I am a single mother of 2. And I moved here because of the school ratings. I made a good choice for my family. It is a small and quiet community. Worth every penny I pay in rent. I have black appliances and very nice features. The office staff made me feel very welcome and very secure in my decision to move here.

I have lived at The Vineyards at Trophy Club for almost six months. The only reason I am moving is because I bought a house; as my daughter and pets need a yard. The Vineyards is a great community for families, with outstanding schools nearby. All the residents are very family-oriented and friendly. I have enjoyed my time here very much. The staff has always been very welcoming and attentive. I will always look back on my time at The Vineyards at Trophy Club with fond memories.

I can t believe 6 months has already passed since my move to The Vineyards, and I just recently signed a new one-year lease - I couldn t be happier being here. Since day one, the management and the maintenance crew have all gone above and beyond to help, and they still do. It s like family here - everyone s on a first name basis and everyone treats each other with respect and kindness. The same goes for my neighbors - I ve had help with my car, they ve stopped by to make sure I was ok if they hadn t seen me for awhile (since I live alone) and have been invited numerous times to get together. Of course we respect each other s privacy, but we also take time for each other. What we have here is a community ~ not just a place to live. The grounds here are especially pretty in full bloom the trees that surround the property, the rose bushes and daffodils lining the fence and the flowers that accent the curb all add to the feeling of being at home here. Those outside amenities are important not only to me, but to my dog, too lots for her to enjoy on our numerous walks day or night. You don t have to worry about walking at night here either, it s well lit and you feel totally safe. And speaking of pets, you ll be happy to know it is a super pet friendly community, too. My apartment, I love it! (one bedroom) the layout is an efficient use of space and it s so cozy. I love the amenities too, washer & dryer, crown molding, updated fixtures and appliances, wood burning fireplace, beautiful color palette of tile, cabinet stain and wall coloring and my view is awesome, too - overlooking the rolling field across the street with great sunsets! Also, you have curb side trash pickup on M,W,F and a carport Very happy here at home in The Vineyards :-)

I just wanted to tell you how VERY pleased I am with Aaron and Grabriel. Aaron showed up first thing this morning and told me how he would take care of the ceiling in the kitchen due to the tenants upstairswater leaking. I also told him of the w/d closet door which was off the track...and he fixxed it immediately. I also asked him about the bathtub not having a plug and how Isidro told me it could'nt be repaired without replacing the whole bathtub. ( I settled for his answer, which I should'nt have). Aaron told me it could definately be repaired and he would take care of it. Much to my surprise, I came home tonight and Iwould not have known if Aaron and Grabriel were here or not except the fact that the ceiling was fully painted. Also, it looks GREAT!!! There was no after mess and everything was put back in place just as it was when I left. Not only that, but I looked at the bathtub and THAT was repaired also!!! I have not taken a bath at this apt since I moved in due to not being able to use a plug that would not hold the water. So I wanted you to know how VERY pleased I am with the guys work. Efficent , smart, capable and impeccably neat!!! The office staff is also wonderful in terms of always taking care of things in a timely and efficent manner. Thank you I am giving Aaron a copy of this just so he knows how much he is appreciated. But i wanted you to know as well

Well I wasn't too sure about my move here. But I have to say it's not so bad. I recently moved from another state and did my apartment searching online and trusted pictures and the office staff. I read all the "no's" on here and was a little worried about my decision to lease. It's been about 6 weeks now and I am very happy with my apartment. I like the location of the property. The office staff made my move to Texas painless. I haven't had much interaction with the maintenance staff (which is probable a good thig). I had 1 maintenance request and the guy was here the same day to fix my problem. My advice...don't trust everything you read.

