Bad Experience.

I have a very bad experience with Milano apartment, especially when I moved out, my apartment was in the best shape, but since those people don t have housekeeping on the property, here is what they do. On your move out they hire outside make-ready people to ready the apartment, before they put it back in the market, then they pass the cost to you, they let you pay the fees for the basic work that the house keeping people usually do when they work on the property. My carpet was in top shape and clean, yet they charge me for carpet shampoo, and for bathtub cleaning, although the bath tub was already clean, these are some of the fees that you will be charge for, fees you will never see when living somewhere else , and to add, during your stay you will have to put up with broken appliances that never fix and poor construction material, from bath tub to kitchen and bathroom faucets. Overall I would not recommend this property to anyone.

    compare to where you live

    when my wife and i moved in oct 2009, we began by searching the area for crime reports. we were surprised to find that in a 30 day period only one small crime had been commited at the milano. this was quite a shock considering that our previous apartment (madison park) only 2 miles away had 450 in the same time period. we thought there must be some mistake. we spoke with jennifer and summer about what makes their complex so obviously unique and learned immediately that they truly care about their jobs and take pride in the quality of life they offer the residents. when we toured the facility we were taken aback by the lush manicured landscaping. I could hear birds singing because there were no people yelling, no loud music, no kids running around destroying everything. the security gates to get in actually worked! the units they showed us were above and beyond my expectations, full of light and state of the art! but what sold me on the milano was that the residents i came across were all happy, friendly, professional and long term residents. now that my wife and i have been here for 9 months, we would live no other place! to decide whether you should live here, ask yourself "are you noisy, unthoughtful, or disrespectful?" if you answered yes to any of these, then the milano is not the place for you. the residents here are very guarded to make sure our little piece of heaven stays as great as it is!

      BEWARE....THIEVES aka THUGS LIVE HERE!!!

      Our car was broken into over the weekend. They used a screwdriver to pry a hole under the door handle to get into the car. They ripped the stereo out of the dash and took the headrests which had small tv screens for our kids to watch movies. Our car was parked directly in front of our building near the breezeway! This wasn't the first time they tried getting into the car using the same method. It's seems to be a pretty common occurrence around here lately. Just based on the people I've seen walking around here, my guess is the thief lives here. Unfortunately, management will do nothing about it. They'll ask you to file a police report and then send out a letter warning residents. That's about it. As often as this is happens they should look into night security patrol....but don't hold your breath. It won't happen. I've been here a couple of years now and have had enough of the thugs.

      We are disappointed to read your comments and If you have continued to witness these types of issues, please call or visit the office. The community hosts crime awareness meetings on occassion and there are other deterrents in place at the property. However, it is each residents responsibility to ensure their own personal safety and the security of their personal items. From experience, we have learned that what sometimes seem like reasonable and educated requests for these types of issues, does not always give the resident their expected results. We use our experience along with advice from the Houston Police Department, our on-site courtesy officers, the Houston Apartment Association and the National Apartment Association to do what we can to make Milano as comfortable as possible. We strive for the best and make it a priority to have a community you can be proud of and one you find comfortable. Sincerely, Management

