great place to stay

my family and i have been at milano for about 4 yrs now and i have nothing but respect for the way everything is handled. we unfortunately will be moving out this august as my daughter will be starting school in a couple of months. if not then i would sign another lease. the place is quiet and well taken care of. Jenniffer the leasing manager could be a bit friendlier in my opinion, ernesto and jose in maintenance are very knowledgeable, courteous and friendly.their response to maintenance call is unbelievable if you ask me.extra cameras all around the complex would improve security . overall i will be recommending milano to any one anytime.

    clean affordable but some safety issues

    I really do like these apartments they are awesome very nice and clean. The office staff is friendly and helpful. Neighbors are nice. We have not had any problems here but we have heard about many breaking ins and gun points but I have never witnessed any thing like that. We have received letters from the office about armed robberies maybe 3 times. Have not had lots of problems with roaches. I have a clean apartment but I have seen bugs in my apartment 5 or 6 times in 13 months. Diverse apartments there are white, black, Middle Easters, ------- and Africans all of them are nice and friendly.very clean and affordable. i would recommend them to anyone

      I'd rather be here than anywhere.

      I know that people have had problems here before but I personally havent. I've had a very awesome time here. When I call for a work order, they take care of it very quickly and usually I get a call a few days after to make sure it was done. Every time one of the office girls pass by, they're nice and always remember everyones names. The guy who cleans up the grounds does an awesome job. It always stays trash free and good lookin. I always find a parking spot even late at night which I didnt expect when I first moved in. Yeah, things happen sometimes, but that doesnt make me not want to live here. I dont know the situations and I really dont care. For all I know, the things that have happened have happened because of someone that they knew or something they did. All I see when I look at the reviews are comments from the same person that is just bitter and has nothing better to do. Things happen. But be smart for yourself. I love it here and I'm not going anywhere.

        Love It Here!

        I've resided at the Milano since late 2009 and have had a very positive experience. The grounds are beautifully landscaped, public areas are routinely cleaned, and overall, it is peaceful and quiet... Hooray for Community Rules! Regarding my specific requests, I've found management, office personnel, and maintenance staff to be highly professional, helpful, and timely in their response. Acknowledging that Houston has a higher crime rate than many cities of similar size, and that there have been incidents of thefts/vandalism in the Westside area, still I've felt safe here, due in part to the quality of the residents whom I've found to be friendly and supportive of each other.

          Amazing. Just Amazing.

          2 years ago, I moved here after a nasty divorce. Coming from a 4 bedroom house, I needed something big and comparable and here, I found it. I got a really nice apartment here, a 2 bedroom. I havent had many problems. An ac leak once and my freeze not making ice. Thats really about it. A few filter changes here and there. Other than that, no complaints. I've heard of a few things going on throughout the complex but nothing that I've seen personally. I make sure to turn my alarm on each time I leave and lock my car when I'm here just in case. The city of Houston isnt like it used to be. What I like best is that I dont get all the passer-by noise from Westheimer. All we have is houses and townhouses behind here. Its nice. I enjoy it. If you're looking for something quiet and peaceful, this is the place to be.

            Milano Review

            we have been very satisfied with Milano Apartments. The staff in the office is awesome - very helpful and courteous. The facilites are very well kept and safe. Overall I would highly recommend this to someone looking for an apartment.

              4 years living here

              I have been here 4 years, my only real complaint is the trash area from the weekends get pretty built up on Monday. But they do clean it up pretty quick. But other than that I would say it is a pretty good place to live. Most of the residents are pretty friendly.

                Love it here.