This is an older complex yet they charge top dollar for rent and your rent will go up to what they consider "market" at the end of your lease. Being that it's an old complex you will have issue after issue. They do respond quickly but face it... who wants to keep calling to fix this then that then that over and over and over...like light switches. I've had several break. I've sat in manager's office and heard them talk of others whose switches are breaking and they make the statement the renter is abusing them. Ever thought it might be the cheap switches used? Anyways, that is not the reason for the review. Today water bill is due. Here's the thing. The due date for the water bill is never consistent. One month it will be due on the 1st, next due on the 15th, may even be the 24th... who knows? Now, I know the city sends the bill consistently and the office has to determine who pays what with their scale they use. They claim the city is at fault but let me ask you seriously... have you ever had a utility bill or any other bill for that matter go from the due date of the 1st to the 15th to the 28th to the first to the 1st to the 6th month after month after month? It's nuisance but that's not what I'm writing about. It's the harassing notice placed on your door to pay immediately or else tactic. They have even done so before the bill was due because even they can't keep up with the date. The current management doesn't understand the difference between being firm and being a bully. I shouldn't let it get to me but I do pay my bills. This is my home. This is where I should be able to be comfortable without petty threats of pay immediately or face late charges on the due date. Read the lease! Even if I didn't pay tonight, the evening of the due date... I still got 4 days before you can charge me late charges. Not immediately like your bully letter states.

My family and I moved in about a year ago.(2012) We were pleased with almost everything, but ---- the manager, was definitely not someone to brag about. She treats 80% of her job strolling around in her golf cart yelling at the kids for whatever they're doing. Kids in the apartments don't have backyards, so they spend their time playing together with their cute imaginations and games. She yells at them over the smallest of reasons. Playing in a bush, drawing on the street,even picking up sticks. Teens are kicked out of a 5 foot pool for not having an adult! Kids have no freedom anymore. They can no longer do things by themselves without being yelled at. Also, the walls of the apartments are so thin. We have neighbors thst stay up until 3am drunk and smoking cigarettes. They blast their music so loud, that every single resident can hear. They are constantly drunk. I dont know why they aren't kicked out yet. Not happy living here.

I moved to The Vineyards from Austin in 2012 and had only one week to find a place that would be close to work AND allow my large breed dog. I talked to Beth after finding their ad on Craigslist and she was so nice that when I could get back in town to meet her I made The Vineyards my first stop. It's an older property but the price was great and management was outstanding. I referred a co-worker there a month after I moved in and just referred another this month. Great location near Southlake Town Square and Trophy Club ... with Roanoke and Keller no more than 5-10 minutes.

I moved here almost a year ago, and could not be happier. Moving from a large home into an apartment for the first time is a change. Me and my family looked all over this area and had given up on finding something really special. Extremely discouraged, we happened to pass by and noticed The Vineyards completely by chance. Beth (the apartment manager) completely understood our situation and really wanted to show us the inside of one of the apartments. Needless to say we were completely blown away. It was unparalleled to anything we had seen in Keller, Watauga, Roanoke, North Fort Worth and Grapevine. It was fully furnished, had very attractive features (amazing fixtures for the bathrooms, classy flooring both laminate and carpet, white doors and door frames accented by the perfect shade of a darker tan paint on the walls, and dark wood cabinets in the bathrooms and kitchen), and most of all it was a lot more affordable for this area, which we did not want to leave, than anything we had come across. We were sold when we walked into the front door. The maintenance crew has been fantastic and professional (with repairs, landscaping, and general upkeep), the parking is great, and the people here could not be friendlier. Above all, besides the look and feel of The Vineyards, is the tremendous nature of Beth the manager. She has been amazing in a time for us that was in the very beginning earth shattering. Sweet, compassionate, friendly, and understanding, which at that time in our lives was a gift from God. It is amazing when you find yourself in such a place when nothing makes sense and you have given up, to find someone like her. So, if you are looking to move, and love this area as we do, please do yourself a favor and check this place out. You will not regret it for one second.

