RENT
First, let me sat that I like living here. The location is prefect: All things you need are within walking distance. Now the bad. Security gates are always broken, the mail room keeps getting broken into: had to go to the post office for almost 2 months to pick up my mail due to this. And the rent seem to keep going up due to these "extra" charges. My base rent is $1235, but my rent for April is $1421.60. They tell me it's because of the water bill, but my rent has never been this high. I live alone, and can't see how I'm using so much water. The pool has been open for two summers that I've lived here (moved in 2021). I'm really hoping things change for the better, but I'm not counting on it. Oh, I live in the rear of the complex, and it's pretty quiet back here. But I will say they need to vet perspective tenants better. We shall see how the next couple of months play out, before making a decision on renewing my lease, or moving out.

DO NOT MOVE IN HERE
My rent is 1180 per month . Few months ago it went to 1400 something dollars . For march it is at 1520 dollars .Why?They have told me the 1st time it went up that i flush too much water that is why it goes up ....they charge me sewer/water how many time a month ?i am supposed to pay around 1350 if it is too high not more than that . They make you feel that the rent is cheap here but on the bill they add many thing ...I will not renew my lease ..I am OUT!!!!IT LOOKS LIKE ROBBING FOR ME

Terrible place
Theyre terrible. They talk bad about their employees the apartments are ---- they dont care if somethings wrong with your apartment. Their trash compactor is ------- disgusting its never properly maintained. Its so ------ the residents knock down the fences and theyre too lazy too fix it. The only nice people there were the maintenance people. They tried their best to keep the place tidy but theyre so mistreated. THE POOL ALSO LOOKS NOTHING LIKE THE PICTURE!!! I do not recommend these apartments theyre ------ AND TRASHY!!!

Do Not move here!!!!
Your car would get towed even if it’s registered so imagine paying 1300+ plus because your rent will not be a set a price!! They adds whatever they want onto it then you’ll have to pay 300 plus whenever it’s towed and they WILL NOT GIVE YOU YOUR MONEY BACK WHEN ITS THEIR FAULT!! They’ll talk in circles and pull ?? out if they a** because they know they wrong and don’t have anything in writing and atp they have to get a percentage of tows ain’t no cameras or anything!! Crack heads spray painting and breaking in empty units HIGHLYYY DO NOT RECOMMEND

Not a good experience at all.
Very unpleasant experience since I have been living there. This staff was shouting at me because I parked on the visitor and I told her not to shout at me I lived here she said she doesn’t care she can get my car towed. I told her not to talk to me like that I pay the rent here. I was expecting an orange sticker on my window for violation instead of getting my car towed awa. I waited for the manager almost two hours they told me she was on lunch and have errands to do. When she came she did not offered anything. She called that girl and she start arguing again in the office in front of her manager. Overall I just don’t feel welcomed there anymore that is not how we expecting to be treated as a tenant. There is light skin that did her best at least listen offered solution but I know she could not do better than what she did.

Dont move in here its hell
Nothing works and nothings get fixed and nobody cares. 3 different management companies in 3 years. All blame the others and say they are different. dont move here, it's hell grounds are also dead and disgusting but maintenance is non existent

The old owners was great new ones just want your money don’t clean the trash out, , don’t spray wash the porch , trash just everywhere , it’s just dirty & ------ lookin now .. if they had the owners from 2021 would be perfect

