2017 was a challenging year here at The Vineyards due to the constant turnover of employees among both management staff and maintenance staff. Unfortunately, when there's constant employee turnover at an apartment complex, the problems for residents become much more than merely learning new employee names and faces. Last October, Beth became the fourth property manager during 2017. Since she and assistant manager Alex became a team during the latter end of the year, stability and reliability has been established among both the management office and the maintenance staff. The ladies in the office conduct themselves professionally and take their jobs very seriously. The cleanliness and order of the campus is the best I've seen since I've been here. And on a regular basis, the ladies leave the office in order to observe the property. The maintenance team of (lead maintenance) Jordan and (assistant maintenance) Johnathan form the best maintenance team the property has had since I've resided here. Jordan and Johnathan are physically fit, have great "can-do" attitudes, and they attempt to solve problems for residents. For instance, on a recent muggy Saturday evening, my air conditioning unit was no longer blowing cold air because it was in need of coolant. Johnathan lives in an apartment on property, and I fortunately saw him walking down the driveway at the time I was contemplating calling for A/C service. I explained my A/C issue to Johnathan, and he told me that Jordan - who happens to live in another town - was actually the employee assigned to be on call for emergencies that evening. But here's how Johnathan solved my problem; he suggested rather than calling in Jordan to come over during his evening off, he (Johnathan) would just run over to the maintenance building to grab a portable A/C unit and install it in my window for me to use until Monday. And that worked out great. Currently, there's an infrastructure improvement project going on. There are old railroad ties throughout much of the property which comprise retaining walls. The railroad ties have been deteriorating, so they're being replaced with stone masonry. Not only is Trophy Club a safe town, but The Vineyards itself is a safe place to live. Residents are always watching for suspicious activity, and the Trophy Club Police Dept slowly drives thru the property several times daily/nightly. One new safety aspect which helps keep order is that residents must now affix a parking sticker to their windshield which identifies they're actually a resident. And for further safety, overnight guests now must register their vehicle into an online data base. (It's very easy to do.) Additionally, there are two employees who reside on the property. That's an added plus for reasons of safety and emergencies. On the issue of noise, I can't give the property better than a *3* due to the proximity to the busy 114 HWY. But as far as the residents go, it's quiet, particularly during the evenings. The complex is 30 years old, so the windows are quite drafty, causing higher electric bills for residents. Would love replacement windows. Overall, The Vineyards looks to be on an upward trajectory.

I had issues with large dogs constantly running and barking in the upstairs apartment. When I complained, the staff member reccomended I buy an anti bark apparatus on Amazon instead. We've also submitted numerous requests for maintenance (broken disposal, faucet, loud AC) which have gone unanswered with zero sense of urgency from the staff. The maintenance crew is however extremely efficient at putting your trash back on your front porch if you don't meet their stringent pickup deadlines. This place is adequate at best, the staff is self serving, lazy, and unappologetic for their lack of effort.

We lived here just shy of 6 months after relocating from out of state for new jobs. When we moved in, Naomi and Alex were very helpful in giving us information. Soon after we moved in, Naomi left and Beth took over. She and Alex are very kind and helpful. The maintenance workers are hardworking and good at what they do. We never had any pest issues and things that needed repairs were taken care of promptly. The road noise is there but we slept with a small fan on and that took care of any road noise. We never heard the people next to us, though our downstairs neighbor complained about our dogs being too noisy. I think he was just extra noise sensitive though because no one else ever complained. As for the electricity, our biggest bill was $135 and everything is electric. I’m not sure what temperature most people maintain but we never had a huge bill. The monthly water and trash ranged from $40-$65 per month. These apartments are a little older but well maintained. They are located very close to many shopping areas and they are right off 114 which makes commuting easy. I was very happy with our stay here. We moved so that we could have a yard for our dogs, not because we were unhappy with the place at all.

My 87 year old widowed mother has lived here for about 18 months. It's very important for her to live independently and she's able to do that here. It's important to me (her only child), that she is at a safe and secure property with Staff that sincerely cares and will be connected to her and Beth and Alex truly provide that kind of support! Huge shout out to Beth .......... 12/28/17, Beth opted to deliver a UPS package that had been left at the office for my mom. It was very cold so Beth was doing a great courtesy and keeping my mom from having to get out. It just happened that when she delivered the package, my mom fainted. Beth immediately covered her to keep her warm, called 9-1-1, and directed Alex to contact me. I truly believe the decision Beth made to deliver the package and being there at the moment that my mom fainted, kept her from being seriously injured. Great example of truly caring for residents, knowing them beyond a tenant level, and extending courtesies that you can't put a price on! As long as my mom is able to live alone, independently, she will reside at The Vineyards at Trophy Club! Thanks Beth and Alex!! ??????

I want to thank Beth and Alex and maintenance team for bringing the apartments back up to excellent standards. They take the time to hear the complaints and then they get it done in a timely manner. The overall serenity has been reestablished. This team of people are working together to keep our homes quite and in good working order. I couldn't say the for the past few years. Once Beth left the property the first time, the property has steadily gone down hill. Within a short amount of time upon her taking over again, she has managed to get everything flowing like it should and she is one of the reasons we decided to stay. We were just about to leave because we were just tired of all the issues. Thanks Beth for coming back out of retirement.

