Unfortunate Circumstances
I'm a long time resident, moving out in the next couple months. I find the circumstances unfortunate, because this place is ~full~ of unrealized potential. The apartments could have character, the ground could be quite relaxing, and the overall property could be quite convenient. However, a recent change in management - prior to the 2008 hurricanes - has left us with a giant sucking hole where maintenance used to be. The parking lot is a shambles, the grounds - aside from the street facing - are degrading, and the place is just slowly falling apart. There's almost no preventative maintenance taking place, and more than a couple flat-out cases of incompetence. Given a proper face-lift and overhaul, I could wholeheartedly recommend these units. Heck, they even charge ~more~ if they'd bother to clean and repair the buildings. But as-is, the place is quickly becoming decrepit. Parking 2: There are 12 Visitor Spot in the entire complex, and a rash of car break-ins have me worried. We counted 6 smashed windows in one night. Noise 4: Very quiet from apartment to apartment, due to brick walls, but you can hear people walking by too easily. Grounds 1: The plants are nice, but the entire complex is diseased with rust, rot and mold. Safety 2: Large bushes adorn the property, poor outside lighting and the aforementioned car break-ins. Construction 2: This would be a fantastic place if they'd just repair something competently. Staff 3: I have met 8 different office people, plus maintenance staff and the former IT guy. Of the 8, 3 were very helpful, 2 of those left the property years ago. The current manager is, at best, flighty. She lacks integrity and substitutes grins and promises for quality work. Overall 2: I've seen worse places, but I know this ~could~ be an outstanding complex if only they'd put some effort into it. I will not be renewing and will likely not live in a complex owned by Walden or managed by Stone Mountain.

Leaky Roof
Beware when renting here. The buildings are very old and there are leaks in some of the roofs. I was unfortunate enough to rent a unit with a leak in the ceiling. It was obvious that they were aware of the problem before they leased me the unit as there was a water stain on the floor where the leak was and the spot on the ceiling was plastered over. DO NOT RENT a unit that has signs of water damage, and DO NOT sign a lease agreement without inspecting the unit first. They do not fix the leaks they just plaster over them. It has been over a year now and they still have not fixed the leak despite my repeated complaints, and it is only getting worse. To their credit, leaks on flat roofs are not easy to fix, but given the time they have known about the issue, this problem should have been fixed by now. Also, I am not the only one with this problem. I have heard of at least two other units with a leak and I have seen men "working" on the roofs of other buildings. Negatives: * There are leaks in the ceilings of some units. * The floors in some units are severely warped and unlevel. * Poor broadband connectivity Positives: * Quiet environment * Unique loft style apartments * Large balcony spaces

PATHETIC.
For the money you pay service is pathetic. The apts are old and falling apart and nobody does anything about it. They have a new manager every month.

Stay Away
This place is an absolute dump, I will be out soon and can't wait! Linda is the only one in the office who is nice, but she doesn't have any power, so she can't help you. At least she's empathetic...

Just wait until it burns down due to faulty wiring.
Lose your parking sticker or throw it away before you move out? Fork out the $200 fee, because these guys are jerks and want it back. Not to mention, the electrical hookups for my washer/dryer started smoking and almost caught fire due to faulty wiring. Also, the shower water pressure was completely jacked up on one side of the apartment, and no matter how many times I put in a work order, they did not fix it.

I am still trying to figure out what is so terrible about these apartments? I am not saying that they are perfect, but i think that they are nice. Yes, there are some issues that need to be addressed. I think they need to put a fresh coat of paint on the outside as well as fix up the backside of the complex (the back does look a little trashy), redo the whole entire plumbing system, and do something about the parking. But even those things are not enough to make me speak badly of Sunblossom. Managment stays out of your way. They never bother me. I speak with them when i have an issue and they take care of it. It is so quite here. That is one of my favorite things about Sunblossom. It is so peaceful. The most noise i ever hear is when they are doing the landscaping. Our rent is adequite. I am happy here. I have been here for over two years. The photos that i have posted just show some of the things that i think are the problems and some things that i think are great !