      Good & Bad

      As a current tenant, I wanted to contribute since I rely on HONEST feedback when shopping around. I love the inside of my apartment. I have a very spacious 2/2 on the second floor. The Bad (not much): Poor insulation through the walls!! If you have not so kind neighbors with a kid, you WILL hear EVERY step or stomp they make. It get's soo bad at times, it will shake the kitchen counter (I know because my wine glasses tremble). You will here the plumbing through the walls, especially when they flush the toilet. Balcony is a little small, but I think the very well designed and layed out floorplan makes up for it. They only give you one remote gate access controller per unit. So even if you have a 2/2 or a 3/2, you only get one controller. You can get a second for a deposit of $60, or just use the dial pad to let yourself in. The Good: Plenty of closet space throughout!! The apartments are nice in the inside. Appliances are up to date. You won't get old unattractive appliances, but they won't be impressingly new. The gates work 99% of the time and so does the key pad, just have the leasing office tie it in to your phone. The grounds and pool area are well maintained and the manager really does seem to care. Leasing Agents seem to last here, so no worries that when you go turn in your check, there will be a new person you don't know. Heads up though, if you are expecting a UPS or FED EX package and have confirmation of it being delivered, just show up, don't call the office to confirm because more than likely they will tell you it is not there. This has happened twice before to me where the package was small and way in the back. Maintenance is courteous and do a basic job. Although, I haven't had anything major break down. We have been fortunate that since we moved in, we have not had any problems with a break-in or car being vandalized. I feel safe and comfortable here.         While there were some good aspects- the workout facility, alarm system in the rooms. There were definitely a fair share of downside to the place. I only lived there less than a year but the staff was constantly changing & if they didn't like your requests which you were promised it was blamed on the old person that left & those rules didn't apply. My apartment was painted the wrong color (I should mention I walked in on the person painting it the wrong color & it wasn't maintenance's fault...the staff wrote the wrong color down), I could always hear the woman above me (a petite woman in her late 30's not a 300 lb man). My apartment was also near the only garbage facility so it constantly smelled and the AC was noisy. However, I must say the highlight of my few months while staying there was dealing with Helene. She was absolutely rude & could care less about you. My alarm went off 2 times in one night and the first time when I asked the police to come it took them over an HOUR to get into the apartment because the front gate (yet again) wasn't working and the emergency contact to get them past the gate wasn't set up properly. She blew off the whole event saying it wasn't true, the gate access works fine for emergency personnel. Then, when I got a work transfer they never contacted me saying that my old apartment was rented. I happened to stop by when I flew back to town one weekend & saw someone had moved in. My first few weeks there were great and I wish I could write a better review. But, until she goes, some problems will not get fixed. And, personally, I would not recommend this place based on the lawyer fees encrued to deal with the staff.

          Bugs, bugs, bugs

          I have lived in Milano for 3 years. A major problem I have had with the apartment is the issue with bugs. I am a very clean person however the bugs come in through the cracks at the bottom of my door seals. I advised the staff about the problem they said they would put some additional weather stripping around the seal of the door but when they did you could still see light coming through the bottom cracks of the doors with plenty of room for the bugs to creep in. One day I was standing by my door and saw one of the bugs creep in. It hoorified me because the bugs are literally the size of a dollar coin with long antennas. I have had to kill them on several occasions and it just disgusts me to think there are bugs roaming around in my apartment. I have heard the same complaint from other tenants. My second concern is the numerous robberies. Milano is located right next door to some ------ apartments so there is no way I would live in the backside of the complex facing them. My last little complaint is cell phone reception is not that great, I drop calls all the time. My sister lived in the complex years ago and had the same problem. Staff seems friendly and I've never had an issue with anything in my apartment breaking down. I will be moving out of the complex soon due to needing a less expensive apartment. I would not suggest moving to a lower floor apt due to safety issues and you can hear the people above you. If I were to move into the complex I would suggest getting to know your neighbors to watch out for suspicious activity. I lived by the model unit they used to show prospective tenants so they always kept the stairwell nice and tidy but I have walked through other stairwells and they look like they need a very good cleaning. I will miss the nice pool and spa they have.

            I Miss Living Here!

            I recently moved out of the Milano Apartments to be closer to work and to be inside the loop. The staff has always been courteous and prompt in responding to my concerns. The maintenance staff is WONDERFUL and goes out of his way to address issues. I had a question about my new apartment's AC and he took time out of his schedule to give me advice and even provided me with his contact information in case I had anymore problems...he did this EVEN THOUGH I told him I was not renewing my lease! The hot tub does seem to have some problems ever since the hurricane, however, it must also be noted that the complex never lost electricity during IKE and had limited water damage. We hardly felt the effects of Ike outside of our apartment. If this apartment was inside the loop, I would have definately renewed my lease. Note that I indicated that noise is a problem but that is due to the horrible 300lb guy living above me. Also, whenever I called the courtesy officer, they responded in a timely manner.