                I have lived at The Milano for just under a year and love it. No apartment complex is perfect but overall, I am an extremely happy resident. The leasing staff are incredibly helpful, attentive, and on more than one occasion have risen above and beyond to help me. Recently, I needed something really heavy carried down the stairs from the third floor, and I unknowingly interrupted their staff meeting to make the request of one of the maintenance guys. Within 15 minutes they were at my apartment and happy obliged. The only two negatives I have -- not enough water pressure and outdated cabinets. Two things I can live with. The water pressure is an issue with efficiency piping originally installed when the building was built several years ago. Unfortunately, this is not something the current management can resolve. The grounds are always kept clean and manicured and I see monthly improvement happening. New cameras have been installed I have lived a lot of places and this certainly ranks high among them. It's affordable, it's safe, and it's central to everything I need to access. Thank you Milano for having me as a resident. MS

                    Very BAD

                    This place is really bad, if we talk about the security, a robbery in the parking by a man with a gun, that happened in Nov or Oct 2011, they don't even have enough cameras to cover the complex such as any other complex. The gates used to be malfunctioned and left opened for days and days and days. The leasing office team is not bad, but the manager over there is really mean and deal with the people in a kind of racism way. I lived there for 6 months, and I finally left to another place, they even didn't give me any renters history. They are trying to take whatever in your pocket. If you want to go there, don't. When the management knew that I'm leaving and had some negative points, they even didn't try to fix it, the only thing she said "I'm sorry for you" that's not a professional way to deal with a guest or a costumer.

                      I have lived here since 2012 and I must admit I am as pleased today as I was when I first moved in. The entire staff are a remarkable group of individuals. Every time I call, a friendly voice quickly answers and addresses me by name. When I have an issue the problem is quickly resolved. Michelle always has a smile on her face a greets me as if we were old friends, Jennifer will always offer a word of encouragement and gives the best hugs, Allie is a sweet spirit who will call just to make sure my request has been answered, Chandi is so bubbly and helpful and even gave me a lift in her car so that I wouldn't have to walk in the heat, and what can I say about the entire maintenance staff except they are always professional and waves whenever they see me. I can't imagine a better place to live. I feel safe, the community is quiet, the grounds are always nicely manicured, and the residents are very respectful. What else could I want in an apartment home. The community is centrally located to shopping, eateries, groceries, pharmacies, or anyplace else you desire. I was happy with my choice 2 years ago and I'm still happy today.

                        Wonderful Maintainance

                        The crew here is amazing. I had a problem with my washing machine not working right. That day, it was fixed. 2 weeks ago. I saw a few sugar ants, called in, the pest people came that Tuesday, haven't seen a bug since. They clean up after themselves, they knock at lease 3 times before they come in and always leave notes about what they did. It makes me feel comfortable and sure that if whatever might be the matter, all I have to do is call and it will be taken care of.

                            Just signed for another great 1 year

                            I've been a resident since 2004 & haven't really had any problems like all these other reviews. I can say that the grounds are well kept, hallways are clean, the gates are always working which most places are not! When I come into the office Jennifer greets me by name. They just got a new assistant manager,Michelle. She's pretty helpful. and another new girl named Ruby. She is also helpful as well. I really cant complain my service requests for my home get done normally with in 2 days. My water bill is a pretty well priced. Thank you for letting me stay another year Milano. PS I love the pool area

                              MILANO MANAGEMENT ARE LIARS, SCAMMERS, THEIVES DO NOT LIVE HERE

                              THIS APARTMENT IS ABSOLUTELY DISHONEST!! THEY ARE THIEVES!! I moved out for many reasons including their demeaning attitude towards me. Even after I move out they have deceived me. I put in a deposit of 200$ at the beginning of my lease which they assured would be returned to me upon paying all my rent in full and leaving the apartment in the same condition it was found. I left the apartment in better condition if anything! I did not break any lease agreements was prompt on all my payments and even paid fraudulent fines/fees they decided to come up with. They are losing tenants and are trying to squeeze every penny even from people who have moved out! I have called them 3 times!! and left them 2 messages. No one ever picked up the phone. I still have not received a call back and it has been over two weeks since I've left the messages. I spoke with my attorney and he told me they had 30 days for them to return my deposit plus another 35$ they added on for the gate key. If they do not return it we will take this matter further. They also used my electricity for 6 days and they refuse to pay for it! I urge all potential tenants to do your research before moving into this place. They will be extremely kind to you when they want you to sign the lease once it's done they treat you like crap! I urge to ask just any one person who lives here and see what they say.. 99% will say it is like living in a hell-hole. UPDATE: out of the 200$ deposit, 35$ for gate access key, plus electricity they used of mine! they returned 30$!!!! Here are their "charges" trash: 5.00$ water/sewage: 25.38$ "electric bill" 16.00$ carpet cleaned 34.95$ cleaning: 80.00$ water/sewage: 7.85 which all adds up to approximately 170$!!! THEY CHARGED ME TWICE FOR "WATER/SEWAGE" AND THEN CHARGED ME FOR THEM USING MYYYY ELECTRICITY!!! THEY USED MY ELECTRICITY AND THEY CHARGED ME FOR IT!! I left the apartment in better condition! I had the place cleaned professionally and they have absolutely defrauded me!!!