I understand that most only write a review when they are upset. I feel I should write one in defense of this property. I moved in from New York while I searched for a home in Trophy Club. Staff was very accomodating and when they said it was a great place to be they were telling the truth. We made some very good friends and though the apartments were not new they were spacious, clean and came with washers, dryers and other amenities that saved us money while we were there. -------, ---------------------------- care about their residents

hi...please dont move if u think its a good apartment..accept you are looking for indian friends... you will see thousands of insect but with explanation that staff cant help..your life is at your risk :) worst maintanance..if sometimes they lie that they have fixed the issue ..lol staff is so rude & sarcastic.. they waste alot water ..& most funny thing you pay for that..lol

Over Priced
First of all, the price is too expensive for an old remodled apartment. The wood outside on our balcony is roted and the railing gives way when you lean against it. When we had the big freeze this past winter our water lines broke and it came through the wall by my fireplace. We called the maintence and they came right over,but the kicker is one of the maintence guys was trying to argue with me why my water wasnt dripping in the kitchen to prevent the line from freezing. All the while he's asking me why wasnt my water dripping, which it was, and water is gushing through the wall onto my carpet.You dont argue with the tenant, you fix the problem! ERG! Oh and another thing, they dont fix the problem, they find the cheapiest way possible to do it, then months later it happens again. Next door to us,about a few months after we moved in, the tenants found mold growing and could see it through the paint. They had small children, one of which was a baby that developed a very serious rash b/c of the mold. The tenents had been telling the office for A YEAR to come fix the leak. It was the wall where the fireplace is. They got out of their lease and moved elsewhere. So the problems i had plus my neighboor, i would not suggest these apartments.

Run as fast as you can
This was not what I expected at all. We have had issues since the first day we moved in. We filled out the move in sheet and have yet to have anything repaired. Our A/C went out the office was called three times before someone came out and fixed it...only after I had to call in for an emergency repair. There are a lot of children on this property, who management allow to throw parties right outside your window, the parents will stand outside while there children are being a nuisance to the other residents and blocking the staircase. The paint is cheap, the water smells, and the walls are thin. Do not believe that you you have cherry cabinetry, it just painted the color. Don't waste your time looking at this place, you will be disappointed and lied to. The only good thing I can say is that it is plenty of parking and they do keep the grounds nice.

They saw me coming...
These apartments were unfortunately my boyfriend and I's first apartment together. Without being an experience renter we definitely made some major errors and boy, did these apartments see us coming from a mile away. First of all, when I lived here it cost around $725 a month which is okay if you haven't seen all of the other apartments around. What a bad deal. From the beginning, they talked about how they were "going to make a fitness center." Surprise, there still isn't one. The pool is tiny and you can practically shake hand with someone while they're in their apartment watching you swim. If one family goes, the pool is full. People are constantly walking around the place at all hours of the night giving you the stink eye when you're trying to drive around them. Anyway, when we went to see the apartments we were of course assured we would have granite countertops, stainless steel appliances, the whole nine yards and we didn't walk our exact apartment (yea, I know now) so of course we didn't get any of that. The water is over $40 a month, do NOT get the electricity they ofer because in a <800 sq ft apartment, our electricity was over $350 sometimes. There was an issue where I told the apartment manager I was going to be moving out, she asked me if I needed to be removed from the lease, I said no because our lease was up in roughly a month and a half. She said "ok." Come to find out when I went in there to give my 30 day notice, a 60 day notice was needed. I asked her why she didn't inform me of this when I talked to her about 2 weeks ago and all she had to say was "it's your reponsibility to read your lease." Yea, she is EXTREMELY fake up front, you'll feel it when you talk to her and you are surely right. She says she makes deals for people all the time (ha!) but that was only after I found a clause in the lease saying they are required to give a notice before the 60 day notice to move is required. Oh yea, and when we were moving... ON theday we were supposed to, she tried to lie and say she did give us that notice even though the paper we had clearly was given too late. In short, save your receipts, carry a recording device when you're talking to these people, and dont shake hands because you may be missing some fingers when you get yours back.

