I have been here sinc 2007 & wouldn't leave until I buy a house. Ernesto is always there for all my work orders. The staff in office is also helpful too.

My roommate and I moved in the Milano Apartments the end of December. So it s only been but a month and half. The apartment was not 100% ready upon move in. The kitchen light fixture was sitting on the counter top. The pantry door was painted shut. The appliances were dated, the fridge was cracked on the bottom and the carpet had some pet stains. The A/C was not cooling, the line was frozen and the result of it bled through the bedroom wall leaving a huge water spot. The maintenance told us to turn off the unit and let the line unfreeze. When we did that, my roommates bathroom vent was leaking water all over the floor resulting in a huge puddle and nearly slipping bc she did not see it in the middle of the night. These issues were addressed promptly. And the maintenance did follow up several times after. We had a one other plumbing issue that needed attention a few weeks later and it was addressed in a very timely matter. We haven t had any other issues since. The property is well kept, I have used the gym facility quite few times and its always clean. Parking has not been an issue. I feel safe walking the premises. The only downfall is the property only has one trash dumpster for the whole complex. It is located in the back of the property and there have been a couple of times where it has been so overloaded, trash mounds have built up outside of it. Leaving an awful smell and an unattractive sight. The office staff has always been friendly to us. All issues and concerns have always been addressed promptly. As far as noise, the property is overall quiet. Never hear anyone in the stairwells or breezeways. Inside the unit with the joined and shared walls, you do hear your neighbor. Especially if you have someone above you. Your hear the walking around, tv, radios, music, and even talking. Like all apartments the walls are paper thin. I wouldn t say my experience has been unsatisfactory, but it hasn t been a very 100% satisfied one either. I would still recommend this place to others. All in all it is still apartment life, there will be some things we like and some things we don t. I look at safety, overall appearance, rent, space, parking and convenience. The Milano did meet this criteria.