After living here for two years, I am moving for my new job. The apartment that I lived in was perfect for just me. I had a 2/2 with an extra room for my daughter when she visted. I have enjoyed living here and am sad to leave, but greatly appreciate the office staff for working with me, on a move out date for the weekend, despite the end of the month falling during the week. The maintence staff have always be prompt and friendly. This is also a great location for easy access to 114 to shopping, dining, and this growing area. Two Thumbs Up!!!!!

I called them today. Beth answers and I explained how I have been waiting on my deposit for over 2 months. I told her about it.. She says she was new.. LOL. Ive been here for YEARS!! Also I have recordings of my roof pouring water... Jordan the old manager trying to fight me when I asked for my deposit back when being transferred prior along with phone numbers of 6 residents who were swindled. I called today and mentioned going to court.. BETH, who lied you gotta do whatcha gotta do!! Please don't move here unless you enjoy making paper airplanes with dollars and throwing them around. This place is the CA CA STAIN OF TROPHY CLUB

This a great community to live in with a great location to access the DFW area. The office staff from Alex helping me with all of my apartment needs and now Beth keeping up with the maintenance of the apartments it continues to be a great place to live. The apartments have been updated with granite, new paint, new sink fixtures, all new black appliances and new carpet.

Such an amazing community to live at! I loved this community! If it wasn't for me having to relocate to another city I would of continued my stay here. Great customer service! Beth is always super sweet and nice! We were all happy to see her come back! She's so amazing and knows how to deal with every situation that may arise. She is the definition of exceptional customer service. I really don't write reviews a lot but this community is one of the best communities I've had th pleasure of being at. I really dislike when people have to write negative things about a community because they didn't get it their way and lie about things that are not true! You should definitely stop in and visit the staff and see how amazing they are. The grounds are always kept very well maintained and always look nice. It's a great location and right off the highway! If I ever move back I will definitely go back to this community!

Let's talk about the drugs, the non stop in and out of the obvious residents who are up late selling drugs, the syringes found by my car where my kids enter in at, and the recent drug bust and arrests....its going downhill.

The Vinyards apartment was a good place to live. I lived in a unit that was facing Hwy 114 and yes there is some highway noise in the apartment. However with blackout curtains that noise was diffused considerably. I could never hear my neighbours (my middle score is because of road noise not neighbours). The service team at the apartment was responsive and Naomi and Alex were always interested in ensuring that tenants were taken care of. The apartment complex is a short drive to Southlake, Keller and Roanoke and between these places you have almost everything you need. Although the neighbourhood is very safe, it isn't very walkable but that would be expected in a Texas suburb. If you were relocating to the area to work at Deloitte, Fidelity, Sabre or Verizon I would recommend that this is a good apartment complex to look at. Internet Service of 100mb/s was available from Spectrum/Charter and over a year I didn't have a single problem outside of a few weather caused outages during February-April thunderstorms.

I love the surroundings. The grass and plants / flowers are nicely maintained. Would love to have a gym / kids entertainment area on property. A gated community would be an added advantage. Some of the apartments have old cabinets and electronics & the worst part is they don't replace them while you are staying in house if you want to renew your lease. They also have have structural / pest issues (cockroaches / bugs). They are always out of maintenance staff even to fix the structural / emergency issues. They recently have their management changed. The new manager Naomi seems to be promising and approachable. Hope to see an improvement in the way they deal with people and their issues & renovate their apartments which is badly required.

I will admit that there has been some ups and downs during my 9+ months at the Vineyards, but I am excited to see how Naomi and her team get this community going in the right direction. I can tell she is passionate about what she does, and cares a lot about her property and tenants. If you have any issues, she's there to help immediately. Keep up the great work!

I am so excited to be moving into my new apartment at the Vineyards! Naomi and Keisha are awesome! I looked at several other apartments after I left but I really liked what I saw that I went back. When I walked in the door Naomi met me and said "welcome back" and Keisha said "I told you she would come back!" They are a great team to work with and made me feel right at home from the very beginning. I will be giving an updated review once I move in in August.

Hi I had been looking for a Unit that would fit all my things into it so I would not have to get a storage place. The manager Naome was so out going she went out her way to make sure I looked at a unit with a storage place on the patio that I could put some of my things. I really liked the Vineyards Apartments I will be shopping around but think that I might end up renting from at the Vineyards.

