The management just changed from Fein to Graystar. I had no problems with Fein. The property was well managed. Graystar is another world in customer service. They suddenly just took over one day. A legal notice was put under our door along with a poorly worded letter. Another poorly worded letter was put under the door a few days later stating that we needed to send them the rent directly or deliver it in person, and that we had until the 4th of the month. I personally gave them two checks on 11/22, one for the rent and the other for the utilities. They cashed the one for the utilities on 12/2, and sent me an unconditional legal eviction notice on 12/4, stating that my lease was terminated and that I needed to vacate the apartment by 12/7. They stated that this is how they notify people that they have not received their rent on time. They want to get their attention. When confronted that their BBB rating is an F, they stated they like it that way so that their tenants will respect them.

This is an awful place to live! I feel so unsafe here! There are break-ins weekly not only cars but apartments too. Staff is a pain to deal with and very rude! They think they are above everyone. I am getting out of my lease as soon as possible! I would never ever recommend this place to anyone!!!!

My partner and I moved into Sawyer Heights Lofts last April, 2012. In general, we have absolutely loved living here. We use the onsite gym 4-5x/week, the pool when it isn't cold, and totally dig the path that we can take into the Heights. While we can hear the folks who live above us tromping around a bit, it really isn't much of an issue. I've never been particularly bothered by the noise and we live right by the pool on the 1st floor. Having a pet is really easy as there are doggie stands all over the grounds (not that people always use them) and the staff (especially maintenance) are really wonderful. I've heard rents have generally been going up which is too bad because I would prefer not to move. We have looked all over the inner loop and Sawyer Heights is probably one of the best values for all of the things you get. The apartments are really beautiful and the location is excellent.

The staff at Sawyer Heights Lofts is unprofessional and the living conditions are akin to a frat house. There are frequently beer bottles laying around the property. On more than one occasion, a very drunk person was passed out in the parking lot, requiring emergency/police assistance. For two years, the security system in our apartment was not operational, but we did not receive any credit to our rent payments. After living there for four years and giving 45 days' notice of move-out, the property manager insisted on charging us late fees, despite the fact that the online system to pay rent would not accept our payment. So much for southern hospitality!

Sawyer Heights Lofts
I have lived here for 8 months. Never had a problem to mention, other then at night non residents slip into the pool area. There seems to be a lot of 25 to 30 year old's living in this building. My apartment is very nice with a great view of the pool area witch looks like a Mexico style resort. Maintence is Johnny on the spot. And the hall ways although there are plenty of pets always smells clean. A great value for the price.

This place is a joke!
This place is a joke. At first, it was "just" the fact that the 'secure' doors do not actually lock, so that anyone can enter the building (but the 'secure' feature is definitely built into the rent), then it was having to leave a message 3 days in row in order to have a member of the staff return a phone call regarding ANYTHING, then it was the current lazy management doing nothing to FIX anything and simply voicing how bad the former management was,,, the list literally just grows and grows. When I complained about the secure doors to management, the asst manager Jennifer actually said to my face 'yeah, and ALL the doors on I-10 were broken for MONTHS! ...anyone could just come in off the street' And from the stories I've heard about thefts, they did! From having dogs in the pool, including nasty neighbors who go biking in the July heat and then bathe in the pool (No, I'm not kidding!), to the infestation of fruit flies in the pipes (Nope, not kidding about that either), to the dog droppings and wet spots throughout the entire building... this place is the worst I've ever rented. Definitely one of the most cheaply built buildings, that is for sure! The "granite" countertops are NOT granite, they don't even have any more of the wood-styled linoleum to replace the scuffs and scratches left in it (yes, your living room is actually linoleum on floors 2-4! Concrete on the 1st floor). Weekends are not relaxing at the pool, and the staff does absolutely nothing to clean up after the parties on the weekends... the cops are called for about half of those parties. So I guess if you're still in high school, this may be the place for you after all! Good luck!!