                A form of Hell on Earth

                I have lived here for 3 years, it used to be kinda bad, but realistically that was the area not the property. After that it got better there were competent people in the office and everything seemed to be running much better. For the past several months it has taken a dive worst than the Dow Jones. Maybe I should chalk it up to the econimic crisis but all I know is there was a complete change in the office except for the manager who doesn;t care about anyone at this property and as far as I can see shows up for a paycheck. It is a revolving door now. The clientele moving in here leaves MUCH to be desired and thats being friendly. Some people might call me a bit of a snob but I work very hard to live somewhere that I believe to be a nice place and if I wanted to live next to scum I would do that by choice NOT FORCE. The maintanence here is wonderful and always has been I have no complaints there. There are robberies one after another now, cars broken into, there is a woman living here that defiantly runs a brothel out of her home and between you and me whatever she is charging is 95% too much. My lease is up in February and I can gaurantee that I will be moving out, hell at this point anywhere would be better than this "mediterranean styled" piece-o-crap. Three words of wisdom to live by "run don't walk!"

                  Can't Wait to Move Out

                  I have lived at The Milano Apartments for almost 6 years and I cannot wait to move out of this dump. The management does not care about anything or anyone that lives here. The current Manager, who has been here for some time now, has no clue. You complain to her and she does absolutely nothing about it. The maintenance guys are great, but that is the only thing good about this place. The residents are going down hill. They rent to anyone, and as someone else said, this is the ------ and we pay top dollar to live here. I find it frightening that the management does not alert their residents when break ins occur in the complex. They obviously do not care about our safety. The noise levels if you live below someone are horrible. You can hear everything. The trash situation in the complex is bordeline health issues. Residents just throw their trash near the compactor and on the weekends it is totally overflowing. The apartment complex behind this one is filled with drug dealers and low income residents. Very dangerous area. I would NOT recommend this apartment complex to anyone and am glad to get the heck out of dodge!!!

                    Robberies

                    I have lived here with my husband since August of this year. Yesterday, our next door neighbor's door got busted open, and their apartment were robbed. Our neighbor across from us was also robbed when he lived at the back of the property. His car was also broken into and items were stolen. I find it quite strange that the people who are robbing these apartments know when the residents are not home!!! We are moving out at the end of our lease. We do not feel safe living here.

                      Not the place to call home...

                      I wish I had read the reviews before moving here. The office staff takes your rent check without so much as thank you or have a nice day. Every move your neighbors make you hear...especially if you live under someone. Parking is not an option unless you live on the back side of the community facing the ------. Suprisingly, you dont tour that area when looking at the property. The location is convenient, but you have low income housing next door, and for what you pay here, you can have an apartment with much nicer neighbors elsewhere. The property grounds are nice, the office is decorated well, the apartment is out dated but in fairly good shape, the layout is also nice. The few positives do NOT out way the negatives of this property. I strongly recommend taking the time to look around. I have never rated an apartment before, but I feel this one needs it. I am rating here and on other websites as well. I will NOT renew my lease when it is up. I would NOT recommend the property to anyone!

                        A Well To Do Property

                        I have lived at The Milano apartments for going a year now and have to say that I am very pleased with every aspect of my stay here. My apartment was beautiful when I moved in and since then the dealings with the office are always such a pleasure. Kelly and Jason are always so friendly and attentive when I have a question or maintanence request. When I do submit a request Ernesto is always prompt and very courteous. Overall the experience is something that I would reccommend to anyone that was looking for a nice property that wasn't too out of their price range. If I had to pick one negative about the property it would probably be the distance I have to go to dispose of my trash (but 1 small negative can definitely not out weigh all the positives) Overall I would say Kudos to the property and kudos to the staff. Keep up the very good work! Cheers!