Prospective tenants deserve to know the truth about what awaits them once the ink dries on their lease agreement with The Vineyards. This Redondo Beach, California based corporate ownership group is the most dishonest, negligent, and disrespectful landlord we've ever had the displeasure of doing business with. If you live here, you'll be subject to their grandiose promises, fake excuses, and blatant lies about how and why things are not being repaired. During the past year, many long-time residents became fed up with the deteriorating circumstances and moved out. The fact there isn't a single on-site employee who was here prior to January 2017 speaks volumes about the utter chaos and dysfunction at this property. The ownership recently spent many thousands of dollars on fancy new furnishings and decorations for the on-site management office, all the while they simply refuse to spend money on the most basic maintenance issues for tenants. And when they do "make a repair," they generally don't do it properly if doing so requires them to spend too much money. Instead, they merely slap a cheap temporary Band-Aid over the issue. For instance, the swimming pool pump has been broken since mid-summer 2016, yet here we are on the last weekend of May 2017 and they still refuse to spend the requisite money to get it serviced properly. We were promised months ago that it would be repaired in time for this Memorial Day weekend (May 2017) when school children are eager to enjoy their first weekend of summer vacation by playing in the pool. However, the pool will continue to remain closed until it is fixed. Try explaining to elementary school children why the wealthy multi-millionaire landlord who resides in an expensive beach town near Los Angeles refuses to pay to fix the swimming pool when it is blazing hot here in north Texas. And instead of being apologetic to residents for the inconvenience, the on-site management is doubling-down on obnoxiousness by telling residents to stop whining about the availability of the pool. There are stairs leading to second-floor units which are severely cracked on the underside, and some stairs have already partially crumbled. It's only a matter of time before someone falls and breaks their neck. These troublesome stairs have been reported to management months ago. There's always a cute little song-and-dance which accompanies their juvenile excuses for why they've yet to repair the stairs. The truth is, they haven't hired anyone who knows how to fix the stairs, and they don't value the safety of tenants enough to actually pick up the phone to call an outside vendor to come do the job. Residents have documented major issues such as the existence of toxic mold, leaky roofs, leaky windows, leaky faucets, broken air conditioners, and malfunctioning ceiling fans, as well as on-the-brink refrigerators which need to be replaced. An easy inspection of the A/C units reveals that a number of them were manufactured in the 1980s when the property was originally constructed. We almost expect management to desperately attempt to convince us that such ancient A/C units are "vintage" --- like a bottle of good aged wine! Some of the A/C units even have exposed wires. There was a May 4, 2017 electrical fire on the property resulting in a building burning down, yet that is apparently still not enough to motivate ownership to address the "exposed wire" issues. We wonder what their insurance company happens to think about taking on such risk. The Redondo Beach based corporate ownership group also refuses to spend good money on attracting quality, reliable, trustworthy maintenance employees. We understand there was once upon a time when The Vineyards actually employed long-term maintenance workers who were trusted by residents to enter their apartments when they weren't at home. However, during the past year, the ownership decided to reduce payroll by contracting underpaid, hourly, short-term maintenance employees from a temp agency who are not actually even properly bonded against theft and therefore cannot enter into a tenant's apartment when they're not at home unless being accompanied by the Supervisor. Such a counter-productive strategy causes a huge backload of work orders to pile up. Ownership also doesn't want to incur the overhead cost of paying overtime to maintenance employees, so they instead compensate the maintenance workers with TIME OFF rather than overtime pay. It doesn't take a brain surgeon to figure out that giving the maintenance workers TIME OFF in lieu of overtime pay greatly affects their ability to catch up with the backload of work orders in a timely fashion. Management and ownership simply do not care about satisfying their tenants or fulfilling their contractual legal obligations. But they DO provide such wonderfully comfortable expensive furniture for tenants to sit in when we come into the office to complain about how our roof is STILL leaking several months after it was first reported.

The Vineyards at Trophy Club is wonderful! I am a current resident and have been for over a year now. The office staff is great and always happy to help. The maintenance is very professional and always fast with their response. It is the only apartment that I found that offered free carports and free washer and dryers. They also offer free trash pickup 3 times a week, which is a great perk! To me it has been the perfect location. You get the Amenities of Southlake without paying a high price, Roanoke is just a couple of exits away, and the town of Trophy Club is perfect for young professionals and established families! All of the schools are phenomenal with high ratings as well as their athletics. My apartment itself was perfect for me and my 2 year old son. You wont find another place in DFW with their upgrades and free amenities at this rate!

I have lived in this community now for 2 years. I love the neighborhood, and the apartments are very spacious. I recently moved to Texas, and coming from a house, I needed more space. I love how quiet and peaceful it is. And I LOVE the attentiveness of the office staff. Jordon is always so helpful! It's a wonderful place to call HOME!

I just moved into the complex and it is perfect. Very spacious and clean. Raised ceilings in the living room and bed room are a plus. Perfect size for my fiance and I. Jordon Bondurant in the leasing office is very friendly and professional.

My dryer went out and the staff went out of their way to help me. The staff is super friendly and make you feel welcomed. Plus the location is a huge bonus for me. I absolutely love living at the Vineyard!

I live at the Quorum Townhomes in Trophy Club, TX and even though Jordon Bondurant works at the VIneyards they also handle both properties. She was a doll to work with and she immediately assisted me with my issue. Just a sweet person and the maintenance person (I can't remember his name) was absolutely wonderful and extremely helpful when I asked him questions. Great people!
