This apartment complex is absolutely terrible. I have and still live here for the last 2 years and there is nothing but problem. The only reason I am still here because of their location and rent price for the location. Both of my neighbor next to me and under me have to move out because their water pipe broke ( multiple time) and flood their apartment. The complex always have constant project so you water are guarantee to be shut off at least three or four time per month ( HAPPENING NOW AS I AM TYPING THIS). The water is always brownish and stain your toilet when they first come out or first turn on when you have not use it for 8 + hours. There is always constant construction and drilling going on at this place. if you work at home i highly recommend you not to live here. They have a gate but it always broken or wide open MOST of the time. Let's talk about parking, they have limited guest parking spot so forget about having a big group of friend over. They are known for towing people car as there is a tow truck drive around everyday ( almost) after 8 PM and just park there and wait. O not to mentioned the apartment management people have 2 phones. One that they post on site like rent.com for potential renter and one they use for the property. They almost guarantee not to pick up the property one if you have an issue and most likely going to be ignore. If you call the one on their various marketing site they will pick up right away. These people are dishonest and they simply don't give a darn about their renters. O did I mention rats? Anyways enjoy my review and please make your decision wisely and stay away from this place.

DO NOT MOVE HERE!!! I provided pictures as proof of unsafe water/health conditions at this complex. Sunblossom at Woodlake is the worst complex I've ever lived at. I moved into Sunblossom at Woodlake on Feb.19th 2014. Upon moving into the apartment from out of town I experienced a host of issues. I rented a 2 bedroom 2.5 bath for $980 which I felt was a great deal. The only problem was that I actually never saw the inside of the apartment I rented until I moved into it from out of town. Long-story made short I walked another unit the month before since mine was still occupied. MOVE-IN check list: my stove didn't work, electrical issues throughout the apartment anytime the microwave or w/d ran lights flashed. the floor wasn't level anywhere in the apartment and counters where tiled poorly showing the serious foundation issues. water was brown pictured below. downstairs restroom toilet wouldn't dispose of waste. due to leveling issues bugs could freely crawl into the apartment from the front door as well as the back. DAY 1: master-bathroom very 1st shower in this apartment and the AC overflow dripped ice cold water on my head during the shower. I reported it to mgmt and I was told to shower in my other restroom upstairs until the issue was fixed. Also told the mgmt about the restroom downstairs not removing waste and again i was told to have my guest go upstairs into my bedroom to use the bathroom. NO RENT REDUCTION OR CONCESSION GIVEN. DAY 2: AC wasn't cooling the apartment and I told mgmt (their solution) to close downstairs vents to allow the unit to work more efficiently upstairs. DAY 3: Water continued to drip into the tube from the ceiling due to AC issue. Downstairs restroom needed new toilet was told that would take a week or longer. DAY 10: AC got drained a week ago and has started dripping again while I was in the shower. 1st full month I paid rent although my downstairs toilet wasn't working and bugs were entering the apartment and the water was still brown. (mgmt said its just old pipes let it run and the water will run clear after a few secs) How many cases do we hear about people getting sick from poor living conditions yet I still worked with mgmt to find a solution. 2nd full month spoke to mgmt about switching apartments because issues weren't fixed correctly. No units available and mgmt became annoyed with me over issues in my unit. April 1st I withheld rent to take this matter to court since I wasn't getting anywhere with mgmt. At this point my unit was renting at $1140 so I offered to move so they could allow someone else to move-in. Mgmt declined my offer. DAY AT COURT: May 5th, took off work to go to court to show the judge all my evidence and explain why i withheld rent in April. Waited 3 hrs to see the judge and was told to move-out of the apartment asap (agreement May 7th turn in all keys). I agreed and moved out left the apartment in better condition than I found it at move-in. Sally Reynolds is the property mgr and for some reason she wasn't able to stay (at court) and defend the poor conditions at Sunblossom at Woodlake so her assistant Chad represented the community. I argued my case and I thought the judge ruled in my favor and so did Chad, I was so wrong!!! The following day I was told to return to court. I couldn't because I was still in my first 90-days at a new job and you can't take time off. Sally is a middle aged beautiful blue-eyed blonde who has worked with this judge before and definitely has a way with men. Never in my life have i ever heard about or witnessed a judge make a ruling and reverse the decision the following day because Sally couldn't stay at court. She showed up the day I couldn't (due to work constraints) and the judge ruled in her favor. This cost me over $1000 and moving expenses and now I cant rent a nice apartment. SEE PICTURES BELOW!!! Guess who has a broken lease now??? I do. PLEASE DONT MOVE TO THIS COMPLEX!!! Sally and her staff will sell you a dream...

