We moved into Milano in 2013. Back then it was managed by the Tipton group. The lawn was well maintained. The pool was clean. The previous staff were friendly. The service requests were handled on time. The apartments used to be well managed, all our service requests were timely managed. But then Tipton group sold it to Harbor group in 2014. Right after that Harbor group hiked the rent by 10% . They keep hiking the rents at every renewal of the lease. Second, customer service has gone down the toilet. We placed a request to repair our broken stove, to fix the toilet sink and to install a better refrigerator. NONE OF OUR REQUESTS HAVE BEEN ADDRESSED. Keep in mind, this is the third request that I have placed on these items over the past three months. The apartment gates are always broken/dysfunctional. It would not cost a lot to repair or replace the gates - given that it is a security issue. Roaches, oh my God, roaches are another problem. We had pest control come in more than three times. The garbage dumping area reminds you of a third world country. During the initial lease signup process, they will be all smiles and show you only the nicer parts of the property and a "representative unit". Once you sign the lease, they treat you like you dont live here. The problem really is the terrible management. The management has grossly mismanaged this property. See folks, I am willing to pay a premium rent only if the services offered are on par with the price. Unfortunately with Milano that is not the case. After going through hell with the apartment, we have decided not to renew our lease. There are better apartments in the Westheimer-Woodland park area for the same rent. Goodbye Harbor group !

I've been living here for over 2yrs now. I found the Milano during my housing scouting trip before i relocated to Houston in 2013. The property is great for the location, a quick 5min to the beltway or 10min to the I10. There are plenty of stores and restaurants in the area. Prices are fairly decent for the area. There have been a lot of upgrades around the property which are nice, new gym, business office, and pool. Some units are being upgraded as well with new appliances and fixtures. Trash valet has been added which has been a nice perk. I feel safe on property and we have a security officer that frequently visits and host safety sessions on site. The staff has been very helpful and the maintenence team is responsive.

I have only lived at 4 apartments in my life but I have to say that I enjoy living here. The staff is extremely friendly and prompt to help. Maintance is very quick and polite in taking care of your needs. There is a nice pool to enjoy during the hot parts of the summer and cool down. If you don't want to swim then you can enjoy some free wifi and relax pool side.

Very Quiet complex; onsite police officer whom I've met at community gatherings but have never had to call. The few maintenance requests I've had have been for field in a timely fashion and to my liking. my red has not increased dramatically in the three years I have lived here at Milano. I wish the pool area had a kitchen or barbecue pit closer. The recent upgrades to the on-site gym or excellent equipment is brand-new and state-of-the-art. The business center is very nice and accommodating. The appliances and cabinets are all white, not sure if the new were upgraded units will have more color options there. I am very please with Milano and Love to call it my home, for the past 3 years. Aly & the maintenance crew are awesome.

Overall a really great place to live. Management has been courteous and were very accommodating with my out of state move. Rates might be slightly high, especially since our appliances aren't up to date. I believe their new apartments have recently been updated but not sure what the cost associated with that is. There are some amenities such as the golf course and car vacuum. That said every time I seem to go use the car vacuum it out of order. They also have valet trash pick up but that an additional charge. Found that was common and required at all apartment that I visited in this area. Pool is very nice and I enjoy walking the premise for exercise.Parking is usually good and environment is quiet. Haven't had a noise issues at all. The overall astethtic of the place is warm and inviting and the exercise facility is good. Maintenance is reasonable prompt and always nice. I do find it confusing that when I select "schedule appt" they don't. But the work gets done and that to me is the most important. Overall a great place to move to being new to the city. I am very happy to live at Milano apartments.

I have been living here for the past 4 months and the atmosphere is great. Its very quiet and its family friendly apartments. The apartment grounds are very nice kept and has a resort feeling with all the trees/palm trees. My overall experience has been great.

rude management they lie a lot. Give better prices on rents to new customers than the existing loyal renters. they are very nice until you sign the lease and show their true colors later. the pool and gym are always closed for some maintenance work they increase the rents a lot in every lease term and try to trap you in all the time by threatening to impose fines they charge you heavy fines when you move out too

Hey Guys, I'm living in Milano from last 7 years, I loved this place so much when it was with Tipton group (Jennifer as manager) , Now they handed over to Harbor group management and the customer service including regular maintenance is worse .I'm sure the Harbor group may be good but the leasing office staff doesn't have minimum respect to tenants by any means. They cannot take the request properly ,they are not interested to talk to tenants which is really sad. I would advice harbor management to look into it as soon as possible before the ratings goes down to such a beautiful Milano apartment. please please...... the leasing staff should change . Poor Milano , Poor Harbor , Good reputation turns bad with bad manager. Kind Regards Honest Tenant.