I'd like to start by saying that The Milano Apartments are very quiet, safe, and well kept. The community is clean, the tenants are all friendly and respectful, and the location is fair. With that being said, I would not recommend other move here. My wife and I lived here for two lease terms in a third story unit at the back of the complex. When we moved to the community, we enjoyed how quiet it was, how nicely landscaped the property was, and the proximity of the complex to our jobs. The unit itself wasn't made-ready completely; trim was missing, light-switch plates and electrical outlet plates were missing, the toilet in the master bath was improperly installed (obviously new - the caulk was still tacky), the fridge was unplugged, etc... We found the complex through an apartment locator, who got us a fair deal at $999.00/mo for a 2-2 unit. With the old, decrepit appliances (the oven was rusted out, the fridge was visibly refurbished, the washer and dryer were heavily rusted, and the microwave was on its last leg), the apartment-grade MDF cabinets (which were falling apart), the inaccurately finished (painted) countertops that were horribly taped off, and the absolutely terrible water pressure, we felt $999.00 was a fair price. At the end of our first lease term, the rent increased (as expected) to $1079.00. After we re-signed our lease term at the higher rate, the office management's attitude shifted negatively. It feels like they have a mental list of who's gearing up for a re-sign, and they cater to those individuals until they re-sign. After our second lease term the rent increased, again, to $1179.00; this with no upgrades done, the trim still missing, the cabinets still in disrepair, the countertops still painted by a toddler, the appliances still in disrepair despite us valiantly trying coax more life from them (father-in-law is an electrician), the improperly installed toilet still angled so that the toilet seat doesn't stay up without being held (gentlemen, you'll understand this to be problematic), etc... We won't be signing for a third lease term. While the office staff has a few Chiefs that stick around (unfortunately), namely ---------------------, the ------- are rotated like cheap tires. --------------------- are a tag-team duo of pompous, pretentious idiocy. They're very rude, and speak to their subordinates unprofessionally and inappropriately. They also talk about the office staff behind their backs in front of residents. There were two girls that worked in the office for a while, ---------------; only those whom I would actually interact with - they were pleasant. -------- also parks her car in prime resident parking, which always annoyed me. The fees associated with life at The Milano are impressively unrealistic. They've cleverly worded the lease agreement so that any infraction results in a $75.00 breach of lease agreement fee. This includes, foiling your windows, placing trash (even one bag for less than an hour) at your entryway, parking violations (they actually tow cars with old tags - even if you PAY for parking), etc... We had neighbors when we first moved in that were fined $75.00 per resident in their apartment (some younger roommates) for their trash falling out of the compactor when it was full. The maintenance staff dug through the bags to find their names on bills. That very maintenance staff who's so busy digging through trash doesn't have time to actually upkeep the units. We actually stopped putting in maintenance requests after the fourth request was ignored. It took 3 weeks to replace the entryway light bulb. They never replaced the light bulb above the shower. The faucet in the master bath stopped working after the complex shut off the water nearly a year ago, and they've yet to come out to fix it (despite several "work-orders" made). They "fixed" the weather stripping on the front door, reducing the gap from 3/4'' to ~1/4'' (after three work orders regarding the issue). When the 10 year old microwave went out, were out of a microwave for 3 months while they "ordered a new one." One maintenance man actually told me that we "didn't need a new air filter" after waiting 2 months for them to replace it. He told me this after spending 10 minutes on the phone in the apartment with his brother talking about his father's health and how lazy their other brother was. (He didn't know I speak Spanish....) I had to replace the filter, and did so myself from then on. For the money they're expecting their tenants to pay, the quality of life just isn't comparable. There are several communities within a 5 mile radius within the same price point with far better community and unit amenities. Overall, I enjoyed my stay at The Milano Apartments, but I urge those seeking an apartment in the area to look elsewhere. This is not a bang for your buck by any means. Positive Notes: Quiet Neighborhood (even surrounding areas). Fair location. Nice community amenities - clean pool, very clean gym facility, etc... Beautifully landscaped property. Clean units, although subpar for the price point. Very little pests - only those that enter through fireplace/door. (third story unit). Negative Notes: Overpriced. (especially after water/trash - which averages about 45$/mo) Terrible office staff. Very expensive parking/crowded non-paid parking. Very low water pressure. Energy inefficient units. (High electric bills.)

I live at Milano for some time now and i am very sad to leave. anything i needed in my apartment ernesto always fix it very fast. the ladies in the office always were very professional and caring. i lived in other apartments before this one years ago and i would have bugs and never really felt safe but here i only have a few ants whenever i first moved in but they have very good exterminators and im a single woman and come home late alot and never am scared. the only thing is sometime the computer in the business room wouldnt work. if i didnt buy a house i would not leave but i recommend milano for anyone who wants a good place thats beautiful and very worth the money you spend for it.

-------- the lease consultant will lie to you and try to get extra charges out of you and be rude when issues are happening... do not trust her, the others who posted about her on here are right. avoid! when your not happy with yourself you take it out on others....lots of robberies here, tvs, cars, etc have been stolen... roaches all over by the pool...they are fake nice but dont believe what they say, its all about commission... go to other places that are nicer for same money.

ALL THE REVIEWS in 2014 ARE FROM STAFF!!!! SO OBVIOUS . LOSERS i liveed there for two years and im moving out, they want to raise my rent 200 for the same apartment i lvie in for two years. why would i pay 200 more now for a place that is two years older? its a normal quit apartment, no great amenties , no luxury applicances. it is far from the nightlife so got to drive far. not worth the rent asking. its over 20 years old and takes forever to get to i 10 on wilcrest construction