I love living here. I stay in a one bedroom townhome it has so much room and so much closet space I never have to worry about storage. My rent is great for the space I have and the pool is so nice outside. I use the weight room often and have made many friends here. The office staff is great if I need something they are ready to do what they can to help.

17 foot tall windows which let in the glory of the Texas sun. Gorgeous plants all around the place. For its namesake, the apartment does a great job! I havent had to step in the office other than for packages and the people there are fun. Ive taken care of my home so I'm staying here.

I have lived here for years and have not had many problems. I find that they are cleaning up the area and making this a safe place to live. Anytime I have a problem all I have to do is call the office and they are fixing the problem in no time love living here

The poverty from Harwin has now reached Westheimer. Sunblossom at Woodlake has done nothing to address the issue, but lower their renting standards. The staff will do nothing to help you when it comes to security. The trash is every where. The maintenance is prompt, but frankly extremely incompetent. The thing that is the worst, is they just do not care.

Ok so heres the deal. Youre not going to find a better deal in this area, especially with a washer dryer in the unit. When you shop cheap, youre going to run into problems and mainly those are the neighbors who shopped cheap. Really is 200 extra a month worth some peace and quiet and no fear of theft? Absolutely for me. I dont know if its the former management that rented to the trash living here now or not. I know theres people squating in apartments that arent on the leases who probably couldnt pass background checks. I know for a fact the new management is starting stop allowing some residents with complaints toward them to stop renewing their leases. Ive personally had enough with the noise. Im calling HPD every time the noise gets out of line after 10 pm. Hey thats in the lease these property owners harp on. HPD shows up if you call the correct line. Im documenting the activity on this property so I do decide to potentially break my lease I have legal recourse.

Terrible. Management is a bunch of liars as well as incompetent and doesn't care or communicate well. We had endless trouble with noisy neighbors and they did nothing. They also don't notify you when work will be done. This resulted in the water being shut off in the middle of my shower. They "accidentally" switched our power back to their name and didn't pay the bill. They had 2 months to notify me of their "mistake" and to fix it but I didn't find out about it until our power was shut off. After we moved, they didn't forward our mail or notify us that packages had been delivered there. I don't trust them so I stopped in to check and and they said there was a package but they sent it back. They have our forwarding info and my number. When I asked why I wasn't called, he said he tried to call me but I never received such a call. I asked why he didn't leave a voicemail, he said he didn't think about it. I call bull ----. Also the security gates are broken. Anyone can just walk in. No assigned parking so if you get home late, there's no parking anywhere near your unit even though you have a sticker that entitles you to a covered spot.

Since December management change and it has been geting worst every time. I've got 2 letters on my door saying that it has been some criminal activity in the property (this is 2 letters in 3 months) You can hear your neighbors even if they are only talking in their apartment. Parking is ok before 6pm but after that forget about it. Outdoor lighting is an issue I think they need to have more lights. Maintenance people are nice, but definitely is NOT safe here.

This apartment complex has crime going on more than once in a month and I do not feel safe living here at all. Cars were broken into and apartments were broken into all the time. Also, its staff at the front desk is not with the right attitude dealing with issues. I definitely do not recommend moving here and I will move out as soon as I can.