Don't move here!
My fiance and I have been living here for almost 2 years...and more than ready to get out. The management is incompetent and stole money from us. I'm not going to go into it fully (for time purposes), but when I confronted them about it, the lady called me "little girl" and was completely irrational...and we were the one's getting ripped off. So that's one problem. Second problem is that we've had leaky ceilings, broken appliances, and A/C problems that, if fixed at all, only half-assed. To this day (7 months later) we still have a hole in our ceiling where they came to "fix" the leak...and just left the hole. To add, after reporting a pretty bad leak upstairs, it took them a whole week to get someone in. We had to empty at least 5 buckets of nasty water a day. Now there's mold all over our ceilings. Of all the appliances they provide, half of them don't work or are so crappy (washer, dryer, and dishwasher) that you have to run them 2-3 times to get the same effects from 1 run with anything else. They have supposedly "fixed" all 3 at least once. Oh yeah, don't fall for the "free internet" scam. We didn't have even a signal for a whole year and everytime I called to talk with them about it they replied that the part would "be in the next day"...Needless to say, the part never arrived. On top of that, you have to make sure to give them a 60 day notice before moving or they charge you for the next 2 months. My friend got screwed by them and had to pay an extra months rent after moving out after truning in a 30 day notice and them telling him it was fine! He could have just stayed another month...instead he just paid for another month. I can think of at least 5 more major things that happened at this place, but am just getting myself angry writing about it or even thinking about it. In other words, DON'T MOVE HERE, unless you want to deal with a whole load of crap for a high price. Also, don't be fooled by the landscaping. The new management spent all the renovation money on the outside looking nice...instead of making sure their apartments weren't falling apart and crappy.

Nice apartments but crappy complex
I have lived here for 15 months and have had a "couple" of issues. a) My car was broken into once. As someone mentioned they were kind enough not to break my glass but stole my stereo. b) My cars tires were slashed. When I complained to the leasing office about the lack of security, the manager replied that they are hiring security personnel to walk the grounds. This was 10 months ago, still haven't seen anyone. c) My dish washer breaks every few months. The repair guys initially took a week to take a look at it. These days it is slightly better. d) The "free" internet is a JOKE! There is only one guy to manage it and he is usually non-reachable. Even though it is an unsecured network, your IP addresses have to be on the approved list so your friends cannot use the internet at your place. e) If you have a HD TV, the cable is extremely horrible. The service is provided by TVMax (and they do not provide HD cable) and all the units in the apartment are wired so you have to pay $16 a month even if you plan on getting your own Dish. f) Dish reminds me of the pain I had to go through to get it installed. Because of all the trees in the grounds, I did not have a clear line of sight to the southern skies and the apartment refuses to allow you to install it to the walls or the building roof. I had to threaten the manager with my lease for him to finally consent. g) The dryer needs to be run atleast twice for your clothes to dry. Have fun with the electricity bills. h) A out of town guest that I invited to my place actually commented on the outside of the apartments to a Motel 6. It looks terrible from the outside. The parking roads have huge potholes and after a good rain it is usually flooded to your ankles. i) There are millions of frogs on the grounds not to mention the annoying peacock in the neighboring complex. j) If you plan on bringing pets, be prepared to pay a $400 non-refundable fee PER PET. The apartment itself is nice and huge but looks old. If you can deal with everything else, feel free to move in.

WHAT A DUMP!!
i have lived here for 3 years and every year my Air Conditioner breaks and i have to sleep with fan blowing all night long. Mind you this happens every summer and the repair man keeps coming back doing zero work. My next door neighbor moved out because the apartment did not want to fix broken glass door and the kitchen had mould all over. After she moved out another couple rented the another apartment next to mine and the had to move out because the roof was leaking which and the apartment did not want to fix it. When i go to the gym i hear complains from resident steming from AC to malfunctioning sewage. This couple had to move out in July 2007 because their sewage was mulfucntioning as in when they flushed their toilet it came out through their bathroom sink!!! I loved the place and the trees but i've had enough.!!!

Unscrupulous Management
The leasing agent suggested I leave a deposit for $400 to hold the property. She said she would not cash it until I was approved and said that if I called within 24 hours to cancel, she would return my check to me. I called the following day to cancel. Three days later the Property Manager, "Mr. Fruity", said that they were going to keep my check. He also said that if I void the check he will report me to the Harris County bad check division and collections. I would definitely NOT recommend this apartment complex based on the unscrupulous management.

I agree..... stay away
I lived here for one lease term (7 months), and I was glad to get out. I echo earlier sentiments such as:<br>--Office staff not very friendly or helpful (but Linda, the Chinese lady mentioned earlier, is very nice)<br>--Repairs not being made: there were many little things wrong with my apartment that I asked to get fixed when I moved in, and none of them were ever repaired; nothing major, but still nothing repaired<br>--Looking like the ------: I too was embarrassed to invite people over. They were making progress with the landscape, but there's still plenty of work to be done.<br><br>Also, the free wi-fi internet is a total joke. It goes down quite often, and there's only one man to support all of the apartment complexes. I can't knock him because it's too much work for one person to do, but if you won't hire more people to do the job right, then don't do it at all. All in all, it was a pretty disappointing experience, and when something cheaper and nicer came along, I jumped at it. I advise others to do the same.

