed it the same day i told them about it. so what are yall talking about????

Morally Disgusting
Campus Park is an awful, horrible, terrible place to live. I am SO glad I moved out. Don't pay any attention to the idiots in the office - they probably won't be around long enough for you to learn their names (huge turnover)- here are definite ways out of your lease that do not involve monetary compensation to campus park. I HIGHLY reccommend going to the UNT legal department if you are a UNT student - it's free! - and telling them your Campus Park woes. Believe me, they are looking for a good reason to take this place down. If you've got one, seriously consider talking to a lawyer. Heck, talk to one anyway. There ARE ways out of your lease.

SCARY AND UNSAFE
so i just found out the other day that someone got shot in building 11!!! WTF!!!! also, i have a friend who works in the office now and said that there's been over 50 vehicle break ins, this place is so scary!!! They sent everyone a piece of paper with ways to keep yourself safe but at the same time, the gates still don't work and neither do over half the lights. they're spending all their money on painting and useless maintenance when they should be fixing the lights and the gates!!!!

Terrible Apartments
These apartments are terrible. Maintenance takes forever to fix anything, the pool area is in terrible condition, the hot tub was condemned for 5 months for sanitary reasons, and the apartment I moved into at the beginning looked like they never cleaned it. The manager is also unable to explain any of the bills you are charged for (ie electricity, water, and internet). They boast about free internet, but you have to pay to get a cable box from charter. They boast about a gated community, but the gate has not worked for atleast 2 years now. They boast about security alarm in apartments, but they are disabled and barely functional. The manager is also very rude when you approach her. Whenever you call them on the phone, they are either unavailabe or they will "get back to you". They never end up calling back and you end up having to go talk to them in person. Their office hours now are 10-4, which for those who work, you would be unable to ever talk to them in person.

management sucks
I have lived here for a few years and i have to say it has gone downhill like no other. I HATE THIS PLACE!!! It isn't the loud people or the fact that parking sucks most of the time, I could care less about that. It is the fact that management has changed numerous times since I have been here, they never do anything the say they will, EXCEPT charge you extra money. My rent is 440, and I don't mind paying the extra for the electric bill, I admitt we are not conservative at all. But this new water bill system is BS. We are paying for the sprinklers to be on, noone can tell me that people can use 80 dollars worth of water in one month. I have paid a water bill before and it was like 12 dollars. Also the security gates have been broken for over a year, and the new manager said that they weren't fixing them because they would just get broke again. Is this my problem, NOPE, we pay for security, it should be fixed. Overall, the management will screw you, I like my apartment and the people around me, it is just the management that sucks balls.

I hate this place. I've lived her for several years. They get all excited around lease signing season and start redoing a bunch of stuff and fixing the things they let go for the year. Then once they've packed it full, they quit doing the extra stuff. Then you're lucky if you only have to put a requestin 3 times to get something fixed. Next they're more concerned about people breaking the pet rule than keeping their grounds nice. I've had shattered glass outside of my apartment where I walk every day for a week. The lights never get fixed so its always dark. The hot tub has been broken for about nine months. The internet is paid for by campus park, however, I continuously get billed by charter and have to straighten it out... which don't even get me started on charter... Then they change the way they get our electricity bill to us every other month so I don't know how to obtain it. I've been late assuming I didn't get a bill because my roommate and I hadn't used much electricity. Then they don't work with you at all if you have any problems like I've seen most apartments do. I've never had to experience that. They credited my account then took it off w/ out me knowing. Then they wanted the $200 by the next day. When I told them I couldn't do that because I had budgeted for a certian amount that month, the lady asked me, "Well, where did that money go?" As if she has any business knowning where my money is spent. Finally, my biggest issue with these apartments is the saftey. The parking lot isn't well lit in parts. The gates have been broken for about 2 years. I had a stalker and it would of been a lot more difficult for him to come up to my apartment had those gates been closed. They said they were going to fix them, but I have yet to see them close once. Then they came back and said they're not fixing them. The walls are so thin that you can hear everything and anything anyone around you is doing. When it ices, they take no initative to salt down the walkways to the apartments. I have fallen before. If there's a party nearby, you can count on parking around the corner because even though you have parking permits, they don't enforce it. We had a bucket outside of our apartment for cigarette butts but they took it and got angry with us when we started throwing them on the ground. The staff itself hasnt' been too helpful except for maybe one or two people down there. There's a certian person down there whom I've disliked since I've moved in. The clubhouse is closed on weekends not letting any of its residents to internet access which is mandatory for people like me... students with online courses. Everything in the course was due on sundays. This is just a small list of what I can think of off the topof my head. Also another major problem is that I've seen probably about 15 different managers come through here in the past 3 years i've lived here. Therefore policies change every 3 months or so. Overall this apartment complex has promised so much to me yet I have yet to see really any of it in return. One positive thing is that the cops really don't patrol here often so if you like to have a lot of parties, its good for that.

Hell No
I like how every couple months somebody comes on here and writes a positive review. When it is obviously written by a member of the staff. I don't mind the complex living but the management is for the most part, screw-ups. Nobody in there knows what the hell they're doing. They'll tell you one thing just to screw you over. They're maintenance guys are cool and will get the job done. Maybe they should run the damn place. Mgmt Sucks...