I love it here
I have lived in this complex for almost two years and we are about to resign for another 6 months. We live in an apartment facing the reflection pond and it's actually quiet all the time. I can count twice there have been people loud and the moment I made management aware of it the noise stopped. I think there are certain things that you have to realize are going to be less than perfect when you live in an apartment. I would discourage people from living in the pool area if you like peace and quiet. The complex is mostly made of 20 somethings and honestly, the pool can be like frat party in the summer. I have found management to be responsive to any concerns that I have. It is pretty easy to hear the neighbors above you walking but it IS an apartment after all. The parking garage is a little crazy but like I said there are a lot of people in their 20's living here and they drive faster than they should. There are also a lot of dogs in the complex, something we enjoy, as well also have dogs. The maintenance workers do pick up dog poop everyday almost. I think the thing that keeps us happy is that management is always responsive to anything we have concerns about. They have always gone above and beyond for us. I have no complaints about other ammenities not being in good order. I have seen ONE roach the whole time I live here and it was by the water heater. (totally normal to see that in the cleanest house.)

"Parking is a total nightmare"
I share similar sentiments of other tenants that I was initially pleased with my apartment selection. I find that the numerous complaints about the parking garage are true. I reviewed rating prior to moving in but underestimated the effect that an extemely poor parking garage lay out would have on day to day life. It is unsafe, cars are poorly visible, and spacing is very cluttered! I have personally had two different cars come out of the garage with bumps and dings d/t the absurdity of the parking garage. This is one of the most FRUSTRATING issues. Additionally, the complaints about some of the inconsiderate pet owners, poorly maintained exercise equipment, and pool side echo-type noise are also accurate.

Sad to move
We have lived here for almost a year now and have loved it. We have had no problems with maintenance, every time we had an issue we called and they were there within the next 24 hours. Every once and a while we heard our neighbors but never in the late hours. The garage does have its flaws but as long as you drive carefully it is fine. The only major problem to this building is it was built too quickly and they did not account for settling. The staff was always helpful and pleasant. We wish we did not have to move but the rent just increased after our lease is up and we are needing a bigger place. We would totally recommend this place to those who can afford the area.

Nice but Frustrating
I like the style of my apartment and although I get a bit frustrated by the pool noise especially when it continues late into the night, the overall noise in the building isn t excessive for this size of a complex. I rarely hear my neighbors through the walls, and living on the top floor cuts means no ceiling noise. Now on to the frustrating parts Parking - The garage is a bit dangerous. Cars zip around corners without regard to the people who may be walking to their cars. There are even damage speed bumps that have not been repaired. Pets - Not all pet owners show the same level of responsibility. You will see pets off leashes, or owners not picking up after them Common Area Maintenance - The cardio machines in the gym are rarely functioning. I have reported it several times only to be told there is an issue with the fuses and someone will be out soon. I have heard stories of people being injured while running on treadmills that shut off when the fuse blows. Its been a few months and they don t seem eager to get this fixed. The gate to the parking garage was just tied in the open position for some time while they were fixing it. I have heard that the hot tub has been out of order for months a well.

Sawyer Heights Lofts
Sawyer Heights Lofts is a very good location to live. The location is central to most area of the city. The location is also very closly located to many merchants and food locations. The place is a great place to live. I have lived here for 18 months and plan on extending my lease another 13 months. Every place has problems. If you let the staff knwo there is a problem, the staff will address the issues in a timely manner. I would also like to state that the management team is very well organizaed. The grounds are kept clean. I have had to dela with other location in this town and Sawyer Heights has been the best location i ahve lived in Houston.