I have been living here a little over a year and in all my years of living in an apartment complexes (Including college: 5 total) I have truely enjoyed living at Milano the most. I'm originally from Houston and I wanted to live close to the Beltway to get to I-10 and 59 so naturally I was looking at the Westchase area. Westheimer can be a crowded street so I'm glad to live off a side street near a neighborhood. Also, you can't beat living within walking distance of a CVS. I'm a single female and wanted to live in a safe community that had a professional and family feel. It's was nice to see video camaras around the property even in the gym. Also, I never felt uncomfortable with my neighbors. I have to give props to the staff. Jen and Michelle are great managers and really try their best to do what they can to make your experience better. I love that I can walk in and they know my name. I sometimes felt uncomfortable at previous apartments about talking to management but they are really understanding and friendly. The maintenance staff is really helpful and courteous and when you put requests in they will repair/fix them within 24 hrs. The landscape is beautiful and well kept. When my lease came up for renewal, I looked around the area to see what else was out there and everyone was about $100 more a month even though they were just across the street. I ended up resigning and got a bigger apartment because it was so affordable. They even gave me a week to move apartments. It was a great deal to pay $65 and choose a wall color...you don't have to worry about making a mess or having to repaint when you move out. I had a great experience and would recommend Milano to my friends.

My husband and I lived at Milano for four years. We really enjoyed living there. The unit was quiet, except for the heavy walkers upstairs, but that's to be expected when you're on the first floor. We lived on the street side and rarely heard traffic go by. The maintenance staff was always quick to fix things when needed. We received nearly all of our deposit back within twenty days. There were some inconsequentials but again, that is to be expected. We left the apartment cleaner than what it was when we moved in. We had to move due to some unexpected life events or we would still be there. We've always had a good repoire with the office staff.

I have been living at this complez for a few years now & i plan on renewing my lease in sptember. The grass is always looking good, pool is blue, trash not on the grounds of the complex. Only thing i would like is some wood floores. Other than that its great jennifer n michelle alwasy are there to take care of my issues.

I lived in Milano for 2 years and I have mixed emotions about this particular property. When I initially moved into this property, I had high hopes about the staff and location. However, towards the end I had some negative things that prevented me releasing and that is mainly why I am writing to shed some insight to the things I wish I had known prior to moving in. So instead of writing this big thesis of my stay I will simply write what I believe are pros and cons of this property. PROS: -Relatively clean property -Nice location next to major shopping centers (i.e. Walmart, Target, H-E-B, great restaurants) - Quarterly Community events ( Valentine s Day cake pops, Fall barbeque catering from Pappa s etc.) -Gorgeous pool -Quick response from the maintenance team -Pest team comes every Tuesday (but you have to request them to spray your own unit) -Hose in the back to wash car -Golf course that I never used, but give some sense of sophistication CONS: -Old property smells very old especially in the bathroom cabinets. I was told they were remodeled, but my particular unit had old stains all inside the cabinets. - Roaches in the summer -Left gate that stays broken half the time -Constantly correcting the office on incorrect water utility. I received a bill almost 5x s more than normal payments. -One dumpster can that is a pain to walk to and is always filled to the brim with trash. -Miscellaneous payments for things that should be free i.e. $30 non refundable payment for a gate key. However if you fail to return it, you will can be charged $60.00. -Upon moving out they charge a $16.00 for electronic transfer fee which means removing your name from the gate box this fee is also not optional. All in all, I would recommend other places if the price is similar and in the same locations. Otherwise, if you do choose to stay here, take pictures before and after you move into this property, because they will try to throw every charge at you to prevent returning your $100.00 deposit i.e. $ 16.00 electronic transfer fee.

In the 11 years of renting in West Houston (Westchase area), I have rented in 5 different apartment complexes, I have respect to all of them, by far Milano which I am currently in for the past 2 years is the best. Our plan master bedroom has a sitting area, that is a rarity in apartments and we love it. From its convince location, we walk to CVS behind the apartments, walk to HEB Saturday morning across the street and stop by Starbucks in the way, do quick 3 min drive to Phoenicia, Fiesta, and soon Sprouts Farmers Market. The Management is very professional, they do carry requested maintenance on timely manners, and they call me to make sure it done and there no further issues. My wife and I love this place, the only way we are moving out if it is for a house.