                            Very refreshing....

                            I was looking for apartments in the Houston area for a possible job transfer when a realtor suggested The Milano Apartments. The area was very convenient but it was when I arrived at the property I was so impressed. The property itself was very well kept and had excellent curb appeal. When I entered the office I was immediately greeted by the leasing agent, Jason. He was extremely professinal and very personable. He answered every question I had about the property and the area as well as Houston itself. The apartment was set up with furniture that I looked at and it looked very good and for the price it was a very good deal. I decided not to accept the job so I am still in Delaware but I wanted to let everyone know that if they are looking for an apartment in the Houston area, The Milano would have been my choice. Jason and the rest of the staff seem to have everything together and a passion for what they do.

                              Let me say this about that!

                              This complex was suggested by a realtor while waiting on a home. After visiting the property, I thought this would be super! After reading the online comments, I was very leary! During my second visit, I met a tenant who has been there 5 years in the largest unit on property - only good comments. This swayed my decision and I signed a year's lease. Other than a hyppo living above me (who has now moved) and diningroom windows that leak (which the staff and maintenance have addressed from my first complaint), it is well lit, and the grounds are well kept, yes there are sloppy people who dump garbage outside the 20' container (must have bad aim or visual problems!), probably should not visit their unit(!), very quiet, few children, many professionals living here....I have little to no complaints. And since the reviews nearly turned me away, I thought I could at least give "another" tenant's point-of-view. Oh by the way...I am still living at the Milano.

                                Realistic review from real RESIDENT, not manager

                                I checked this site before moving in to get a cross section of what residents thought of Milano. It's sometimes easy to filter out those who had a bad experience and wanted to complain and just as easy to find the doctored reviews posted by the office staff that speak in glowing terms about what a great job they do and how WONDERFUl the apartment is. Let's be realistic, every apartment has its pros and cons, the trick is finding a place you can be comfortable in. I'll let you decide, but do swing by at night and see for yourself what the enviroment is like. GOOD: Clean, comfortable interiors with nice appliances Decent, well stocked gym Nice landscaping and grounds design Generally nice/quiet residents FAIR: Parking - not enough spaces for everyone, esp. on weekends. A covered space will cost you, too, so i hope you like a sweltering car with your free parking! Business center/computer room- 2 computers, locked early Carpeting is cheap and frays easily POOR: Constantly broken gates - often for several days at a time. Garbage on property (curb-side pick up has stopped, so instead of trash on the sidwalks, there is now a huge pile of trashbags at the dumpster...don't people know how to throw their trash in and compact?) Lighting in the walkways - flickering and very dark. Communication/regard from office staff...unlike opinion of previous review, the staff do not regularly update residents on conditions or on crime. But you'll sure get a letter if there's a charge on your account, which is often incorrect...blame the computers, it certainly isn't the office staff's fault ;P Yes, Westchase has a crime problem, and while Milano may be safer than some, it still had problems with robberies and nonresidents coming in at any time. It's merely average, let's not delude ourselves that this is something special or luxurious...premier apartment complexes care more about their residents. I'll be moving out when i can, as the area is in decline and you can be in a nicer, safer place for the money.