Renters - WATCH OUT!
Renters, keep looking, don' t do it! I lived there for almost two years until my lease ended and I was able to get out. Do not be fooled by the great appearance of tour like I was! Problems with this place: 1. Dog feces and filth, 2. Amenities promised do not work, 3. Bugs, 4. Parking, 5. Noise and 6. you will PAY LOTS after move out in FEES. 1. Dog Feces - EVERYWHERE! outside, in the garage, on your way to the door, INSIDE in the hallways. No matter where you are going to or from your apartment, you will be stepping in it or smelling it. It is disgusting. I love dogs, own a dog and still can't handle this. 2. The amenities you saw on your tour and loved? Not available! The grills constantly have empty propane tanks, the "outdoor fireplace" has never worked, the pool is always dirty and the "hot tubs" are disgusting. 3. BUGS! they crawl up the plumbing pipes, so you will find them every day in your sink and shower. no matter how much cleaning you do, you can not fix this problem on your own. you will be living with bugs. 4. Parking Garage is dangerous! The lanes are not wide enough and people will whip around the corners without looking for you. Watch out! The "assigned" locations are also extremely inconvenient and visitors parking is a huge problem. If you have a friends or visitors often, or two cars for a one bedroom, you will hate this place. 5. Noise - enjoy hearing your neighbors every move, sneeze and their tv shows? Then you'll love it. Like barking dogs all night? You can get that here! 6. FEES! When you finally give up and move out? It gets worse. You will be charged for painting the walls, cleaning the carpets and a number of other "fees" that will result in a $600 bill after your move. When I called to ask about the charges and fees, I also emailed photographs that I took of the apartment when I moved out because we cleaned and left it in great condition. The place was spotless and I had proof! They were not open to discussion, would not review the photos with me and I was told to pay the bill or have my credit score ruined. I have a perfect rental history and credit score that I am not willing to waste on these people, so now I am stuck. Do not fall into the same trap!

you would say its a nice building...but keep on looking
I moved here very excited about the place. Looks nice but its actually cheap on the inside. The countertops in my kitchen are made out of a cheap material that is supposed to be granite(ya right! Im a geologist I think I know better how granite is supposed to look like) which stains really fast. You have to rub with a sponge and detergent to take out a simple water stain. But lets say we can all live with this. What really sucks is that the walls are really thin and you can hear your neighbours. I hear my neighbours having sex, caughing, talking. When my neighbour's bfriend comes over with his dog, that dog wakes me up in the weekend at 7 am. The barking is unbarable.The floors are so thin that you can hear your neighbours walking around. My upstairs neighbour wakes me up at 6 every morning when she puts her heels on. If youre thinking of having visitors then think again. The building is so "secure" that you need to pick someone up from the visitors parking. You open the garage door for them from your apartment, but from the parking to the apartment there are doors that require a remote in order to be opened. So for every guest you have you always need to go on the top of the building. If youre thinking of ordering food...its better not to. My downstairs neighbour bangs her ceiling (my floor) cause my walking around the house disturbs her.I had her at my door having an attitude with me and giving me lessons on how to walk (on my toes). Im not doing anything, just walking. Always take my heels off when I get home, and put them on when im at the door so I wont bother her too much. But to top it off, what really annoyed me and made me decide to start looking for another place when my lease is off is that my car has been towed today. I parked last night in someone elses spot cause the neighbour next to me parked in my spot. I did this without realizing, you know which car is in your left or right side so I didnt pay attention. Morning and...car is gone. The security guy was really nice and he start looking on the camera to see what happened with my car and thats how i saw my neighbour parked in my spot then my car being towed. Instead on putting a note and letting me know I parked where I wasnt supposed to, the neighbour called the towing company. He could have parked for one night in the visitors parking...this cost me 224$ and a day off at work. Majority of the people living here are messed up. So just look for a different place. This is not fine living, this is hell living. I forgot to add...you really must like dog poop if you want to move here. There's dog poop everywhere, including on the hallways. I thought is funny that at one point I was walking down the stairs and I saw poop "hanging" on a pipe. Guess it wont be funny when it will fall on someone's head. Hope it won't be mine. Lol

Ups and Downs
I like the apartments here, but the parking garage is a pain in the ---. There's just enough room for one car to go around the corner. I live on the 3rd floor and they gave me a 5th floor space, so it takes like 20 minutes to drive around the garage. Which is full of speed bumps. I LOVE the pool scene in the summer - super fun - and everything else seems okay. We are extremely clean and clutter-free people, but we cannot seem to get rid of the roaches. There aren't a ton of them, but still. Gross. Have had 3 different exterminators. Location is awesome. I must walk to Target at least 3 or 4 times a week! Lots of restaurants nearby, and also dentist is next door.