                                Happy Resident... Period.

                                Goodness, all I see on here is nasty letters about how aweful this place is... However, I've lived here for 2 years now and I have love this place. This has seriously been the best community I've ever lived at. Any time that I have a problem, I call the office and they get to it in a timely manner. The girls there are Great. I usually speak with one of the girls, Nicole or Rebecca, and they take care of the issues. I know that there is Ernesto and Magdiel as a part of the maint. men and they have always been really, really polite and helpful and let me know whats going on and leave notes in the house to let me know that they came to fix something. I did have a few crickets in the apartment recently, but I called discussed it with Jennifer. Apparently, they've treated them and since then, I havent seen a single one. I love that the area isnt directly off of Westheimer so you dont get the noise or anything from there as far as traffic. And CVS is within walking distance!! Bottom line is that I love it here and I have every intention of staying here for at least a few more years. So those of you that read the rest of these ridiculous reviews from people that have had bad luck (probably from their own actions) or are just pissed off at life and are being extremely over-dramatic, remember that there really are people that live here and enjoy it entirely. And no.... this is not the ------.... this place is beautiful inside and out... They are always upgrading and maintaining the property. P.s. They're building a freebirds behind us too!!! If thats not a reason to want to move here, I dont know what is!! :D

                                  ROACHES!!!!

                                  I moved in to what I thought was beautiful apartments. It has been very trying and absolutely disgusting. The roach problem started seriosly and suddenly 4 months ago. My apartment has been treated at least 8 times but it's still a big problem. When I addressed this to Jennifer again, she just says " I don't know what else to do", it hasn't been that long etc. When I say that they need to get a better exterminator, she said "oh they are the specialists and know what to do". I have developed a rash and my cat was sick after last extermination. My car was keyd in all for sides just last week and egged. There is no security as they told me when I moved in. My friends bicycle was stolen. I don't have the money to move out, so I'm stack here for a while. Please don't let the pretty apartments fool you. This is the ------.

                                    Love/Hate relationship with these people until...

                                    My car got broken into the beginning of May. The Manager TOTALLY blamed me for it. She wanted the police report. I told her that if you are not going to pay for my broken window, you WILL NOT get the report. The leasing office is filled with snobby, stuck up little girls who loves to catch attitudes. You can hear your neighbors flush the toilet at night because the pipes will vibrate through the thin walls. It is VERY cold in the winter and VERY hot in the summer.And I pray that your neighbors do not have little children because you will hear every step and jump that they make. Garbage is always backed up. My upstairs and side neighbors are the most ------ people in the world. ALWAYS fighting and carrying on. And they have the nerve to raise rent prices? BEWARE OF MILANO APARTMENTS. I will NEVER recommend these ------ apartment to ANYONE!