Pathetic Maintenance
From Jan 2008 new management took over and maintenance is pathetic. Maintenance is stopped before 2 months of lease expiry date and you are asked to renew your lease as condition for maintenance. Only 02 maintenance guys who do trash pickup, flooring, carpeting, tiling, plumbing, electrician work etc. No specialized maintenance. My Icemaker repaired 3 times in a month and window screen was repaired in one month. God know what is going to happen.

Excessive charge for water New rude manager every 3 months
From Jan 2008 Things are worse over here since new management company took over. Increased rent by 20%, charging excessive for water (approximate $2.00 per day). Company changes employees every 2 months (from Jan 2008 2 directors, 3 leasing agents and 2 maintenance lead changed). Every weekend I see someone moving out. No gym, Highway noise, Please decide yourself.

Nice apartments, poor maintenance, small kitchen and bathroom
Well, some of these reviews are obviously done by people who like to complain. My goal here is to hopefully provide a fair evaluation. Also, these are now under new management and are raising prices. This review is for the previous owners which left at the end of December 2007. Positives: First off, the apartments for the price were not bad at all. 750 sq/ft for $645/month within 8 minutes drive of the closest Wal Mart and 8 minutes drive of the Southlake Town center. Location is great. The grounds aren't too bad. It is logically laid out and the mailboxes are in pretty close proximity to each other. The curbside pickup is pretty reliable and parking is adequate. Some of the neighbors have more vehicles than others, but I have found that if you just ask, people will move their cars. The apartment itself has a very spacious living and dining area as well as a very spacious bedroom. The kitchen and bathroom are a little on the small side, but the walk-in closet is larger than most apartments. There is granite on the vanity and in the bathroom and newer tile on the floors in the bathroom, dining area, and kitchen. The thermostats are digital and easily programmable too and the washer/dryer in unit is a big plus. Negatives: The biggest negative that I could find was the lack of capacity from the staff. Work orders rarely were completed on time. Our ceiling and wall next to our fireplace was spotted from leaks on the roof that were never fixed as far as we could tell. We asked for them to be fixed and nothing happened for about 5 months. We originally asked for new screens when we moved in. Apparently, the request was "lost" for about 5-6 months as well. Our A/C broke after about a week of usage in the summer, however it was fixed very quickly (positive). BUT, the person who fixed it did it incorrectly the first day. The next day the A/C was fixed correctly except that there was a rust stain in our bathtub because the A/C unit leaked when it was being replaced. Our kitchen drain was fixed in a quick manner(positive) however we were promised a new sink and counter tops in the kitchen and never got them so it shouldn't have been an issue anyway. We put in an order to fix the tray at the bottom of the water heater. It was never done. Out water heater isn't broken and it doesn't leak, however if it ever did, then there could be a big mess. The paint is pretty cheap and our decorations and shoes stick to the walls and shelves in the closet. The carpet is all right but not stapled very well to the floor and there is little, if any floor pad. The neighbors are very inconsiderate when it comes to pets and let their animals defecate on the lawn right in front of our apartment. It is not very fun to walk to your car through a land mine of dog leftovers. Some neighbors also did not follow the trash pickup schedule and would leave trash out at all hours of the day and night causing animals to come onto the property. These are obvious lease violations and it didn't seem like the owners fined the perpetrators because they never ceased. Neutral: There is some noise from the highway and some from the planes that land in DFW, but that isn't anything that the apartment can control. It's a little ridiculous to complain about it as you can see the highway and the planes when you drive up so you know what you're getting into. Secondly, while we found the occasional spider on our porch, we didn't have any problem with roaches or other insects. If you keep a house clean and put out bait, then you shouldn't have an issue. Also, the staff was very good about spraying for insects on the next Wed. after you asked. Obviously, those complaining about bugs should clean up their apartments so that the bug sprayers can spray. It doesn't matter where you live, roaches, ants, and other insects will always be a problem unless you take preventative measures and use the resources (like free pest control) to your advantage. Overall, this isn't a bad place to live. Not the lap of luxury but not the dilapidated 3rd worldesque building that some would lead you to believe.