Needs a lot of work inside & out
I lived at this property from march 2011 until april 2012. PROS Apartments have a great location to good resturants & the beltway Apartment was nice and spacious CONS In June my car was broken into while I was pregnant! the lady who lived across from me believed that is was someone watching us because coincidentaly both of our cars had NO alarms. The AC in my apt was broken almost for 3 weeks because they were to cheap to buy a new one, I would call almost every other day because it would blow hot air, can you imagine that in summer while pregnant?!? =( What really disgusts me is the racoons and possom that form an army at night at the dumpsters. It's not the animals fault their naturally attracted to waste & food. Someone stole all the rent money one incident and had the audacity to rush me to get another money order! I never really felt safe there but my car break in was the only time I felt extrememly unsafe. The stairwells are falling apart sometimes I though I would fall straight through because the foundation is crumbling. Did not really have a problem with bugs but the water pressure there is terrible especially my toliet! I can't tell how many times I called to have that fixed. I'm really just glad I no longer reside there. Parking is okay unless you like to stay out late

roach infested property
if you like paying money for a roach motel its the perfect place to live!i will be posting pictures on you-tube of all the roaches crawling everywhere including in my frying pan as i cooked breakfast for my family. roaches were actually on my breakfast sausage! they crawled into a hot frying pan!Now im hearing from several neighbors that they are having mice problems time to go! don"t have your kids in this flithy place it may look good from the outside but wait until you move in and see the truth!taking them to court to get out of my lease

DO NOT MOVE HERE
After living in this DUMP for seven months I am free. Alot of crime takes place here daily from apartment burgularies to car break ins and vandalism. Managmement blames the victims of these crimes as if they were to blame yet it is managment that allows ANYONE WITH A PENNY to move in. A lot of the residents do not have jobs nor or they looking for one. Plenty of criminals live her so if you want to live around criminals this is the place to be. Roaches are a huge problem in the apartments they send an exterminator yet it seems they feed the roaches rather than kill them. It looks great from the street just go inside the property at night when all the thugs hang outside. Probably is quiet during the day since they are up all night disturbing the few people who actually have to go to work. I would suggest moving to a shelter at least a shelter is free and you are probably a whole lot safer than living in this trashy dump. The so called fre cable is a joke. They add the charge for their bogus cable company to your rent even if you choose to use another provider just another example of how crooked everyone at this property is. They are interested only in money not safety or retention of good tenants.

Good Place, But....
This is a nice place, spacious, homey, pretty quiet, but I don't like the toilets here. They are very low flow and it doesn't take much to stop them up. If you move here, get a plunger-you'll need it.

Love Sunblossom @ Woodlake!!!
Take the bad reviews with a grain of salt. I've worked in apartments for years and know that crime is everywhere in Houston. If you want to live in a crime free community move to some po dunk town in the Midwest. Living here is stress free and peaceful. The staff is incredibly friendly and attentive. Jack and John work diligently to make Sunblossom an amazing property. When I moved in I got a great deal and am now transferring onsite to a larger apartment and signing my second lease here. They have managed to raise occupancy from the 50's to now the 90's in less than one year. Parking rocks! Oh ya and if the cops told you that you were robbed because the gates are broken and you actually believe that....you're an idiot. Gates break and criminals steal and they don't go hand in hand.

Nightmare at Sunblossom!!!
While I lived here my apartment was broken into and I was robbed, even the police told the manager that it was because the gates were always broken. The staff have no idea what is going on. Management changes every time you turn around. They charge you $200 for a parking sticker if you don't turn it in when you move, but don't bother to have any move out procedures where they ask you for it, they just don't return your deposit to you. I still have not received half of my deposit back. The best thing to do is look somewhere else, Sunblossom is just a nightmare!!

Not a Happy Camper
Upon moving in my personal belongings were taken out of the apt. before next day move-in. They did a rush job on make ready. The office staff have no idea what they are doing. I am totally dissapointed in the way my move in went and their response to fixing the problem. I might just break the lease because of the way everything was handled. Mix match paint on the walls. Ughhhhh I never experience this before. After about 2months of being here some things just got done. Wow would not recommend complex. Sorry.I have pictures on my phone.