                                      BY FAR THE WORST PLACE TO LIVE. From the moment I've moved in I've had horrible encounters will the staff. I moved to Houston because of my job. I really should have done my research before I moved in. If I did then I wouldn't be going through what pretty much everyone else that lives here went through. When I moved in I specifically told the lady that did my leasing that I might have to move again for my job. She told me in these words "we will work with you". It was really a ruse to get me to sign the lease. I went to the apartment manager telling her my situation that I needed to move because I am being relocated for my job. She just turned me straight down, no negotiating, nothing. I have heard from people who live in other apartments that the apartment works with you if you do not have an option because you need to move because of your job. This place is not the case. If you need an apartment that is accommodating do NOT live here. They don't care about you or your case. If you want an apartment that will keep their word do NOT live here. They have made many broken promises including adding ridiculous fees when you first move in that was not in the agreement. The "business center" has been down for I do not know how long. Therefore you will get no printer/internet access. I had an encounter with the staff that was really eye opening once regarding using the printer. I told them I needed some paper because I needed to print out a couple pages. The staff said "we supply the printer you can supply your own paper". The tone in which this was said was absolutely degrading and snide. It is just a little idea of what kind of treatment you can expect to get. They charge you for sewage and garbage and the amount keeps going up pretty much every month for some reason. I specifically told them I did NOT want anyone to enter my home without my notice or without me being home. They have refused to listen. I am only bringing this up because just yesterday a staff member walked into my apartment while I was getting out of the shower. Now I am distraught because I can't seem to feel safe while I'm here. If you are inside your apartment I suggest locking your deadbolt. I have tried calling corporate trying to get a hold of Rhonda Parr and I have left about 4-5 messages. She is never there and she has not called me back once. This just tells you how far the level of "do not give a ****" goes up. No wonder the apartment is in this condition. There are very few people moving in and a lot of people moving OUT. I am not surprised. Also BEWARE they will TOW your car! I had red sticker on my car that said if I didn't call the towing company that my car will be towed within 24 hours. It said my car was unauthorized. I called the towing company they said (get this) the apartment management called the towing company to come in and put red stickers on any cars that they deemed unfit and I LIVE HERE. The towing company told me to call the apartment. So I called the apartment apparently they do it every month to any car that is deemed unfit (such as you have an expired sticker). I would make sure that all your stickers are ok if you want to live here.

                                        SLUMLORD

                                        If I had to describe this apartment and the apartment's management it would be "SLUMLORD". Here is the definition which describes them to a T (except they are not the owner). "An owner of slum property, especially one that overcharges tenants and allows the property to deteriorate" "....who attempt to maximize profit by minimizing spending on property maintenance, often in deteriorating neighborhoods." There is absolutely no security. I have heard that pretty much most people who live here has been robbed some people have been robbed twice. The area itself is not a good area. Anyone can get into the complex and you can tell by the people who walk around. I see people who walk through the gate (I do not know if they live here - they do not drive a car through the gate they just walk from who knows where. The complex is extremely loud. The walls are so thin. I could hear the people above me walking or if they have the tv on. I could hear pretty much everything. There is almost no insulation. In the winter even with the heat on you can feel cold breeze seeping through all the windows. The place is extremely dirty. There is trash everywhere. The stench is horrible especially if you live near the garbage dumpster. The entire property is poorly maintained. They have no service whatsoever. I have asked them to fix something when I moved in. It is still not fixed (I moved in last year). They take away more and more amenities (there are very few amenities to begin with) If you go into the computer lab there is someone who literally hogs the computer 24/7. Every single time I have been there this person is always there ALWAYS. I could keep going but to keep things short I would like to describe the people who work here (meaning the three middle aged women with dark hair). I truly believe they had to pass some ignorance test to work there. They know nothing about the lease agreement. If they get something wrong they just blame in on you. Of course you are left with cleaning up their mess! If you live here it is a given that they will come up with some false charge to make you pay more money. They are also like a gang. If these women are together they will literally gang up on you if you try to argue. They will snap and you and their argument is basically repeating the same word over and over. It seems like most people have the same digusted feeling as I do. I do not plan on renewing my lease. Out of all my apartment experience this has got to be the worse.

                                          HORRIBLE, WORST EXPERIENCE WITH APARTMENTS EVER!