Reverse Commute?
Hi, I am considering moving into Sawyer and wanted to know how you thought the reverse commute on I-45 is each morning? (about 10 miles north of the city) I wanted to get an opinion of someone living there so I could get the real deal. Thanks in advance for your help!

Great Place
I have been at Sawyer Heights for 8 months now and can not believe some of the reviews I have read. Yes like all apartment comunities there are some issues. The entrance gate breaks, but then it gets fixed. Yes some times other tenants can be jerks. Sometimes one may park in your space. All these things happen at all communities. These reviews look like pure slander from some teddy baby that did not get there way. I am glad I did not let this site help determine where I live because pretty much every one that post here is some one that did not get there way. Grow up. As far as management I have not had any real problems, they are courteous and helpful and I realy apreciate the fact they had maintenance deliver my UPS packages. Last place I lived at they refused packages.

Nice on the outside, poor construction and management on the inside.
So, I have lived at Sawyer Heights for over a year now, and it has truly been the worst experience ever. I have lived in three different apartment/floor plans in this past year, in different areas of the complex (the complex is huge) and have experienced the same problems at all three apartments. I lived in a one-bedroom apartment for the first 7 months, then decided to upgrade to a 2 bedroom - so I did; however, within a week, I had to move to another 2 bedroom on the other side of the complex, due to the couple below me having constant domestic violence issues (screaming/yelling/banging) paired with the noisest family above me, who had a toddler that would literally jump from the furniture to the ground for three hours straight - I complained to management about both situations, and their solution was to move me rather than deal with the issue at hand - noisy and disrepectful tenants. (BTW - I have nothing against toddlers as I have my own two-year old). Now, in my third apartment, I am having the same problem with the tenant above me. The fire alarms in the building have so many problems, that they go off for absolutely no reason at least twice a month...typically at 12:30 in the morning. Imagine that rude awakening. The construction is terrible - you can literally hear ever footstep taken in the apartment above you. This place also has the feeling of a fraternity/sorrority - parties, people that leave their trash and beer cans in the hallways and stairwells, and oh my goodness, if you move here you better like dogs, because they rule the world here...leaving their excrement in all of the hallways. So, if you want to pay exorbitant rent, for poor construction, bad management, and disrespectful neighbors, please move here.

Another Review I'm writing!!!
This is the second review. I'm sooooooooo glad lease is up next month. My sink backed up for the 4th time and flooded our apt for the second time. Only this time, with new management, they flat out neglected to mop our floor and fix our right sink pipe. (Our left sink pipe has been unaffected ever since we moved in.) The first time the flooding happened, they immediately came to our rescue, adjusted the pipe and mopped right away. HOWEVER, this time the NEW mgt people/maintenance (Crystal and J.R.) are insisting that we removed the p-trap ourselves. Like we know how to! This has been terribly frustrating for us. (Oh yeah, we had moving boxes on the floor, and they got wet in the process...we had to unpack and repack!!) If you have a problem with your apartment falling apart, don't bother expecting high quality service - we are spending way too much money to get nothing out of them. So, don't bother moving here. Again, we are sooo glad to be moving out. Oh yeah, when I checked the apt ratings on this website for Sawyer a year ago (Aug 2008), it was at 95% and now it's 32%? That says something about this place. Yeah, forget it.

Management, Security, Parking
So it is apparent the management here is obviously under educated and can not handle this property. Not to mention this property is a piece of crap. Parking is horrible with the poorly constructed small parking garage. The parking garage elevators are normal out of service, yeah we pay for non working elevators. The ameneties are usually broken or closed before their closing hours. The noise within this building is horrible. Pet urine and mess is in all the hallways. Not to mention the hallways are constructed with carpet which holds the urine and mess quite well thus resulting in a horrific smell and stains. Not to mention what happen to Randolph and Chris the two security guards they were fantastic always walking the property and garage, friendly and always instantly there when needed.