Everything bad that’s said BELIEVE IT! This review is way overdue! My mom lived here for over 10 years, originally in an upstairs apartment. I moved back in with her for a few years and always mentioned to her the maintenance people were always doing something shady, like saying they need to come into the apartment for unnecessary things and my mom and I didn’t like them being in the apartment when we were not there. Fast forward our appointment got broken into and I believe it was the maintenance men whom stole over $10,000 CASH I had under the mattress. NO ONE, not even my mom knew that money was there and that was the ONLY thing they came for, no forced entry or busted window, they strategically cracked a small hole in the patio window and came in quietly. These frauds came into the house prior, snooped around looking for what they could come back for and then waited until they knew we were both gone to re-enter the apartment to go straight to my bedroom, under the mattress! When my mom arrived home the animal was still inside of the apartment! Thank God when she walked in she sensed something was off because all the lights were turned on, so she called out my name but I wasn’t home, then she ran out of the apartment, called the police, my sister and me. While standing outside talking to the neighbor(who apartment was just broken into a few months prior) and waiting on the police, my mom noticed the lights were NOW OFF! She opened the front door and the guy ran out the patio! He could have been caught had the police came fast enough! Then management had the nerve to have a meeting to so call “warn” the tenants about break-ins, Give me a break! It was YOUR STAFF, YOU IDIOTS! Til this day I believe the whole leasing office staff was probably in on it. They allowed my mom to break her lease and move literally the next day and we never looked back! ------ trash is what these people are and while all the years of being here my mom lived upstairs and we would hear of neighbors apartments getting broken into who were on the first floor, then once my mom moved to a first floor apartment it happened to us. BEWARE, STAY AWAY FROM THIS ------ OVERPRICED RUN DOWN CRIME SCENE!! And I don’t need management responding with a fake --- reply as if they care, instead of pasting that generic message to all these BAD reviews you all should be running proper back ground checks and screening the staff you hire and or taking note of situations that continue to happen while the same employees are there! This was years ago and I’m now ready to share my story about this DUMP!

James is AMAAAAZING
This is a beautiful property and James is just the icing and the cake. He’s extremely helpful, and diligent. Understanding is an understatement. Best Consultant I’ve ever encountered . James know his business and makes sure everything is everything before you move in. Truly AMAZING.

I hate it here, not satisfied at all, team in the office are unprofessional and rude. the dogs are everywhere and poop everywhere no one cleans after them and no body says anything the entry door is always crowded with car waiting to go inside the compound and fights happen sometimes and cops where all over the place. that is everything but safe to me. there are so many noises like ac units (very old) , rude neighbours shouting. the pool is always dirty the compound is always dirty. the letter room is very dirty and smells. until now my windows don't open and not being fixed(3 month reporting them) it is a very bad experience for me and I am very dissatisfied .

Aside from lack of control over the rent prices, I have no quips with the on site staff (Patricia, Rodreka) at Milano Apartments. In my experience, they address concerns respectfully/considerably, and resolve what they can. They inform you of the options, and what they are/aren't able to do. As it is with most (decent) properties. I do wish that other residents were more tactful and stealthy with their "recreational activities". The aroma tends to linger, and with or without family and guests over, it gets unpleasant.

Staff do not care about the residents at all. The old manager was a mess. Hopefully the new one does better. Theres roaches all around the apartment buildings, and enters the apartments through cracks and holes. pool has been closed for like 2 weeks.

My experience in this community has been up and down I was only able to view the apartment a few days before move-in time there were issues with the apartment that just got fixed which is a month after moving and there were issues with putting in the order. Overall the environment is fine. the parking is Inconvenient Im assuming due to too many residence and not enough spacing there should be visitors parking and residence parking. As well as gate issues there should be a code working for both gates not just one

A well maintained property, it is aesthetically pleasing. The staff is responsive, friendly and respectful. The Milano is a diverse community with a good management team. The property is in a great location and is constantly working to upgrade the interior and exterior to make it comfortable for is residents.

Nice apartments. Professional staff . Neighbors are cool and respectful. Smooth rental process. No gun shots thank GOD!! Management kept the communication open for residents through the pandemic. Keep it up. Dont get rid of Rodreka shes a keeper

The place itself is nice and the grounds are kept up. There needs to be a security guard on the grounds at all times. Cars are constantly being broke into. Background check used to be done when I first moved in and that is no longer done anymore and it shows in the caliber of the residents that have moved in.

Ive lived here at Milano since 2012 moved here from a house after my divorce and I had looked at other places to live but when I did my walk thru of the model unit here at Milano I was sold it had all of the amenities I had at my house from the fireplace , French doors just on a smaller scale !!!

As we know its so hot during the summers in Texas and my AC went out. I was very pleased that they got it fixed within the same day, because sleeping with no AC is the struggle! The maintenance man was quick and pleasant too.