I LIKE THEM
I WOULD JUST LIKE TO SAY A FEW THINGS. I HAD A LIST OF THINGS THAT NEEDED TO BE REPAIRED IN MY APARTMENT. I TOOK IT TO THE OFFICE ON A MONDAY. I DO NOT EXPECT FOR IT TO BE DONE THAT SECOND. WELL, THAT THURSDAY I WENT IN TO JUST MAKE SURE THEY WERE COMING THIS WEEK. I WAS VERY FRIENDLY AND RESPECTFUL TO THE OFFICE STAFF AS THEY WERE TO ME. NEEDLESS TO SAY THEY WERE RIGHT THERE LATER THAT DAY REPAIRING EVERYTHING I ASKED ABOUT. I DO HATE THE PARKING! IT IS VERY BAD! BUT, THAT IS THE ONLY PROBLEM THAT I HAVE SEEN.

I hate the Management! The the manager and his buddies that work in the office act like you are putting them out if you ask a questions. The manager is so rude and is always busy, the answers he gives you and mostly lies just to get you out of his office. The chinese lady in the office is always nice....But my advise is STAY AWAY...FARE AWAY!!!!!!!

Despicable manager
The manager is totally unscrupulous. He tries to get away with not repairing anything. He is trying to charge me more than the lease amount for my final month along with "extra" for cleaning after I moved out. <br>The dishwasher and garbage disposal barely functioned. One maintenance man on the property quit because the manager refused to order parts necessary for repairs.

I am a resident currently at this aparment .I can just say KEEP AWAY from this apartment I am sure you can find much much better with this rate.They wants just cash from you and they dont even wanna hear any problem.You have to pay unbelivable water bills and all the others .When they want more money they are coming with another fee.Nothing works properly .They see their tenants as a money tree.They are 0 money hunger.KEEP AWAY !!!

Wonderful Apartments!!!
I'm surprised to read a few of these comments, i have lived here for 9 months and have enjoyed everything about this place. My experience with managements & maintanence has been great. Their response is great, i dont care what nationality they are or hold prejudices because they arent my race. This is 2006, get a life people. I've not noticed any trash on the property other than from the lazy residents whom are to lazy to walk to the dumpster and through their bags of trash on the ground. The 24 hour fitness voucher is legitimate, I purchase one through the office and i use my membership on a daily basis. How funny, did come this from the peronn who made fun of the no english speaking service guys? It clearly states in the office you buy the voucher from the apartments. In any case, i enjoy living here and have referred 2 friends as my neighbors. Good luck to those angry renters.....

Needs a lot of improvement
We've lived here for almost a year. The apartments inside are nice - fireplaces, new appliances, hardwood floors, etc. However, the outside views leave a lot to be desired. The parking lot looks like a landfill. Trash everywhere. The "covered parking" is nothing but a make-shift carport along the fence with questionable stability. Oh yeah! If you live in the back of the property, your "neighbors" across the fence live in a HUGE estate with peacocks as pets. The peacocks are beautiful, but very noisy and irritating - especially late at night and early in the morning. <br><br>Another thing I'm really P###ed off about is the new "landscaping designs". They started this project well over six months ago and still haven't completed it. Drive up and you'll see huge boulders in the front of the rental office - man made boulders I might add. They're the tackiest thing I've ever seen. And they're in no hurry to finish the project apparently. It's so bad I am embarrassed to have guests because it looks like we live in the ------. Don't waste your money on this place - you'll be very disappointed as I certainly am.

Don't rent here!!! bad bad management!!!
I have been living here for some time and definitely moving out at the end of this lease term. The apartment I am in is not that bad but it's the complex and the bad bad management. There is no security at all and they tell new comers they are hiring a guard for at least 4 years. The cars constantly broken into, and the management say they can't do anything about it and treat you like it's your fault. Actually I think it's their motto - you are always at fault. If something breaks in your apartment the first response is you must have done something to it. It's been worst this past year. It would take pages to tell all the bad experiences I had with them. The parking lot always looks like a dump. If you want to live in peace in your apartment stay away from this complex!!!!!!

Absolutely horrible.... Trash all along the back fence(looks like an alley) with dishwashers, tubs, shopping carts, W/Ds, Mattresses, Pallets,old metal furniture, Cocrete slabs, general trash. Pay luxury prices here too. For $100 dollars more go