I have been living here for the past 2 years and always liked my stay. Apartment: The apartment is located on Woodland Park dr which does not get very crowded. There are grocery store nearby on Westheimer. The apartment is old so expect some old and broken appliances. The parking lot has ample space. Maintenance: Maintenance is quite bad here. It takes about 3 days before the issue is fixed and for any issues which requires follow up, you can expect at least 1 to 2 month delay. Apartment Office: The old staff part of Tipton group were very friendly and down to earth including the property manager, Jennifer. Any problems with the rent or utilities bill, Ally or Micheal would call for an inquiry before late fee is applied. With the change in management, Harbor group replaced everyone but for Ally. The property manager is very rude and impolite. We have been charged with a late fee of $60 even though the check was delivered by 30th of the previous month. Upon inquiry in person, we found out the fault was the property manager did not post the check on time and in turn fined us for been late (Thank god we had the bill from the bank to prove it). The property manager never acknowledged her mistake. Looks like the overall goal for the new property management is to charge fees either for rent late fee or for the valet trash. Again with valet trash you are fined quite severely even if it is your first time. It also includes if the trash is not tied or the bin is placed outside for longer time. Overall: Milano apartment has good location, old homes, rude management and late maintenance. Waiting for my lease to end!

I've been living at Milano for close to 3 years now. Everything was great. Yes, maintenance was a bit slow but nothing too bothersome. I don't normally write reviews but I can no longer sit silent. A few months ago, the property was bought by Harbour Group. They cleaned house by removing the old office staff and bringing in a new manager. The good thing is that they kept Ally ( who's great btw). Anywho, with any new relationship everything starts off rosy. There was talk about adding a trash valet ( to help with the overflowing dumpster problems), adding in a kitchen by the pool, a dog park, yada...it all sounded great. But that's when the problems began. The trash valet was implemented in December which works great. The issue is that they started charging fines for leaving your trash can out during the day. I understand rules are rules but how can you fine people and THEN send out a notice about the rules???! Makes no since. Their reasoning "you had all last month to figure it out". Figure what out...there was no notice about the "rules" and that they were taking affect apparently "sometime" in January. You would think the polite thing to do is to give a warning before the fine but no, that's too courteous. My next concern/issue is the new office staff. The new manager is not the friendliest person and often gossips with the new office guy while residents are waiting to be helped. Look, I'm just trying to pay my rent, I don't want to overhear weekend highlights. The office is scheduled to close at 5:30pm but I've gone around 5:15pm and the doors are locked, lights off. What happened to customer service? I've been rushed off the phone multiple times when calling in to ask a question or made to feel like I'm wasting their time by calling in the first place ( I guess being a resident and paying rent doesn't count for anything). Sad to say, I used to love coming in the office to chat with the former staff, but I'd rather avoid it now and pay my rent online. All in all, Milano is/was a great place to live. With the way things are going they are looking to price everyone out of home and aren't giving good customer service to warrant the price increases. Harbour Group has promise but unless they change their office staff ( accept Ally) there will be a mass exodus. I see more people moving out then moving in. I'm counting down the months till my lease ends then I'm OUT OF HERE. With seeing how they deal with fines, I doubt they would be reasonable in working a nice renewal offer. Apparently, it's all computed using credentials of apartments they WANT to be like instead of the credentials they have now...based on my neighbors who tried to work out a deal with no avail ( the old staff would provide upgrades and parking if you asked).

We have lived in Milano for more than 1.5 years and had numerous issues when it came to maintenance. It took them more than 1 month to fix a microwave that too after several follow up calls. Appliances (Dish washer/washing machine) provide to us were old and were not working properly most of the times. The maintenance person was more inclined towards providing the work around rather than fixing the issue at first place. We were eager to get out of this place since the maintenance was sub standard. If you happen to live on the back side of the apartment, you are up for a viewing pleasure i.e. their ever-overflowing trash area, which is a common sight on weekends. Despite all these issues, they are very good at extracting maintenance changes when you leave the apartment. I would not recommend this place to anyone.