                                          The employees here are extremely rude, snobby (which they really have no reason to be), ignorant to the point where I wonder if they had any education at all. They have work because of the tenants, in other words, they work for us! They act like they are Mr. Milano when they are just employees. They will be nice to you to try to get you to sign the lease, once you do they know you are stuck and will treat you like worse than garbage. If you go into the leasing office they ignore you for a while then they sneer at you. You would think the the amount of rent, fees, penalties and everything else they sneak in to charge you with that you'd be treated with some decency. You will get none of that here. The apartment is poorly maintained, unsanitary, they turn the water off whenever they feel like it for whatever reason (they do not tell you). The place smells like sewage which leaks into the apartments. There are thefts here everyday! They disregard you as the renter of the apartment and will come in (without your permission while no one is home without your knowledge) whenever they feel like it without a good reason. There is no security whatsoever. MOST of the people here do not like living here. They do not give you any amenities that they promise. Once you sign the lease they will add about 5 or 6 more random charges. They CHARGE you for trash and sewage. They pay absolutely no utilities. The location is the worst! You have to do U turn everyday to get into the apartments, the light (which gets you out onto the main road) takes literally about 5 minutes. You just sit there at the light. On top of that the roads are extremely conjested always. I urge everyone who are contemplating moving here not to for youe sake. Stay away. Do you research, spare yourself the horrible treatment.

                                            Renter beware. Get everything they say in writing or don't sign. They will say anything to get you to sign the lease then they forget what they told you. Do you homework. I promise that these are not isolated incidents but everyday occurences. Thank Heaven I don't live there anymore. Guard your valuables, too.

                                              Dissapointment

                                              We looked here and were truly excited, good location, low crime rates. I have friends that are police officers who actually looked into crime rates for me. We saw the model and were really pleased with the set up of the apartments. The fact that they had such large floor plans, 1055 sqft, for $890 a month blew us away. When we went in yesterday morning to see a "ready-to-move-in" apartment that was the floor plan we wanted, I was appalled. We walked the apartment and they had replace the counter tops with a cheap covering we had seen at another complex. Give it 5 years and it gets really gross. And I didn't believe the reviews titled "Bugs, Bugs, Bugs", but I should have. There were dead bugs laying everywhere all over the apartment. When we opened the fridge, there was a colony of bugs that came pouring out. The office rep barely even acted surprised as she halfheartedly said "Oh. I've never seen that before". We were so excited about moving in, but seeing that ready to move apartment completely ruined it for us. I would not recommend moving in. I do not know what living here would be like, but I am just glad we didn't make the mistake of moving into the insect infested apartments here. Always, always, always ask to see a ready to move into apartment before you sign a lease. Always!

                                                SHADY MANAGEMENT!! DO NOT LIVE HERE! NIGHTMARE

                                                I literally just moved in a couple of weeks ago and am already having huge problems with this place!! The management is extremely shady! They start to randomly charge you during the middle of the month (saying it is part of the "lease agreement") When I argued she said "go read your lease" (which by the way I have not received a copy of the lease!!) If you live here expect to pay your consequences!! Besides the shoddy security, the spiders, bugs, horrid smell from the garbage that spreads throughout the entire facility. You have management that is trying to SCAM you! I encourage the potential residents to do your research before you rent this place. At first I moved in because they said they had a move in "deal". So while I was there I paid them with a check. Then as soon as I left they called saying that they need another few hundred dollars from me. I had no choice because I already went back to my home city which is far. They have a lot of hidden "charges, fees, amounts due" I have lived here for about 3 weeks and I must've given them about 4-5 checks already! Be warned all potential residents, there are better apartments where the people there will treat you better. Milano thinks the residents don't know any better and they could bill you for anything everything and you won't do a thing about it. You will get one person saying one thing to you and management will say "thats too bad, but she told you the wrong thing, so now you have to pay a fine" Do not take any employees word here!! Get it down on paper!! I also had people enter my apartment while I was not home. I don't care who it was (I believe it was maintenance) it does not give them the right to enter my home without notice!! I had a diamond ring missing since they've entered!! I called them stating specifically that I do not want them to enter my home without me being home. They did it again stating as the reason "regular maintenance".

                                                  The worst management staff of all the apartments I have ever been in. Once they lock you into a lease they dont give a damn about any complaints you have. The current residents are forming a committee to address internal grievances. Please dont fall into this money pit as none of their amenities work as advertised.