My wife and I lived here for almost two years. During our time there, we had no problems or issues with the apartment itself or management. Despite being a large compound, it is a quiet complex and friendly neighbors. The only reason we moved out of the Milano apartments is because we just bought a house. We signed our first lease back in 2011, and then we renew again in 2012. We had to break our lease because home prices have been rising in Houston, and we were afraid that if we did not buy right away we might be priced out of the area where we wanted to live. Management worked and was very helpful with us during our transition from tenants to homeowners. The location was quiet and the convenience of having stores, banks and restaurants just next door and across the street...you can't beat it. If we had questions or concerns, the staff were always available to answer our questions or concerns ASAP. The manager (Jennifer), staff (Ruby, Nicole), and maintenance were friendly and accommodating every time. During our first lease, we were living in a one bedroom apartment. Then, we moved to a one bedroom with a study to have more space after our baby was born. The units have been recently remodel/upgraded. Closet space is ample and same with the laundry room, at least in the apartment with the study. We just wished the cabinets were upgraded. Other than that, the apartment units were great for us. We had a couple of maintenance requests during our time at the Milano. The maintenance team was quick to respond, usually within an hour. One time they had to come back to fix an issue that was not properly done the first time, but they were quick in fixing the error the same day. They were very professional and courteous every time they came into the apartment. The complex and facilities are well maintained and clean. Some people have raised issues about safety. Personally we haven t had any issues; however, there was a robbery or two over the last couple of years. One thing tenants in Houston must realize is that no compound is going to be crime-free. Unfortunately, crime is all around Houston. If that is a concern, we suggest you live in the upper floors. We lived in the second floor, so we never had any safety issues. My only issue with the complex is that they only have one trash compactor for the entire community. Trash can fills up quickly, and if you live in the opposite side apartments you ll have to walk a bit to get to it. Overall, we enjoyed our time at the Milano Apartments.

Its been a year since I moved in & love my stay here. The front desk & the maintenance staff are very helpful & take care in fixing maintenance issues, without delay. The apartment complex is quite clean with rigorous & frequent maintenance. I love the beautiful plants around the complex & I take my kids on frequent walks amid the beautiful plants & fountains. My kid loves it. The floor plan is great, close to Beltway 8 & Elridge parkway. If you need referrals, you can text me at 832-736-4555. Carports & Garage available & fits most of my stuff from a previous downgrade.

Make sure you get all the qualifications before walking the apartments!! This is not really a complaint , but a word of warning. A friend and I viewed the property, but they waited til afterwards to tell us that we would have to qualify separately at 3.5 times rent! It really upset us because we were set on making The Milano our home. Even with guarantors, we were not able to sign a lease. I understand that these may be common standards for "luxury apartments"; however, maybe you should consider better customer service. We were obviously younger and not married, so it would have been nice for a little information up front, instead of being teased.

I work for Housing and Urban Development and I would not recommend this apartment complex to a homeless person on the streets. First the apartment complex is roach infested. The more they spray the more the roaches come out. The try to enforce a trash law with only one trach dumpster on the entire complex which is entirely in the back of the complex. The apartments are not all the hype for the price that they charge. You can find better apartments for a more reasonable price. The apartments has ceiling spots where it looks like the apartment above had a water leak... If maintenance come to fix it, well they don't fix it, they just cover the damages up with fresh paint to make it look as if they have fixed the problem..... The staff or all liars. They tried to say that I had a pet in my apartment and that I was in violation of the pet agreement, when in fact I dont even have a pet and was out of town at the time the claimed they was told by some one that I had a pet... Now how would anyone that does not work in the apartment know that I didn't sign a pet agreement. Then when I went to confront them, they was like well we will just throw that note away. then they tried to charge me $75.00 for setting my trash on the patio while I was cleaning my apartment. So take it from some one who knows about apartments this apartment complex is not one you want to call your home.....