I called them several times, and every time the person who answered the phone hung up after hearing my Asian accent, I don't think it was accidental. I called several nearby apartments, only this apartment suddenly hung up my phone. I think they are racists.

Let me start by saying that since DAY 1 I've had issues with this place. Initially the lady who use to be the property manager was a mess. Told us one thing and did another. We moved in Aug 2018 into a half assed cleaned up apartment. It still smelled of paint, cracked flooring, cabinet door falling off, Carpet fringing and coming smart, nails sticking out of the floor (which I stepped on!). We have pictures as proof. Anyway parking was so unorganized we had to get a car port just to make sure we had a spot. The gates break down ALL the time. So a few months later Grey Star takes over, nothing much changes but some new paint is slapped on and staff changed. So far the ONLY helpful one has been Rodreka, the leasing agent. She is kind and pretty much tries to go above and beyond. They had another girl working there who was just absolutely horrible. She always looked mad, she always answered with attitude, she always gave you the "get out of my face look". I guess she's gone and a new batch of people are here now. With COVID happening they NEVER reply to your email sooner than a week and a half. So since they don't want to reply and acknowledge me, maybe they'll here me out here. We were told we would get new appliances when greystar took over. That did not happen, now they claim "who told you that? Who did you speak to" in fact it was the male assistant manager that was here before Patricia Treviño. Then we have issues with our AC. We had called to reschedule since they never showed up and I got someone on the phone who immediately says "they've been busy, AC issues all day, all day! We have three days to get to your work order" ok fine, but I'm calling to reschedule for the next day. So then it's rescheduled, their maintenance guy shows up at 9ish, loud --- music playing "Biggie Smalls", no mask (you're in my unit as a staff member while a virus is going around) and obviously looks annoyed that he has to come fix the AC leak. He then takes a good 10 mins, rattles some stuff around and boom it's "fixed" the leak literally got worse within a few hours. We have since then had to put buckets in our restroom because the AC leaks all day, and fills up a bucket halfway thru the day. So yea I'm pretty pissed about that. Then my husband is discriminated against by one of their workers in the office, she was plain out rude and told my husband to stay back, said it more that once like he was going to attack her or something but a white male walked in after him and went straight to sit infront of her and she greeted him just fine. It has been a nightmare trying to contact their property manager or assistant manager. They say appointments are to be made and I have yet to hear back. Due to COVID we lost our jobs and have to move. We asked to get our lease end date pushed up by two weeks because unfortunately we have to move with family. The assistant manager emailed back two weeks ago saying " Good Morning, Sorry for not getting back to you sooner, I have been out of the office. Looking over your lease I can not adjust it due to the fact your lease does expire on 8/24. However you can turn in your keys at any time - you will pay prorated amount until 8/24. I am sorry for the treatment your husband had in the office. I will address this to the property manager and staff. If you have any questions feel free to contact the office. Kindest Regards, Patricia Trevino Now how am I going to return my keys to them and still pay the prorated rent? I would understand her hesitation if we asked for a whole month but we asked for two weeks and they can't approve that request? Why? After all the BS we have to deal with they still want to pocket $700? Ridiculous. I loved living here because we kept to ourselves, paid our rent on time for the past 2 years and we're about to sign a third year but honestly we're glad we didn't.these people don't care. I'm sure all they'll say is "contact us and we will make it right blah blah blah" I hope their management company sees these to show their staffs work.

The Milano is a great place to live. In house laundry machines, a putting green, great pool, and awesome staff. If you are really thinking about living here then you should absolutely check the grounds out. Beautifully maintained!

The maintenance customer service is great (while doing labor), but no one answers the emergency phone number, my air conditioning went out over 10 times in a 2.5 month spand, i feel my situation was not taken as seriously as it should. I had to spend hundreds of dollars to sleep in a hotel with my 3 year old due to no air for days to a week at a time.

Well, I been living here for a year and a half. Its loud sometimes, but its quick. I enjoy the convenience to local shops and restaurants. My apartment is cozy. Maintenance is a little shake. But it can be fixed.

I do appricate the effort the staff makes in keeping the complex appearance nice. Maintenance is very important in any decision I make to stay at a complex. The neighborhood is covient to grocery stores and my work.