Great Apartment, Great Community
I have lived at Sawyer Heights since Junly of 2008 and am getting ready to sign another 13 month lease. I really love this community and here are the reasons: -Staff: The new manager and leasing staff are extremely organized and are willing to help in any way -Amenities: The amenities include a gym with several pieces of cardio equipment and a few strength machines. There is also a yoga room with a FREE instructor who teaches classes 3 times per week. There is a pool courtyard which really looks like a resort, a meditation garden and a reflection pond courtyard which has a fireplace, BBQ grill and a jacuzzi. All courtyards have wireless. There is a library and latte lounge with free coffee everyday and a billiards room with two flat panel TVs. -Grounds: Next door there is a huge field where I can take my dog out to run around. There is very well kept landscaping around the property which really gives it a homey feeling. You get your own reserved parking space and plenty of visitor parking on the roof of the garage. The building is very secure because they have tele-entries all over the property; it would be very hard for transients to enter the building. -Units: I LOVE MY UNIT! I live in a one bedroom unit and could not complain about one thing. Whenever I have any problems (very rare), the maintenance people fix it within 24 hours. The granite is gorgeous, up-to-date washer and dryers, spacious and well lit, electric and cable outlets everywhere, huge windows with a great view of downtown, spacious bathrooms and closets and a lot of attention to detail in the construction. BTW, my apartment did not have ONE single issue during Hurricane IKE. Even the electricity stayed on which is a testament to the construction quality. -Area: Even though this area is up and coming (it is the warehouse district of the Heights), there is SO MUCH new development. Washington Avenue has had about 20 new bars and restaurants pop up since I moved in, and more are on the way. Also, the Sawyer Heights Retail area right next door has the following: TARGET, Subway, Radio Shack, Freebirds, KFC, Taco Bell, Panda Express, Staples, Chili's, Wachovia, Marble Slab, Smoothie King, and a Petsmart. There is also the Saywer Heights Vet Clinic, and a dentist and SuperCuts is coming soon. SO CONVENIENT!!!

what a joke
I have lived at the property for four months now and have been quite unhappy for about two. My first greivance was the issuing of a key (without producing or validating identity) to a non-resident non-lease holder. I was aggrivated but approached the office with the simple request that my apartment be re-keyed. They agreed but then asked me the pay the $60 fee. Bulls**t!!!! Then after the tow policy is changed and residents are not informed my car is towed. AGGRIVATING! I begin to park my car downstairs in the front as I work late hours and arrive home to a parking spot 2 floors ablove that of my residence. The dimly lit parking garage with a sketchy and generally out of service elevator is at times frightening. All of a sudden there appears a 1x1 handicapped sticker plasterd on the side of the building in front of my car and again it is towed off. The walls are so thin that I can hear my neighbors convo's and the giddy children at the pool at 9am on a Saturday! Two months left and im counting down the days! With a 30% appoval rate your out of your mind if you lease here.

OVERPRICED SLUM!!!
- Horrible management (3 managers in 10 months, current manager Crystal is a joke) - Non-stop barking dogs - no security in parking garage or courtyards, EVER! - amenities always broken - gym is a joke - vandalism and theft rampant - paper thin walls (were told 3 layers of sheetrock and concrete between) - ------ and inconsiderate residents - parking is out of control - maintenance crew is marginally -------- - leasing agents are deceptive - extremely poor construction (POS!!!) - major plumbing problems (ceiling in lofts have fallen in!) - cable wiring inadequate (has to be split many times, so signal sucks) - dog ---- everywhere

one of the girls in the office have dogs and leave their dogs outside when she does not clean the ---- of dogs is the first that Nike has to clean it is to make the example above had two security guards day and night and I liked the apartments look no more security guards coffee machine is always broken doors also