I really feel like I made the right decision moving here. When I came in the office, I was blown away by how beautifully designed it was. The ladies in the office were really informative and nice. It's like they really care and like their jobs, unlike a lot of other people I've met when I went looking at other places. The grounds are always clean and the older man that cleans up does a really good job. I've had to call the office a few times to get a new a/c filter and small things like that. When I do, the maintainance guys are quick and professional. I feel comfortable walking around the complex after hours without fear that someone crazy is gonna come get me. My neighbors are really nice, they always wave and ask how I'm doing when we see eachother in the parking lot or just passing by. Like I said before, I'm happy to be here and I'm glad to be able to call it "home".

I have lived at this apartment complex now for four years. Im finally leaving and moving into a house. This apartment complex is just wonderful. No where else will you find amentities like this complex has for the price. There is beautiful people all around and the staff is so wonderful and nice. Yes, has there been some crime at the location of course it's Houston but not a sufficient amount to make me worried. As far as loud noises it is an apartment complex but I have never had to worry about that because I know my neighbors. I highly recommend this complex to any one.

Don't leave any phone number to office staff! They will give( or sell) it to another company! I gave them as contact number my sister's and after I left that "shiny" place a collection firm started calling my sister? They overcharged me last month and I will never pay these crooks .... Stay away from Milano apartments!

the property manager is nothing but a liar. the staff that works for her try to do their best to help tenants but have no authority for expenses. it took over 5 months to repair a leak in a window and the repair was not made until I sent a move out notice based on sectiOn d31 of the lease. safety is a big issue, the gates need to be repaired constantly and the 1 year I lived at Milano, there were 2 armed robberies and 1 break in. I was told by other tenants there have been shootings also. dog poop every where just a bad place to live. noise from other rooms due to terrible wall and ceiling construction.

Staffs are liars!!!!!!! We told them clearly that we are living with family so our rental history is back to 6months ago and also they are clear that I will not start working until Jan (We planed to move in at the end of this year.) when we were applying. Then they declined my application and the reason is that we do not have current rental history and I am not working. Ridiculous!! All they want is my application fee!!! I really wanna say bad words!!!! They looked very nice, but all liars!!!!!!!!!!!!!!!!

After visit 4 difirent place and choose Milano. The place is in a great area with supermaket, drugstore and almost everything that you need close by. It is very well administrate with a lot of parking spot and very clean. The administration is always available when you have a problem. The apartment is wonderfull, everything is good, appliances, cabinet, ...

In the last 2 years the only improvement in that place is Milano Apartments sign on the street! Very old and cheap interior, incompetent office staff. Unfortunately at this moment everywhere is the same, customers are not number one any more! Don't rent an apartment in this area!

The apartments are nice with lots of space. The grounds always look good. The girls in the office get things done quick. The maintainance workers know what they're doing. Parking is not a problem. I like it here. I would suggust this place to any and all.

This is an update to the review I posted on 7/31/12. At the end of October I will have lived here for 2 years. It has been a nice experience. I guess the only negative thing I have to say is it's getting too expensive to live here and I will have to move out because of it (my rate will have increased well over $100 a month since I moved in). As for the complex itself, all the things from my 7/31/12 review still apply. A very well maintained complex. Really stylish pool area. This is the type of complex you are proud to invite family and friends to. The apartment itself was very nice and still in my two years here had no breakdowns of any appliances or the A/C. Maybe I got lucky in regards to the apartment I got, but parking was never a problem, which is stunning to me as it's usually bad no matter what complex you live in. All my neighbors were very quiet and polite, which I loved. Sometimes I thought I was the only one who lived in the building it was so quiet. No worries about late night weekend parties. The leasing staff and manager are polite and see to your needs and address any problems you have. If you can afford it, give Milano a chance.

Enough parking space, quiet, safe. Inside the apartment -Cheap fixtures, materials, poor insulation, cheap carpet, in less than 2 years A/C 2 times broken, washer 2 times, dryer 2 times, ...horrible .... Maintenance not bad. Staff- only general manager can help you! Everybody else is ...just don't care about anything. Stay away from the office....