Worst place I have ever lived
When we moved in the apartment was not even finished and never got finised while we lived there. There were many repair problems which they never fixed and upon moving out the keep the deposit on a brand new appartment. They are crooks and terrible land lords, do not live here for any reason.

Do not move in here
The management is staffed by idiots. I had been waiting for a package and finally contacted the seller to find out that it had been returned. Fedex left 3 messages for me at the management office but it didn't occur to them to tell me. When I first moved in the advertised washer and dryer weren't there. I complained and the next day I had them, in the living room. I complained again and the next day they were in the laundry room but the dryer didn't have the vent hose or eletrical line. I complained again and two days later they got that fixed. Less than a month later the hot water was out and it took over a week to fix. Turns out they had shut off the breaker to the water heater when they had replaced that and forgot to turn it back on. There is always something wrong with my apt. I hate this place.

No Too Impressed
I moved in in March to a completly renovated apartment, new tile floor, new appliances, and granite countertops in the bath and vanity. Problems - the AC broke within two months and it took them over a month to even come take care of it. They repalced my front door with out even notifying me of entry, I came home to a mess and my patio stuff being tosses into my apartment (alond with all the dirt and sand). They still to this day have not finished the door and the framing is rough with exposed nail heads. Parking, is tight and first come first serve, when you have neighbors with 3 cars they hog all the close ones and dont move their cars for days. The landscaping is horrendous, I have a bush outside my stairwell and it grows at a rapid pace, takes them over a week to come and trim it back (after calling twice). Overall, the inside of the refurbased apartments are lovely and I would stay if it were not for the poor poor maintenance to the actual property. Also, BEWARE, they are not ADA acessable. I have had a broken ankle for over a week and it is nearly impossible to get around this complex. Also, there is a LOT of road noise from HWY 114 and by the way, you are in the fligh path to the airport and also the helicopter pad at the race track so there is a lot on noise on a regular basis.

UGGHHHH......
Ewwwww i hate these apartments. They are so nasty and when i need it cared for they never fix it. I have A.C. vents that have black mold and the carpet is stained and smells really bad. One day the maintenance people came to fix my toilet and when i came back there was a buger on the door,(talk about gross.)The person that lives above me does drugs and makes loud noises on purpose.I have had to call the cops on him several times, and he even got sent to jail for a day. Obviously the staff doesn't care because the drug addict still lives there.I have a 2 year old son and i really don't want him to be in this kind of enviornment. They buy the most cheapest things to where they don't last very long. My decorations stick to the paint sense it is so cheap. The walls have holes in them and so do the doors. My sons room has a door that doesn't even stay open. The washer and dryer room has discusting mold in it and it makes it smell bad. Now out of all these things complaints they have only fixed two of and that is the carpet and the toilet. There have been several different kinds of bugs, like i have had to kill alot of roaches and spiders. I highly recommend that you do not even take a chance here. Ihere are so many other good apartments to choose from.

Wouldn't want to renew a contract!
The management is awful! They are so nice in the beginning and say anything to get you move in! Every apartment has something wrong with it. Not a SMALL SOMETHING EITHER! The maintenance workers are very rude and smoke while they are in your home. I tried to talk to the staff and manager about my disputes and they apologized and blew me off. I tried to talk to them AGAIN! Nothing was done about the noise, the hassles with my apartment, or the outrageous behavior from the maintenance! I encourage you to look else where!

Nice people
I had a short term contract for three months. I had to extend one more month. Management was great and I loved my apartment. They put some granite in the kitchen and bathrooms. It looks great. They kept the place nice and I loved the location to Southlake.