DON'T MOVE HERE
WHERE DO I BEGIN? THIS IS A HELL HOLE!MY FIRST APARTMENT IN THIS CRAP HOLE HAD A HUGE LEAK IN THE CEILING THAT STARTED TO GROW MOLD. NOBODY WOULD IN THE OFFICE WOULD LISTEN TO MY MULTIPLE COMPLAINTS. FINALLY AFTER MONTHS OF COMPLAINING SOME TOOTHLESS OLD WIND BAG CAME OVER AND WAS SHOCKED AT WHAT SHE SAW. SHE SAID THAT WE HAD TO MOVE IMMEDIATELY. I WAS STILL IN A LEASE WITH THEM SO THEY SAID I COULDN'T BREAK THE LEASE, WHICH I SHOULD HAVE DONE, AND THAT THEY WOULD PAY TO HAVE MOVERS COME AND MOVE US. NOW IN MY NEW S**T HOLE MY AC SHUTS DOWN AT LEAST 3 TIME A MONTH AND IS LEAKING FROM THE CEILING. ONCE AGAIN NOBODY WILL FIX IT.I JUST GOT INTO THE CEILING WHERE THE WATER HAS BEEN COMING FROM AND FOUND A BUNCH OF SOAKED ELECTRICAL WIRES. I AM SHOCKED THIS PLACE HASN'T GONE UP IN FLAMES! ANOTHER THING, I AM CURIOUS AS TO WHERE THEY FIND THE STAFF FOR THIS PLACE. BY THE LOOKS OF IT WHEN YOU APPLY FOR A JOB HERE THE APPLICATION READS: MUST HAVE UNDER SECOND GRADE EDUCATION AND LOOK LIKE YOU LIVE UNDER A BRIDGE. ALSO PRETTY SURE THEY HIRE ILLEGAL IMMIGRANTS. I'VE WATCHED THEM URINATING ON THE BUILDINGS AND A VAN COMES AND PICKS THEM UP EVERY EVENING.FRIENDLY REMINDER THESE ARE THE PEOPLE THAT WILL COME IN TO YOUR HOME WHEN YOU AREN'T THERE AND ATTEMPT TO FIX ANY MAINTENANCE ISSUES. OH, ALMOST FORGOT THE MOST IMPORTANT PART. THE GATES ARE ALWAYS WIDE OPEN. MY FRIEND WAS ROBBED IN THE PARKING LOT AT GUN POINT WHILE I WATCHED HELPLESSLY. I AM MOVING IN A FEW WEEKS, THANK GOD, AND WILL NEVER LOOK BACK AGAIN! I FEEL TERRIBLE FOR THE PEOPLE THAT ARE STUCK HERE. IF I COULD GIVE THIS PLACE ZERO STARS I WOULD.

Glad I moved here
This place is great. I was originally looking in this area because it's so close to all the great restaurants, and not too far from my job at the Galleria. There's 2 great pools, a gym, and my apartment has hardwood floors. I also have a great view of the giant oak trees from my balcony. Very happy to have found this place.

I'm was really excited to move in to this place. The complex has hardwood floors, beautiful pools, great landscaping, and the staff was very helpful and upbeat. Definitely glad to have found this place.

Good place to live
I've lived here for a few years now, and I've got to say that Woodlake has treated me pretty well. The staff is friendly, and any maintenance I request is always performed quickly and correctly. The landscaping here is creative, and the overall atmosphere is just fantastic.

Needs Lots of work
I have lived here since Nov 2009.They appear to be making long overdue improvements,but too slow.I found Mold in my AC ducts.It took about 3 weeks for them to fix the problem.(After i got a mold kit from Lowes and tested it myself.$40 investment.)I have had 2 water leaks from rainstorm, flooding my apt with 1-2in of water. The "free Wi Fi" is a joke. I could only ever get 2 bars. Eventually signed up with ATT internet.Oh, and the heater didnt work when I moved in. But they fixed that quickly, at least. The apt I rent is very nice inside, but the complex doesnt maintain the place very well.If they did it would be a nice place to live.

problems with repairs
I just moved out of my apartment. I lived there for 3 years. The past year was filled with promises from the manager that things were improving, waiting on insurance $ to fix roofs,then she left. I felt like things were going to change but it did not happen and I am tired of paying to live in an apartment that has roof problems. We have not had a manager in the past 7 months, a girl from another property fills in, but I can tell she has the same problems the last manager had, the owners are not taking care of the people that live here! The owners are just taking our money. The office staff has done nonething but change, the bookkeeper is the only one that has remained here, why? Stay away from Stone Mountain Properties!