                                  A realist review..THE GOOD & THE BAD

                                  I have been a resident of the Milano for over a year now, and considered moving but decided to stay as I realized that I have been rather happy living here. Here are some of the GOOD points that I like... Beautiful landscaping (for the price) Excercise facilities with great equipment. Ample FREE parking. Maintenance requests are taken care of quickly, and you don't have to ask for something more than once. Gorgeous pool area. This is an extremely quiet community. Ok, THE BAD. Water pressure is horrible. No more valet trash- but that's understandable. Not many garage units available near your apartment. I have read some of the reviews that say that this place is unsafe, however they failed to reveal that these problems are often caused by non-residents. There have been incidents here but that is something that NO management team or homeowner can control lets be realistic people. Nothing a little common sense and proactivity can't cure, such as locking your car and apartment doors. I assure you that this is one of the SAFEST places to live in Houston. Yes the gates have been broken in the past due to idiots who intentionally do so, but did you mention that they were fixed in a timely manner? Usually a couple of days is the longest I have seen the gates out of commission. If it has been longer, the management made sure to communicate to us that they were working on the problem. The management team is not responsible for some of the riff raff that devalue this complex. I have lived at other complexes where gates were broken for months without excuse or repair. As far as trash goes, we no longer have this problem since valet trash has been eliminated since the management team cited the apartment health hazard. In closing I have never lived at a complex where the management team was as reponsive and curteous as that of the Milano. I took the time to write this review because I would prefer to attract more responsible tenants, because obviously the ladies in the office faultered in leasing to idiots who are unrealistic in their expectations of an apartment. Go move to Briar Meadows around the corner and you will see that this is a WONDERFUL place to live!

                                      VERY DANGEROUS PROPERTY!!!!

                                      I was robbed at my front door Monday, October 16 between 3:30 - 4:00 p.m. (broad daylight) I guess management knew I would ask to be let out of my lease. When I went to the office the next day, the paperwork was already ready. I was told that I needed to pay the rent for the next month including a reletting fee. In total, I have to be approximately 1500 to be released from my lease. In addition, they had the section of the contract highlighted, "WE ARE NOT RESPONSIBLE FOR YOUR PERSONAL SAFETY". After conversing with my neighbor in the same section, directly under me, first floor and I am on the third floor, I found out she was robbed a week prior to me. The complex did not send a letter informing anyone until 10/16/06; however, the the letter reported my neighbor's incident and not mine. DO NOT MOVE HERE!

                                        I just signed another lease renewal contract...this will be my 3rd year here and I love it. Rent has been increasing more than I would like it to, but I'd say it's worth it. For the most part my neighbors are great. I would refer this complex to anyone.

                                          Good place to live

                                          I have lived here since May, overall I really like it. The grounds are well kept and I find the office staff to be helpful and polite. Since I have been here, I had my car stero stolen, but that can happen anywhere. Crime in the Westhcahase area has risen mostly due to the large population of New Orelans people that moved to this part of Houston. If we can get rid of them we can reclaim our area and make it safe again. If you live in Houston, get your CHL permit and carry a gun and protect yourself. It's your right as a US citizen and Texan. If more people protect themselves and fight back, crime will drop again.

                                            Where I live is wonderful. I have lived here for about 3 years. The grounds are very well kept and ALL of the staff is very courteous. It's ashame that someone would take something from your front door or pull a gun on someone but this happens in the world probably every .5 seconds. Im a tenant that enjoys my apartment and dont wish to nit pick about uncontrollable circumstances. <br>If you dont like where you live, find a place you do like, there are plenty of apartment complexes in Houston. But, you can count on one thing, it doesnt matter where you go or how much you pay in rent, you wont be immune to criminal activity. I am a female that works in the law enforcement field and I know for a fact that every apartment complex has issues. There is a reason I chose to live at the Milano Apartments and I do recommend them.

                                              NO!!

                                              When you pay a certain amount of money you expect certain things!! If you AGREE then do not move here. A man pulled a gun on a women in the complex, and management didn't even return my call when i wanted information about it. I had to see it on t.v. and do my own investigation. Thankfully I signed a six month lease. <br><br>By the way the management stands outside smoking cancer sticks all day. oh yeah, Wash your hands the next time you shake someones hand.

                                                If you're moving to the "Westchase" district, then Milano is a great place in all regards. But it doesnt take a rocket scientist to acknowledge the fact that this area and ALL of Houston's crime rate has drastically increased.