We just moved in to the Milano Apartments a few days ago so this review is mostly for the service we have received during our application and leasing process and up until this point. Again, as we just moved in, I can only speak about the customer service we have experienced so far which has been great. We moved from another state and contacted the Milano via email. We had never seen the property but the staff, especially Michelle has been very quick in responding to my emails and my many questions. We emailed several other properties and did not receive responses or if we did they were often generic or delayed. It was great during the application and leasing process to have someone that I could touch base with and ask all the important details. Also, when we finally arrived in Houston but our apartment was not ready yet, Chandi (I hope I spelled it correctly) was very helpful and nice and showed us the model home and complex. From having applied from another state and not having seen the apartment until we already applied for it, I have to say, luckily there were no surprises. The pictures and the information on the website is accurate and we were happy that there were no hidden problems or that the website did not portray the apartments correctly. This was very accurate. The only suggestion I would have is perhaps mentioning the view that the balconies/ patios will have in the unit one will be renting as those vary from pool, garden, courtyard to parking lot and street view. That's only a suggestion. Again, we have only been here a few days, but so far we have had a very positive experience and do not see that changing any time.

I will be honest with you guys. While you live here at the Milano apts, they treat you like a king or queen when you move out, they treat you like trash, ------ at front is rude and very condescending, this moron had one job to do which was send me my final water bill and invoice, she never sent it and then they sent the information over to collections, I had no idea of a final invoice bc I had to put a deposit down that covered the final expenses. Needless to say I contacted the Tiptojn Group, they were rude and unprofessional as well, then I contacted the BBB and they were no help at all. It's sad that you could be a great tenant as I was never late on rent, really wasn't there a lot due to work and travel and then to have difficulties bc if her incompetence was unfair. I'm glad to not be there anymore. These apartments were overpriced, had roaches, the air conditioner was constantly messing up, it was unfortunate in my opinion. My advice is if you move here be prepared for them to sweep you off your feet and when moving out prepare for them to treat you like crap. Or atleast do a walk through after you clean the apts and I mean a walk through with the office manager bc although I left my apt spotless they still charged me for cleaning. This may seem minimal to some, but it's the principle that I have a problem with.

When the staff asked me to write a review after a work order with some feedback I was more then happy to. I have lived at the Milano for the past 6 years, and while I will not say I haven't had issues, I have always felt accomodated with the outcome. My only complaint is that the computer center closes after office hours. It's really annoying, only because most people work the same hours the office is open. The maintenance team is always quick to repair anything that may go wrong inside of the apartment. If you are not there, they leave you a note that lets you know not only what they did in your apartment, but the time they entered as well. They are very dependable and trustable. The staff is always friendly when I enter the office. I am always happy to go in. I would recommend anyone that I know that needs an apartment.

I am a new resident and I cannot commend the front staff enough for the ease of signing a new lease. Questions were always answered quickly and efficiently; fees and charges were thoroughly explained beforehand with no surprises. They were incredibly easy to work with and did not make the experience a pain as other previous communities I have dealt with in the past have done.

I have lived here 3+ years and have had no complaints about the staff that runs this place. The service/maintenance guys finish requests in a prompt timely manner. The employees who work here are friendly and very helpful to take care of any questions/problems I may have. I would recommend Milano as a place to live!!

I have lived here for 5 months. I would recommend it to anyone looking for a safe, clean, and quiet place to live. Michelle in the office is very helpful as well as the rest of the management crew. Maintenance quickly took care of the one issue I have had.

I have been living here for a year and half. I love the fact the community is quiet, the neighbors are nice, and feeling safe. The staff in the office have always been friendly. The response time on maintenance has been exceptional. The maintenance staff is also very friendly. If you are looking to move here the only thing I suggest you do is make sure that your apartment has all the upgrades that you see in the models. We got the luck of having all the upgrades.

i been living at the milano for roughly 8 years and i love calling this complex home. i have never had an issue with the staff, or with my neighbors. the complex is quiet and located in good area close to groceries and resturants. very good place to live. i have even brought friends to lives here.

I am a new resident - very recently moved to Houston from the Washington DC area. I was super pleased with the service that I received from the management team at the Milano (especially -------------). -------- was very responsive to my needs and questions, and was able to share with me many pictures of the actual apartment that I was going to rent, which helped me make my decision to become a resident at the Milano - without even having to catch a house hunting flight to Houston. Thanks very much to the professional team at the Milano!

Our company has had an apartment @ the Milano for 12 years and we have been very happy with that decision. The management team has always been very friendly and supportive of our wishes and responsive to any request we make. They always go above and beyond the call of duty to be helpful and to make us feel pampered. It is a comfort to us to know all our needs will be taken care of in a timely manner. The Milano grounds are kept very well groomed and it is a safe place to be in Houston. We are located close the Beltway 8 and I-10. The Milano is also in The Houston Oil Corridor. We have grocery stores and restaurants in a 1-2 minute drive. The Milano has been a wonderful place for us to have corporate apartment. All of our people who stay there are complimentary of the facilities. Thank you to the Milano management office we will be there this year too. Regards MA
